areanews Read All About It Alleyn’s School in Dulwich is the site of a very special children’s literary festival, this October. The first ‘Word Up!’ reading and arts event will run from 22-24 October with the aim of inspiring young people to enjoy books and develop their own writing and imagination. The organisers were prompted by the Evening Standard’s Get London Reading campaign and felt that a lively programme of authors and illustrators was perfect for the area. The event includes many free sessions and consists of talks and demonstrations from the likes of Jacqueline Wilson, Francesca Simon (of Horrible Histories fame) and Pirates of the Caribbean star Mackenzie Crook, who has confessed to being nervous at the thought of a grilling by eager seven year olds! In addition to question and answer sessions and narration, children can learn to make their own illustrated books, play alongside the London Philharmonic Orchestra and listen to poetry accompanied by a fun DJ set. Constituency Changes

As part of a continuing alliance between the environment and transport divisions of Greenwich Council, local residents have the opportunity to recycle their old and unused vehicles free of charge. The service is ecofriendly as well as offering a solution to the abandonment of cars, which may cause obstruction in the local area.

Proposed changes to constituency borders across the UK have been announced. If implemented, the overall number of seats will be cut by 31 in England. The action would see the constituency of West Norwood and Dulwich divided into three parts. 40 per cent of the electorate would vote for a new Brixton seat, 35 per cent would be listed under a new seat of Dulwich and Sydenham and the remaining part, Streatham and Tooting.

Familiar Goodness It is a passion for sustainability and healthy eating that has driven four local residents to launch a much-loved vegetable collection service. Developed by individuals living in Dulwich and Herne Hill, Local Greens offers delicious seasonal vegetables from organic and spray-free farms which are as near to South East London as possible. Out&About...

WALK The Ramblers is a charity which works to preserve the footpaths and countryside around us, as well as promoting a healthy lifestyle. As part of this initiative, on Sunday 2 October, a local walking group have announced a new route which encompasses a leisurely walk around Dulwich Park in the morning and an afternoon visit to the Picture Gallery. Olympic Profiteering?

I

f only I had a pound for every time someone discussed with me the prospect of renting property during the Olympic period! While this could be a great idea, it’s important to consider the prospect carefully. Potential landlords need to be aware of the risks and enter into the process with full knowledge of the implications. I am so passionate about doing this right that I have also commissioned a video on You Tube highlighting the risks. Firstly, would-be landlords should check if their buildings insurance is still valid if they rent out the property on a short term basis. If not, it is possible to apply for other cover for the period. However, mortgage lenders should also be consulted as many lenders will not permit this type of activity. Holiday tenants are very different to normal long term tenants and therefore new landlords will have to trust a total stranger to look after their home. Deposits are small in comparison to a longer let and therefore if a holidaymaker breaks certain items this could undermine any profit made. Taking overseas tenants to court could also be costly and time consuming. For those who already have a buy-to-let property, existing tenants will have to be notified well in advance in order to secure a vacant period. The process to remove a tenant who is not willing to move out via a normal notice period, can take many months through the County Court and a saturated lettings market post-Olympics would make it difficult to find a new tenant. As a landlord, assuming you have good tenants, then my recommendation is to keep them in your property. Those looking for accommodation during the Olympics should be aware that there will be properties on the market that are not really available. Anyone can take a photo of a house and place it on a holiday website for short term fraudulent gain. My advice is to be cautious and source your holiday property through a reputable agent or source. We ensure that we prove both ownership and identity 24

from our landlords to ensure peace of mind for incoming tenants. For many it may still be the right decision to rent out your property during the Games. The next step is to work out what it is worth and get it marketed. e always try hard to recommend places we love, rather than comment on places we weren’t so impressed with. And luckily, this month, I have nothing but praise about Locale in East Dulwich. My colleague and I visited on a surprisingly busy Monday evening and the atmosphere was lovely. From the soft music in the background to the smart décor (chandeliers and cosy corner tables with leather wrap-around seats), we relaxed straight away. The restaurant bills itself as an Italian venue, but banish all thoughts of tired Margherita pizza and book yourself in. We started with a classic dish of buffalo mozzarella, vine tomatoes and basil and can reassure purists that quality is top notch simple, fresh and tasty, it was the perfect starter. If you fancy something with a little more bite, we recommend the pan fried queen scallops wrapped in pancetta, served with garlic and chilli dressing – so good that, on the

strength of this dish, my colleague opted for a linguine brimming with fresh seafood for her main course. Monday is steak night at Locale in East Dulwich and prime cuts are available for really affordable prices, so I was pleased to have opted for sirloin served with mash and French beans – a well-cooked hearty dish, bursting with flavour. Dessert for me was chocolate fondant with berries and clotted cream, which is probably not difficult to enjoy, but was gorgeous all the same! It was rich without being stodgy and the perfect serving size. My colleague enjoyed a tiramisu which rounded off a lovely evening. All in all, we had a great meal, and we definitely feel that this is a place for a group of friends to enjoy the wide range of a la carte dishes, rather than a venue for those who jet off to Sicily every year. N

ow that the summer holidays are over and everyone is back to work, and more importantly back to school, many have returned to focusing on moving house. We have already seen a rapid increase in both the numbers of applicants registering their interest in suitable homes and also in the number of properties being listed for sale compared to August. There is definitely the sense that both buyers and sellers are looking to make the move and be in new homes by the end of the year. And therefore the next eight weeks should prove to be a busy time in East Dulwich, which proves successful for both potential purchasers and vendors. The property market for 2011 as a whole has been positive. Winkworth’s Summer Analysis Report shows that demand for property in London has remained strong throughout, although London sales stock has fallen by nearly a third from June 2011 until now. Therefore it is unsurprising that the number of rental tenants has grown by nearly 32 per cent and vacant properties are generating higher yields each month. The average rent across all Winkworth properties is now £2,169 compared to £1,913 a year ago, which is great news for landlords. Competition for limited prime properties has also fuelled a trend for off-market sales with many sellers receiving offers before details of their homes have even been printed. In March and April of this year twice the number of properties were sold before they officially reached the market, accounting for nine per cent of all completions in central London. Although for agents, April was slightly slower, which can be attributed to the number of Bank Holidays slowing the viewing and completion process, March was also a particularly good month in general, with over 70 per cent more sales than in February. Optimistic experts are now predicting similar highs as we head into Autumn. n

ith the economic downturn a largely international phenomenon it is always interesting to hear of countries which are recovering quickly and reporting flourishing investment markets. Estonia, the smallest of the Baltic countries, is certainly making its presence felt on the European stage, with increasing GDP growth, record numbers of tourists and an interesting and innovative approach to growing property demands. According to Statistics Estonia, the government agency of the Ministry of Finance, Estonia’s GDP has increased by an impressive eight per cent in the first quarter of 2011 compared to the same quarter last year. In addition, Estonia has played host to a record number of UK based visitors this year, which helped contribute to a 19 per cent rise in the number of international tourists overall. This increase has been facilitated by the fact that Tallinn has been voted European Capital of Culture for 2011 and low cost airline EasyJet recently introduced flights to the city, making it easier and more cost effective to visit. In fact, the latest available figures suggested that in just three months of this year, 259,000 visitors sought hotel and apartment accommodation in the region. This undoubtedly promises good rental yields for anyone who does purchase a property in the area and resale values are likely to be high. Property prices have increased 2.5 per cent year on year since 2009 and this has triggered a 35 per cent increase in the number of construction projects, which will present new options for would-be landlords. Estonia not only presents financially viable and practical property possibilities, it is also likely to appeal specifically to those looking for modern, eco-conscious developments. Research by KMPG suggests much of Estonia’s European funding is being put into environmentally sensitive initiatives such as the production of renewable energy sources, which has increased threefold since 2009. The Estonian government predicts that by 2020 the share of energy generated from renewable sites will reach 25 per cent, lowering the running costs of a property in the country. With this kind of support and encouragement available to developers, Estonia finds itself the location for the first carbon negative housing complex in Europe which will use its own biomass fuel for heating and electricity. The system is being integrated into a site offering two bedroom natural wood terraced houses with front and back gardens. The asking price is an affordable ₏107,307. n

The Cape Escape With summer over, now is the perfect time to consider a second home in warmer climes, says Alice Nail

T

here are very few gorgeous villas in tropical resorts that we wouldn’t like, especially as the lacklustre summer we did have drifts away. However, this month we think we’ve found a definite favourite, in the form of a luxury hideaway on Cape Panwa, Phuket. Thailand, and Phuket in particular, has become one of the most popular holiday destinations in the world over recent years, and not just with those undertaking gap year travel. Increasing service from international airlines and a blossoming tourist industry has seen high end bars, restaurants and hotels become commonplace, which has in turn ensured that most of us know someone who has considered the country as their luxurious escape – be it for a honeymoon or long, sun-soaked holiday.

In fact, Phuket airport is on course to exceed all known aviation records this year, having handled an influx of over five million visitors within the first eight months of 2011. This number is substantiated by a 34.13 per cent increase in international arrivals since 2010. It is difficult to imagine any of those visitors who would not choose to extend their stay if they could, and a recently available property from Signature Residences Worldwide is definitely the type of place we’d love to while away tropical days. It is easy to think that the cost of living in London has increased astronomically in the past two years. However, it is important to remember that landlords are benefitting from high rental returns upon their initial investments too, meaning that it is still a great time to purchase a second property. Research from Knight Frank in Canary Wharf also shows that rental costs have surged recently, but over the longer term they have not kept pace with the increase in wages in the capital. This means that it is still relatively cheaper to rent a property in London than it was a decade ago. The number of tenancies started in the three months preceding August increased by 13 per cent.

TECHNOLOGY IN ACTION Property hunters of the past few months will recognise the increasing use of Quick Response Codes, a digital bar code which can link to information when scanned with the use of a smart phone and dedicated application. James Wyatt of Barton Wyatt admits the value of such tools: “The US market benefitted from the use of QR codes and owing to the smart phone obsession we think the new technology will be instrumental in securing property sales.” The information which can be accessed includes everything from price and description information to online property tours, speeding up the viewing process. In light of recent trends Google has estimated that over 50 per cent of property searches will use smart phones by the end of next year, while one billion people will own a suitable device by 2013.

I need the money now! Ron Radway considers the funding alternatives to mortgages

T

here are many occasions when a conventional mortgage is not necessarily the best way to raise funds, especially if the sum is required very quickly, or the applicant doesn’t fit the profile a conventional lender expects. The obvious instance is where a borrower has a large early redemption penalty on their existing mortgage and they wish to raise extra finance. They can then raise the required capital as a separate issue, thereby negating the penalty. Alternatively, sometimes a borrower who has a prime mortgage that has been well maintained, but has acquired poor credit elsewhere, needs to raise additional finance. The usual option is to remortgage, but by doing this the borrower will be charged an adverse interest rate on the entire loan, rather than merely on the additional finance. Therefore, a secured loan can often provide the best solution. While the overall cost of borrowing is a major consideration, other factors should also be considered, such as speed. Typically secured loans can complete in less than 21 days and some in as little as ten days. Another possibility is bridging finance, a method

of capital generation, used to maintain liquidity while waiting for a reasonably expected inflow of cash. Bridge financing is commonly used when the cash flow from a sale of an asset is expected after the cash outlay for the purchase of an asset. For example, when selling a house, having committed to a new one. Finally, a new entry into the market place offers an innovative and real alternative to conventional short term lending. This new lender, Borro, differs in the type of asset against which it will lend. Borro can lend from ÂŁ1,000 to ÂŁ1,000,000 against personal assets of high value such as jewellery and luxury cars. This particular route provides a valuable additional service, because it does not affect any funding already in place.
