Transport latest… Work has begun on building a new station at Deptford. The development, which is being funded jointly by Lewisham Council and through the National Station Improvement Programme includes constructing a new station building, including a modern ticket office, a ticket window for people with disabilities and improved passenger information. There’s always something special and inspiring at the Design Museum at Shad Thames. Its temporary exhibitions cover the range of its interests, from graphic design and furniture to fashion, industrial design and architecture. It focuses on key designs which have shaped the modern world. The fashion designer Paul Smith has described it as “the natural home for everyone who has ever enjoyed or appreciated design”. Not just for design students, there are creative workshops for kids, family days, competitions, talks, events and museum trails as well as a popular cafe. Millions of people have visited Madame Tussauds since it opened more than 200 years ago. Treading the boards Our resident columnist Ben West explores the South-East’s theatrical past

The Blackheath and Greenwich area has long had more than its fair share of thespians. Greenwich was the birthplace of Vanessa Redgrave, and one of Blackheath’s longest standing residents has been another outstanding actor, Glenda Jackson. She has had strong ties with the area even after she moved away from acting in 1992 to pursue her new career as Labour MP for Hampstead and Highgate. Currently MP for Hampstead and Kilburn, she still supports south east London causes. For example, she recently joined in a protest at the threatened closure of Blackheath Village Library, one of five that Lewisham Council has been planning to cut. Daniel Day-Lewis was born and brought up in Greenwich, and indeed there is a blue plaque outside his childhood family home on Croom’s Hill, by the Greenwich Theatre. However, it commemorates the fact that his father lived there, the Anglo-Irish Poet Laureate, Cecil Day-Lewis, rather than him. He attended Sherington Primary School on the Blackheath/ Charlton borders, which I reckon he probably found quite a rough and tumble establishment at the time, (if my experiences there a few years later are anything to go by.) Jude (or David) Law also grew up

in the area, attending Kidbrooke Secondary, Alleyn’s in Dulwich and before that John Ball Primary School in Blackheath Village. He revisited John Ball quite recently, no doubt to the thrill of both pupils and staff. John Ball was also the primary school actor Dominic Cooper attended, before moving on to Thomas Tallis Secondary School. Further underlining the fact that the area is popular with thesps is that it is the home to Robert Demeger, Howard Ward, Charlie Norfolk, Frank Bourke, Julia Marsen, Joe Absolom, and Christopher Knott. Born in Dulwich, Tim Roth gravitated Greenwich-way for some years as his career took off, while Gary Oldman was brought up in Deptford. Brenda Blethlyn lives just down the road from there, in Lewisham, while moving a bit further afield, you’ll find Timothy Spall in Forest Hill. From the late-1980s the McGann brothers (Paul, Mark, Joe and Steve) all lived together for a while in a house on Shooters Hill Road. I met Mark once or twice during that period and ended up having a game of pool with him and Joe in a pub after a West End show Mark was performing in. Not having watched much television at the time, I asked Joe what he was up to. Modestly, he replied: “A little bit of telly.” The way he said it suggested that he was third spear carrier from the left or understudy for one of the extras and I duly commiserated and said something along the lines of my being sure that things would pick up soon. It wasn’t until I got home and picked up the Radio Times that I found he was starring in ITV’s biggest sitcom at the time, The Upper Hand.

MARITIME MAKEOVER The long-awaited new £35m wing of the National Maritime Museum opens on 14 July, and will be the largest development in the museum’s history. Plans for the wing were kick-started by a £20m donation by shipping magnate and philanthropist Sammy Ofer (the wing is being named after him) as well as a £5m grant from the Lottery Heritage Fund. Some of the artefacts that will go on show include Admiral Lord Nelson’s last letter to his daughter, Captain Cook’s handwritten journals and a toy pig that survived the sinking of the Titanic. There will be a new temporary gallery and a permanent one entitled Voyagers that will tell the story of Britain and the sea, as well as a restaurant and cafe overlooking Greenwich Park. How to choose the best location

L

ocation, location, location is as important as ever in a house hunt, and in Dulwich it is no different. However, the question now is, where exactly is the best location? Dulwich Village has always been a part of London that stands apart. With its beautiful park, excellent schools and local independent shops, it continues to be a key area people aspire to live in. However East Dulwich and the surrounding areas now have so much to offer, Peckham Rye and the roads around Bellenden Road have become increasingly popular in the last few years. This again is due to good schools, new restaurants, and most importantly the transport links into London. With the East London tube line due to arrive in 2012, buyers are more interested than ever in this small part of London as a place to put down roots. The East London line is also affecting another part of SE22. The roads at the south east end of Peckham Rye Park such as Therapia, Mundania and Marmora Roads have easy access to Honor Oak Park and its tube links to central London. As a result, prices in this area have been steadily rising over the last year or so, in particular with the 1930’s houses, these are perfect homes for families that would like to settle yet remain close to central London. On the other side of the coin we have the rental market. The whole area has seen a marked increase in rental values. Demand is very high and one of the main reasons for this is that people love the area so much, people are moving less and staying for longer, therefore supply of new properties has reduced greatly. Thankfully we are seeing more and more rental investors entering the market. A number of these are clients who are looking at their pension investments and seeing property as the place to invest again. With rental yields increasing and more lenders with specific buy-to-let products currently available, it is a great time to buy. designerfocus Adam Williams The stunning designs of Adam Williams positively glitter, says Casper Grey

P

atinated bronze, nickel gold and silver are a speciality of contemporary designer Adam Williams. The creator produces an eclectic range of sculpture and furniture which is admired for its light-refracting qualities, warm tones and elegant lines. Based at Rock Farm, near Shepton Mallet in Somerset, Adam combines the use of these metals with other natural materials such as slate, limestone, marble, leather and walnut and is regularly commissioned to produce both residential and commercial pieces including elaborate tables, fireplaces and balustrades. “My most challenging commission to date involved casting a reproduction of the Uffizi wild boar,” Adam explains. “The piece weighed one tonne and had to be lifted by crane. It was made for a somewhat colourful celebrity client and transported to Hollywood!” Adam honed his expertise as a young man when he was given an apprenticeship with a stone conversion company who were responsible for restoring the front of Wells Cathedral. He began producing his own modern stone castings before progressing to designing the metal objects which he has become renowned for. Inspired by the modernist sculptor Barbara Hepworth, he reveals a longstanding passion for the discipline. “I’ve always been a designer and I’ve been making objects in stone, glass, bronze and plaster for as long as I can remember,” he says. One of his favourite works is that of a pale limestone console table with tapered bronze legs, which he describes as particularly elegant. Indeed it is bronze which has emerged as a particularly popular medium amongst his clients, ensuring each piece stands the test of time. Though each brief often reflects Adam’s other interests such as painting and sculpture from the 50s and 60s, the size and medium of each design is customised to reflect the customers’ preferences and is always handmade. n

Green with envy Award-winNing designer Luciano Giubbilei creates striking outdoor spaces that have all the charm of an English garden, says Lana Jordan

W

ith the onset of summer, many of us begin clipping, decking and equipping our outside space. Few achieve the sophistication we covet. After all, a few rose bushes do not Queen Mary’s Garden make! It is my own forlorn gardening attempts which make the wise words of Luciano Giubbilei, so encouraging. The internationally renowned designer has won numerous awards for both his domestic and commercial schemes including RHS Gold Medals for his collaborations with champagne house Laurent-Perrier. Yet he is clear that it doesn’t take unlimited funds and assistance to create something to be proud of. “Keep it simple,” he says. “Choose just a few great items which work for For me it is about your budget and don’t be afraid of atmosphere. Designed for a beautiful property in Hampstead, Luciano and his colleagues aimed for clean lines, clipped shrubbery and a touch of character, evoked through the use of small hardwood trees, such as hornbeams. In addition, the garden was given a terrace which the clients wanted to use for outside dining. Created several years ago, these striking images are proof that a carefully considered and simple garden design is timeless. Luciano has been asked to create many similar spaces in North West London throughout his career. “Luciano has developed a unique aesthetic that makes use of nature, minerals, light, space and art in a way that has never been used before in gardens,” says one admirer of his work. In fact, Luciano’s work is so popular that a book celebrating his endeavours and citing his inspirations was published at the end of last year. ‘The Gardens of Luciano Giubbilei’ looks at a selection of his projects and includes illustrations, photographs and further advice from the man himself. n www.lucianogiubbilei.com

aving been in the industry for over 40 years, Pat Wilkinson from Touchwood Homes is the fourth generation Wilkinson to go into construction. “20 years ago I looked at the effect of climate change on the world and realised that we were building the wrong way. Things had to change. Since then we’ve been building energy efficient homes. Homes for clients to live in that don’t use lots of energy just to keep warm,” he explains. Households produce around 28 per cent of the UK CO2 emissions mainly through space heating, hot water provision and lighting. “These emissions, and by default, running costs can be reduced simply by minimising energy use through improved insulation, controlling ventilation and drafts and reducing cold bridging, such as steel beams running through the house which draw cold from the outside,” explains Pat. Pat and his team at Touchwood Homes use Passivhaus building principles to successfully reduce energy loss by 90 per cent, in turn reducing emissions and heating costs by the same amount too. Passivhaus is the fastest growing energy performance standard in the world with over 20,000 buildings realised to date, the majority of those since 2000. The Passivhaus Standard’s strengths lie in the simplicity of its approach; build a house that has an excellent thermal performance, exceptional air tightness and mechanical ventilation. This robust approach to building design allows the designer to minimise the ‘heating demand’ of the building, and in some residential buildings only specify a heated towel rail as means of conventional heating, this heat can then be recovered and circulated by a Mechanical Ventilation and Heat Recovery (MVHR) unit. “We recently built two homes on a brownfield residential site in Bishop Stortford which have no conventional heating systems in place whatsoever,” explains Pat. “Using the three principles of the Passivhaus Standard, it’s the people inside the house

that are keeping it warm with their computers and general living. What’s more, people give off 100 watts of heat all the time. “If the house is vacant for two weeks or so it will cool down, however at the house in Bishop Stortford we included a small two kilowatt radiator in the ventilation system that can warm through in around two hours.” As well as being an energy performance standard, Passivhaus also provides excellent indoor air quality, this is achieved by reducing the air infiltration rates and supplying fresh air which is filtered and post heated by the MVHR unit. “To achieve the Passivhaus Standard we build our homes with a pre-cut timber eco-frame system which can easily be tailored by our designers to meet clients’ bespoke requirements,” concludes Pat. “Due to the pre-cut nature, labour time is minimised with the frame being erected on site in as little as four weeks, providing an air tight structure ready for roofing, render and internal services. “People often think that self-building in general, never mind self-building an eco-friendly home, is prohibitively expensive. That’s not the case. In the short-term you are probably looking at around 5 per cent more initial layout but over the lifetime of the property the energy savings more than make up for that. There is no doubt in my mind, that this is the way forward.” All the facts and figures support the fact that Britain’s love affair with homebuilding continues. The National House-Building Council recently reported that, despite economic conditions, private new build registrations have risen 20 per cent and continues to be up to 30 per cent cheaper than the cost of buying a similar sized house. And with the Housing Minister vowing to ease barriers to self-build, this figure is set to rise further in the coming years. When buying property in a country overseas, the investment climate and associated lifestyle is of obvious importance. Tim Swannie explores why PARIS is becoming a leading location for new homes

aris and springtime are, and always have been, made for each other. And now that the city is less than three hours away from London by Eurostar and considerably less from most British airports, the idea of buying a pied-a-terre in the city of love is even more tempting. The lifestyle that this timeless city offers is hard to beat. Whether you are strolling the parks and avoiding the roller-skaters, browsing the markets or book

shops, visiting a museum, maxing out your credit cards at a string of boutiques or simply sipping café crème at a street café and watching the world go by, there is something for everyone in this bustling capital. According to statistics, there are currently in the region of 30,000 British homeowners permanently living in Paris, and considerably more Brits who own a holiday home there, and this is on the increase. British buyers currently account for 20 per cent of all sales to foreign buyers throughout the city as they are


drawn to the quality of life Paris offers. But how about the property market, is it a safe place to invest? According to Tim Swannie, owner of Home Hunts, the luxury French property specialists “The housing market in Paris has never been stronger, with demand outstripping supply at present. Buyers from all over the world are looking for stable markets to invest in and Paris is proving to be top of the hit list. Like everywhere, many French people lost money on the stock market during the crisis in 2008 and 2009, but the property market in Paris stayed strong through the global recession - so no one wants to sell, but clients from all over the world are interested in buying here. The market in Paris has seen growing numbers of buyers from Italy, Russia, China and Middle Eastern countries, along with a steady flow of British and other European home seekers. Recently, Americans have also been slowly returning to the market. Property in Paris has always been interesting to foreign buyers but never more than at present where, particularly in the higher price ranges (4m Euros plus), overseas buyers account for 50 per cent of the property sales throughout the city. France, in general has a relatively stable housing market, it is difficult to borrow money in France as the lending criteria is rather strict which has meant that in the recent economic crisis France did not really suffer from the same sub-prime mortgage problems as other countries like the UK and USA. For buyers looking for a stable property investment, one of the draws of Paris is the strong rental market, tourism is strong all year round in the city with no out of season time. We’ve found that apartment prices are increasing approximately 20 percent in 2010, and that trend is expected to continue in 2011. The average price per m2 throughout Paris is around 8,000 Euros but with such a demand, this is on the increase and if you want a top quality apartment in one of the more sought after arondissements of Paris, buyers will be paying from €15,000 - €25,000 (or maybe even more) per square metre. Demand is currently extremely high. Typically, buyers are looking for a pied-à-terre within a period building with original features such as full height windows and parquet flooring, however the limited supply of quality apartments in the best locations has put pressure on prices.

So where is the best area to buy? Paris is divided into 20 arrondissements or neighbourhoods which are numbered in an outward spiral starting in the centre of the city.

For lovers of architecture The 16th arrondissement boasts large, beautiful and expensive homes from the 18th century. Houses have tall rooms and long windows overlooking wide tree-lined avenues and you are likely to get diplomats from around the world for neighbours.

Generally, the first to eighth arrondissements are the most expensive in Paris. The first arrondissement is mainly on the right bank of the Seine and is one of the oldest in Paris and includes the Tuileries garden as well as the Louvre.

New home development promotes house price growth New research has found that areas with higher rates of new development consistently record higher house price growth, meaning that housebuilding activity can boost the prosperity of a local community. Using data from the department for Communities and Local Government, SmartNewHomes compared housebuilding levels with average house price growth over the last one, three and five years, across all nine English regions. In all cases there was a strong positive correlation between the number of new homes built in a region and the rate of house price growth. On average over the last year, each region saw house price growth of 0.63 per cent for every 1,000 new homes completed in that area. Over the last three years, the figure was 0.16 per cent and the rate was 0.23 per cent over the last five years. The research shows that housebuilding activity makes a significant contribution to the

prosperity of an area, and that NIMBY fears over the financial impact of new homes are unfounded. Developers look to build wherever there is likely to be demand, and their investment typically attracts other businesses and residents to enter the area in turn, boosting the local economy. “House builders would not apply for permission to build new homes in an area if there was not a demand from homebuyers,” says Steve Lees, director at smartnewhomes. “By responding to this demand, be it from first-time buyers who provide impetus from the bottom rung of the property ladder, or from families who might otherwise move away, housebuilding makes a significant and lasting contribution to building prosperous local economies. “I would urge local authorities and communities to recognise the importance of the housebuilding sector in creating thriving communities, and to work to facilitate development for the benefit of all their local residents.”

Now is the time to be a landlord

If you have ever considered renting your property out or launching into buy-to-let, now is the time, according to Richard Sexton, business development director of e.surv.

“There’s a cavernous backlog of first time buyers which is pushing the rental market into overdrive,” he says. “Properties up to £125,000 accounted for a third of approvals in March, and although some of these will have been purchased by first time buyers, many will have been bought by buy-to-let investors competing directly for the same housing stock. Invariably, the investors win the contest because of the lack of mortgage finance for first time buyers. The potential first time buyers are then pushing up rental prices - because the demand supports higher rents. This is a win-win situation for landlords.

London leads the way A recent report on the housing market by Chesterton Humberts has provided positive reading for homeowners in the London area. The Bank of England has reported an increase in mortgage approvals, and sellers have been experiencing increased viewings and enquiries. While in London – the only place in the UK prices have gone up, averaging £338,583 in March, which represents a 2.2 per cent yearon-year upwards shift.

Get a good response A London estate agent has introduced a smart phone feature on its For Sale signs, which should encourage potential buyers to ask for more information. T

hese days, I find myself constantly asking, are house values going up or down? Is the market getting back to normal? Difficult questions to answer, it seems, as it depends largely on geography and personal expectation. Out in the wilds of Essex, for instance, both the very bottom end and the higher stratosphere, appear to be holding their own pricewise, although negotiations are tight. In the middle range it is still difficult, especially those movers wishing to climb the ladder from below £250k property value to above. Narrow loan to values preclude “equity to spare”, making ancillary costs, mainly stamp duty, difficult to accommodate, leading to a bit of stagnation, and pressure on asking prices. In central London, a very different picture emerges, due in the part to higher entry level values negating the impact of stamp duty, and the unique positioning of the work force and inhabitants, whether traditional old money or nouveau riche, have higher expectations plus the wherewithal to exploit. Let’s look at the latest trade headlines, referring to central London. “Capital values rose one per cent in April, contributing to an annual growth rate of 8.3 per cent,” says one. While others report “Typical prime properties saw prices rise by £767 every day the past 12 months” and “Average values for prime property have now risen by 31.2 per cent since March 2009.” Other news includes: “Market being led by properties in the £1m-£5m price bracket, risen nearly four per cent past

three months. Strongest areas being Mayfair, Marylebone, St John’s Wood, Kensington”. In fairness, this sector is a narrow market place, and consequently produces narrow stats, and while the property market has always been dragged along from the front, it cannot be denied that the market at this end has regained its strength. And what effect has this had on the lenders? They want some of it, is the answer! Mortgage lenders may have endured a hostile press of late (all of it much merited), but they cannot be accused of being daft - they know how to make money and they know a band wagon when they see it. Some 11 new lenders have applied for licences in the past year. Buy to let mortgages is the new buzzword, with both new and established lenders entering the market, disturbing the virtual duopoly of the current major players, which will lead to competitive pricing. Get on board, seems to be the message! Whether this is the beginning of the end of the crunch, or the end of the beginning, remains to be seen, but it would appear to be moving in the right direction!
