......... a refreshing change
Holding the Sale Together Nationally, about 35% of all sales arranged fail to reach a successful exchange of contracts. Fortunately, our success rate is three times better than this average! Simon Hughes Managing Director
However, the sales cycle can be frustratingly slow and the longer the sale takes, the greater the chance of it falling through. This makes it particularly important that your estate agent handles your sale with kid gloves. We typically advise our sellers as follows: • P reparation – Make sure your solicitor has called for the deeds and prepared a draft contract in anticipation of finding a buyer. e serious - Only accept a serious offer. Does the buyer • B have anywhere to sell, a mortgage agreed in principle and a solicitor lined up? Ask to see details. A serious buyer will be prepared and won’t want to delay.
Long Mill, Greenwich
£435,000 Leasehold
Mumfords Mill was built around 1790 and was at one point London’s most important flour mill served by boats sailing up the Deptford Creek. on’t accept an offer exclusively from someone with a • D property to sell. By doing so you limit the saleability of your property to the saleability of theirs, and you lose control. ridge – Bridging finance can provide a solution if you • B are caught between selling and buying. It is effective but costly and risky, so think carefully before entering into any agreement. • A sk your solicitor about pre-contact agreements, which can bind the purchaser to buy prior to exchange, subject to certain provisions, much as they use overseas. You can even take a deposit from the purchaser to guard against them pulling out or renegotiating. At Conran Estates, we pride ourselves on our ability not only to deliver buyers to your door by using many fantastic marketing tools – but, more importantly, to make sure that you actually move!

Welcome note...
W
elcome to the October issue of London Homes and Property, where agents are reporting a postsummer boom in the sales and lettings markets and a dedicated service has been launched to pair landlords with those would-be tenants looking for shared accommodation (p. 58). The onset of Autumn has also inspired us to give our own homes a makeover, and we’re discovering great new interiors boutiques and brands (p. 41) while exploring a particularly fun trend for all things musical (p. 42) in our lifestyle section. In the local area, we’re delighted to hear that Dulwich is hosting its very own literary festival
(p. 20), a walking tour will be encouraging visitors to explore our environs and the South London Theatre is staging a vibrant new production (p. 22). We’re also pleased to recommend a visit to the lovely Italian restaurant Locale which has branches in both Blackheath and East Dulwich and offers a great variety of dishes (p. 25) Further afield, our Buyer’s Guide reflects on Estonia’s investment climate (p. 52) and we’re wishing our funds would stretch to a gorgeous villa near Phuket, with its two pools, sweeping veranda and stylish interior design, it’s a dream second home (p. 54). Happy Hunting!

Read All About It THE WORD UP LITERARY FESTIVAL
living local
areanews Read All About It Alleyn’s School in Dulwich is the site of a very special children’s literary festival, this October. The first ‘Word Up!’ reading and arts event will run from 22-24 October with the aim of inspiring young people to enjoy books and develop their own writing and imagination. The organisers were prompted by the Evening Standard’s Get London Reading campaign and felt that a lively programme of authors and illustrators was perfect for the area. The event includes many free sessions and consists of talks and demonstrations from the likes of Jacqueline Wilson, Francesca Simon (of Horrible Histories fame) and Pirates of the Caribbean star Mackenzie Crook, who has confessed to being nervous at the thought of a grilling by eager seven year olds! In addition to question and answer sessions and narration, children can learn to make their own illustrated books, play alongside the London Philharmonic Orchestra and listen to poetry accompanied by a fun DJ set. The two day festival will begin with a carnivalesque performance by local school children and welcomes all the family. www.wordupfestival.co.uk
Transport latest…
Constituency Changes
As part of a continuing alliance between the environment and transport divisions of Greenwich Council, local residents have the opportunity to recycle their old and unused vehicles free of charge. The service is ecofriendly as well as offering a solution to the abandonment of cars, which may cause obstruction in the local area.
Proposed changes to constituency borders across the UK have been announced. If implemented, the overall number of seats will be cut by 31 in England. The action would see the constituency of West Norwood and Dulwich divided into three parts. 40 per cent of the electorate would vote for a new Brixton seat, 35 per cent would be listed under a new seat of Dulwich and Sydenham and the remaining part, Streatham and Tooting.
Interested parties can register for the service by visiting the council website or telephoning: 020 8921 4661. www.greenwich.gov.uk
Did you know? Dulwich was referred to as ‘Dilwihs’ in Saxon times, meaning ‘meadow where the dill grew’.
Familiar Goodness It is a passion for sustainability and healthy eating that has driven four local residents to launch a much-loved vegetable collection service. Developed by individuals living in Dulwich and Herne Hill, Local Greens offers delicious seasonal vegetables from organic and spray-free farms which are as near to South East London as possible. The mixed assortment is collected by customers each week from farms partnering the project. This minimises packaging and transportation, making for an eco-friendly solution, not to mention amazingly fresh produce. www.localgreens.org.uk

Westfield Stratford City is a great place to visit if you are looking for laid-back and affordable dining options. One of which is the new Comptoir Libanais, a delicious and contemporary Lebanese café offering everything from mezze plates to salad and wraps. The range of meals is great value and incorporates fresh herbs, spices and vegetables in the spirit of traditional Middle Eastern fare.
Lordship Lane is not only one of the oldest thoroughfares in the area, but contains historical sites of national interest. If your children are involved in the ‘Word Up!’ reading festival this October, be sure to walk them along to 352-356 Lordship Lane. As many know, children’s author Enid Blyton was born above one of the shops here on 11 August 1987.

EXPERT COMMENT Simon Hughes, MANAGING DIRECTOR OF CONRAN ESTATES SHARES IMPORTANT CONSIDERATIONS FOR THOSE ASPIRING TO BECOME LANDLORDS DURING THE LONDON OLYMPICS
Olympic Profiteering?
I
f only I had a pound for every time someone discussed with me the prospect of renting property during the Olympic period! While this could be a great idea, it’s important to consider the prospect carefully. Potential landlords need to be aware of the risks and enter into the process with full knowledge of the implications. I am so passionate about doing this right that I have also commissioned a video on You Tube highlighting the risks. Firstly, would-be landlords should check if their buildings insurance is still valid if they rent out the property on a short term basis. If not, it is possible to apply for other cover for the period. However, mortgage lenders should also be consulted as many lenders will not permit this type of activity. Holiday tenants are very different to normal long term tenants and therefore new landlords will have to trust a total stranger to look after their home. Deposits are small in comparison to a longer let and therefore if a holidaymaker breaks certain items this could undermine any profit made. Taking overseas tenants to court could also be costly and time consuming. For those who already have a buy-to-let property, existing tenants will have to be notified well in advance in order to secure a vacant period. The process to remove a tenant who is not willing to move out via a normal notice period, can take many months through the County Court and a saturated lettings market post-Olympics would make it difficult to find a new tenant. As a landlord, assuming you have good tenants, then my recommendation is to keep them in your property. Those looking for accommodation during the Olympics should be aware that there will be properties on the market that are not really available. Anyone can take a photo of a house and place it on a holiday website for short term fraudulent gain. My advice is to be cautious and source your holiday property through a reputable agent or source. We ensure that we prove both ownership and identity 24
from our landlords to ensure peace of mind for incoming tenants. For many it may still be the right decision to rent out your property during the Games. The next step is to work out what it is worth and get it marketed. I would recommend that those individuals visit conranestates.co.uk, click the You Tube link and seek more information from our videos. n www.conranestates.co.uk

W
e always try hard to recommend places we love, rather than comment on places we weren’t so impressed with. And luckily, this month, I have nothing but praise about Locale in East Dulwich. My colleague and I visited on a surprisingly busy Monday evening and the atmosphere was lovely. From the soft music in the background to the smart décor (chandeliers and cosy corner tables with leather wrap-around seats), we relaxed straight away. The restaurant bills itself as an Italian venue, but banish all thoughts of tired Margherita pizza and book yourself in. We started with a classic dish of buffalo mozzarella, vine tomatoes and basil and can reassure purists that quality is top notch simple, fresh and tasty, it was the perfect starter. If you fancy something with a little more bite, we recommend the pan fried queen scallops wrapped in pancetta, served with garlic and chilli dressing – so good that, on the
strength of this dish, my colleague opted for a linguine brimming with fresh seafood for her main course. Monday is steak night at Locale in East Dulwich and prime cuts are available for really affordable prices, so I was pleased to have opted for sirloin served with mash and French beans – a well-cooked hearty dish, bursting with flavour. Dessert for me was chocolate fondant with berries and clotted cream, which is probably not difficult to enjoy, but was gorgeous all the same! It was rich without being stodgy and the perfect serving size. My colleague enjoyed a tiramisu which rounded off a lovely evening. All in all, we had a great meal, and we definitely feel that this is a place for a group of friends to enjoy the wide range of a la carte dishes, rather than a venue for those who jet off to Sicily every year. This is by no means a criticism; Locale is a place where it would be a shame to order a pizza! n 58-60 East Dulwich Road, SE22 9AX www.localerestaurants.com

State of the market Oliver Burgess, branch valuer at Winkworth Estate agents in East Dulwich comments on the state of the residential property market
(POST) SUMMER BLOOMS
N
ow that the summer holidays are over and everyone is back to work, and more importantly back to school, many have returned to focusing on moving house. We have already seen a rapid increase in both the numbers of applicants registering their interest in suitable homes and also in the number of properties being listed for sale compared to August. There is definitely the sense that both buyers and sellers are looking to make the move and be in new homes by the end of the year. And therefore the next eight weeks should prove to be a busy time in East Dulwich, which proves successful for both potential purchasers and vendors. The property market for 2011 as a whole has been positive. Winkworth’s Summer Analysis Report shows that demand for property in London has remained strong throughout, although London sales stock has fallen by nearly a third from June 2011 until now. Therefore it is unsurprising that the number of rental tenants has grown by nearly 32 per cent and vacant properties are generating higher yields each month. The average rent across all Winkworth properties is now £2,169 compared to £1,913 a year ago, which is great news for landlords. Competition for limited prime properties has also fuelled a trend for off-market sales with many sellers receiving offers before details of their homes have even been printed. In March and April of this year twice the number of properties were sold before they officially reached the market, accounting for nine per cent of all completions in central London. Although for agents, April was slightly slower, which can be attributed to the number of Bank Holidays slowing the viewing and completion process, March was also a particularly good month in general, with over 70 per cent more sales than in February. Optimistic experts are now predicting similar highs as we head into Autumn. n

designerfocus Mark Barratt APPROACHABLE AND INSIGHTFUL, MARk BARRATT HEADS UP THE TEAM AT PROPERTY DESIGN AND REFURBISHMENT COMPANY, 2WENTYFOUR, SAYS LANA JORDAN
I
t’s not hard to recognise that over the past decade redecorating, redesigning and even completely remodelling London homes has become a serious trend, and an indemand trade. As partner and head designer at design-led refurbishment company 2wentyfour, Mark Barratt understands this enduring interest, better than most. 2wentyfour specialise in creating spaces which fulfil every detail of a client’s requirements. “Our sole purpose is to help our clients create a home that provides them with exactly what they dreamed of,” he explains. “We take the project from concept right the way through to completion planning, managing and doing everything along the way. Regardless of the size or complexity involved, the end goal is always the same, to produce beautifully designed, well thought out and brilliantly finished spaces that are personal to our clients.” One of the aspects which make Mark’s work relatively unique is his and his team’s ability to create environmentally sensitive projects. Indeed, property owners are asking about where the materials used in their homes are sourced and are also considering the safety of chemicals commonly employed in building and decorating, more than ever before. To this end, Mark is proud to have headed up a scheme which saw a home insulated with sheep’s wool and recycled paper and 2wentyfour also has access to SCF timber, formaldehyde-free MDF, recyclable and biodegradable dry-lining boards. Such conscientiousness is carried across Mark’s work and he is up-to-date with the contemporary requirements of London home-owners which include walk-in showers, dual function rooms and kitchens which mix and match different styles of units. He explains that the latest trend is for open-plan master suites, a large space with a penthouse feel boasting defined areas for living. “If you have the space, two rooms can be knocked together to create not just a bedroom or a bathroom but an open living area that combines both. The bathroom is therefore, coming into the bedroom and this is something you would usually associate with boutique hotels.” n

ith the economic downturn a largely international phenomenon it is always interesting to hear of countries which are recovering quickly and reporting flourishing investment markets. Estonia, the smallest of the Baltic countries, is certainly making its presence felt on the European stage, with increasing GDP growth, record numbers of tourists and an interesting and innovative approach to growing property demands. According to Statistics Estonia, the government agency of the Ministry of Finance, Estonia’s GDP has increased by an impressive eight per cent in the first quarter of 2011 compared to the same quarter last year. In addition, Estonia has played host to a record number of UK based visitors this year, which helped contribute to a 19 per cent rise in the number of international tourists overall. This increase has been facilitated by the fact that Tallinn has been voted European Capital of Culture for 2011 and low cost airline EasyJet recently introduced flights to the city, making it easier and more cost effective to visit. In fact, the latest available figures suggested that in just three months of this year, 259,000 visitors sought hotel and apartment accommodation in the region. This undoubtedly promises good rental yields for anyone who does purchase a property in the area and resale values are likely to be high. Property prices have increased 2.5 per cent year on year since 2009 and this has triggered a 35 per cent increase in the number of construction projects, which will present new options for would-be landlords. Estonia not only presents financially viable and practical property possibilities, it is also likely to appeal specifically to those looking for modern, eco-conscious developments. Research by KMPG suggests much of Estonia’s European funding is being put into environmentally sensitive initiatives such as the production of renewable energy sources, which has increased threefold since 2009. The Estonian government predicts that by 2020 the share of energy generated from renewable sites will reach 25 per cent, lowering the running costs of a property in the country. With this kind of support and encouragement available to developers, Estonia finds itself the location for the first carbon negative housing complex in Europe which will use its own biomass fuel for heating and electricity. The system is being integrated into a site offering two bedroom natural wood terraced houses with front and back gardens. The asking price is an affordable ₏107,307. n
Estonia Facts Tallinn is perfect for history buffs, the beautiful old village dates to medieval times while the Kadriorg district reflects its previous leadership by Russian Tsars. The official language of Estonia is Estonian, which is closely related to Finnish. Estonian cuisine relates closely to the seasons and reflects typically diverse Western tastes. The Estonian people enjoy eating fresh foods during summer including berries, herbs and fish. Estonia first competed in the Olympics in 1920 and sport remains an important part of the native culture.

The Cape Escape With summer over, now is the perfect time to consider a second home in warmer climes, says Alice Nail
T
here are very few gorgeous villas in tropical resorts that we wouldn’t like, especially as the lacklustre summer we did have drifts away. However, this month we think we’ve found a definite favourite, in the form of a luxury hideaway on Cape Panwa, Phuket. Thailand, and Phuket in particular, has become one of the most popular holiday destinations in the world over recent years, and not just with those undertaking gap year travel. Increasing service from international airlines and a blossoming tourist industry has seen high end bars, restaurants and hotels become commonplace, which has in turn ensured that most of us know someone who has considered the country as their luxurious escape – be it for a honeymoon or long, sun-soaked holiday.
In fact, Phuket airport is on course to exceed all known aviation records this year, having handled an influx of over five million visitors within the first eight months of 2011. This number is substantiated by a 34.13 per cent increase in international arrivals since 2010. It is difficult to imagine any of those visitors who would not choose to extend their stay if they could, and a recently available property from Signature Residences Worldwide is definitely the type of place we’d love to while away tropical days. The 1,400 metre plot is integrated into a five star resort which stretches majestically out to sea from the south of Phuket. And, while those accustomed to spas, private beaches and infinitely pools might declare it cliché, the rest of us would gladly seize on such a heavenly stereotype. And not before joining
the cooking school, taking cocktails in the stunning bar, trying our hand at the water sports available and dancing the night away at the disco. Yet, as geared towards escapism and entertainment as the resort is, the ambience is as relaxing and respectful as you could hope for. The interior of the villas have a distinctive Asian flair, finished in deep woods and natural materials. Wraparound, floor-to-ceilings windows from a vantage point of up to 60 metres above Thailand’s Andaman Sea also flood the rooms with sunlight and an inimitable tranquillity. The villa available is a four bedroom property with several living and dining areas, presenting the perfect opportunity for socialising, but retaining a cosy and exclusive feel. It has been styled with chic cream daybeds, cool stone floors and state of the art bathroom suites, all of which are touches that blend the traditional Asian styling with a desirable modernism. Plasma televisions, air conditioning and other high tech features also ensure home comforts are on hand. While it looks absolutely beautiful, one imagines you’d spend most of your time outside, whether sunbathing on the veranda, making the most of a private BBQ area or enjoying a dip in the jacuzzi or two swimming pools! This part of Thailand benefits from high temperatures throughout the year but January and February are particularly great times to visit, owing to a lower level of humidity and very limited rainfall. The resort itself consists of 40 acres of tropical rainforest and is set exclusively on the Cape, which means that unlike other areas of Thailand which have become deservingly popular, the style and services of Cape Panwa are available to only a select few. Befitting of its status as a fully equipped resort, there are tennis courts as well as a gym, fitness centre and swimming club and friends can challenge each other in the games room or take some time out in the library. For those who just can’t let go of their commitments at home, a business centre also facilitates communication with the UK. The blending of a residential complex and highend holiday hideaway is an increasingly sought after concept and clearly one which Cape Panwa embodies effortlessly. And if one decides to take a day trip away from the region? There’s even a mooring centre for yachts. n www.signatureresidencesworldwide.com

Such demand shows no sign of abating with the launch of the attractive new
IT’S GOOD TO SHARE If the buoyant lettings market has cultivated your enthusiasm for becoming a landlord then news that an agency has been founded which takes the stress out of finding tenants, is likely to be of interest. London Shared is a new service which specialises in managing shared accommodation. The agency rent from the landlord directly before helping young professionals moving to London find affordable, homes with like-minded individuals. NEWS IN BRIEF
LETTINGS UPDATE
The shortlist for the RIBA Manser Medal for the best new house or extension in the UK has been announced. The award is given in partnership with HSBC Private Bank and will see the architect of the winning design receive £10,000 and wide acclaim. Those on the shortlist include homes ranging in value from £500,000 to £2.6m, whether purposely designed
DECORATING DRAMAS According to a survey commissioned by Command Products, picture-hanging is one of the most avoided decorating practices for London residents. Over 64 per cent of the individuals surveyed admitted that they had prints they were yet to display and nearly a quarter suggested that they had up to five which needed to be placed. Despite being a relatively simple task, Londoners gave a variety of excuses for not completing the task, including the fear of damaging walls by drilling.
for open plan living, particularly energy efficient or with dedicated spaces for working at home. The aim is to recognise a project which has an excellent design, and a private house in London is among those fitting the bill, owing to its quirky glass construction which blends indoor and outdoor living. www.architecture.com
It is easy to think that the cost of living in London has increased astronomically in the past two years. However, it is important to remember that landlords are benefitting from high rental returns upon their initial investments too, meaning that it is still a great time to purchase a second property. Research from Knight Frank in Canary Wharf also shows that rental costs have surged recently, but over the longer term they have not kept pace with the increase in wages in the capital. This means that it is still relatively cheaper to rent a property in London than it was a decade ago. The number of tenancies started in the three months preceding August increased by 13 per cent.
TECHNOLOGY IN ACTION Property hunters of the past few months will recognise the increasing use of Quick Response Codes, a digital bar code which can link to information when scanned with the use of a smart phone and dedicated application. James Wyatt of Barton Wyatt admits the value of such tools: “The US market benefitted from the use of QR codes and owing to the smart phone obsession we think the new technology will be instrumental in securing property sales.” The information which can be accessed includes everything from price and description information to online property tours, speeding up the viewing process. In light of recent trends Google has estimated that over 50 per cent of property searches will use smart phones by the end of next year, while one billion people will own a suitable device by 2013.

DEVELOPMENT FOCUS The Essence of Luxe Living stunning family homes, perfect for the city’s professionals, now available in a perfect commuting location
E
very so often we hear of a development which pairs prime London property standards with a rural setting and still enables a reasonable commute to the city centre.
Chigwell Grange Set on the tranquil fringes of the leafy Essex village of Chigwell is Chigwell Grange, a new development of 32 exclusive family homes. Just 16 miles from central London, the houses are perfect for those who commute to work in London yet want their evenings and weekends to be relaxed and away from the rat-race. The first phase of four has been recently completed, three of which are currently available for sale. Chigwell Grange is a green and gated space, with mature trees surrounding a small private garden. A large country park with woodland areas and a nature reserve has been created next to the site, and Epping Forest is just a few minutes away; surrounding Chigwell is a countryside full of charming pubs, village shops, a network of bridlepaths, footpaths and forest trails. The houses at Chigwell Grange have been designed in one of three styles, Magnolia, Cedar and Walnut, and are set apart from each other with large back gardens and a three-car driveway to the front of each. Individually designed to suit their plots, their living spaces are set over three floors or - in the Walnut style, four, with a basement area dedicated for a gym, steam room and also a large ‘den’ area, which could be used as a small screening room, opulent dining space or games room. Situated on the ground floor of each is a kitchen, dining room, reception room and hallway (and garage) and then over the first and second floors are the master bedroom suite with its private terrace, five more bedrooms and five further bathrooms, four of which are en suite. Each house is laid out slightlydifferently, chiming with the different exterior styles of the properties.
Location Chigwell is one of Essex’s gems, a favourite of professionals, sportsmen and their families. It is
are carpeted. The high specification finish is continued externally with traditional stone features and brickwork on the exterior of the house, a large double garage and contemporary fencing. The gardens have been landscaped with entertaining in mind, and the decking is surrounded by low walls containing outdoor illumination and builtin cooking and eating areas perfect for barbeques. n Prices for the three available homes start at £1.95m through Knight Frank, telephone: 020 7861 5444 www.knightfrank.com
under 45 minutes away from the City and the West End by tube, and connected by major roads to Cambridge and the Home Counties. Moreover, Luton, Stansted and City airports are in a 38-mile radius, making it easy to get away to the sun. Chigwell village has a long-standing community and an ambience of relaxed country life, with small boutique shops and cafes and oak-beamed pubs and restaurants. Its history stretches back to the the Doomsday book, and parts of the village church remain from their Norman origin.
Interiors and specification Demonstrated perfectly in the Walnut-style show home, the houses at Chigwell Grange are beautifully finished and use the finest materials throughout. Woods, marbles and stone have been selected and laid by specialist craftsmen to complement the large rooms and light spaces, while other areas possess a warmer, cosier feel. Large walk-in closets and hisand-hers bathrooms make a luxurious use of space, and form part of the ‘master suite’, a floor separate from the guest or children’s rooms upstairs. The houses are fitted throughout with an advanced mood lighting system with Lutron control panel, and each main living space and all bedrooms are wired for use with a Systemline Modular multi-room audio system. The three en-suite bathrooms are finished with Crema Marfil marble wall tiles and flooring with under floor heating. There are also Empoerader marble vanity tops while the family bathroom is fitted with limestone wall and floor tiles. The kitchens are designed by Alno with Miele appliances, integrated fridge freezers, wine cabinets, ovens and stained oak kitchen units with stone tops. All reception areas have walnut timber flooring, bespoke walnut doors and all the bedrooms
Star apartment The show home has been built in the ‘Walnut’ style and has been fully furnished. Not only is it fitted with high specification appliances and gadgets, it has been beautifully decorated with high quality soft furnishings. In the basement is a fully equipped gym with changing room, shower and sauna, and a media/games room. The media room is comfort-cooled with a bespoke bar and full height wine coolers. On the ground floor is the impressive stone-floored hallway with a galleried staircase. It is also ideally arranged for entertaining with a large kitchen/dining area with french doors leading onto the garden. On the first floor is the master suite which runs the length of the house and opens onto a private terrace which overlooks the garden. It is fitted with a flat screen TV, large dressing room and a spacious en suite bathroom. The first floor also provides a large bedroom with an en suite and two other large bedrooms, one of which has a private balcony, and a family bathroom. The second floor incorporates two en suite bedrooms which would be perfect as guest suites or for teenage children.

I need the money now! Ron Radway considers the funding alternatives to mortgages
T
here are many occasions when a conventional mortgage is not necessarily the best way to raise funds, especially if the sum is required very quickly, or the applicant doesn’t fit the profile a conventional lender expects. The obvious instance is where a borrower has a large early redemption penalty on their existing mortgage and they wish to raise extra finance. They can then raise the required capital as a separate issue, thereby negating the penalty. Alternatively, sometimes a borrower who has a prime mortgage that has been well maintained, but has acquired poor credit elsewhere, needs to raise additional finance. The usual option is to remortgage, but by doing this the borrower will be charged an adverse interest rate on the entire loan, rather than merely on the additional finance. Therefore, a secured loan can often provide the best solution. While the overall cost of borrowing is a major consideration, other factors should also be considered, such as speed. Typically secured loans can complete in less than 21 days and some in as little as ten days. Another possibility is bridging finance, a method

of capital generation, used to maintain liquidity while waiting for a reasonably expected inflow of cash. Bridge financing is commonly used when the cash flow from a sale of an asset is expected after the cash outlay for the purchase of an asset. For example, when selling a house, having committed to a new one. Finally, a new entry into the market place offers an innovative and real alternative to conventional short term lending. This new lender, Borro, differs in the type of asset against which it will lend. Borro can lend from ÂŁ1,000 to ÂŁ1,000,000 against personal assets of high value such as jewellery and luxury cars. This particular route provides a valuable additional service, because it does not affect any funding already in place. These alternatives are a real solution to short term needs, but need to be carefully considered before commitment, and are best analysed with the help of an independent mortgage broker. n Ron Radway is a mortgage consultant with OneCall Financial Advice Centre.
