The Advertising Myth It would not be unreasonable to assume that as a property comes on the market, the instructed estate agent will post the property details on various property portals and wait for the enquiries to roll in. A good agent will use good ads to attract buyers, and then use their skill, training and judgement to help the buyer identify the right property – which in all probability will not turn out to be the one about which they enquired. areanews Greenwich Park success Following a two-day test event, Greenwich Park has been hailed an excellent venue for the equestrian programme of the London 2012 Olympics. Both the organisation committee and Great Britain’s equestrian team chief, Will Connell, praised the venue as ‘outstanding’ after the Greenwich Park Eventing Invitational which took place between 4-6 July. Local school children watched excitedly as dressage, jumping and cross country competitions were undertaken at the site, in order to test the facilities and general organisational procedures which are in place ahead of the Games. Greenwich Park has been chosen as the location for both the equestrian meetings and the modern pentathlon owing to its close proximity to the Olympic Village, where the athletes will stay. However, the spectacular scenery will also serve to highlight London as a well-chosen host city with beautiful open spaces. Although there were initial concerns about the World Heritage Site being affected by the Olympic events, bodies such as The Royal Parks and Natural England have been fully involved in the plans and are confident that there will be no lasting damage to the area.
Transport latest… Work has begun on a £50m cable car project which will connect Greenwich’s 02 arena with the Excel exhibition centre in Royal Docks. The schemes 34 gondolas will be set 160 ft above the River Thames and will be able to carry 2,500 passengers per hour on the five minute journey. It is hoped that the development will be ready in time for next year’s Olympics, however, businesses and hotels in Royal Docks are likely to benefit from increased access to the area on a day to day basis. The cost of the scheme is being met initially by Transport for London.
In fact the development is likely to leave a positive legacy for the local community. The children’s playground in the park will be upgraded and several sporting initiatives are to become available to those who live nearby. The British Equestrian Federation Hoof Project has already donated £200,000 towards the construction of a riding facility at Shooter’s Hill which will allow young people to take up an activity which they may not have had previous experience of.
On Your Bike Greenwich Council is offering free four day cycling courses to local residents aged ten and above. The classes are geared towards levels one and two of the Bikeability Award and promote both safety and overall proficiency. Much of the training is undertaken on the road. The courses run on selected dates between 2-19 August. www.greenwich.gov.uk

The value of ‘for sale’
W
hen considering the value of a property prior to putting it on the market, many vendors understandably look at the asking price of other properties currently on the market locally, and draw pricing conclusions based on this research. Whilst this is not an unreasonable way of determining value, there are some traps to look out for. Firstly, an important observation is that if a property is on the market, it is by definition “unsold”. An unsold property is invariably one which is overpriced. If it had been priced correctly then it would have sold, but in the event the market has rejected it and it will probably only sell if the price is reduced. So if you have a similar property and you price it at about the same level as the unsold property, then the chances are that yours will remain unsold as well. 24
We know that purchasers buy by comparison. So your property has to compare favourably when seen alongside others on the market. If your property is similar to another on the market nearby, then yours only becomes readily saleable when it is priced favourably and offers better value for money. Additionally, if you feel that your property is slightly better than a neighbouring property for sale (as you are bound to as you chose the décor and it has your own possessions in it) then surely it makes sense to quote a similar price, rather than attempting to offset the extra features with a higher price. Ultimately, correct pricing is all about seeing the world through the eyes of the buyer and making responsible and effective pricing decisions which always point to offering better value than that offered by competing properties available locally. n

he start of 2011 saw a vast increase in lettings applicants, largely fuelled by the initial uncertainty of the sales market, difficulty in mortgage availability and general lack of confidence of buyers. The increase in demand and shortage of stock created a letting frenzy with properties achieving up to a 20 per cent increase in rental prices from last year in some cases. Even with the sales market in East Dulwich and the surrounding area showing strength and buoyancy, the rental market is showing no signs of slowing down. In fact these next few months are the perfect time to be renting out your property. We are typically registering an average of 20 people a day, with tenants starting to search much earlier and willing to pay for the right property. We are moving into the busiest period for lettings, with a particularly high demand for one and two bed garden flats and family houses. Unlike last year, is the fact that we have seen a return of the buy-to-let investor, with more affordable properties achieving extremely good rental prices. On the flip side, a lot of mortgage lenders are requesting a minimum of 20 – 25 per cent deposits. opportunity The excitement is building, the clock is ticking, the tickets have been allocated. Now property owners are increasingly fascinated to know how much they can make from renting out their properties over the London 2012 Olympic period, says Joanna Doniger
F
or those living near the Olympic site, the opportunity to capitalise on their unique position is second to none. For some of the reported 250,000 people who missed out on tickets to the Olympics last month, it may also prove to be the lucrative option. Many unsuccessful applicants have decided they may as well leave London for the duration, jet off to the sun and simultaneously make some potentially significant cash from their home. Even for homeowners who have not rented out their homes before, considering a let over the Olympic period is a very enticing idea. Not only is there the chance of generating income, there is the added advantage of being out of the capital when the inevitable chaos ensues, as an expected 300,000 plus overseas visitors descend. Renting out a property during the Games can be hassle-free and very profitable if you do it right. Get it wrong and it could be a disaster which will make the summer of 2012 memorable for all the wrong reasons. There are a number of options available to those wanting to rent out their home; from dedicated Olympic accommodation websites that host available property postings and more general London rental sites, to short lets practices within estate agents and even websites like Gumtree, that offer everything from jobs to language swaps and room rentals. It is important that each potential landlord thinks carefully about their property, the audience they might want to attract, the exposure that each website or company might bring for them and, of course, what price bracket they should place their property within. When deciding which route to take, it is worth remembering that corporate rentals have the biggest budgets but usually go through trusted agents. The strong demand for accommodation will mean high prices can be sought for the right property in the right location. That is, particularly those that are close to the Olympic sites or situated near to
good transport links, such as Central, Circle and District line tube stations; although media from America and other countries will need to be able to walk or cycle home at 2am. Offering high-standard, luxury accommodation at competitive prices during the Games will help to ensure that properties are let out quickly and smoothly. The best properties in the best locations can command up to £1,500 per night for houses with four bedrooms or more. Even so, each property should be valued independently and the rental rate should be based on size, quality of interior finish and available facilities such as home technology. To get a better picture of the market, it is worth arranging to view some Olympic rentals and see what they are really like. Other points to consider are the accuracy of the details prepared. A good video of the home is a useful extra marketing tool. Another detail which needs careful consideration is insurance. Landlords should always inform their insurers and, if necessary, take out extra insurance for possible damage and cancellation. It is also important to talk to an accountant about any potential tax liability and, as with any rental, an inventory should always be documented before the tenant arrives. In a great many cases rental will be successful and trouble free but, and it is a very big ‘BUT’, some are not. There are scams, potential rental disasters and nightmare payments tangles: don’t be tempted by cash on arrival or money wires that all too often fail to materialise. Using a dedicated company to manage the let takes the headache away for landlords and leaves it in the hands of experienced experts. ver the course of the past few months conversation with friends about high quality design has yielded one name above all others- Marc Newson. Billed as one of the most promising creatives of his generation, Newson holds the record for the highest price achieved at auction for work by a living designer. In 2010 his sleek silver piece called Lockhead Lounge was sold for $2.1m at Phillips de Pury in New York, the same year that he picked up a Lifetime Achievement Award at an industry event in the UK. Newson’s style is profoundly contemporary and he is renowned for challenging form and structure in new ways. However, he works across disciplines, producing everything from household objects and furniture, to yachts, commercial aircraft and architecture. Amongst these projects is the interior of Hotel Peurto America in Madrid, a quirky space consolidating slanted walls, a dramatic monochrome colour palette, eye-catching plastic shapes and vivid red back-lighting, which serves as a real testament
to the broad range of his talent. Such bold statements have caught the attention of brands such as Ford, who commissioned Newson to design a concept car in 1999 and luxe champagne brand Dom Perignon who required stylish packaging in 2008. He continues to hold the position of creative director at Quantas Airways and this involvement in the world of business, along with the huge amount of press coverage which arises from his schemes, has led Forbes magazine to declare Newson to be one of the 100 most influential people in the world today. When buying property in a country overseas, the investment climate and associated lifestyle is of obvious importance. ANDREW HAWKINS explores why italy is becoming a leading location for new homes

taly has been a favourite destination for British expatriates since the late 17th century, when every wealthy young aristocrat of note embarked on a Grand Tour that included Rome, Venice and often Florence and Naples. Returning to Britain after years abroad in Italy, these travelers were inspired to create, and often extravagantly furnish, some of this country’s grandest country homes. Percy Bysshe Shelley, his wife Mary Wollstonecraft
and their circle of friends are amongst those who lived and travelled in Italy during the early 1800s, with some of Shelley’s finest poetry composed there, including ‘Ode to the West Wind’ and ‘To a Skylark’. This love affair with Italy has remained strong despite the vagaries of international economics. In the 1960s, adventurous British buyers began snapping up derelict farm properties in Tuscany from their owners who were emigrating to city centres. This number then began to surge with the
introduction of low cost flights in the 1970s. Now, according to the ISTAT (Italy’s National Institute of Statistics), the overall number of UK nationals living in Italy is 29,184, (as of December 2009), which doesn’t include seasonal residents or dual nationals counted as Italians. A rough estimate including these numbers would probably be nearer 50,000. Current demand from the UK is once again for country properties in Tuscany and neighbouring Umbria which, following renovation, sometimes entice British buyers into relocating permanently to Italy. However, many of these properties have become exceedingly desirable (as well as valuable) second homes and holiday rental properties. The slow but steady rise of property values in the Italian market has meant that the most popular areas have avoided a market decline despite the economic recession which has hit other property areas far more severely. For those looking for potential capital growth, buyers should pay close attention to areas like Abruzzo and Puglia. Both these regions are easily accessed from the UK and offer real value for money. Abruzzo, with inexpensive flights into Pescara from the UK, has a lot to offer with great beaches, skiing in the winter and easy access to Rome. Puglia, has also opened up, thanks to regular lowcost flights to Bari and Brindisi and is a sunny and scenic area in the south east of Italy. Buyers looking for property which will attract holiday lettings trade need to be aware that each Italian region has its own regulations with regard to paying guests. If you intend to rent your home, you’ll need to be fully informed of the local requirements. Getting advice from an Italian registered lawyer, preferably an English speaking one if you don’t speak Italian yourself, is well worth the expense.
HINTS AND TIPS For those seeking to acquire property in Italy, the process is simple. However, foreign laws, tax systems and culture means that it can become difficult to navigate the purchasing system at times. To avoid pitfalls, think about the following: • Assume and accept that the purchase process will not be the same as the one you are used to in the UK. Clinging to an expected process will only serve to frustrate. • Do your research and use a respected agency which demonstrates that they know the market well. Ensure they can show all relevant information concerning the property, including floor plans, site plans and relevant planning permission documentation. • Always seek independent legal advice. Italy has a vast number of laws, and buyers need to be prepared for a bureaucratic purchase process. Ensure you have a good adviser who understands a non-Italian mindset and who can deal with the many unexpected minor issues that usually arise. • Italian inheritance laws are based around strong family ties, and property tends to be passed down to multiple heirs. Take steps early on to check that all of the owners of your desirable property are willing to sell, otherwise a sale may fall through at the final stages. • Do not be tempted to agree to pay part of the purchase in cash so as to avoid taxation, away from the authority of the notary. Not only is it illegal, with unpleasant consequences, but it may well prove to be a false economy. taly has long been a favourite destination for both holidays and second homes; with its amazing Renaissance architecture, diverse culture and fabulous food, it’s no wonder that hundreds of us want to escape there each year. In particular, Lake Como is one of the most uplifting and enjoyable places to visit. It oozes style and sophistication and is full of fantastic boutiques, restaurants with menus to die for and scenery that is simply breath-taking. Each year a number of discerning individuals contact Fervidus White with the hope of finding a unique property that will enable them to
enjoy the area for years to come. Steve and Karen White set up the Italian property consultancy, over ten years ago and have helped a great number of clients to source interesting and eye-catching residential opportunities. One such property is Villa Pergola, which is located in Campo Lenno. It is a beautifully restored former fishing cottage that is now the elegant home of Max and Kate Lyons. Located directly on the lake with private access from the garden to the water’s edge, the property has proved be a great investment for the couple. Yet, when the Lyons bought the property a few years ago, they would have been forgiven for walking
straight past the front door when they arrived for their initial viewing. The property had stood empty for many years and was in a condition of considerable disrepair. However, the pair had the foresight and imagination to visualise the potential that the property possessed and with the help of Steve and Karen they set about renovating the cottage to its current state as the most sought-after property on Lake Como. Owner Max, who heads up the architectural firm Lyons Sleeman Hoare, enlisted Steve to oversee the project management of the works and Fervidus White sourced builders, craftsmen and architects to assist with the renovation of Villa Pergola.
The main design idea was to open up the numerous ground floor rooms to create one very large living, dining and kitchen area, while French doors and extra windows were installed to give exceptional views over the garden and the lake. Beautiful Italian marble floor tiles were sourced directly from a Liguria quarry and laid in an irregular yet traditional pattern which, in addition to increasing the room size and number of windows, has given the once dark and uninviting house a light and tranquil feel. Upstairs the property has four double bedrooms and a large family bathroom and additional windows on this level continue to provide excellent views of the surrounding scenery.
Fervidus White can also work with owners to create lovely outdoor areas. Following the extensive works on the house, Steve worked with Max and Kate to renovate the abandoned gardens. A charming bench seat was built under a wisteria-covered pergola, which now serves as the perfect place to relax over an evening drink with family and friends. Once the property was complete, Kate set about turning the cottage into and warm and inviting home. She sourced many of the furnishings locally and now the villa has a sereneness that makes you want to stay longer whenever you visit. Fervidus White is currently embarking on another major
property restoration in Campo Lenno. Working with local investors they are assisting a team of Italian professionals with the aesthetic elements of the old Campo Lenno hotel. When completed this luxury development will comprise four charming apartments. Each will enjoy lake views, the use of a shared swimming pool, private terraces and moorings and will benefit from one of the best micro climates around the lake. Access to any private outside space in London can often feel like an elusive luxury, but it appears that roof terraces are even more in demand than patio gardens. This is because the latter are often overlooked by neighbours and are likely to benefit from less natural light than their elevated rivals. Roof terraces also typically belong to flats which are situated on the upper floors of a building and this location is more popular with security-conscious purchasers. Manse and Garret estimate that a flat with outside space is worth 10-20 per cent more than a similar property without.
Interior Trends Dramatic open-plan living areas and swanky kitchens have long been the preoccupation of owners seeking to inject the ‘WOW’ factor into their home. However, this year, designers and interiors publications alike are spotting an increasing focus on beautiful bathrooms. The past few months have seen the launch of a variety of gorgeous suites and accessories, from wooden bath tubs hand made in Scotland and quirky rubber flooring to
glittering mosaic tiles akin to those of a Grecian palace. Extra bathrooms and en suites have always been viewed as valuable commodities, but the recent trend is for large bathroom spaces which double as a powder room or spastyle area. The effect is created by juxtaposing traditional furniture such as antique taps and cast iron sinks, with grand statements and furnishings including chandeliers and armchairs.
NEWS IN BRIEF MORE MORTGAGES London estate agency LDG are among local companies who have seen a rise in the number of buyers using mortgages to fund their house purchases. The increase, said to be by as much as 40 per cent, is being attributed to the fact that interest rates remain low. On the 7 July it was announced that the 0.5% figure would continue to stand which is proving attractive to those with large cash deposits who are able to benefit. With the London property market continuing to perform well, buyers are realising that the future capital appreciation of their home is likely to overcome the cost of borrowing.

OVERSEAS INJECTION Research from Savills has confirmed information from many of London’s prime agents, that overseas investors are continuing to keep the property market buoyant. According to estimates, the last five years have seen investment totalling £16.5bn, with £0.5bn of this sum spent on the construction of brand new homes in the city. Many of these overseas investors are from the Middle East where political unrest is undermining confidence in the property market.
Several online websites have been created with the purpose of allowing landlords and visitors to discuss rental accommodation options for the London 2012 Olympics. While local residents are fast realising the obvious financial incentive to taking on temporary tenants, visitors are keen to find more space and quietness than that which might be available in a hotel. For obvious reasons, areas such as Stratford and Greenwich are proving particularly popular. However, it is not only those locations which boast Olympic venues which are set to experience demand. London in general is sure to experience an overall boom in tourism.

Business as usual? RON RADWAY BRINGS US UP TO DATE WITH WHAT IS HAPPENING IN THE MORTGAGE MARKET
I
’m not sure if it’s the end of the beginning, or the beginning of the end, but the worst effects of the credit crunch are starting to recede in the mortgage world. Lenders are more confident and are driven by sales targets as opposed to perceived risk, underwriting is taking on the appearance of sensibility and pragmatism and after spending the past 18 months giving lip service to 90 per cent mortgages, they are now delivering on their propositions. Indeed, 95 per cent loan to value functions are now available and, although both funds and distribution are limited, criteria are extremely tight and most applicants fail, at least it’s a start. Competition has returned to the market for the first time in over three years which is ensuring fixed rates are good value. Remortgage deals are also highly attractive, proven by the rise of both applications and acceptances over the past year. Specialist lenders who have entered the market recently have put pressure on the big boys to deliver, resulting in the relaxation of restrictive and unreasonable practices on credit scoring. It is even rumoured that mortgage indemnity guarantee insurance will return after being trialled in Scotland. Much despised by applicants a few 66
years ago, it would be widely accepted today and apparently is being considered by our current housing minister. It is a solution also advocated by those at the bottom of the food chain for the past three years, but time will tell if it is implemented. However, it isn’t all good news. Underwriting is still very much a tick box process causing difficulties for those who do not fit the template. The self-employed, the company director, commission or bonus loaded employee will face ever increasing hurdles and most likely fail. Interest only options are also almost a thing of the past, no matter how compelling or logical the reasoning is for eventual repayment. To paraphrase Neil Kinnock, don’t be old! For you will find that lenders have scaled their computers, so that it is nearly impossible for you to meet their affordability criteria. In summary then, it’s definitely getting better, but casualties are still happening. If you fall into that category, seek independent advice.
