SNAP, CRACKLE AND POP The ever popular Blackheath bonfire night fireworks display will be held in the town on 5 November. An anticipated 100,000-strong crowd is likely to head to the heath, wrapped up warm, to celebrate the 406th anniversary of the Gunpowder Plot. Following the 30 minute firework spectacular, visitors will be encouraged to get stuck in at the food stalls, toast Guy Fawkes at the fully licensed bar or brave the rides at the on-site funfair. Last year’s familyfriendly event was made possible thanks to the generosity of local residents and businesses, and this year’s display is set to go off with a bang due to donations from L&Q and The Claredon Hotel, although visitors will be able to chip in a ‘penny for the guy’ at the public collection on the night. Many of the local roads will be closed for the event and local advice is to ditch the car and head to the heath on foot or by train in plenty of time for the 8pm start.

Transport latest… Greenwich council is encouraging residents and businesses to have their say on the proposed temporary changes to local roads which would occur during the Olympic Games next year. The plans, which are currently being developed on behalf of the Olympic Delivery Authority, include changes to bus lanes and stops and the possibility of reserving road lanes for official Olympic Games vehicles. Community clean-up The Blackheath Society is appealing for volunteers who take pride in their local area, to participate in monthly graffiti removal sessions. Green goodness The Blackheath Preservation Trust is continuing its partnership with Trees for Cities, an environmental charity which works to plant and look after trees in urban areas, on a project in the local Westcombe Woodlands, which is situated between Vanbrugh Hill and Maze Hill. After a successful pilot project in the summer, which involved clearing ivy, brambles and litter from the area, the project continues to support woodland management and enhance biodiversity on the site, making the Westcombe Woodlands an even greater benefit to the local community.

educationfocus Co-Education At Colfe’s School Richard Russell, Headmaster at Colfe’s School in Greenwich, puts a case forward for co-education
P
opular wisdom often misrepresents the advantages of single-sex schools over co-ed. In fact, just under 80 per cent of pupils in independent schools are currently educated in co-educational schools. This would have been unthinkable a generation ago, when the vast majority of fee-paying schools, as well as many state schools, catered exclusively for girls or boys only. The most compelling argument for co-education is also the most obvious: the increasing number of parents who choose co-education and reject singlesex do so because they want their children to grow
up in an environment that prepares them for a world which contains both men and women. They do not want their daughters to find out for the first time in the induction period at Ernst & Young that boys (of all ages) can be very silly. Boys, on the other hand, should not leave it too late to discover that girls tend not to enjoy Warhammer and Arsenal. The benefits of co-education extend beyond the obvious aspect of preparing for life in general. An education is enriched by the presence of both male and female perspectives in classrooms and laboratories. The social balance of a co-educational school enables boys and girls to learn from each other in a wider sense, breaking down the intensity of difficult social dynamics, which can so easily develop when boys or girls are left to their own devices. In their anxiety not to become completely anachronistic, advocates of single-sex schools point with growing desperation to the fact that they continue to dominate the higher reaches of the league tables. It is frequently claimed that girls in particular get better results in single sex schools, but the most authoritative recent research, covering schools in Australia, New Zealand, Canada, Ireland and the USA, as well as Great Britain and Ireland, suggests otherwise. Commissioned by the Headmasters’ and Headmistresses’ Conference, which represents the heads of 250 leading independent schools in the UK, the research concludes that boys and girls in singlesex schools enjoy no perceptible academic advantage. The author of the report, Sir Alan Smithers, is the foremost educational adviser in the UK and his conclusion could not be clearer: “While both singlesex and co-education schooling have passionate advocates, half a century of research has so far revealed no striking differences.” So the choice between single-sex and co-ed is not about results, but about a belief in how you best prepare children for adulthood. Colfe’s has been fully co-educational for more than a decade. ndian restaurants evoke something of a loyalty. Everyone has their favourite which they stick to religiously. And while the Everest Inn in Blackheath is much more than a traditional Indian eatery and prides itself on upmarket Nepalese cuisine, it definitely comes with an army of impressed regulars. On my visit, I started with the chef’s speciality, salmon tareko. To you and I, this is deliciously marinated salmon in a light batter served with homemade spiced chutney. My friend chose the chilli king prawn dish, which was perfectly seasoned with fresh green chillies, garlic and spring onions. While the food tasted great, the presentation is worthy of a mention in itself, the dishes looked so incredible it was nearly a shame to tuck in! This kind of detail pervaded the whole meal, from the neat way the naan bread was served, to the warm flannels which were brandished with a flourish (which sounds ridiculous, until you visit!) My main course was chicken bhuna with pilau rice, while my friend chose tandoori chicken. Both were dishes we’d eaten and
loved before and we really enjoyed the Everest Inn take on them. My bhuna has confined all future take-aways to the realm of disappointment – it was the lightest version I’ve ever eaten; lots of subtle spices, fresh ingredients and texture. The tandoori chicken was similarly well-cooked and tasty and we had our mains with all the treats you’d expectpopadoms, great sauces and vegetable sides. In fact, so delicious was the food that neither of us felt we could manage dessert. That was until the manager bought us the smooth portions of pistachio ice-cream which were really refreshing. The meal was lovely and the venue is perfect for more formal occasions such as dates or business dinners. Not that it isn’t a friendly, affordable or relaxing venue, it is. utumn is now officially here and the property market has bucked the usual end of summer trend by remaining very buoyant. It looks set to continue this way right to the end of the year. The rental market this summer has seen unprecedented levels of demand and prices rose accordingly. This situation has now levelled out somewhat and although there is still massive demand, applicants are being fairly discerning; if they are willing to pay high prices they are expecting a great standard of finish and a setting within the best locations. Therefore it is so important that landlords at this time ensure they present their properties in the best light, in order to capitalise on this increased demand and secure tenants over the winter period. All the signs are that the end of this year will continue to be strong right up to Christmas, particularly in the one and two bedroom market where we are still seeing low property availability. However the rental market can change very quickly and the end of the year typically sees lower applicant numbers, so if you are thinking of moving in the short term then it is best to get things arranged as soon as possible. In the sales market, family houses are still in short supply and we see the usual requirements fuelling this demand – proximity to the schools, a large garden and ease of access to the station. Accordingly, these are the specifics that are also dictating pricing, and this explains why there is a wide range of pricing across the local area. The economic climate and what is going to happen next year are hot topics, but right now, and with the Olympics just around the corner, south-east London is doing very well indeed. It offers excellent value for money and with the banks’ balance sheets looking like they are in a far more stable situation, lending to the first time buyers and young families will increase, allowing people to step up and buy the properties they so very much want. n

THE POWER OF PRE-MARKETING
T
here is a strong argument for creating maximum exposure for a property during its time on the market, however, much effort and resources are spent achieving the right exposure in the right places. One of the most powerful ways of securing a fast sale at a high price is to opt for minimal exposure or the targeting of a property to only a select few potential buyers. The strategy takes advantage of the fact that people enjoy being offered something on an exclusive basis, especially when it is a property that is just about to come onto the market. We often offer our new instructions ‘off-market’ to our pre-registered ‘hottest’ buyers first. This has resulted in a number of recent sales, many of which were secured on the day of instruction before the homes were advertised. Additionally, promoting to potential buyers that we have properties that don’t appear on our website or any portals creates a curiosity and a feeling that the buyer could be missing out on something good. This encourages them to register with us so that they can gain access to a potentially popular property with little or no competition. The prices achieved using this method tend to be good as well, because buyers of such a property know that it is unlikely the seller would consider anything other than the asking price during these early days of marketing. We find that many sellers like the idea of an initial period of quiet marketing, especially in instances of a marriage break up, a death in the family, a prominent house in a small town or in other circumstances where the vendor would not want it publicly known that they are selling. The concept also reduces the risk of overexposure or that the property would appear to be languishing on the market for an unfavourable reason. Of course, it does rely on a strong register of qualified buyers, but that’s never been a problem for us. n

O
ne of the best aspects of my career in property is being able to create masterpieces. Interior design is about far more than just decorating the rooms of a house, it’s about creating a fully functioning living space that is beautifully finished. When looking at homes there are a number of considerations that we think are essential.
1. Functional Flow The first stage in creating a luxury home involves spending time ensuring the layout is correct. Thinking about how the property will work and how the property will be lived in is as crucial
as the aesthetics. There needs to be a close coordination between the owner and interior designer to ensure optimum use of the house can be achieved from the perspective of the residents and the potential guests being entertained in it.
2. Create luxury with quality details Most interior designers will suggest using expensive wall finishes such as polished plaster which oozes quality. Whilst this is true, luxury is not just about using expensive materials but more about how you use them. Choosing materials with different textures creates interest without excessive use of colour. For example, opt for a rug with different patterns shaved into it. The approach is discreet and focuses on the detail. Chrome and leather accessories also automatically lift any piece of furniture, while glass and other metal finishes look sophisticated. Another way to add some spice to a room is to mix the old with the new; antique light fittings in a modern dining room or a 19th century writing desk in a bachelor’s office make a statement. Think outside of the box and don’t be afraid to break away from your usual style. Also ensure aspects such as grouting are neat, it’s a simple touch but messy and discoloured finishes can ruin the overall effect.
3. Timeless, not fashionable Like fashion, trends are constantly changing but interior design needs to be timeless. High quality materials, finishes and furnishings are just that — timeless and dependable. Quality is durable and never goes out of fashion.
4. Light up your life Living in London in winter can often mean darkness at 4pm, so creating light is important. Pairing dark floors with light walls and shiny surfaces is a great way of using the luxuriousness of dark colours while keeping the overall feeling of the room light and airy. Another way of creating the right setting is through specifically designed lighting layouts. Remember, placement is not only about a set of spotlights in the ceiling, you should consider the function of the overall space and the key furnishings in a room. A tiny speck of light, for example, when correctly angled, can uplift a specific piece of furniture and completely transform a room. When buying property in a country overseas, the investment climate and associated lifestyle is of obvious importance. THIS MONTH, WE explore why FRANCE is still a leading location for new homes
W
hile the economic crisis in the Eurozone has had great implications for investment in other countries on the continent, agents and property consultancies continue to report a very high level of interest in the French sales market, among British buyers. There are many reasons why the country continues to prove a popular location for second homes. “We were attracted to France because of its beautiful countryside and the wonderful culture,” explains one Briton who has bought a house in Normandy. “It’s also very easy to get to France from the UK, so we can visit more often and more cheaply.” The accessibility of France is certainly an important factor, with a Savills survey recently indicating that over 70 per cent of travellers prefer to fly to their homes abroad; the air journey time from London to Paris, averages just over one hour. The Savills research also highlighted that important lifestyle considerations for relocaters include the availability of bars and restaurants, and, with France famed for its haute cuisine, native wines and cheeses, it is easy to see why the country satisfies both criteria. And of course, after summers spent in warmer climes, many are also attracted to the higher temperatures which can be enjoyed just across the water. The enthusiasm for these aspects of life on French soil has resulted in an increase in property prices. The last year showed an 18 per cent increase in accommodation costs in Paris. However, many insiders agree that there are still good value residences to be found. “Prices are still relatively cheap,” says Richard Way, editor of The Overseas Guides, which provide comprehensive information and advice for those making the move abroad. “In the South West of France, in areas such as in the Languedoc region, you can still find rural detached properties for a lot less. France has always been a popular place to buy, but I’d say that interest has even increased further in recent times.” Other areas of the country that continue prove favourable with Britons include Nice, Provence and Champagne and many of those looking to buy have found French banks surprisingly willing to lend capital for second homes. However, Richard Way advises those considering making a purchase to familiarise themselves with the process overseas. “It’s very different from buying in the UK,” he explains. “In France, a state official must oversee the transaction and ensure paperwork is in order. However, their role is not to protect the interests of the buyer so it is strongly advisable to seek an independent lawyer.” The need for professional support is further underpinned by the recent and forthcoming changes in French property law. While profits from sales of a home which had been owned for 15 years were previously exempt from capital gains tax after that time, February 2012 sees an increase in these rates. However, wealthier buyers who choose to base themselves in France permanently do benefit from
an increase in the threshold necessitating payment of a tax on all assets. The cost was previously required for those with assets totalling over £800,000 but will now affect only those whose property and savings are worth over £1.3m. Providing one is aware of these changes, we cannot see why the weather, entertainment and proximity to the UK would not be enticing. n www.overseasguidescompany.com

swiss splendour With abundant thermal springs and top-class ski runs, investing in a property in the Valais Region of Switzerland is a smart move, says Lauren Romano
N
estled in a breath-taking spot in the heart of the Swiss Alps, the luxurious 51 Degree Spa Residential complex is taking shape. Winter sojourners can sink into the most inviting bath we’ve ever seen: a stand-alone, dark wood tub which takes pride of place next to a magnificent stone fireplace. Meanwhile folding glass walls open out to overlook a dizzying trio of mountain pinnacles, which stretch out as far as the eye can see. Inside, the clean, contemporary finish is offset with rugged stone-work, which adds a dash of cosily rustic charm to each apartment. Throughout the spacious interior, exposed woodwork and high ceilings give a bright, airy feel and the huge glass windows let the light flood in. The resulting effect is opulent, yet in keeping with a more traditional alpine architectural style, where wrap-around decked balconies with steaming outside

Relaxation with a capital R is the name of the game here, but if you can tear yourself away from the tempting waters, don your ski suits and hit the slopes. Hop on the nearby Gemmibahn up to the highest peak in Leukerbad, and get dropped off at Gemmipass armed with your skis. With a choice of 17 groomed runs and some 250km of new slopes planned for the next five years, rest assured, you’ll never grow tired of the terrain on offer. If you’re not in the mood for skiing, there are still plenty of outdoor activities to get your teeth into; from hiking in the Pfyn Forest to taking a shot at the 18 hole golf course and soaking up the medieval architecture in Leuk Town. Or, if this all sounds a bit too taxing, take a pit stop at Berghotel, Wildstrubel, perched at the top of the Gemmipass for cocktails in the clouds, book a table at any one of the nearby first-class eateries, or (if you haven’t tired of rest and relaxation) book yourself in for all manner of spa treatments, from whole body massages and grape seed wrap treatments to mud baths and sea salt exfoliation. Nine lavish residential apartments have already been launched and a further 21 are due for completion in the New Year. House Price Poll of Polls: The recent Chesterton Humberts/CEBR house price poll of polls has shown a marginal 0.2 per cent rise in UK house prices, with the average home now costing £175,553. A greater number of mortgage approvals and increased credit availability is thought to have attributed to the increase. The current strength of house prices in the capital has been responsible for hiking average figures, with property sales in London accounting for around 13 per cent of the national average.
The National House Building Council (NHBC) is advising home owners to take measures to protect their homes against the winter weather. The NHBC’s practical advice ranges from annual tasks, including clearing gutters and checking and servicing central heating boilers to sweeping chimneys to prevent fires and risk of carbon monoxide poisoning. Other handy pointers include advice on bleeding radiators to ensure proper water circulation and tips on how to identify potential cold spots in your home. The council are also keen to advise new-build homeowners that if properties are covered by the NHBC’s ten year Buildmark warranty, any damage or defects spotted in the first two years after completion should be put right by the builder responsible.

Can I get a mortgage? Ron Radway HAS ENCOURAGING WORDS FOR MORTGAGE HUNTERS
W
ith all the issues in the eurozone, the Bank of England increasing its commitment to quantitative easing in the midst of another recession and the media reporting nothing but doom and gloom, one could be forgiven for thinking that raising a mortgage at this moment in time would be nigh on impossible. But, actually, it could not be further from the truth; with lenders rediscovering an appetite to lend, competition has returned to the marketplace. The big four are heavily jostling with each other for market share and are consequently offering very competitive rates. Indeed, the fixed rates available are the best value for the consumer in living memory, but get in quick if you want to take advantage. The markets, as usual, are one step ahead of the Bank of England, the wholesale price of money is beginning to increase and it is expected to continue to rise in the New Year and filter through to the new borrower. Higher loan to value deals (involving smaller deposits) are more frequently approved as opposed to just being paid lip service. This is because the smaller lenders are happy to discuss individual cases and accommodate borrowers who don’t fit the very tight criteria applied by the big boys. New lenders are also queuing up for licences. Indeed, this month sees Tesco Bank entering the fray, and let’s be frank; Tesco doesn’t make too many mistakes and wouldn’t join this sector without having access to significant funds and the confidence of high demand. Of course, this hunger for customers is counterbalanced by restrictive criteria, in the form of tight credit scoring, strict affordability perimeters and stringent income proofs.
