Cutty Sark in storm Residents and conservationists alike are split over plans to build a 32-foot glass and steel tower next to the Cutty Sark tea clipper once it reopens in Cutty Sark Gardens in the centre of Greenwich after restoration. The controversial new tower has been designed to provide disabled access but bodies ranging from English Heritage to the Greenwich Foundation think it will be an unacceptable visual intrusion, even though Greenwich Council’s planning office recently approved the proposals for the tower. The Cutty Sark is the world’s sole surviving extreme clipper. The vessel launched in 1869 and initially sailed the tea routes to China before transporting wool from Australia, braving everything from storms to icebergs. She has been in dry dock at Greenwich since 1954 and has become one of the capital’s best-loved tourist attractions. In November 2006 she closed to the public for extensive restoration work which greatly escalated in time and cost after a serious fire in May 2007. The vessel is one of only three ships in London on the Core Collection of the National Historic Ships Register, which is the nautical equivalent of a Grade I Listing of a building. The others are HMS Belfast and SS Robin.
Transport latest… River tour business City Cruises has unveiled details of its next generation leisure and tourism vessel. The 600-passenger RiverLiner will be the largest in scheduled service on the River Thames when it arrives in Spring 2012. It will have an enclosed, fully airconditioned main deck with seating at tables. Uninterrupted panoramic views will be possible as a result of increased window capacity and there will also be an open top deck. Passengers can expect a smoother, more stable and quieter ride as a result of the advanced catamaran design, and many green features have been incorporated.
The £51m restoration of the Cutty Sark is nearing completion and the historic boat is expected to reopen next spring with a new interactive exhibition area below the clipper. The Cutty Sark Trust, which oversees the restoration of the vessel, promises the forthcoming exhibitions will “make Cutty Sark fit for 21st century audiences”. In May the ship was raised three metres above her current position to preserve her shape and to present visitors with the unique opportunity of walking under a three-masted sailing ship. Visitors will be able to appreciate the beautiful lines of her
£47m school investment plan Greenwich Council has backed proposals that £47.5m be invested by 2014 to ensure that there are enough school places in the future for the increasing number of children in the borough. Subject to local consultation, the decision will see funds spent on eight primary schools so that they can increase capacity, rebuilding Plumstead’s Willowdene special school and urgent maintenance.

Disquiet at new Elephant Shopping Centre plans Designs for the Elephant and Castle redevelopment were recently made public, revealing that the shopping centre is to be refurbished rather than demolished. A new centre would be built incorporating the core of the existing structure. This is despite Southwark council originally envisaging a full-scale reinvention of the space. There is an increasing local feeling that if the centre is refurbished rather than redeveloped from scratch, a great opportunity will be missed. However, the owners of the 3.5 acre site, St Modwen, believe they can realise dramatic change without going as far as demolition. The planned redevelopment would still open up new north, south, east and west routes, improve the interchange between different transport modes and provide road crossings at surface level. Liberal Democrat councillors are challenging the Labour-approved plans, saying that the decision was not made in accordance with the principles of the council’s constitution and that proper advice on funding for improvements to the transport interchange was not sought. The prospect of new homes, leisure facilities and a couple of department stores is under discussion.

An ammunition depot in World War I, during the Blitz in World War II they became an air raid shelter and underground city for 15,000 inhabitants. GREENWICH ARCHITECTURE BEN WEST EXPLORES THE SOUTH EAST’S STUNNING ARCHITECTURE People around the world know Greenwich for giving its name to the Greenwich Meridian Line (0° longitude) and Greenwich Mean Time. However, it is also renowned for possessing some of the finest architecture in Britain. Its centre, Maritime Greenwich, comprises the outstanding historic buildings that are so popular with visitors and residents alike, including the National Maritime Museum, Royal Observatory and the Old Royal Naval College. Widely recognised as being the finest collection of Baroque buildings in northern Europe, they are collectively classed by UNESCO as a World Heritage Site and termed the “finest and most dramatically sited architectural and landscape ensemble in the British Isles”. Christopher Wren, who designed the Old Royal Naval College, once declared Greenwich Park and its associated architecture to be ‘the finest view in Europe’. Fortunately this beautiful landscape has changed very little from those times. Greenwich Borough also contains a
very varied spread of architecture. Its attractive centre, dominated by the imposing St Alfege Church includes many Georgian and Victorian houses. The area even has a couple of castles. Severndroog Castle was built in 1784 by the wife of Sir William James, in memory of his capture of the Severndroog fortress on the Malabar Coast. At the top of Maze Hill is another folly, Vanbrugh Castle, built by Sir John Vanbrugh, architect and dramatist. Vanbrudh lived in the castle from 1719 to 1726 and it has since been split into a number of private residences. Other local sites have changed out of all recognition. Most notable of these is now Canary Wharf, a gleaming metropolis which has sprung out of derelict land in little more than two decades. The reclamation of the near-derelict Greenwich Peninsular as a site for the Millennium Dome, (The O2 Arena), and creation of Greenwich Millennium Village, with its very own ecology park, is another monumental change to the landscape in recent years.
BUILDING BRIDGES The comprehensive redevelopment of London Bridge station is approaching, with the plans for the scheme going on public display. Centred around a concourse larger than the pitch at Wembley Stadium, the number of platforms for through-running trains will increase from six to nine. The concourse will also be much brighter, owing to natural light coming through canopies covering the platforms above. The scheme is part of the Thameslink programme to deliver longer trains and more frequent services to a greater number of destinations. Work is scheduled to begin after the Olympics and expected to last five years. Proposals are also currently being formulated to create a better connection between the station and the Guy’s Hospital and London University buildings. This is in addition to plans for better access for pedestrians and cyclists through the area, high quality paving materials and trees for St Thomas Street and the possible pedestrianisation of Joiner Street Combined with the current work on the Shard development, the opening of a new bus station, and other London Bridge Quarter improvements already in place, the area is set to be radically transformed in the next few years.

any people recently have been asking where we as agents see the housing market going in the short and the long term. Of course this is a question for the old crystal ball and is one that really does not have any answers for certain. So many factors can affect the market and we have all seen what can happen when a market looses confidence. What we do know is that East Dulwich is a hugely popular area and demand for houses in particular is greater than ever. The return from the bottom of the market back to 2007 pricing was extremely rapid and showed that this area operates as a bubble outside of National trends and even those trends seen within Greater London. It also appears that prices have reached a stable level and therefore buyers have confidence in the market and are keen to buy. As always there are key areas that are achieving excellent levels and as mentioned before, schools and garden size are the most important factors. The market for flats and in particular those targeting first time buyers is far more competitive and obviously finance for these buyers is harder to come by. However there are more and more mortgage deals available and so this should help ease the market to allow more buyers to join the property ladder. At the moment there is close to 200 mortgage products available for first time buyers, and this is a very positive sign. The fact is people want to live in this area. People are staying here longer and home owners are refurbishing and spending money to maximize their property’s potential. What is particularly interesting is that there seems to have been a change in the attitude towards home ownership. Chatsworth Church Chatsworth Church was built around 1953-1957, after the earlier Victorian church building was destroyed during WW2 air raid bombing. The current building underwent total refurbishment during Aug - Dc 2009. The works involved, internal altercations, addition of new toilets, kitchen, stain glass, glass entrance doors, solid oak enclosures, lead work, light fittings, decorations, pews and a new underfloor heating system. f you are not yet familiar with the work of Lawson Robb then it’s highly likely that you soon will be. The architecture and interior design practice has recently created a beautiful show home at The Lancasters, the prestigious residential development which overlooks Hyde Park. The fact that The Lancasters is a project which marries a contemporary aesthetic with the original features of Grade II Listed houses from the 19th century, embodies the previous successes of the team. Lawson Robb is renowned for securing some of the most delicate consents for planning and listed buildings, such as the extension of a Grade II Listed property in Mayfair from 9800 to 14800 square feet, and a stylish new build in greenbelt land. The practice was born of the frustrations of Alix Lawson and Charlotte Robb who acknowledged the lack of cohesion between architects and interior designers. Gabrielle Lane talks style, start-ups and the city with interior designer David Carter
“A
good home is an autobiography, it shouldn’t be static,” declares designer David Carter. It is a fitting metaphor from a man who has achieved international acclaim since being named a ‘genius’ by legendary World of Interiors editor Min Hogg, two decades ago. While he continues to juggle various projects including creative stewardship for Kettner’s restaurant and consultancy for international brands, David’s home is a similarly eclectic space, regularly sought as a glamorous backdrop for fashion photo shoots and doubling as the stunning two-bedroom boutique hotel, 40 winks. “You can see a mad mix,” smiles David, surveying the décor. Famed for his theatrical style, rooms feature dark woods and gold leaf details alongside 1950s teddy bears, Victorian standing lamps and glittering chandeliers. “My work has a quirkiness to it, there’s a definite humour and sense of playfulness,” he adds. David’s first project was his former home in Islington, which he decorated in his free time whilst working in marketing. lorida remains one of the most established second home markets in the world, primarily driven by a robust leisure and tourism industry. The Sunshine State attracted 82.6 million visitors in 2010, a 2.1 per cent increase on 2009, with a record breaking 51 million visiting the Orlando area in central Florida alone spending some $30m. Sunshine, ease of access, a developed transportation infrastructure and wide range of
entertainment theme park facilities including Walt Disney World, Universal Studios, SeaWorld and the popular new Wizarding World of Harry Potter, make Florida one of the most desirable vacation destinations for not only Americans, but global travellers alike.
The Road to Recovery Florida’s property market has undeniably been affected by the economic crisis, with considerable
price declines witnessed over the last 24 months. However in line with global economic recovery, experts believe that Florida has reached the bottom of the real estate cycle and can only move upwards. According to the Florida Association of Realtors, sales of existing homes and condominiums in Florida rose by four per cent in December 2010 compared to December 2009. Here we look at three key areas popular with overseas investors.
Miami The southernmost city of Florida State, Miami is known as a global tourist destination and has a highly desirable property market. Bucking declines witnessed throughout the rest of Florida, Miami has been put in the US driving seat for property performance with condo sales up 134 per cent in January 2011 year-over-year. This turnaround has been mainly due to the weaker dollar, the surge in foreign buyers and the incredibly low prices in an area that is believed to be for the richer few. According to Trulia.com, the latest average price per sq ft in Miami was $153, an increase of 30.8 per cent compared to the same time last year. The median sales price for homes in Miami FL for Feb 11 to Apr 11 was $135,000 based on 5,199 home sales. Compared to the same period one year ago, the median home sales price increased zero per cent, or $0, and the number of home sales increased 20.3 per cent; this is typical of a growing market.
Naples Data coming from Naples Area Board of Realtors shows that traditional sales continue to lead the way in the market, making up 71 per cent of all sales, the largest climb seen since 2009. Parallel to a report produced by the US News and World Report Magazine that recognized Naples Beach, located on Florida’s southwest Gulf coast, as one of the top five most relaxing beaches in the world, the number of condo pending sales has increased six per cent year on year in April whilst beachfront condo pending sales were also 43 per cent up. Experts believes that one main reason for rising prices in the Naples area can be traced to the continuing fall in the number of homes and condos available for sale. The available inventory decreased 11 per cent since one year ago, leaving just under a year’s supply in the marketplace. The median sales price for homes in Naples for Feb 11 to Apr 11 was $176,150. This represents an increase of 0.7 per cent, or $1,150, compared to the prior quarter and a decrease of 2.7 per cent compared to the prior year. Sales prices have depreciated 52.4 per cent over the last five years in Naples. This has been one driving factor that has allowed new home owners the affordability of purchase.
Davenport Central Florida presents one of the most lucrative places to own a home suitable for personal usage as well as for letting to tourists. This is due to the
year round rental demand which in turn creates a potentially attractive yield. Certain areas within the state, such as Davenport, just outside Orlando in central Florida, have seen median prices steadily climb to $112,900, up 42.9 per cent year-on-year whilst others have seen rapid declines. agents report dramatic increase in relocations to London Estate agents have seen a 20 per cent increase in enquiries from relocation agents over the past two months, indicating increased confidence in the capital among the international business community. Budgets are also increasing to levels not witnessed for several years. Up to the first quarter of this year, the majority of relocation agent activity was on behalf of junior or entry-level employees, and while that sector of the market remains strong, there has been a significant increase in enquiries on behalf of senior executives with higher rental budgets in the region of £1,000 per week upwards. The increase in relocation searches is spread across a broad range of business sectors, including accountancy, law and IT companies,
as well as financial services. “Relocation activity is a reliable indicator of confidence among the business community,” says Lynn Hilton, partner for residential lettings at Cluttons. “London has withstood the recession well but relocation agent demand had dropped significantly until last year, now activity levels are increasing

Just 28 per cent of those interviewed expect UK property values to fall over the coming year with an even split between those who expect prices to either increase or remain static. Eighty-five per cent expect the BOE base rate to rise at some point over the next year, while 65 per cent said that they were still benefiting from the current low level of interest rates with 58 per cent saying this had increased their desire to buy a property.

Hard courts are more popular than lawn courts as they are considerably easier to maintain, are useable throughout the year and do not present significant safety issues. “Having a tennis court installed can certainly add value to a property,” says Alex Gamble, account director at Fabricproperty.com a luxury lifestyle and property portal for London. “However, anyone considering installing
one should make sure there is enough space so that it doesn’t dominate the garden too much. Ideally the plot where your tennis court is placed should be more than an acre and a half.” Tennis courts require planning consent and permission can be refused by the local council, who are very strict about even minor details, such as the colour of the fencing around the court. Yet the time and money involved in installing a court may well be worth it, as buyers appreciate the benefits of a ready-made court and will often be more likely to spend that bit closer to the asking price to get one.
NEWS IN BRIEF The Royal Wedding Effect Agents across the capital are attributing a recent surge in sales and lettings enquiries to the international hype surrounding the wedding of the Duke and Duchess of Cambridge. Previously, analysts have been quick to suggest a lack of available stock and political unrest in the Middle East were driving investors to London, but many are now acknowledging that the market has recently benefited from the media spotlight which was placed on the nuptials. With the approach of the Olympic Games it is likely that visitors will continue to enjoy all that the capital has to offer and seek a base here.
Broadgate redevelopment possible
London prices continue to rise A Chesterton Humberts house price poll has found that the average price of a house in north London is now £367,594, which is around 1.2 per cent higher than last year. And there’s good news down south as well, with the average price of a house in south London now coming it at £305,249; this figure shows an annual increase of 0.2 per cent. These impressive figures demonstrate that London’s booming property market not only applies to central areas, and experts are confident that this trend is set to continue with the redevelopment of East London areas such as Stratford.
The government have rejected proposals from English Heritage which would have seen the city’s Broadgate Estate given a restrictive listing. The proposals suggested that the 1980s scheme was architecturally and culturally significant but both The City of London authorities and British Land and Blackstone who collectively own the campus, feel that regeneration will benefit the area. The City headquarters of UBS will now undergo an £850m renovation.

he first port of call, whether you are a first time buyer or a mover, is to secure a mortgage in principle. It is not, as many discover, to find your dream home and assume everything falls into place naturally, before facing bitter disappointment. Unfortunately, you cannot assume that a mortgage is readily available. Although the situation has improved over the past 12 months, criteria are still tight and lenders’ moods still flighty. Therefore you may find yourselves declined for the most spurious of reasons. Once you have a decision in principle, either by using the services of a broker, or by doing your own homework and dealing direct, you have to consider affordability. Very few lenders offer interest only deals at present, so if you are on a budget you will no longer have the option of postponing a payment plan for a year or two, when your circumstances might alter. tax, car, etc) you also have to take into account associated ongoing costs like insurances. These include building and contents, life, critical illness and income protection plans. All of these are important and need to be seriously considered, but, of course, need to fit a budget. When buying a property you will also need to pay for surveyors’ fees, solicitors’ fees and stamp duty. It is much easier to organise these aspects prior to finding your new home, so as not to complicate an already difficult process. If you have the time and confidence you could arrange this all for yourself.
