MARCH
Welcome note...
H
ere at London Homes and Property, we’re heading full-swing into Spring this March and embracing all things fresh and new. There can be no greater encouragement to transform your home for the new season than our fabulous luxury bathroom feature. Admire the lustrous golden bath tubs, antique fittings and indulgent accessories in The Trend (p.54). If you’re in need of further inspiration take a look at the stunning suites which have been unveiled at Claridge’s hotel (p.51). Fashion designer Diane Von Furstenburg has worked her magic and we’ll sure you’ll agree, her signature bold fabrics and rich colours are exquisite, and perfectly in-keeping with such a glamorous London landmark. If you could only choose one new item for your home this month, a piece from eminent glass designer Peter Layton, would be a great choice. His eye-catching creations are collected by royalty and celebrities alike and it’s not hard to see why (p.53).
High-end interiors are just some of the requirements of property hunters who are propelling an increase in sales prices in London’s premium market. Agents Knight Frank suggest both City workers and overseas buyers are battling to invest in the capital which is also impacting on the rental market. Read the Property Latest on p.71. If buying abroad is more appealing, consider a unique opportunity in Costa Rica (p.66). We’d like just one of the beautiful apartments which are available as part of your very own exclusive complex. Back at home, discover Greenwich with our guide to spending a fun-filled 24 hours in the area (p.20). Historical grandeur easily qualifies its status as a World Heritage Site and visits to the Royal Observatory and Deer Park are a must. Take lunch at the popular Rivington Grill and enjoy a stroll around the market. With vintage treasures, quirky fashions and fine produce – there really is something for everyone. Happy hunting!

Area news By Ben West
The battle for Greenwich Market Central Greenwich has been a battleground since April 2009 when the owners of its historic market, the Greenwich Hospital Estate, announced that it wished to redevelop and modernise it. A market has existed in Greenwich since 1700, and its wares have changed greatly over the years, from goods in the early days that included fresh foods, china, glass and earthenware, to its transformation in 1985 into an arts and crafts market, inspired by the success of the market at London’s Camden Lock. Stalls now also sell foods from all around the world and antiques and collectibles. The market, with around 150 shops and stalls, attracts as many as seven million visitors a year. It perhaps looks a bit rough around the edges these days, yet locals and tourists alike love its quirkiness and most wouldn’t want it to change. Greenwich Hospital Estate, which has owned the market since 1849, plans to build a 101-room hotel, create office space and replace the market’s canopy with a glass roof, a job expected to take two years during which the market will be relocated.
Although English Heritage supported the redevelopment, campaigners protested, thousands of signatures opposing the plan were collected, and Greenwich Council rejected the plans. Its planning board said that the redevelopment plans were ‘out of keeping with character of the West Greenwich Conservation Area’, would be ‘detrimental’ to local views and add to traffic congestion. However, Greenwich Hospital Estate successfully appealed against the decision to the planning inspectorate, and planning permission was granted
£10 to straddle Meridian line
Transport latest… Good news for commuters, as the new railway timetable for East Dulwich, North Dulwich and Tulse Hill has seen an improvement on last year’s. Evening services from London Bridge after 8.18pm which used to be half-hourly, have now been replaced with a service every 15 minutes until just after midnight. An especially welcomed improvement for North Dulwich station, considering that it lost two services a couple of years ago. Along with the improved services that the extension of the East London Line will soon bring - including trains running to Clapham Junction via Peckham Rye, Denmark Hill, Clapham High Street and Wandsworth Road, Dulwich and surrounding areas will soon be extremely well-connected indeed.
Tourists flock in their thousands to the Meridian line in Greenwich to stand with a foot in each hemisphere of the world. It’s a rite of passage for residents, too, and since 2001 the privilege has been free. However, from 8 March it will cost £10 for adults to straddle the hemispheres, as there are concerns over wear and tear caused by visitors to the Meridian courtyard and Flamsteed House at the Royal Observatory in Greenwich Park.
Did you know? Blackheath is home to a couple of impressive sporting firsts: golf was introduced to England on Blackheath in 1608, and it is home to Blackheath Rugby Club, the oldest documented rugby club ever.
in January 2011, and the building project will begin in 2013. Councillor Ray Walker, chairman of Greenwich Council’s planning board, on hearing that the decision had been overturned, said: “This appeal gives the green light to a scheme that is totally out of keeping with the history and architecture of Greenwich town centre, and one which simply is not of a sufficiently high standard for a World Heritage Site.” The Estate has said that when works are completed the market will not be reduced in size.
However, on their website the hotel owners, Bespoke Hotels, say that there will be a new alfresco restaurant/bar on the market courtyard. There will apparently be a reinstated seating area outside one of the pubs in the market area, The Hardy, which will further encroach on the market area. Locals fear the individuality and charm that the market currently has - the things that locals and visitors love about Greenwich - will be replaced by the bland, namely a handful of ‘token’ stalls and a selection of soulless identikit chain shops and eateries. n
Branching out The South London property market is clearly defying dire predictions elsewhere in the country with the news that two major estate agencies are putting down roots in South East London. In Blackheath, Foxtons is opening its 30th office on 12 March. Mark Cullen, area director for Foxtons east London says: “Our Canary Wharf office has been successfully servicing the Blackheath area for five years. However, now seems an ideal time to focus on the local market in more depth. The variety of properties in Blackheath, with both traditional Georgian town houses and more contemporary
developments, will attract a wide range of buyers and tenants, especially families who are looking for open spaces, great schools and a village atmosphere.” In East Dulwich, London estate agency chain Kinleigh Folkard and Hayward has recently opened a new sales and lettings branch on Lordship Lane. KFH’s new East Dulwich sales manager, Laura Knight says: “East Dulwich has beautifully renovated period properties which are particularly popular with families due to the well-known independent schools in the area.”

Drink An evening at the pub can mean anything from a night amongst fine draught beers, a menu of gastronomic delights and plush surroundings - to a taxing time in a grotty locals’ boozer whose interior hasn’t been cared for since around 1965, and where you feel decidedly unwelcome. Fortunately, The Actress in East Dulwich falls into the former category. With a colourful, bright interior, stylish lighting, a funky pointillist mural created using spraycans, an outside terrace for warmer months and a wood-fired pizza oven, it has all the ingredients for a great night out. Some uncommon draught and cask hand pumped beers, a good wine list and an imaginative menu that includes parmesan, paprika and lime corn-on-the-cob, cider braised pork ribs, and beetroot, ricotta, goat’s cheese, sweetcorn and pea shoots pizza add the finishing touches. When you consider what land goes for in London, it is amazing that there are any equestrian centres left in the city. No doubt the huge expanse of glorious greenery that comprises the longestablished Mottingham Farm Riding Centre in Eltham has been eyed up by a good few developers over the years. It offers both group and one-to-one riding lessons for all ages and skill levels, and has a dressage area and extensive paddocks and woodlands for a variety of equine experiences.
Meet Bernard is an uncommonly good menswear store in the centre of Greenwich set up to cater for customers wanting to buy leading menswear brands without making a trip to the West End. Carhartt, Loake, Lyle and Scott, Pointer, Wrangler, Red Wing and Mishka are just some of the brands stocked. The Farah Hemmingway Jacket (£80) is one of the shop’s favourites. The simple design of this signature vintage-style jacket makes it an easy all-rounder.
Until 25 April the Tate Modern has an exhibition of work by Gabriel Orozco. Creative, playful and inventive, Orozco creates art using found objects. Sculptures are often made of everyday things, he’s sliced a classic Citroën DS car into thirds, removing the central part to exaggerate its streamlined design, and photographed such things as water collecting in a punctured football. In addition, Ai Weiwei’s Sunflower Seeds, made up of millions of lifesized sunflower seed husks intricately handcrafted in porcelain, continues in the Turbine Hall until 2 May.

Escape A visit to the public galleries of the Old Bailey, where the country’s chief criminal cases are tried, can be fascinating, although some cases aren’t so gripping. Courts one, two and three usually hold the most important cases. Oscar Wilde, Dr Crippen, the Great Train Robbers and Peter Sutcliffe were all tried here. Under-14s are not admitted, along with electrical equipment such as mobile phones and video recorders, and food, drink and large bags, though the pub across the road stores them in lockers for a small fee.

On Saturday 5 March at 8pm join comedian, writer, broadcaster and allround British institution, Arthur Smith at the Blackheath Halls, which is reputedly London’s oldest established purpose-built concert venue. He will be appearing for an evening of sublime laughter and off-the-wall humour with jokes, anecdotes, short stories, poems, songs and readings from his recently published memoir My Name is Daphne Fairfax. (In fact, his first name isn’t Arthur or Daphne, but Brian). As well as being a BBC regular (Grumpy Old Men, QI, Have I Got News For You, The One Show etc) and Olivier-nominated playwright (An Evening with Gary Lineker) Arthur was brought up in the Blackheath area, and attended John Roan School from 1965 to 1972. His brother, Richard, also attended the school. Honoured with a CBE, Richard has edited esteemed medical magazine the BMJ and was TV doctor for BBC Breakfast from 1983-7. The South Bank’s Festival Terrace, Royal Festival Hall and Hayward Gallery shops offer design-led gifts, creative toys, 50’s inspired homewares and items relating to art, music, dance and photography. They include the clever and amusing Crinkled cup (£7.50), which looks like a scrunched-up plastic coffee cup, but is actually a ceramic. The shops also stock sweet Hug Salt and Pepper shakers (£20.00), designed by New York-based Alberto Mantilla, the original porcelain salt and pepper shakers which appear to ‘hug’ when not in use.
Blackheath Village has no fewer than six Indian and Nepalese restaurants, and the 120 seat Everest Inn is quite possibly the best. As well as a typical selection of Indian dishes, there are imaginative Nepalese specialities such as Hansh Bhutuwa, barbeque of duck cooked with green herbs, spices and spring onions, and Hariyali Lamb, which is lamb cooked with fresh mint, spring onion and Nepalese spices. Ask for the delicious mango trio dessert - mango kulfi, yoghurt and liqueur. Off the menu, but an occasional special, it is an absolute delight.

t’s ironic that one of the best places to escape from the hectic nature of the capital, is just 20 minutes from Central London. From parks to palaces, there can be no better indication of the beauty of Greenwich than its status as a World Heritage site. Explore for yourself with this detailed day plan.
10.00 am
Nature A great way to start the morning is with a walk in Greenwich Park, which is also the historical heart of the area. The 180 acres of royal greenland extends from a boating lake down to the ‘Wilderness deer park’ where red and fallow varieties can be seen stalking amongst the ancient woodland from designated viewpoints. Savour the moment with tea in the beautiful Pavilion and visit the gift shop to acquire books about the site’s fascinating past.
a basis for time and space measurement as the home of the Meridian line. These days the Observatory serves as part of the National Maritime Museum and houses a vast collection of art and nautical memorabilia, making it a tourist hotspot. Thankfully the symbol of time standardisation can be viewed from the exterior. At 1pm the time-ball which is mounted on Flamsteed House will descend on its axis. Set your watch!

Lunch Just moments away from Greenwich Park is the Inside restaurant. However it’s not just convenience which renders this eatery an ideal stop; the restaurant provides a range of fine European cuisine in an elegant setting. Locals recommend the succulent duck breast and roasted cod with Spanish paprika as their favourites. 19 Greenwich South Street, SE10 8NW www.insiderestaurant.co.uk

Dinner A restaurant which uses produce sourced in the UK and Ireland is befitting of an area so integral to British History. The Rivington Grill offers exquisitely presented traditional breakfasts, Sunday Roasts and fresh fish as part of its tempting seasonal menu. The setting is simple and stylish with a friendly and relaxed atmosphere making it an ideal choice for early evening dining with friends.

Blackheath boy this spring, writer, broadcaster and comedian Arthur Smith’s national live tour comes to Blackheath, Arthur’s childhood home since the age of ten. Our resident columnist, Ben West speaks to him about growing up in blackheath
What was it like growing up in Blackheath? “We lived in Kidbrooke Park Road and I attended the Roan School for Boys, now John Roan. I walked across the heath every morning and played football there at weekends.” What do you most miss about the Blackheath area? “The path past Morden college which had the best stag beetles, the heath itself, the second-hand bookshop in the village - is it still there? And Greenwich Park, round which I ran hundreds of times in my days as a cross country runner.”
Boris’s blue bikes may have been launched with great fanfare last year in the capital, but cyclists in the Herne Hill area have had rather less to cheer about. Its 1891-built velodrome, one of the best cycling tracks in the UK and a venue for the 1948 Olympic Games, has deteriorated over the years and it has been threatened with closure for many months. Its grandstand has been structurally unsound for many years and is currently boarded up. Numerous cycling clubs, schools and children use the velodrome track and mountain bike course and many British cycling stars learned to race here, so it is no surprise that there has been huge support for a campaign for full-scale renovation to secure the velodrome’s long-term future. In January redevelopment plans were unveiled incorporating a new venue that would offer track riding, mountain biking, cyclo cross, training and family riding alongside a new pavilion with café and community space. The final designs will be submitted to Southwark Council for planning permission, and a public meeting will be held in Dulwich College Great Hall on Tuesday 22 March from 7.30-9.30 pm for people to view the concept plans and news of any other progress. If you want to help save the Herne Hill Velodrome visit www.savethevelodrome.com And if you want to visit, there are regular public events, including track and off-road racing and training sessions, as well as holiday clubs for kids. Entrance free Herne Hill Velodrome, Burbage Road, London, SE24 9HE www.hernehillvelodrome.com
What do you not miss? “Waiting for the 93 bus which I often did miss. Is it a different number now?” Do you have any particular memories or anecdotes about anything locally? “I have a whole heap of memories, which I recount in my book ‘My name is Daphne Fairfax’. I was a roadsweeper across the heath and one afternoon my mother came across me asleep on the grass next to my metal chariot.” When you visit Blackheath or Greenwich now, how do you think it has changed since your childhood? “Not half as much as Bermondsey, where I spent my first nine years. The atmosphere is similar, I would say.” Was there any particular pub, club, theatre, restaurant or shop you especially liked in the area? “Well, I first got drunk in a pub in the village called the Three Tuns, though it is presumably a Wetherspoons now...”

State of the market Alasdair Carpenter, Company Director of Lourdes estate agents, comments on the state of the residential property market
Spring brings strength and opportunity for the Docklands property market
A
s winter finally draws to a close and spring emerges in the distance, the Docklands property market seems to be gaining strength. Both the residential sales and lettings markets are being underpinned by the forces of supply and demand. There has been a noticeable increase in demand from both prospective tenants and buyers and a slight downturn in the number of available properties. The restricted supply of property, coupled with an increased number of sales and rental applicants is likely to cause a spike in prices. This is very reminiscent of the same period last year. In addition to the simplistic economic principles of supply and demand, there are a number of other factors impacting the market. Firstly, at this time of year the Docklands property market is always beholden to bonuses paid by the financial services industry. The residential sales market in Canary Wharf and the surrounding areas has always been the beneficiary of the bonus culture of the financial institutions. General consensus seems to be that this year has been yet another good year in the banking sector and bonuses have been paid accordingly. Secondly, the working population of Canary Wharf has been swelling over the last 18 months and this trend is set to continue for the foreseeable future. This is in direct contrast to the general labour market performance for the UK economy. The outlook for the wider UK economy remains subdued as the austerity
cuts imposed by the coalition government will have a marked effect on those areas heavily dependant on the public sector. The regeneration of East London in anticipation of the 2012 Olympics will further bolster the property market. Due to the global downturn and the restricted supply of credit over the last few years, the building of new residential developments has slowed considerably. This has caused restricted supply of new properties at a time when the population in Docklands is growing. This is causing irritation and disappointment for tenants and buyers alike. However, landlords and vendors are finding themselves in a much better position than at any other time over the last few years. The property market is highly seasonal and we would expect to experience an increase in demand during the spring months. What remains uncertain is whether or not this trend is set to stay for the foreseeable future or is simply more the effects of seasonal demand. One key factor that seems to be changing in the property market’s favour is the appetite for mortgage lending. Most brokers seem to be reporting an increase in the number of products available to consumers. Not only are there more mortgage products available but the rates have been slowly creeping to more attractive levels. The lending criteria will remain strict due to regulatory pressure and that is unlikely to change for many years, if ever. That in my opinion however should be viewed as a positive and not a negative. Slow sustainable growth is more attractive to everyone than the volatile boom and bust conditions of the past. So as the weather warms and the days become lighter the market should continue to recover. Prices for both rental and sales properties will see marginal increases. The one undeterminable variable is whether or not we will see an increase in the number of available properties. If you are thinking of selling or letting the spring market might be the opportune time. n 23

A woman’s
world?
With news of a European wide quota for women in senior positions, Hilton Ingram asks, why do governments believe that legislation is the only and best route to achieve their goals?
“B
russels is ready to force a 40 per cent female boardroom quota on public companies,” wrote Bojan Pancevski and James Ashton recently in the Sunday Times. While I believe that women should have much greater representation in the nation’s workforce, it is arguable as to whether blanket legislation is the way to achieve such balance. In practical terms, businesses within sectors which typically attract males, such as engineering, will struggle to meet a pre-defined quota of female employees. This is one reason why we should look at ways which enable both sexes to progress naturally through the ranks, in their desired field and in their own time. Anecdotal evidence demonstrates that most women will stall their career progression in order to raise young children, yet a recent study by Jones and Schneider (2010) has found that this is often involuntary. The authors concluded that childcare and inflexible working environments are some of the main factors which account for the relatively non-linear career paths of females but that this could be countered by more considerate working environments. I feel that all companies should start to look at the wellbeing of the family and either contribute towards childcare or, if they are large enough, to have an in-house childcare facility. Aside from benefiting families, this would be advantageous to companies who find that extended maternity leave can cause fragmented business practices and perhaps financial strain from continued statutory payment. In addition, research from one recruitment website suggests that those who liaise widely within a company are likely to proceed to a higher position more quickly. However it is reported that females are less inclined to network or promote themselves amongst like-minded individuals than their male counterparts. Therefore we need to continue to
24
encourage all employees to participate in company social events and have an open business culture in which strategy, performance and success is shared. The current childcare regime is financially prohibitive to many prospective working mothers so maybe the answer lies in how we as a nation want our future childcare to be offered to us. Perhaps a professional crèche facility that works on a “not for profit” basis where financially fortunate parents can pay a normal cost and those less fortunate can pay an affordable cost as this would help to get more women back into the working environment, so that we have a chance of meeting the dictates of our European parliament. In my experience I have found that professionally minded people WANT to work to achieve greatness and to aspire to having a good life with their family. For the benefit of the improved life of future businesses I believe that family life must be supported and perhaps childcare should become part of an open, encouraging business environment. n

Designer focus Peter Layton both practical accessories and eye-catching artworks, peter layton’s glass designs have received international acclaim and are prominent features in some of the capital’s most glamorous homes
I
t is not hard to understand why Peter Layton is one of Europe’s pre-eminent glass designers. Although his London Glassblowing Studio and Gallery is evidence of his inimitable skill in an ancient art, his pieces are eye-catching and contemporary works, collected by the likes of Elton John and the Duchess of Kent. Layton’s collection is distinguished by its brave manipulation of colour, form and texture. From swirling perfume bottles flecked with delicate greens and golds, to striking vases splashed with scarlet and fuchsia, every design is commanding and unique. The talented craftsman is inspired by various natural and cultural wonders. The eye-catching Mirage series of glass captures the warmth of a visit to Petra, with its rich colour palette matched to desert sands. One of the newest
collections, Skyline has more local origins in the sunsets which can be seen directly from Layton’s Bermondsey studio. Unsurprisingly such evocative pieces are proving popular as gifts, and the bowls, vases and paperweights of the watercolour Floral range is the ideal Spring-themed choice for Mother’s Day. Carefully moulded glass jewellery is also available if eye-catching accessories are desired. For those who find Layton’s work particularly exciting there is also the opportunity to visit his studio and gallery and receive a day’s tutoring in glassblowing. The class offers real insight into the magical process which sees molten material transformed into spectacular keepsakes using the finest tools and expert techniques. You can also view an extensive selection of Peter’s most recent work. n 62-66 Bermondsey Street, SE1 3UD www.londonglassblowing.co.uk

s the weather gets steadily brighter it’s easy to become enthusiastic about the prospect of outdoor living once again. For decades garden furniture was uninspiring, and a world away from the stylish designs intended for the interior of your home. live overseas
Costa Rican Casa If you’ve not considered Central America as the location for a luxurious overseas property, then lavish design, exclusivity and an incomparably glamorous address will surely tempt you, says Gabrielle Lane
S
ituated just nine kilometres west of the Costa Rican capital San Jose, is the valley town of Escazu. The literal meaning of its name is ‘resting stone’ so it is highly appropriate that the region has become the destination du-jour for affluent expatriates desiring a beautiful retreat. Even in the domain of luxurious hideaways, the latest apartment complex available through Signature Residences Worldwide is rather special. The gorgeous building of four two and three bedroom homes was conceptualised by renowned architect Carlos Barrenecha, who has created an elegant design which captures the grandeur of New York’s 5th Avenue. The magnificent space would make fabulous and exclusive accommodation for a large family or group
of friends, yet the high quality finish also equips it superbly for the premium rental market. Each of the apartments is lavishly appointed. Throughout their interior, the expansive nature of the living areas and careful inclusion of high-tech facilities is immediately identifiable as the work of a talented designer. That is, if you were not already convinced by features including full-length windows, grand foyers, formal dining areas and the fine marble details within the penthouse. Although outside areas are important for any holiday destination, the year-round sunshine in Costa Rica makes glamorous exterior entertaining areas imperative. At this estate, the heated swimming pool and large green sun terrace with breath-taking views are the perfect spots in which
to relax with friends or family. An ample covered garage and further visitors parking ensure that it is also a convenient venue for socialising. In a further demonstration of attention-to-detail, Barrenecha has also ensured that each individual apartment has a private maid’s quarters with full bathroom to meet the needs of the busy professional who desires ultimate relaxation. In spite of the modern luxury of the estate, the property does manage to maintain a traditional Costa Rican feel. The refined European styling is blended with colonial aspects and indigenous influences through a splendid collection of fine art, furniture and exotic gems. This juxtaposition is echoed by Escazu as a whole. The town has retained its traditional oxcart festival which celebrates local farming history, in addition to a traditional street market which offers fine produce, dancing and parades. However the area is now known for its array of chic bars and restaurants, boutique shopping and nightlife. Those who enjoy golf will also enjoy the 18-hole championship course which is nearby. That is, if you can bear to venture from such a luxurious home. n Bello Horizonte is priced at $3,500,000 www.signatureresidencesworldwide.com

Buyer’s Guide To...
Turkey
When buying property in a country overseas, the investment climate and associated lifestyle is of obvious importance. This month’s Buyer’s Guide explores why Turkey is becoming a leading location for new homes
Location
Lifestyle
The Aegean and Mediterranean coasts of Turkey are particular favourites with tourists and investors alike. From the hilltop fortress of Afyon, to Aphrodisias with its charming Roman history, and the breathtaking ancient architecture of Ephesus, the Aegean coast is an unspoilt cultural heartland. The Mediterranean coast is famed for its beautiful beaches which are backed by the dramatic landscape of the Taurus Mountains. In this region, Oludeniz has gorgeous white sands, whilst Bodrum, in the west, is a particular draw for its friendly and lively nightlife.
The high temperatures, attractive surroundings and low cost of day-to-day living make moving to Turkey an extremely attractive prospect. Cities such as Bodrum have year-round appeal and are ideal for those who want to settle abroad. For those who would rent out their property, the Turkish Hoteliers Association have forecasted that 31 million tourists will choose to holiday in the country this year, increasing the likelihood of a great seasonal income. Since the summer of last year, Easyjet have responded to demand to visit the country, operating six new routes from UK airports. Moreover, flight times from London are approximately four hours making it an ideal option for both long and short vacations. n
State of the Market Now is a great time to invest in Turkey. The local economy has continued to grow during the last year, showing an increase of 6.4 per cent. This exceeded expectations, and December saw Jim O’Neil of Goldman Sachs tip Turkey as a country of high economic potential for the year ahead. 68

Studio and one-bedroom apartments are still available at Higgins Homes’ Prime development at the south east London suburb of Hither Green, which is just 13 minutes by train into London Bridge. Prices range from £109,950 to £154,950. www.higginshomes.co.uk
Property prices increase as city bonuses announced With City bonuses due to be announced any day, a recent property index suggests that there has been a continued growth in sales prices and resilient interest in acquiring high-end homes in London over the last few months. According to Knight Frank, while the cost of homes in the UK overall fell by one per cent in the year to January, the average price for a property in Central London has risen 10.3 per cent. Both the internal research team of leading agents Knight Frank and the D&G London Property Barometer suggest that the main cause for such a rise in value is the limited availability of suitable homes. Whilst the economic climate does not seem to have negatively impacted upon the intentions of City workers and overseas buyers who have registered their interest, sellers are being dissuaded from marketing their homes due to concerns about Stamp Duty rises. D&G have also concluded that destabilisation in the Middle East has reasserted London’s position as a stable and safe place to invest.
Rent Rises The lack of available properties in the London sales market has had further implications for the rental scene. 2011 has seen the largest yearly growth in London rents since 1995, attributed to a delay in potential buyers finding suitable properties and a difficult mortgage market. Difficulties in the rental market are
CLINK WHARF particularly apparent in the Docklands and City areas of London. Savills admit they usually see increased top tier rentals in the summer months but have recently let an exceptional riverside property for £1,000. Elsewhere, one tenant offered £120,000 in advance to let a central apartment, but was still unable to secure a contract due to the owner’s intention to sell.
Just moments from Borough Market, the Globe Theatre and the Tate Modern, Knight Frank currently offer a three-bed loft-style penthouse at Clink Wharf, Clink Street on the South Bank. ager home-hunters have flocked to the official launch of Barratt Homes development, Renaissance in Lewisham. The collection of around seven hundred new apartments sits at the heart of a £250m redevelopment of Lewisham town centre and has been constructed in partnership with the local council. The apartments that are proving so popular are finished in a bright, modern and open-plan style and come complete with balconies and fully-fitted kitchens, having been designed by award-winning Assael Architecture. They are set within four acres of attractive surroundings including communal gardens, a park and piazza and enable residents to benefit from great leisure amenities including a 25-metre swimming pool, climbing wall, state-of-the-art gym, crèche and cafe. The homes undoubtedly have wide appeal yet are especially suitable for first time buyers owing to Barratt’s innovative Head Start scheme. As part of the initiative, those acquiring their first property are able to purchase using only a five per cent deposit and 80 per cent mortgage and any shortfall can be additionally supplemented by a ten year interest-free loan. Other interest has been generated from commuters who can easily travel to central London from Lewisham National Rail Station and the DLR, both of which are situated opposite the development. Lewisham is just 17 minutes to Canary Wharf and five minutes from the World Heritage Site of Greenwich. Whilst the Renaissance development clearly has many positive incentives for buyers, the response to the programme is regarded as a reflection of renewed confidence in the property market as a whole. n

To fix or not to fix? as news about a possible rise in the base rate comes, We take a look at the issue of interest rate volatility
Y
ou may have already seen press speculation regarding impending interest rate increases expected this year. It would now certainly appear that this process is about to begin. SWAP rates rose considerably at the beginning of January, along with the LIBOR rate, which is now feeding through to the lenders who are all busy reviewing their fixed rate products - upwards, of course! This is a clear indication of imminent rises in the BoE base rate, if not in February, certainly at the March sitting of the MPC. This means that the very low tracker and standard variable rates we’ve enjoyed over the last three years, will rise inexorably. So should you fix now whilst rates are relatively low? It largely depends on your ‘risk profile’, but if you are of a cautious nature, or require stability, then a switch should be seriously considered! If you’re currently on a lenders’ standard variable 74
rate, to switch to a fixed rate now would probably be the best thing as the fixed and standard variable rates are quite comparable. However, if you are enjoying one of the excellent tracker rates which were available ‘pre-crunch’, and now have a rate in the region of 1-1.5%, it is quite a leap to voluntarily accept the 3.5-4.5% currently available, and the subsequent rise in monthly payments. Clearly, if you want the guarantee that a fixed rate brings, then you will have to pay the extra that this will certainly incur. Neither option is perfect, but reviewing your position now is certainly worth doing. An independent mortgage adviser can help you see if a switch is suitable, and you can find one in your locality by visiting www.unbiased.co.uk or www.housesandfinance.co.uk. n Ron Radway is a mortgage consultant for OneCall Financial Advice Centre. Classic luxury in Brentwood makes A GREAT INVESTMENT FOR THE CITY BONUS
B
onus season is upon us again, and the Centre for Economic and Business Research is predicting that City workers will take home £3.bn this year, of which £1bn will be spent on property. This means many will be left with the dilemma of where to buy, and what kind of property. City & Country Group’s award-winning development at The Galleries provides the perfect answer for bonus buyers looking to invest their City paycheck in a tangible asset, whether it’s a commutable luxury home or a shrewd investment in the buy-to-let market. The distinctive Grade II Listed Victorian buildings at The Galleries in Brentwood have been converted into a collection of high quality apartments and unique homes that are ideal for a wide range of
homebuyers looking to combine classic period features with the very latest in modern living. Residents at the scheme also benefit from gated, beautifully landscaped courtyard gardens, and many homes enjoying far-reaching views over London. For those City buyers looking to purchase a permanent residence, The Galleries is ideally located in the London commuter belt, with Brentwood Railway Station offering direct services into London Liverpool Street, taking just 35 minutes. This fast commute makes it easy for City workers to move out into the glorious Essex countryside, whilst still being able to commute into the City to their day job. With buy-to-let looking like a good investment, purchasing a property at The Galleries could provide an enticing alternative to City workers.
Recent research from Findaproperty.com indicates that properties in the South East are expected to yield between four and five percent of a property’s purchase price annually in 2011. Helen Moore, residential managing director at City & Country Group comments: “With the start of City bonus season already upon us, City workers will still be looking at the property market to make wise investments with their extra funds. Our development at The Galleries with its beautifully landscaped courtyard gardens and classic period features combined with the latest in modern living, really does make an excellent choice for a City worker faced with the dilemma of how to spend their bonus money this year. Whether they want to purchase a permanent commuter home or a buy-to-let investment, The Galleries continues to prove popular with savvy purchasers, looking to buy in a secure and prime market.” Prices at The Galleries start from £182,500 for a one bedroom, £325,000 for a two bedroom apartment, £395,000 for a three bedroom apartment and £499,950 for a two bedroom duplex. n www.cityandcountry.co.uk

Carl Davenport explores the merits of Canada Water and Rotherhithe
W
e are always looking for the latest hot spot or new development area, of which there are many in London. What with the massive regeneration projects taking place in Kings Cross, Stratford, Dalston and Paddington, to name just a few, we seem to be spoilt for choice, but often there are smaller up and coming areas right on your doorstep that you might not have noticed before. Take Canada Water and Rotherhithe, for example, the overlooked neighbour to Tower Bridge, where prices in many cases are at least 20% cheaper on a like for like basis. Though once thought of as a bit of a no-man’sland connecting Tower Bridge and Canary Wharf, the area is currently undergoing a massive makeover which will serve to neaten up the passageway. The housing stock here is incredibly diverse, from loft warehouses to modern apartments, which can be picked up from as little as £160,000. There is a thriving community of families here too, served by some very good schools and some very reasonable family properties, starting from £399,000 for a three-bedroom house. New developments are being built near the tube station (despite a fragile national lending market) which shows confidence in the future here. There is a brand new £14m library completing this year designed by CZWG Architects overlooking the water which is a striking inverted ziggurat. Investment into

the area like this is all positive news for existing residents and prospective buyers alike. The recently completed East London Line has also given a boost to the area, opening up a North/South route allowing more reverse commuters to consider living here. The area has many riverside pubs and restaurants, as well as an incredible history; the founding fathers left for the New World from here! The Brunel Museum is situated in Rotherhithe Village and the Ecological Park was created on the reclaimed former docks to serve as a city farm. The large shopping centre with its cinema and bowling alley brings life to the area around Canada Water which serves Canary Wharf and the West End. The types of people who live in and around Canada Water and Rotherhithe are incredibly varied; from first generation buyers who have raised families here, the Canary Wharf commuter who travels by river boat to work, the young first time buyer looking for capital growth, to the retiree who wants to downsize to a riverside property. All these residents will understand when I say that these areas should not be overlooked just because buyers don’t know them very well. In fact, this is precisely the reason why potential buyers should take an early look. n Carl Davenport is associate director of the Chesterton Humberts Tower Bridge office, 020 7357 799 www.chestertonhumberts.com
