Today it is as popular as ever, as pedestrians continue to use it as a route across the Thames to reach the delights of Greenwich and all that it has to offer.

irst time buyers are effectively being left in the wilderness by mortgage providers who are insistent on unobtainable high deposits and stringent credit checks. Therefore excluding an entire generation from property ownership and furthermore causing a spike in the lettings market. Frustrated potential purchasers will invariably point the finger of blame at the banks. They will in turn avert the blame in the direction of both the regulators and the government. The oppressive restraints opposed on the banks by the regulators relating to lending criteria is hampering their ability to profit further from the substantial margins that are evident in mortgage lending. This does not look like abating any time soon, thus crushing the dreams of home ownership for the vast majority of hopeful first time buyers. Fortunately, the Docklands property market has always been the beneficiary of abnormally high cash deposits due to the bonus culture of the City and Canary Wharf. With banks returning record profits this is set to continue despite additional taxation measures targeting bank bonus payments. This will underpin the Docklands and City property market during the first half of 2011 despite many areas of the UK suffering further set backs. In contrast, while the average first time buyer will be forced to wait until they are able to make the first step onto the property ladder, the cash rich will seize the opportunity to capitalise. There has never been a more opportune moment in the property market for those with disposable cash and the ability to borrow. The restrictive fluidity of mortgage finance has forced record numbers of people into renting, providing a ready supply of tenants, who in an over-competitive market place are forcing the prices of rental property skyward. While prices have started to fall again, albeit slowly and marginally, 32
the cost of borrowing is at an all time low. For those with substantial deposits and an enviable income to borrowing ratio, mortgages have never been cheaper. Add in the Olympic regeneration factor and you have what must surely be a winning formula for property investment in 2011. There is a distinct cultural shift away from the once negative stigma that surrounded renting. The current generation of school leavers are now resigned to a prolonged period of renting and do not have the same home ownership aspirations of generations past. The very English obsession with home ownership (an Englishman’s home is his castle) might be a dwindling ideology. Many people in London are faced with a situation whereby they can afford to rent the property they wish to live in but they can not afford (in the eyes of mortgage lenders) to purchase the same property. First time buyers will have to hope, like many other sectors of society, that next year will see a slight easing in lending criteria and an increased appetite for property backed finance. I am sure 2011 will be a busy time for the property market in general and may I wish everyone a Merry Christmas and a prosperous New Year. n

Building has begun on a brand new Ballymore development located in one of London’s oldest villages bordering Wapping Green Park. Just two miles from the City and Canary Wharf and easily accessible to both, 21 Wapping Lane will comprise four blocks designed in a single coherent theme. However, on the funding side, TFL have said that, due to a lack of cash, they will not be able to invest – instead they are prioritising funds for the extension of Tower Pier, and putting a roof on Greenwich Pier in time for the Olympics.

he first port of call, whether you are a first time buyer or a mover, is to secure a mortgage in principle, and not, as many discover, find your dream home and assume everything falls into place naturally – then face bitter disappointment. Neither must you assume a mortgage is readily available! Although the situation has improved over the past 12 months, criteria is still tight and lenders’ moods still flighty, so you may well find yourselves declined for the most spurious reasons. Once you have a decision in principle, either by using the services of a broker or by doing your own homework and dealing direct, you have to consider affordability. Very few lenders offer interest only deals nowadays, so if you are on a budget you will no longer have the option of postponing a payment plan for a year or two, when your circumstances might alter. Apart from every day expenses (utilities, council tax, car, etcetera) you have to take into account 42
associated ongoing costs like insurance. This includes buildings and contents, life, critical illness and income protection, all of which are important and need to be seriously considered, but, of course, need to fit a budget.
