area news Olympics bring new life tO DalstOn The County Homesearch Company (www.countyhomesearch.co.uk), the largest independent network of homefinders in the UK, has identified Dalston in East London as being one of the few areas of the UK that will buck the sliding house price trend in 2011. “Urban redevelopment is making Dalston an increasingly popular place to live,” says Jonathan Haward, chairman of the County Homesearch Company. “The brand new station on the East London Line means that from May 2011, the area will have easy access to the City, Canary Wharf and the West End. Consequently, Dalston offers great opportunities for property investors or workers wanting a ‘City crash pad’ to buy, and its house prices are not likely to decrease.” However, the East London property market as a whole is likely to benefit greatly because of the massive development currently underway at, and around, the 500-acre Olympics 2012 site in Stratford. Regeneration is to be carefully integrated with existing communities, creating huge new employment opportunities and creating sustainable and thriving

transport latest… Most local residents are aware that the Blackwall Tunnel is regularly closed for refurbishment – but they can’t remember when that is. So in the interests of clarity, here are the details. Until June 2012, the southbound tunnel is closed between 9pm and 5am Sunday to Thursday, and from 1am to 8am on Sunday. The tunnel is also closed on some weekends between Friday at 9pm and Monday at 5am – look out for signs notifying these extra days. Other options for southbound traffic are Tower Bridge, Rotherhithe Tunnel and the Dartford crossing. However, the Rotherhithe Tunnel is also closed from 23.59pm on Friday to 7am on Saturday for routine maintenance.

neighbourhoods, including the construction of around 10,000 new homes. Transport improvements will no doubt impact positively on the property market here, with the extension of the Docklands Light Railway, increased capacity on the Jubilee line, and Stratford Regional Station being equipped to cope with three times the current level of passengers. With the Eurostar and Crossrail connecting with Stratford in time, and City Airport in the vicinity, the transport network will be remarkably extensive. The substantial retail and other facilities coming to the area, such as the £1.45 billion Westfield Stratford

Quick news Underlining East London’s great ethnic diversity, a new mosque is set to be approved by planning chiefs near Westferry DLR station. The Limehouse Bangladeshi Cultural Association, which at present uses three different buildings, plans to construct a purpose-built centre in Gill Street that will include a mosque and community centre. It should be completed within about three years.

Did you know? 23,000 people can fit into The O2 arena – or 22,986 if seven of them are extremely fat.

City - which will be Europe’s biggest shopping centre - and a new Ikea store opening, will make East London even more irresistible. The Stratford City area is expected to accommodate 16,400 homes on completion, while around the Ikea site there is development potential for up to 1,500 homes. New homes are also planned in Bromley-by-Bow, Hackney Wick, Canning Town and Leyton. Analysis of Land Registry data by Lloyds TSB revealed that house prices in East London have risen by 26 per cent (compared to 20 per cent nationally) since 1995, when it was announced that London

would host the Games. But other factors have impacted on prices, such as gentrification of areas such as Hoxton and Shoreditch. The financial crisis and property crash would have blurred things further. Some neighbourhoods have enjoyed particularly high increases, such as Homerton rising by 69 per cent, compared to the Greater London average of 36 per cent. Yet, in total, only four out of the 14 Olympic postal districts have seen house prices rise by more than the average for London. That said, prices remain well below central London average values and are therefore likely to be a great investment for the long-term future. n

Docklands Development Holiday Inn is building a new flagship Docklands hotel and is inviting savvy investors to capitalise on London’s thriving hotel market, which is currently outperforming major European cities including Madrid, Rome, Brussels, Berlin and Amsterdam. The £32 million project, Holiday Inn, West India Dock Road, is due for completion in time for 2012, and will occupy a prime strategic location adjacent to Westferry DLR station. “London remains one of the most soughtafter property investment destinations in the world and the Holiday Inn West India Dock presents an outstanding opportunity to include high yielding prime London real

estate,” says Steven Worboys, managing director of property investment experts, Experience International. The 17-floor hotel will have a restaurant, café, bar, gym and conference space. Investors are invited to purchase a 999year lease on a hotel suite for £189,000 (lower than an independent RICS valuation) by paying £65,000, with the remainder available through competitive and transferable developer finance if required. Out&About... PLAY No doubt the adrenaline will be surging on a Royal Yachting Association powerboat course at the Docklands Sailing and Watersports Centre. The £360 one-on-one course runs from 9.30am–5pm for two days, and the aim is to consolidate your basic knowledge of power boating, and develop an awareness of safety. By the end of the course you will be capable of handling a powerboat without an instructor on board. The course also forms the basis of the British International Certificate of competence for powered vessels under 10m. On booking the course, you must specify whether you are looking for the coastal or inland qualification. The centre is based in an award-winning, purpose-built facility, split over two floors with great views from the upstairs bar over Millwall Outer Dock – perfect for a drink to calm down after all the James Bond-style antics. Smythson of Bond Street, which has a branch at luxury shopping centre the Royal Exchange in the heart of the City, is synonymous with the ultimate in personal stationery and leather goods. However, whilst a number of its products sport eye-watering price tags, such as £1,645 for diaries bound in alligator hide and £595 for sterling silver fountain pens, many items are very reasonably priced, including a good selection of Valentine’s Day gifts and cards from £10. Smythson, though established in 1887, is firmly ensconced in the 21st century, with its range widening to now include iPhone covers at £95.

Being primarily a commercial enterprise in a highly commercial venue, I suspected that Titanic: The Artefact Exhibition in The O2’s Entertainment District would be more superficial and less educational than such an exhibition held in a museum. However, the 300-plus artefacts from the ill-fated boat, reconstructed cabins and insights into people on board is fascinating, and should keep the attention of children throughout, too.

Roxy Music’s concert at The O2 Arena on 7 February must be the highlight of the month – if not year – for many local music fans. It is the conclusion of Roxy’s first UK tour in more than a decade and coincides with the 40th anniversary of this hugely influential band. The original line-up of Bryan Ferry, Andy Mackay, Phil Manzanera and Paul Thompson will be on show, no doubt belting out the classics.

Davy’s at Exchange Square was recently refurbished, boasting a new bar and new dining room. Many Davy’s bars have an old-fashioned style; however, Exchange Square is light, bright and contemporary, and features an airy conservatory. ESCAPE You may think that looking at a glass case full of old Marmite jars through the years, or cornflakes packets new and old, would be dull in the extreme, but a visit to the Museum of Brands in Notting Hill is fascinating. Not only is it interesting to see how the presentation of a wealth of products has evolved over the years, but a visit here will set you on a wave of nostalgia as you discover the toys, sweets, drinks and food products of your childhood. There are displays illustrating different periods, such as the Victorian age, wartime and the 1960s too, and during February there is an exhibition of souvenir mugs, jugs, contemporary toys and tins caricaturing politicians. Aquascutum’s Canary Wharf branch draws on the heritage of its flagship Regent Street store in London’s West End, where clothes combine quality and fine craftsmanship with innovation and exquisite design to create its own quintessentially British style that offers luxury, attention to detail and authenticity. A popular choice in menswear, especially at this chilly time of year, is the £650 Pritchard Cameron wool and mohair suit that provides a contemporary take on formality. A tailored singlebreasted jacket features a notch lapel, horn buttons and full lining alongside classic flat-front trousers, which is perfect worn with slim shirts and ties.

Whilst the recent expansion of Spitalfields market has provided it with a greater choice of eateries, many are identikit branches of chains. Much more individual – and distinctive – is smart and elegantly simple St John Bread and Wine. Open for breakfast, lunch and supper (with lunch between noon and a civilised 4pm), its memorable menus could include devilled sprats, mallard and pickled walnuts, quail and rowanberry, and celeriac soup with back fat – which all sound like something out of a Charles Dickens novel. Clerkenwell

N

estled in the borough of Islington and just a stone’s throw from the City is a place which is as cultured as it is cool. With historically significant buildings, the chicest, modern bars and everything in between, it’s no surprise that Clerkenwell is fast becoming one of the most desirable locations to reside in the capital. Here is one actionpacked itinerary for the area.

programme includes ballet, comedy, and exhibitions as well as talks and workshops, which are open for participation. The annual flamenco festival with its exuberant routines and stunning vocals is always hotly anticipated, and returns with a new show this February (www.sadlerswells.com). However, if time is of the essence, the Charles Dickens Museum is open daily in north Clerkenwell, housed in the Victorian novelist’s former home and brimming with tokens of his life and work

10.00 am

Local Landmark Tour Start the day in St John’s Square, where the Priory Gate testifies to the area’s rich religious history. The striking archway stands at the site of the former entrance to the headquarters of the ‘Knights Hospitallers of St John of Jerusalem’, a monastic order with prominent involvement in the Crusades of the 11th to the 13th centuries. Nearby Clerkenwell Green not only reveals the position of the monastery’s church (where St James’s now stands), but is closely tied to radical political movements too. Wander round the Marx Memorial Library just yards from the Crown Tavern, where Stalin and Marx allegedly met, and visit Clerkenwell Close, just off the Square, which is where Oliver Cromwell is said to have resided.

12.00 pm

Lunch Reflect on the fascinating past of the village during lunch at one of London’s most stylish boutique hotels. The Zetter has fabulous floor-to-ceiling French windows overlooking St John’s Square itself, which also open to allow for relaxed, alfresco dining in the summertime. Visitors can choose from hearty brunches and acclaimed à la carte dishes in the 24

contemporary Bistro Brunot Loubet or opt for lighter lunches in the luxurious, cosier surroundings of the Atrium Bar. Booking is advisable www.thezetter.com

2.00 pm

Shopping To truly appreciate the lively, eclectic nature of Clerkenwell, an afternoon stroll north to the pedestrianised Exmouth Market, is a must. Fridays and Saturdays see an enticing mix of food stalls, arts and crafts descend on the area, offering organic produce, delicious home-baked treats and creative wares against a backdrop of designer boutiques, independent bookstores and bespoke jewellers. Post shopping, you can enjoy tea in one of the many bars, pubs and restaurants which adorn the neighbouring streets. Locals flock to The Gazzano’s delicatessen for rich, Italian coffee and paninis www.exmouth-market.com

4.00 pm

Theatres and Museums A short walk along Rosebury Avenue will bring you to Sadler’s Wells theatre, the most recent incarnation of a site, which has been offering drama, and dance performances for more than 300 years. Its typical event

9.00 pm

Dinner Venture back to Clerkenwell Green for a meal at the London restaurant that everyone is talking about. Dans Le Noir serves diners in a pitch-dark environment, following the success of the same concept in Paris. Designed to enhance your remaining senses (and particularly tantalise your taste buds), guests can select a vegetarian or meat-based menu and are brought their surprise dishes by blind waiters. In an area that has numerous successful eateries, this restaurant provides a completely unique experience and is well worth adding to your address book. www.danslenoir.com/london.

10.30 pm

After-Dinner Drinks Exploring is thirsty work! Toast a fun-filled day with a cocktail at Clerkenwell House, Hatton Garden. Set over three floors, this has the makings of one of London’s hippest venues, with its glittering backlit bars, sweeping white leather sofas and intimate VIP booths. Whether you’d prefer to see out your time in Clerkenwell with a game of pool in one of the laidback lounge areas, or by dancing the night away to an oh-so-popular playlist, this is the place to do it. www.clerkenwellhouse.com

to market, to market Our resident LOndOn HOmes & PrOPerty cOLumnist, Ben West, taLks abOut HOw accurate Pricing is cruciaL if yOu’re seLLing yOur HOuse... Selling your home? To do so as swiftly as possible it is important to have it priced accurately. Ask too much and you could put off potential buyers, and having to make a price drop a few weeks on could discourage them further. If you have an apartment, semi-detached or terraced house similar to others nearby, valuing is simpler as there are other examples for the agent to refer to. But if you have an unusual property, where there’s often a lack of direct comparisons, it can be advantageous to pitch a low figure to create interest, allowing competition to increase the price. Although there are many things you can do to increase your chances of a quick sale, some initiatives could be a complete waste of money. It’s seldom worth splashing out on an expensive new kitchen or bathroom, for instance, as there’s no guarantee that potential buyers will like your taste or that it will add value to the property. Complete redecoration is seldom necessary and may prompt suspicion of hidden faults. Most people would prefer a cheaper home that they can change to their own requirements, and money’s better spent sorting out

Brooks Farm As well as dairy shorthorn cows, Jacob and Ryeland sheep, dairy goats, Gloucester Old Spot pigs, a llama, chinchillas, gerbils, hamsters, rabbits, guinea pigs, mice, chickens, ducks and ponies, facilities include a picnic area, children’s play area and vegetable and nature gardens.

eyesores like damp patches and peeling wallpaper, or sprucing up a particularly gloomy room with a lick of paint in a neutral colour. Cleaning glazed roofs and windows to let in more sunlight can make a huge difference. Faults spell neglect, so eradicate leaking gutters, loose door handles and dripping taps. It’s worth replacing windows that have exceeded their lifespan, but make sure they suit the house. Modern doubleglazed uPVC ones won’t look good in a period home. Don’t consider replacing the roof unless there are structural problems – it’s better to negotiate a lower price if needed.

Hackney City Farm Originally a brewery, this small, friendly farm of only 1.5 acres with goats, sheep, pigs, cows, hens, chickens, turkeys, rabbits, ducks, bees and a butterfly tunnel even manages to fit in a beautiful, peaceful flower garden. 1a Goldsmith’s Row, E2 8QA 020 7729 6381, www.hackneycityfarm.co.uk

Mudchute Park and Farm London’s largest city farm, this is a peaceful spot amongst the towering buildings of Docklands. Residents include sheep, goats, pigs, cattle, the odd llama and a pets corner, with gardens, a study centre and cafe. Pier Street, Isle of Dogs, E14 3HP 020 7515 5901, www.mudchute.org

Newham City Farm One of London’s longest established city farms with a collection that includes pigs, sheep, pygmy goats and birds of prey. Stansfeld Road, Beckton, E6 5LT 020 7474 4960, www.newham.gov.uk

Spitalfields Community Farm Though little, there’s a good range of animals at this working farm, including goats, pigs, sheep, cows and donkeys. Buxton Street, E1 5AR 020 7247 8762, www.spitalfieldscityfarm.org

Stepney City Farm Stepney City Farm manages to evoke a real country farm atmosphere, despite being overshadowed by tower blocks. Crammed into a relatively small space, as well as the usual cows, pigs, sheep, geese, chickens, rabbits and ducks, there’s a wildlife pond, a play area with toys and books, a donkey and guinea pigs. State of the market AlAsdAir CArpenter, Company DireCtor of LourDes estate agents, Comments on the state of the resiDentiaL property market

Licensing for estate agents couLd bring much needed standardisation to the industry

C

an I see your licence please? Although not a question usually asked of estate agents, it might be something they will need to become accustomed to hearing. The National Association of Estate Agents (NAEA) has just launched the first licensing scheme for estate agents. As it currently stands the scheme will only be open to members of the NAEA and there is no legal requirement for estate agent to become members. Although I firmly believe licensing should be introduced for estate agents, I have grave concerns for the way this is being introduced. Firstly, a voluntary scheme will only attract the reputable estate agents who probably don’t need any further governance. Secondly, I can’t help but think this should be a legal requirement introduced by the government and not a voluntary membership organisation. Surely the entire purpose of licensing the UK housing market is to weed out rogue operators who indulge in unsavoury business practices? Those people are highly unlikely to volunteer to be licensed, regulated and scrutinised. My third and final concern, is whether the licensing scheme will be effectively marketed to the general public. Most of the people I speak to outside of the industry have no idea that the housing market is totally unregulated. They do not know that

26

the NAEA is a voluntary organisation and that estate agents are not legally required to join the organisation. As it stands anyone can set up an estate agency or work as an estate agent. So unless time, effort and money are invested into effectively communicating the need for licensing, then the entire exercise will be fruitless. Estate agents have always suffered from a poor public perception, and without drastic measures this will never change. Grant Shapps, minister for housing, hailed the NAEA’s licensing scheme as a ‘symbolic moment’. I will reserve such enthusiasm for when Mr Shapps decides that licensing of estate agents in the UK needs to be mandatory. The public would like better industry standards; the reputable industry professionals would like a better public image; so surely the government should further legislate the industry? You wouldn’t use an unregulated accountant, solicitor, stockbroker or even taxi driver so there should be no reason for estate agents to escape accountability. Besides, wouldn’t it be a refreshing change to deal with someone educated in property? Someone that is knowledgeable about the finer details and laws of the property market. I would dearly love to see the wheeler-dealer image of estate agents buried forever. Although I have my concerns about the current suggested scheme, I will stand behind it and make sure that my staff are licensed. As I am sure every other reputable, professional estate agent will be. It is often said that something is better than nothing and in this case it is probably true. So, as of June 2011, when you are requiring the services of an estate agent make sure you are asking the question, are you licensed by the NAEA? There will be no shortage of agents who have taken the trouble to license their service, so make sure you are using one. n

Bonus time Why city bonuses could be your reWard, says AdAm dockley

D

espite government pressure to limit any potential bonus payments, UK banks are now preparing to pay out millions of pounds in bonuses over the coming months. As a result, the property market is seeing an increased level of interest from prospective buyers looking to capitalise on this. Whether an investment opportunity, a first time purchase or indeed an upgrade to a current property, 2011 has started with a very promising renewed interest across the board. A lump sum cash bonus may offer a potential purchaser access to the currently very restricted mortgage market and investing this money in property could also provide a much higher return, compared to the typical interest rates offered to high-street savers. As an estate agent working in Canary Wharf for over five years, I have seen this ‘bonus time’ trend at its highest in 200, and lowest in 2009. Last year there were a larger number of pay-outs than the previous year and it is looking like this year will be even higher. As I am sure most people are well aware, the property market in this area is

underpinned by the enormous amount of financial sector workers living in close proximity to their place of work, be that The City or Canary Wharf itself. In recent weeks there have been a staggering number of new applicants registering on our mailing list, looking to purchase property in E14. Modern one-bedroom apartments within walking distance of Canary Wharf are receiving the most interest. I believe this is predominantly due to the excellent rents being achieved on these properties. Larger two and three bedroom apartments in private developments with river views, concierge and leisure facilities also seem to be high up on the ‘wish list’ of today’s buyer. In previous years we have been able to use the bonus driven period of purchasing as a gauge, to predict how the remainder of the year will pan out. All the signs are present that 2011 will be stronger than anticipated, although, with tight lending restrictions still in place and an undertone of uncertainty within the property market, only time will tell. n Adam Dockley is residential sales manager at Alan Selby www.alanselby.co.uk

Italian Luxury in The Uk Italian furniture company Giusti Portos enters the UK market with the introduction of three luxurious bed collections: Angelica, Ducale and Perlage. Each bed is distinctive not only for its Italian craftsmanship and quality, but also for its elegant shape and lavish finish. The Angelica and Ducale beds are both made of handforged solid iron and come in a silver leaf pickled finish. Ducale also comes in a worn iron finish and Perlage’s finish, solid forged iron sheet, in pearl or red pearl. “I am delighted to enter such a prestigious Italian name into the UK market,” says UK sales manager Gianfranco Bianchi. “The initial response to Giusti Portos has been extremely positive and I firmly believe it will be a huge success.” www.giustiportos.it/eng

Fire: the jewellery oF our landscape Transform your outdoor living space with this astonishing Elena Colombo installation. The elegance and artistry of the Branch Trough typifies Elena’s work, which aims to extend architectural design into the natural landscape by addressing our primal need for the elements earth, fire, water, and wind. Elena’s fire features are graceful and contemporary and at the same time manage to take us back to a much simpler, ancient existence. As fire pits and fire features become more popular as a form of outdoor decor, the stainless steel Colombo Branch Trough is a dramatic example of the future of outdoor accessories. The Branch Trough is available in a range of custom sizes and materials, and equipped to burn either propane or natural gas, it is also cleaner, more convenient and safer than a wood-burning fire. ohn Makepeace could easily be called the father of British furniture design. He found national acclaim early in his career when his retail products for Heals, the Centenary Dining Room for Liberty’s, caught the attention of furniture specialists. During the 1960s he won several high-profile design competitions, before becoming a founder trustee of the Crafts Council in the 1970s, and setting up Parnham College, an institution that integrated the teaching of fine craftsmanship with design and entrepreneurship. Through the ‘80s and ‘90s, John addressed some of forestry’s most pressing economic concerns. He brought together foresters, chemists, material scientists, structural engineers and designers to research and develop sustainable technologies and new building systems. The award-winning buildings that resulted at the Hooke Park campus in Dorset are proof of a most successful multi-disciplinary collaboration. Represented in numerous collections including

the Victoria and Albert Museum, London, the Fitzwilliam Museum, Cambridge, and the Museum fur Kunstandwerk, Frankfurt, John now works to commission, although he has recently introduced a range of affordable limited editions. In 1988 John became an OBE for his services to furniture design, and was given the Lifetime Achievement Award by the Furniture Society (USA) in 2002. This year, to honour his achievements, Somerset House is hosting the first ever solo John Makepeace exhibition, bringing together pieces from public and private collections from the UK and abroad, including his famous Mitre chair, made to celebrate HM the Queen and Prince Philip’s Silver Wedding Anniversary. F

or Victorian town planners, urban green spaces were a means of improving the lives of city dwellers. Since then, as cities have sprawled towards the countryside and grown towards the heavens, municipal city parks and gardens have been in decline. Now, thanks to research into the social, environmental and economic values of things like ‘green roofs’ and ‘living walls’, urban green space is undergoing a revival. The aesthetic appeal of plants in concrete-heavy environments is obvious; so, too, is the positive impact they have on wildlife, but research shows that the benefits of urban greenery go way beyond that. A study by the University of Michigan showed that a 21,000 sq ft green roof will save $200,000 over its lifetime and that on a day that reaches 90°F, the same green roof will reduce insolation – the absorption of solar radiation by roads and buildings – by more than half. If well-designed and cared for, green roofs can help regulate a building’s internal temperature, reduce storm water runoff, and extend a roof’s lifespan. That’s probably why they’re appearing in increasing frequency atop residential homes and office buildings across the city.

60

Horizontal surfaces are not the only part of buildings sprouting green roots – plants are also growing upwards. Living walls – also known as vertical gardens, green walls or biowalls – are becoming more popular. As well as insulating buildings and providing a habitat for insects and birds, living walls can offer privacy, screen eyesores, and draw the eye upward to create the illusion of space. They also reduce air temperature and lessen noise pollution by absorbing city sounds. For city horticulturists faced with a limited availability of space, living walls offer a great way to make use of vertical surfaces. No longer restricted to traditional tall and skinny plant ranges like conifers and climbers, gardeners can create thriving vertical spaces by planting materials similar to those found on cliff faces. Wild flowers, mosses, and berries, for example, will create tapestries of colour, form and texture in even the smallest of gardens. At home, not only do green roofs and living walls help stabilise the balance between the built and natural environment, they also leave valuable ground space for children to play in, or for parents to host dinner parties. Perfect for urban living. n

D

o you dream of owning an idyllic, second home, where you can escape from the rat race? Do you visualise resting in a sun lounger on your own Italian terrace, with a glass of wine from your own vineyard, watching the patchwork quilt of the countryside laid out before you? If this is your dream, but you’re put off by the thought of navigating your way through foreign legislation, unfamiliar builders, and the cost of renovation and maintenance of the property whilst you’re not in residence, then here is the ideal solution. Appassionata is a boutique fractional business which offers customers fractional ownership in the stunning region of Le Marche, Italy. Founders of Appassionata, Michael Hobbs and Dawn Cavanagh-Hobbs visited the culture-rich region of Le Marche in 2004 and immediately fell in love with the beauty of the area, the people and the Italian lifestyle. They decided to set up their boutique business three years later after constantly hearing

about the regrets holiday home owners had with buying a property outright. The idea behind fractional ownership is that you select and purchase the number of weeks you want to use per year, and share the running costs with your co-owners. Owners get an actual stake in the company that owns the property and, therefore, a share of the deed. This purchase is forever, allowing owners to choose to sell their stake, rent out the property for the duration of their weeks, or pass it on to their family whenever they choose. Earlier this year, the Financial Times Weekend Magazine looked into fractional ownership, commenting that: “Fractional ownership, seen through the prism of a global downturn, has become a strikingly attractive and popular option.” Fractional ownership is the easy way of achieving a trustworthy, luxuriously maintained holiday home without the price tag or responsibility of maintenance. Appassionata’s Estate Giacomo Leopardi is set close to Montefiore dell’Aso in the gorgeous and

culture-rich region of Le Marche. The wonderfully preserved medieval Montefiore Dell’ Aso has been voted one of Italy’s most beautiful towns. It offers visitors gorgeous local food, fantastic scenery, classic architecture around the town centre, with beaches ten minutes away and the Sibillini Mountains less than an hour away. Estate Giacomo Leopardi, aptly named after one of Italy’s most famous Romantic poets, consists of two properties in five acres of land, with vistas overlooking the Adriatic Sea, as well as breathtaking views of the Sibillini Mountains. The estate has been created to tempt anyone’s interest in all seasons with a large swimming pool, all-weather tennis court, private terraces, landscaped gardens and newly planted vineyard. Casa Giacomo is a four-bedroom, three-bathroom property comprising 2,150 square feet over two floors. The property is set in its own private grounds of the estate and has been decorated to a luxuriously high standard. The interiors have been created with just the right balance, ensuring a harmonious blend of traditional and modern materials, creating a feeling of home whatever the season. Interior designer, Dawn, worked hard to ensure that the property possesses original art, antique furniture and high-quality modern

fittings which all work together to give the best of classic Italian design, mixed with modern convenience. Casa Leopardi is a spacious and traditional Italian farmhouse that is currently being restored into a wonderful five-bedroom home, which will contain the same exquisite level of high-quality accommodation throughout and will be ready to move into this year. This exclusive development has only ten shares available for each house, but with 40 per cent of the luxurious Casa Giacomo already snapped up by discerning buyers, prospective owners will need to move quickly to own their share of this affordable Italian dream. And if a stake in a gorgeous Italian home isn’t enough to entice you, then buying a share in these properties means also purchasing a stake in the olive oil production from the olive groves around the property, production from the lavender plants, and a share of the wine from the Estate’s vineyards. So, with the New Year upon us, why not make your dream of owning your own Italian estate a reality and start 2011 with a new and exciting adventure that will benefit you year after year? n For more information on Appassionata please visit: www.appassionata.com

A booming mArkeT Recent global economic pRoblems, have seRiously impacted the tRends foR oveRseas puRchasing, says Louise ReynoLds

T

he increasingly interrelated nature of the banking systems around the world, coupled with more accessible information via mobile technology and social media, has helped to shape the nature of overseas property purchases in 2011.

New build vs off-plaN Given that many developed property markets, such as Spain, have high levels of property stock, the trend for 2011 is for buyers to seek out ready-built properties and resale properties, with established facilities, to minimise risk.

Mortgage type Choosing the bank a buyer deals with could be as important as choosing the country to buy in. Banks with low exposure to weaker economies and bad debt may offer keener mortgage rates for foreign national buyers. The currency of the mortgage will be more of an important factor, and buyers will think more carefully about whether they opt for a Euro, Swiss Franc, or local currency mortgage.

access to iNforMatioN Increasing access to overseas, property-related information, enabling checks on the reputation of developers or agents, and to monitor what’s happening in a chosen property market, will help buyers in 2011. This may lead to some novice, overseas property buyers becoming overly confident, simply because they can access lots of information online. A good overseas property agent, who can guide you through the local buying process and prompt on what needs to be done, is essential.

More deMaNdiNg property buyers

cost-savvy buyers, aNd owNers As government budget cuts bite, many overseas property buyers will continue to seek ways of keeping costs down. Alternatives to buying outright could become more popular. For example, we could see more people buying leaseback properties, which combine holiday home ownership, with hasslefree maintenance and income generation. n Louise Reynolds MCIM, is a chartered marketer and director of Property Venture

PoPular countries • Spain still has all the same attractions it used to have, in spite of the challenges it has faced with its economy and pockets of surplus property stock. People still want to buy Spanish property for the warm climate, easy accessibility and the enviable Mediterranean lifestyle. It will continue to prove popular in 2011, as people seek to snap up bargains. • Turkey will become more prominent as a holiday home destination and property investment location. In some respects it is becoming the “new Bulgaria”, in as much as it offers keenly priced, holiday home property along its varied coastline, but also investment property in its capital city, Istanbul. • Morocco will raise its profile on the world stage in 2011 as an emerging holiday home destination, with its combination of beautiful coastal development on the Mediterranean and Atlantic coastlines, and its city centre attractions of Marrakech and Tangiers.

Along with the economic downturn, news emanating from many overseas destinations of price drops (in Spain, property prices are down on the Costa del Sol 20 per cent since 2005, according to the Bank of Spain) has helped shape buyer expectations. 2011 will continue to be the year of bargain hunters, although many will realise the really cheap properties, or bank repossessions, are not all of “holiday home” quality, or in the right location. So headline prices will continue to stimulate interest, but the reality may not always match up to buyer expectations. 67

Is buy to let

a sound investment? We take a look at the pros and cons of becoming a landlord

A

ll the indicators are showing that the buy-to-let sector is gaining resurgence. Agents are reporting that demand for rental properties is at an all-time high, with new tenant registrations outstripping available accommodation – an average of 5.2 tenants are now vying for each property, while rental yield is increasing year on year. The reasons behind this surge are quite clear: lack of available funding for purchases, strict criteria, large deposits out of reach for first-time buyers, government cuts in social housing and a lack of appetite to build by the large nationals. None of the above conditions are likely to change in the foreseeable future, and as young people cannot live with their parents forever and need their own space, demand will not cease. Moreover, as we live on an overcrowded island where living space is finite, logic dictates that, yes, it is a sound investment. Perhaps that’s why it is the only market sector where lenders are vying for position – lenders generally, are not daft; they know how, and where, to make money! So, fancy being a landlord? Think it sounds an easy way to make money? Well, it’s not as simple as it may sound. Although, this sector of lending is quite buoyant, lenders are still quite fussy about who they will accept – it is not the free-for-all of days gone by. By and large, the lenders are looking for larger deposits, 25 per cent being the practical norm, good 72

credit scoring, preferably experienced landlords, certainly existing homeowners. They will resist what they see as amateurs, expecting to see good historical conduct of accounts, and proper tax returns. Proof of income to demonstrate affordability to offset rental voids, as well as a wide margin of rental income over mortgage costs is also important. In particular, lenders are very wary of low-quality housing in less quality areas – they have no intention of funding potential slum landlords. Every lender in the marketplace will adopt some or all of the above criteria. Sourcing the best deal is a minefield, and can really only be achieved by using a mortgage broker experienced in that sector, and one can be found in your vicinity on www.unbiased.co.uk. That’s without the problem of finding a tenant, managing the property, dealing with delinquent tenants, rental voids, legal and taxation issues. Before venturing into this sector, potential investors should seek advice from an experienced letting agent, as well as professional, legal and taxation advice. So, after all that, is it really a sound investment? Very much so, but it is a serious investment that requires serious thought and personal involvement, and is not for the faint-hearted! n Ron Radway is a mortgage consultant with Docklands Mortgages. WARS

Cory Askew asks What do Chinese students and investment bankers have in Common?

I

t may sound like the opening line for a bad joke, but the two groups are fighting a pitched battle on the mean streets of Canary Wharf and Docklands At stake are the unseasonably sparse levels of rental accommodation in the area. Students now find themselves being fallen over to be accommodated and no longer avoided by private landlords. Nothing altruistic here in the landlord’s intentions, these new breed of students are typically from China or elsewhere in the Far East, usually pay a premium and are able to pay the entire amount of annual rent up front. So dramatic is their buying power that many of the Docklands’ typical renters, the corporate soldiers of Canary Wharf, are being priced out of the rental market. The average (and until now ubiquitous) one bedroom Docklands apartment has seen its average value surge from £250 per week to a staggering £350 per week in the course of four months over the third and fourth New build is the ultimate buy, but quarters of 2010. The is pushing up it has to be iN a coNveNieNt aNd shortage values in surrounding upmarket area areas of E16 and as far out as the Olympic sites in Stratford. Whisper it, but the perennially ‘up-andcoming’ Royal Docks may have finally arrived, due to property shortages in the surrounding area. It’s not just renters who are coming from the Far East, but investors are also back en-masse, and seriously looking in the area to buy property around Docklands and Canary Wharf. They are attracted to the waterside location and the plentiful new build developments that are popping up every month. They

74

are typically not interested in anything other than new build, and see living in someone else’s old house much like wearing someone else’s old shoes. New build is the ultimate buy, but it has to be in a convenient and upmarket area. In response to the growing demand from renters and buyers from the Far East, our office has hired Shih Yu, who speaks Cantonese and Mandarin. He joined the lettings department last year as a negotiator with the hope that he might be able to use his language skills. So far, he hasn’t had a problem doing exactly this and has been an irreplaceable asset to the office. In fact, the effect has been far more dramatic than expected, as we are suddenly getting many more Far Eastern landlords, tenants, vendors and buyers because they know they can speak to Shih Yu in their own language. Whether renting, letting, buying or selling, the processes are stressful and sometimes complicated. The knowledge that they can understand fully and communicate with comfort and ease is very reassuring for customers and, as a consequence, the word-of-mouth effect has been staggering. As the other BRIC (Brazil, Russia, India and China) nations continue to prosper, no doubt we will be seeing many more buyers from these countries investing and renting in London. Dutifully, estate agents will have to keep up with this influx of foreign clients and, if our experience with Shih Yu can be repeated, we will undoubtedly be hiring more employees with language skills. n Cory Askew is associate director of the Chesterton Humberts’ Canary Wharf & Docklands office 020 7510 8300 www.chestertonhumberts.com

History and Heritage

Star Property

Lovell’s is the latest example of the regeneration of former industrial wharves. In the 19th and 20th centuries, the names Lovell’s, Granite, Badcock’s and Pipers Wharves would have been familiar to river travellers and the residents of Greenwich. However, back then, the line of wharves barred direct access from the local streets to the river itself.

Currently, only the largest penthouse is available on the market. It has three bedrooms, two bathrooms, and its own balcony which faces the river and garden.

Today, Lovell’s opens up the river to its residents and neighbours in the East Greenwich Conservation Area. An extension to the Thames Path at Lovell’s has been designed to link Greenwich Peninsula (including the O2 entertainment centre and North Greenwich Jubilee Line station) with the historic buildings of the Maritime Greenwich World Heritage Site.

“The Lovell’s penthouses have the most stunning panoramic views of the River Thames, Canary Wharf skyline, The 02 and Greenwich Peninsula,” says Margaret Keenan, King Sturge Associate. “Add to this the high specification of the contemporary interior finishes and you have a truly spectacular home. Lovell’s embraces 21st century climate-conscious living and one of the main features is the ground source heat pump heating which does not require internal radiators. Lovell’s really is a great place to live.”

Price: £835,000

uyer confidence in the £1m plus property market remains high, according to new research. We spoke to estate agents, developers and mortgage brokers, and almost three quarters (73 per cent) of those surveyed say that confidence is either high or neutral among those people considering purchasing properties worth £1m or more. However, just over a quarter (27 per cent) of those surveyed claim that buyers in the prime property market are concerned about future prospects. They believe that the top three obstacles impacting sales of £1m plus properties are a lack of suitable properties, fear of a ‘double dip’ recession, and a lack of finance. Latest Land Registry figures show that the number of properties sold annually in England and Wales for over £1m increased from 506 for the year to August 2009 to 731 the year to August 2010, an increase of 44 per cent. Signs of continued confidence at this end of the residential property market are supported by estate agents who have seen a marked increase in the number of buyers competing for each property worth £1m or more. Indeed, the Investec £Million Plus Property Market Barometer shows that almost two thirds (65 per 82

cent) of estate agents surveyed are seeing between six and 20 buyers per £1m plus property. Despite signs of sustained confidence in the prime property market, our research demonstrates that access to finance remains a major issue for those looking to purchase properties worth £1m or more. Some potential buyers are struggling to secure mortgages and other personal loans, due to the less flexible lending criteria adopted by many banks. Mortgage brokers in particular are concerned about the lack of finance. This lack of available credit is supported by the latest figures from the Council of Mortgage Lenders (November 2010), which reveals that net mortgage lending is estimated to be around £9bn this year, the lowest level since 1980. One solution could be our £Million Plus mortgage, which is targeted at high net worth professionals who do not get paid along conventional lines, but rather accrue irregular income such as lump-sum bonuses. The new custom-made mortgage offering takes overall income and wealth into account, rather than just the value of an individual’s property and their regular monthly income. n Jack Jones specialises in private bank mortgages at Investec Specialist Private Bank.
