......... a refreshing change
The Value of Sold
Simon Hughes Managing Director
Our last article considered some of the dangers associated with pricing your home in relation to other properties available for sale (ie those remaining unsold). This time we’ll consider pricing in relation to properties which have actually sold.
When considering what asking price to quote, common sense dictates that the price of other homes which have sold locally could be a good indicator of the price you should be quoting. However, your research could well prompt you to price your property at a level which could under- or over-estimate your optimum sale price.

Lansdowne Lane, Charlton
£650,000
Elliscombe Road, Charlton
£495,000
Penthouse apartment within the sought after Seren Park private development. Three large double bedrooms, two of which boast luxury en-suite shower rooms, fully fitted kitchen diner which includes a contemporary kitchen island.
Irrespective of national trends, the property market is very sensitive to imbalances in supply and demand even on a street by street basis. When there are many qualified buyers all seeking a rarely-available house in a popular street the price goes up. If fate dictates that the following week five such houses become available in the same street, the price will inevitably fall. Likewise there can be situations where a property is sold at a record price to an individual who particularly wanted a specific property for personal reasons. Conversely a situation could arise where a desperate seller, who might otherwise suffer repossession, agrees a sale at a very low figure for a quick sale.
An imposing grand period villa with over 2800 square feet of accommodation over four impressive floors. There are five double bedrooms and three generously proportioned reception rooms
Only the estate agent involved in any of these transactions knows how the individual circumstances of sale can affect value. So a word of caution – leave the science of valuation to an experienced local estate agent who is highly active in the market and has a good track record of achieving swift sales at or close to his/her suggested asking price.

SEPTEMBER

Welcome note...
I
n the last issue of London Homes & Property we saw how many investment opportunities the capital’s rental market was presenting ahead of the 2012 Olympics. Now in September we are seeing that the buy-to-let market is buoyant in every sector, especially when it comes to prime city properties which accommodate students (p. 62). If not for renting out, then many buy a second property abroad for their personal enjoyment during the holidays. Our buyer’s guide explains why Spain is still a popular place to choose (p. 56), while our overseas feature looks at
Finchatton, a company which can help with all manner of acquisitions, refurbishments and resale on foreign soil (p. 58). Back at home we bring a touch of French chateau glamour with us for an interiors guide to all things charming and chic (p. 46) and as London fashion week approaches, we look at the homeware offering from major brands (p. 45). While summer may be in its final weeks, we implore you to cheer yourself up with a delightful meal at the National Maritime Museum’s new 16 Seconds West Brasserie (p. 25) and remind yourself of the fun things to do and see in the South East (p. 22).

Time to Feast GREENWICH’S NEW BRASSERIE
Sports and Science NEW SCHOOL FACILITIES
living local
areanews By Ben West
Greenwich splashes out on new schools Although widespread public sector cutbacks continue to be made around the country, many of Greenwich borough’s schools are receiving massive facelifts. At Kidbrooke, the highly rated 1973-built, 1600-pupil Thomas Tallis Secondary School is being demolished after its new, state-of-the-art £54m buildings open in October, providing much better teaching, sports and arts facilities. In Eltham, new buildings and extensive landscaping were completed at another of the borough’s large secondary schools, Crown Woods, in April. An innovative design has broken down what was a large school into smaller units, offering a more intimate and personalised education for pupils. Crown Woods now consists of three mini-schools offering education to pupils aged 11-16 and a sixth form for 16-19 year olds. Each school has 450 pupils. The College has also been equipped with state of the art information technology allowing teaching to be delivered in exciting new ways. This summer also saw the opening of a £9.9m rebuild of St Mary Magdalene Church of England Primary School in Woolwich, 18 months after the old building was demolished. Major refurbishment, including the creation of new
Transport latest… Longstanding plans to extend the Bakerloo line as far as Lewisham have received a big boost following Network Rail’s backing of the £3.3bn route extension. It beat 15 other options that TfL had drawn up and means that the line is set to be extended from Elephant and Castle through to New Cross, Lewisham, Ladywell, Catford, Sydenham and Hayes. Although the high cost of the scheme means that it is unlikely to be realised before at least 2020, when finished it will be a fabulous addition to the area’s increasing transport links.
buildings, is being carried out at Plumstead Manor and Eltham Hill schools, while construction of a new building for Willow Dene Primary School in Plumstead is also planned. Included within the new building will be accommodation for outreach work. It is also hoped to include a hydrotherapy pool within the project. Intelligent use of space to create new, diverse learning and social environments is promised at John Road Secondary School, just off Blackheath. The Maze Hill site, a Grade II listed building dating
Southwark Playhouse threatened A spirited campaign has been launched by The Southwark Playhouse, determined to secure its future in the wake of the planned redevelopment of London Bridge station - which includes a concourse larger than the pitch at Wembley Stadium. Work at the site is scheduled to begin after the Olympics, are expected to last five years and there are no plans to include The Southwark Playhouse on the new site.
Did you know? Greenwich Park was Britain’s first park to be enclosed, in 1433. It became a Royal Park in 1427 when Henry V ’s brother, the Duke of Gloucester, inherited it, and it remains a royal park to this day.
from 1928, is to be refurbished, while the building on Westcombe Park Road will be demolished and rebuilt to provide learning facilities which are fit for the 21st century. It will be quite a contrast to the original school, which was founded in 1677 in the centre of Greenwich with 16 pupils. Currently at an early planning stage, proposals include the installation of a large atrium, perhaps similar to the one in the British Museum, covering an enclosed quadrangle.
South London’s rich comedy heritage Greenwich has an illustrious comedy heritage. The likes of Arthur Smith and Simon Day grew up in the area, while Vic Reeves and Bob Mortimer lived in the neighbourhood and started out by playing local venues like the Goldsmith’s Tavern in New Cross and the Tramshed in Woolwich while renting a room at Jools Holland’s recording studio in Westcombe Park to write material. Max Wall lived in Blackheath and used to regularly perform at the Greenwich Theatre in the 1970s and 1980s, while Malcolm Hardee, seen as godfather to a generation of comic talent in the 1980s, boosted the craft of stand-up no end at his legendary comedy nights at local venues The Tunnel Club and Up the Creek. Keith Allen, Jo Brand, Jenny Eclair, Harry Enfield, Harry Hill and Paul Merton are just some of the comedians he influenced before his untimely death in 2005. Therefore it is more than fitting that for a third year a major comedy festival is coming to Greenwich from 5 to 11 September. Being staged at the Royal Naval College, acts will include Omid Djalili, Rich Hall, Arthur Smith, Stephen K Amos, Phil Jupitus, Shappi Khorsandi and Tim Minchin. www.greenwichcomedyfestival.co.uk

Do The huge and awe-inspiring tanks at the London Aquarium on the South Bank contain two million litres of water, thousands of creatures, and 500 species from every part of the world. 40 sharks, giant stingrays, graceful turtles, clownfish and octopus constitute just some of the mesmerising marine life which can be seen. This year, an encampment of Antartic gentoo penguins also join the aquarium, having been bred as part of its conservation project or rescued. There are 14 themed zones and interactive feeding, diving displays and touch pools bring the creatures even closer. Drink The Vanbrugh Tavern is a popular pub east of the centre of Greenwich tucked away down a quiet side street, and a good number of locals don’t even know it exists! As well as a traditional bar with a good selection of beers and wines, a lounge for relaxing, a dining room (with five disco balls hanging from the ceiling, suggesting wilder times once the kitchen has closed!) and a garden ideal for hot summer evenings, there is a decent menu with such choices as hazelnut butter grilled scallops, wild mushroom and butternut squash risotto, and homemade salmon and haddock fishcakes. EXPERT COMMENT Simon Hughes, MANAGING DIRECTOR OF CONRAN ESTATES EXPLAINS THAT GREAT MARKETING TECHNIQUES ARE ESSENTIAL IN THE PROPERTY INDUSTRY
The Magic of Marketing
I
am someone who admires quality marketing and am a believer that the better the marketing, the better the chance of selling a product for its true market value. This is why it amazes me when an estate agent, being a marketing company after all, is entrusted to sell a property, but rely on dated and sub-standard means to do so. I find many agents actually have over exposed photography taken with cheap cameras shoved in their shop windows in case a buyer comes along. This is no way to treat your customers. As a present vendor myself I truly believe that when you instruct an estate agent you want the company to make you proud of your own property. When I put my property on the market (yes, of course with Conran Estates) I felt proud to receive my professionally printed, glossy sales particulars with great photos and a lovely 3D floor plan, which I showed off to my friends and family (yes I am a bore). This is one of the many reasons my home sold very quickly for full market value. When we train our new employees, as part of the process, we send them out onto the streets so they know the areas and can answer questions such as; where are the best schools? How good are their Ofsted reports? Where are the local parks located? What are the transport links like? And where are the leisure facilities? Therefore, our customers should feel sure that we know our areas along with the properties we are selling and renting! What the customer cannot take for granted is how good our marketing is and this is ultimately the most important thing which will sell their property. You will see a square code on our properties known as a QR code (Quick Response code). Those who have a Smart Phone or Ipad 2, can go to The App Store and download ‘i-nigma’ which is free. When downloaded, waiving it over the QR code enables the viewing of a video. QR codes will be the future of marketing; they get the consumer directly onto the web page they require with ease. I saw one QR code on a cooking 24
television programme the other day to assist with downloading the ingredients list. So simple and very effective. Want to try it out? Use your new QR code scanner and have a look at this truly brilliant piece of marketing (right) for Les Miserables in Poland. n www.conranestates.co.uk

RESTAURANT review Sweet Sixteen Greenwich’s new eatery, 16 Seconds West, boasts a beautiful location and rustic European fare, says Gabrielle Lane

aving spoken of the South East’s lures for foodies last month, we were delighted to hear that another restaurant had opened in Greenwich in the form of the 16” West Brasserie. Not only this, but its location couldn’t be better; within the grounds of the National Maritime museum, overlooking the park. The restaurant is more modern and minimalistic than grand and stately, which gives it a welcoming atmosphere, and the staff were attentive and friendly throughout the evening. To start, I opted for the chilled pea soup with mint yoghurt. Having ordered something similar at The Ivy recently, it’s fair to say my expectations for the course were high, but the brasserie served up a very tasty version which more than satisfied. My colleague chose the smoked haddock fishcake with creamed fennel and wholegrain mustard sauce, which was lightly crispy on the outside and perfectly soft inside. His was equally delicious, spawning the kind of ‘whoseis-better’ debate that arises from great food. 16 Seconds West themes its main courses. Feeling hungry? Select something ‘from the farm’ such as the baby chicken roasted with
turmeric, garlic, lemon and green beans, as I did. Alternatively, there’s the rib-eye steak which my colleague had, which comes with Bernaise sauce, a Portobello mushroom and your choice of potatoes. There are also tempting fish options ‘from England’s coastline’ and dishes ‘from the field’ including tasty vegetable bakes. The seasoning of my main course was perfect, reflecting the fact that head chef Julian Jenkins is an award-winner of Savoy fame. While my colleague suggested the steak could be slightly more tender, he soon polished it off and marvelled at the sauce. Although full, we attempted dessert. There were some great seasonal options such as the mixed berry parfait with almond biscuit, which was perfect after such a large meal. My colleague opted for the vanilla panacotta with elderflower jelly, a sweet and smooth treat to finish on. The 16 Seconds West Brasserie is well worth a visit; especially considering we went during the notoriously tough teething period and had a really lovely evening. n National Maritime Museum, Park Row, Greenwich www.16secondswest.co.uk

State of the market Oliver Burgess, branch valuer at Winkworth Estate agents in East Dulwich comments on the state of the residential property market
south east london continues to shine
T
here have been a number of major factors, national and global, taking place recently that could have had an effect on the housing market. However, the true nature and strength of South East London has shone through. The local housing market continues to perform well, which is a fantastic indication of how popular the East Dulwich, Peckham Rye and Nunhead areas truly are. When global markets have taken a dip, our market has shown an increase. We are seeing multiple offers on both flats and houses on the sales side of things and are achieving record levels of interest and financial return on rental properties. Demand is still outstripping supply. The area has so much to offer to so many different age groups and therefore all price points and types of property with the market place remain popular. London has always been a hub of innovation and style and is known as somewhere which continues to push the boundaries. Over the last decade the East London art scene has been associated with places such as The South Bank, Brick Lane and Shoreditch. These areas have become very trendy and have grown in popularity with influxes of young professionals who want a vibrant environment that offers plenty to do, see and eat. Prices have risen rapidly and there is speculation about where the next hub is going to be; will it be a fringe of a current area or somewhere completely new? Peckham Rye is staking a claim! When most people think of Peckham and its surroundings, ideas and perceptions from 20-30 years ago originally spring to mind – style and art is not necessarily at the top of the list of associations. But times are changing. Prices are rising faster than ever in the roads in close proximity to the station and the bars and restaurants of the Bellenden Road and off Rye Lane. This is the place to be. n Winkworth, East Dulwich 020 8299 2722 www.winkworth.co.uk

Basso and Brooke Proof that every surface can be adorned with gorgeous prints is in the form of the interiors projects of fashion design duo Basso and Brooke. The pair have been at the helm of numerous successful collaborations including that which saw lampshades, console tables and a Bergere Gondola chair wrapped in
vibrant digital designs inspired by Turning Leaf wine. They continue to work in this capacity on a bespoke basis and will be releasing an eagerly awaited collection of soft furnishings and limited edition art prints on their website very soon. www.bassoandbrooke.com
In keeping with the ethos of luxury British brand Mulberry, the eponymous home range includes accessories which are made individually by local craftsmen. Blankets are woven with Scottish yarn, candles are made from natural wax and there are beautiful willow, leather and rope baskets created in Somerset by a team of hot air balloon makers! Aside from decorative items, cosy armchairs, stools, ottomans and fine fabrics have also been given the Mulberry touch. www.mulberryhome.com
DVF In keeping with her fashion signature of contemporary patterns and smooth silhouettes, Diane Von Furstenberg’s home range is modern and fun. In Europe, the range is exclusively available at Selfridges and includes bed linen splashed with animal prints and bright colours and a range of beaded cushions. The collection is inspired by the creator’s love of travel, nature and art and such is her flair that Claridge’s asked DVF to re-design its prestigious Piano Suite. www.selfridges.com

designerfocus Katharine Pooley Katharine Pooley both dresses luxurious homes and creates gorgeous furniture for them, says Lana Jordan
K
atharine Pooley’s passion for interiors is coupled with her enthusiasm for all things travel. Katharine spent two decades travelling the globe, partly owing to her career as an investment banker, but also to satisfy her quest for adventure. To date she has visited over two hundred countries, which has led her to collect exquisite home objects from across the globe and fuse different cultural styles within her living environment and those she creates for others. Her interior design business sees Katharine produce results which marry these exotic influences with a quintessentially British, understated luxury. Her approach is to address each corner of the room individually, avoiding focal points and instead ensuring every part is unique and beautiful. Accordingly, she also believes that the flow between rooms is one of the most important elements of a home and she strives to create spaces which blend well with each other and work for a modern lifestyle. Such an approach has seen Katharine commissioned to design high-end residences in the affluent neighbourhoods of Kensington, Mayfair, Chelsea and Notting Hill, as well both the Royal and VIP lounges at Heathrow Terminal 5. She has won two, prestigious Decorex awards and is often featured in the Andrew Martin Top 100 international interior designers. Those seeking finishing touches for their homes will also be familiar with her eponymous boutique in which she personally oversees the stocking of high quality and eye-catching designs including art, sculpture, handsome armchairs and consoles, picture frames, crystal and dining ware. Katherine has also created her own line of items which she continues to add to. Combining both her retail and design endeavours, a home dressing service is also available through the store which gives curious customers the opportunity to have their house styled with products for 24 hours. Following this time they can then choose which items they would like to purchase. n

buyer’s guide to...
Spain
When buying property in a country overseas, the investment climate and associated lifestyle is of obvious importance. THIS MONTH, WE explore why Spain is still a leading location for new homes
W
hy do we still love Spain? The answer to this question varies with the individuals you ask; adrenaline filled windsurfing holidays on the Atlantic coast, energetic cycling amongst the white villages in spring time, breathtaking walks in the Spanish Pyrenees, partying in colourful and noisy Ferias, dancing in Ibiza discos to the early hours, sunny golf days in February in Marbella, shopping in Puerto Banus or simply reading a book in the sunshine in a quite
Spanish garden, are among the enthusiastic replies you might hear. The diversity of the experiences on offer in Spain ensures the Iberian nation remains one of the most popular tourist destinations in the world. The first quarter of 2011 has already seen a four per cent growth in tourist arrivals passing through Malaga Airport and 2010 saw a similar 3.5 per cent growth despite a severe economic recession. To travel to Spain from Britain is of course as fast as intercity rail or car travel in Europe and
the Spanish coastline has become the California of Europe, the place where millions head at the first glimpse of summer. As well as faithfully enjoying the old favourites of the Costa del Sol and Costa Blanca, the British have become one of the largest groups to search out new areas. This growth has allowed the Spanish infrastructure to develop and facilities to become among the best in the world. Marbella leads as the municipality with the highest number and density of private sports facilities per head of population, outperforming destinations such as Dubai. It is also the town with the highest numbers of passes at International Baccalaureate for students at International Schools regulated by the UK Council.
Where to buy? Costa Blanca Costa Blanca is very much split into two markets. In Costa Blanca South, due to the huge oversupply of property, it’s possible to buy an apartment in Torrevieja for as little as 70,000€. However in Costa Blanca North where there is no oversupply of property, prices are much higher.
Costa de la Luz Where Portugal meets Spain this area offers something completely different and is a true holiday home destination. Property here is wide ranging, from economic two bed apartments at 100,000€ to lovely villas in great locations at 550,000€.
Costa del Sol This is still the number one property market in Spain for international buyers with great infrastructure including international schools, some of the best restaurants in Europe and a superior lifestyle choice.
The Buying Process: five Key Points 1A lways make sure you appoint an independent lawyer, this is very important to make sure that all previous bills are taken care of before you complete the purchase of your property. 2Y ou need to budget around eleven per cent of the purchase price for buying costs, the major part of this is eight per cent stamp duty. 3Y ou will need a NIE number before you can buy a property in Spain. 4 If you need finance to buy a property it makes sense to consult with a Spanish mortgage broker before you start to view properties, as Spanish banks are being very cautious with their current lending. 5M ake sure you buy a property within an established and mature community. Some
properties look great value for money but the catch maybe higher than usual community fees. If the development has only half of the properties sold, you only have 50 per cent of the potential community making the contributions. Talking with a good lawyer and a good agent you should be able to avoid these types of pitfalls. n Spanish Hot Properties +44 (0 207 558 8355 www.spanishhotproperties.com

British Excellence in far flung locations Those seeking to acquire, build or redecorate property overseas, should take note of the work of Finchatton says Lana Jordan
T
en years of experience within the luxury property development sector has earned Finchatton wide acclaim. The company specialise in overall management of schemes in the prime UK market and internationally, including everything from acquisition on behalf of clients to architectural and interior design and resale. The company was set up by experienced property developer Andrew Dunn in partnership with Alex Michelin, who had previously worked in corporate finance at one of the UK’s largest banks. Together they have built up a formidable team from their Chelsea headquarters who operate under an ethos of attention to detail and inspirational creations. Amongst Finchatton’s extravagant UK concepts are a 2,200 sq ft penthouse in Mount Street, Mayfair, which
boasts three bedrooms, two reception rooms and a glamorous cinema room. The company’s familiarity with multi-million pound properties such as these, and the resulting confidence generated in the capital’s discerning property owners, has seen the company regularly commissioned to work on second homes overseas. A large part of its business derives from its ability to hand craft furnishings such as unique wine cellars, bulletproof safes, spiral staircases and wall units and this helps ensure each house is perfect for requirements and has a distinctive style with high quality craftsmanship. However, as the case studies of previous projects show, no project is too small or adventurous for the team.

Kavaroc is set in the heart of the French Riviera and consolidates Finchatton’s position as one of the world’s leading luxury developers. The beautiful neo classical house sits high above the seafront with stunning views over the Bay of Monaco and is surrounded by two acres of garden. The four bedroom house previously belonged to an American author in the seventies; this has resulted in an inspiring and eclectic mix of interior accessories although the feel is authentic to its South French location, with beautiful linens, distressed timber and sand stone materials. Andrew Dunn, director of Finchatton, comments, “It is extremely well located and very beautiful. There is an air of discretion about the area that is very appealing. We believe we have succeeded at maintaining its authentic charm and simplicity in the design.”
Lugano: Finchatton has also just completed the interior design of a luxury second home which overlooks the scenically splendid Lake Lugano in Switzerland. Located on the seventh floor of the Palazzo Mantegazza, (an iconic glass fronted building designed by renowned Luganese architect, Giampiero Camponovo), the apartment comprises four bedrooms and measures 4,700 sq ft. Featuring floor to ceiling glass walls, almost every room in the apartment offers expansive views of the surrounding scenery. Finchatton chose to keep the décor in the apartment understated, allowing it to complement and accentuate its environment. A host of natural
materials local to the area were used in the design and these included a traditional Italian polished plaster called Marmorino in the main entrance and living area, oak floors offset by a metallic bronze wash in the communal areas and Italian marble in the kitchen and bathrooms.
Hermitage Bay: Finchatton was appointed to handle the design of new luxury resort, Hermitage Bay, in Antigua. Set on one of the best beaches on the island and enjoying 1,500 ft of white sand overlooking the turquoise waters of the Caribbean, Hermitage Bay consists of 25 individual cottage suites set in ten acres of tropical gardens and lush vegetation. Each spacious villa benefits from Finchatton’s flair for elegant luxury, featuring glossy dark wooden floors, décor and fabrics in white and natural shades and large bathrooms with outdoor shower gardens, as well as the most luxurious towels, linens and fixtures. Natural materials have been used throughout, for an end product that is an authentic reflection of the island. Hermitage Bay was Finchatton’s first hotel project, on which they worked closely with Alex’s father Andrew Michelin; a well known hotelier with over 30 years’ experience in some of the world’s top properties. Andrew is also known for creating Cocos and Cocobay in Antigua, both of which continue to be very popular. n 25 St Ives Street, SW3 2ND www.finchatton.co.uk

Prime central London sales and lettings reach all time high Prime London property prices have risen by 9.6 per cent in the last year and are now 35 per cent higher than the postcredit crunch trough in March 2009. Not only that, but prime London property prices rose by 0.7 per cent in July, taking values to a record high. The prime London rental sector is also booming: on average, rents are now one per cent higher than their previous peak in March 2008. “Once again the main reasons for high strength demand in the prime central London market are the overseas purchasers and low stock
levels,” says Noel Flint, head of London residential at Knight Frank. “In the last month our offices have seen more interest from buyers from continental Europe, possibly due to the ongoing Eurozone crisis as well as London providing a more cosmopolitan lifestyle.”
Snazzy student accommodation The student accommodation sector has remained extraordinarily buoyant despite the downturn, kept afloat by the imbalance of supply and demand of student housing felt in many university cities across the UK. With the assurance of a guaranteed long term income and appealing yields, investors have been snapping up purpose built student accommodation residences left right and centre, with an estimated £347,675,000 committed to the sector in the UK since the beginning of 2011, according to the latest report from CB Richard Ellis 2011. Indeed, student numbers have been rising year-on-year over the last five years, increasing by four per cent last year alone, according to the report, with the growth in university students putting considerable pressure on the existing student housing stock across the country. However, if your memories of student digs are of shabby box rooms and a kitchen in disrepair, today’s students are rather more discerning. A great number are now seeking high quality housing, contemporary interiors and city centre locations.
An early Ramadan this year meant that Middle Eastern buyers spent less time in London earlier this year, however Flint predicts that September will see increased interest from Middle eastern buyers escaping the hottest months in their home countries.
Launch of new Buy to Let Centres
Buy-to-let investors are always looking for more efficient ways of investing in buy-to-let properties. For this reason the Buy to Let Centre has launched, consisting of 65 high street-based branches across the UK located within leading independent estate and lettings agents. The Buy to Let Centre was founded by industry experts Tim Hammond and Richard Rawlings and is run alongside their Homebuyer Centre branch network. Whilst other companies dealing in buy-to-let investment may focus on seminars, schemes and secret strategies, Buy to Let Centres focus on local area knowledge, local property market expertise, and independent and impartial advice. “We start with your requirements, demonstrate realistic returns and provide expert opinion and advice
Has glass got class? According to the Royal Institution of Chartered Surveyors (RICS), adding a conservatory can raise your house’s value by a respectable four to five per cent. “When care is taken, conservatories can be a work of art, our purchasers are always wowed when they walk into a conservatory that has had time, thought and energy put into it,” says James Wyatt, partner of estate agency Barton Wyatt. The benefits of a conservatory are multiple. They can provide greater living space and can add light into a home. For the same reasons, estate agencies are also reporting increased interest in orangeries.
on the best and most credible buy to let and property investments on the property market,” says Hammond. “Our branches enable you to invest anywhere in the UK and our local experts manage the property sourcing, lettings and management for you. We’ll help you acquire high yield properties in areas with strong tenant demand and maximise the return on your investment. You can be assured of independent and impartial advice,” says buy-to-let industry expert, Kate Faulkner. “Too often I see buy to let investors fall for unrealistic claims of ‘below market value’, achieving ‘financial freedom’ and hoping to ‘become a property millionaire’ with little money and in a short time, which is unrealistic. Buy-to-let is a long term investment and it’s essential people have the right strategy to meet their objectives. They need to seek local expert advice on house prices and rents and take time comparing property deals. During this difficult market, successful buy-tolet is possible, but you need to work with property professionals on the ground who are motivated by your long term success.” The Buy To Let Centre www.thebuytoletcentre.com
NEWS IN BRIEF Speeding up the conveyancing process Kinleigh Folkhard and Hayward (KFH) have introduced a new quick conveyancing service, which has dramatically reduced the time it can take to buy and sell. Londonwide Conveyancing is a panel of carefully selected law firms geared to speeding up the conveyancing process. As they are used to working with each other, communication is considerably better than normal. The new initiative has resulted in the average time to get a sale to exchange reducing to 24 days, compared to an average turnaround time when using solicitors outside the scheme of nine weeks and five days. The lack of delays results in far less clients dropping out during a sale, too. Londonwide Conveyancing, 0800 023 1800 www.londonwideconveyancing.com

DEVELOPMENT FOCUS City Style in the Garden of England Urban Evolution are offering gorgeous family homes, within easy commuting distance of the city
W
e are all aware that the London property market offers some magnificent homes. However, city professionals desiring a more rural setting will often look further afield, seeking to maximise space and value for money without compromising on style. With this in mind, acclaimed designers Urban Evolution have recently launched a striking new development of 14 unique townhouses, set in an elevated position in Chislehurst, Kent. Located on Woodclyffe Drive, Dene Terrace offers tremendous views of woodland and the perfect opportunity for residents to immerse themselves in village life. However, the site is just 300 metres from Chislehurst station, enabling an easy commute to London Bridge (18 minutes) and Waterloo East (21 minutes). Urban Evolution is renowned for its high end projects in Belgravia and the surrounding areas and each of the Dene Terrace properties occupy an impressive 3,700 sq ft. They are based around a large entertaining space consisting of three reception rooms and a family kitchen and breakfast room with a flexible layout to suit the buyer’s lifestyle. It may be that future residents prefer to dine in the area which leads out into the garden, or choose to theme this space as a beautiful sitting room. In addition, each home offers five bedrooms, including the master suite, which has its own roof terrace, three bathrooms and a laundry, which ensure they are well equipped for family living. In keeping with the high specification finish one would expect in London, atmospheric Lutron lighting installations are fitted to main rooms, oak flooring, handmade joinery and brass door fittings feature throughout and the homes are as energy efficient as possible, befitting of a modern luxury development. Outside, the properties have an attractive Georgian style as well as private, landscaped front and rear gardens. They are set back within an elegant gated community to ensure privacy and security and parking is allocated underground for two cars. The local area is both an attractive and interesting base for young families who tend to stay for years to come. Seven out of the 12 schools located within

a five mile radius of Dene Terrace have been rated as Outstanding by Ofsted, which should be a great incentive for parents. In addition there is picturesque countryside all around ready to be explored, leisure facilities include golf courses, horse-riding, tennis and cricket clubs and the local village is a haven of boutique shops, highly regarded restaurants, and friendly people. With such a lovely location and sophisticated design, it is surprising, but obviously no less encouraging, that the prices for the townhouses are less than those of Hampstead, Fulham and other neighbourhoods with a similar commute time. Factors such as this have led to Dene Terrace being awarded numerous prizes from publications and industry bodies including Best UK House and the silver award for Interior Design from What House and Best Property in Kent from the UK Property Awards. n
Set over five floors, the two show homes are as grand and spacious as they are attractive. The third reception room can be used as a slick cinema/media room or an open galleried dining room, depending on the buyer’s preference, while the top floor forms a master suite with a dressing room, large bathroom and sweeping terrace offering lovely views over the treetops. The finest finishes are incorporated into the show homes. The dÊcor is plush yet neutral creating a chic and relaxing ambience. Integrated audio and high-definition SKY TV attest to the latest technology and the curtains and blinds in principal rooms are electric. The kitchens are warm and inviting spaces, with all units and islands hand-made to ensure a perfect fit. Oak flooring serves as a high quality statement feature and marble worktops have been provided by Carrera, alongside double ceramic sinks, Perrin & Rowe taps and Siemens appliances. The bathroom tiles are both natural stone and ceramic and Lefroy Brooks sanitary ware.

WILL IT, won’t it? Ron Radway considers whether the Bank of England base rate will rise in the near future
W
ill the Bank of England base rate rise in the next few months? I don’t know, is the very firm answer! The consensus of expert punditry suggests that the rate will not rise, at least substantially, until late 2012 at the earliest. However, these are the same expert pundits who didn’t foresee the credit crunch and can’t cure the euro and dollar deficit crisis now, nor predict where it will lead us. So, can this current rate stability be relied upon? Throughout history the rate has fluctuated, sometimes wildly. In 1975 the rate was 11.25 per cent and varied by only one point during the next two years. However, in 1977 the rate fell to as low as five per cent before rising inexorably to 17 per cent at the end of that decade. While the 1980s produced less erratic figures, there were still surges and falls up until 2003 where the situation became more stable. However, we then saw the credit crunch which yielded an unprecedented low of 0.5 per cent in March 2009, where it remains. 66
Clearly the situation is unpredictable, even more so, because retail rates are dictated by market conditions and therefore independent of Bank of England constraints. For the borrower, analysis is irrelevant if a particular product is unsuitable from an emotional perspective. If you can cope with the vagaries and fluctuations of a tracker rate then go for it, or if you prefer the guarantee which a fixed type brings then don’t be disappointed if the base rate recedes. Both tracker and fixed rates are currently very attractive. Trackers with a switch facility are becoming more prevalent for the undecided, while the five year fixed deals are offering exceptional value for money. With lenders regaining an appetite to lend (to borrowers that fit their template) and remortgaging enjoying a revival, this is the best time to dip your toes into the mortgage market. Enjoy it while it lasts! n Ron Radway is a mortgage consultant with OneCall Financial Advice Centre. For further details visit www.onecallonline.co.uk or call 020 3174 0422
