New homes to come Wandsworth Council has approved a major redevelopment plan in the former Battersea gasholders’ site in Nine Elms. Developers St William and National Grid have joined forces to transform the site into a housing sector which will include community buildings to house a nursery, shops and a public square. A grand total of 839 homes are planned, a quarter of which will be affordable. Developers have also considered a £30million contribution to the cost of extending the Northern Line to this part of Battersea.

Lights, camera, action Battersea production company CosmoLeigh has shot a seven-minute short film in Wandsworth. Scale Down, a dark comedy, tells the story of a girl named Wendy who has everything but cares only about her weight. It was recently nominated for Best Comedy at the Corona Fastnet Short Film Festival and was shortlisted from 150 entrants, something that CosmoLeigh is exceptionally proud of. For local talent operating in the immediate area, look no further than these creative geniuses.
On to a winner Local teenager Arminder Singh Dhillon has created a time-saving product to clean muddy shoes, wellies and football boots. Named the Boot Buddy, the tool combines the usual cleaning instruments – a toothbrush, knife and plenty of water – to make it a much easier experience. Fruitful mix Community effort
Recovery works continue at the Green Waste Depot on Clapham Common, which is set to become Bandstand Beds’ new community food-growing space. Supported by Lambeth Council, the project has raised more than £9,000 in grant funding from the Awards for All Big Lottery Fund, Capital Clean-up and Incredible Edible Lambeth, which will be used to create raised beds and a range of facilities, including display boards, compost bins and a seating area. Bandstand Beds’ supporters continue to appeal for donations and the charity is hoping to raise an extra £2,000 to install a shipping container, converted into cooking facilities for community gatherings. You can help at regular volunteer sessions which will be taking place in July and throughout the summer, as the Bandstand Beds site takes shape.

Mint Group, the company behind Camden’s vibrant music venue KOKO, has come to Clapham with its first restaurant called MOMMI, which recently opened its doors. Future roads The new Wandsworth town centre road diversion devised by Transport for London and Wandsworth Council has been endorsed by the local community and businesses. The proposed transformation aims to solve the current traffic congestion problem and will involve re-routing the A3 and A205 South Circular to the north of the town centre and restricting the central section of Wandsworth High Street. A second public consultation will follow later this year to consider the installation of additional cycling and pedestrian facilities along Wandsworth High Street. Given full approval, work could begin in 2017 and is expected to finish by 2019.

Popping the cork Tooting Market is set to be the new home for A Grape Night In, which will be one of the newest wine shops and bars in the area. Featuring a rotating calendar of chefs, themes and topical tastings, Laura and Kiki (its founders) are keen to make sure their guests and customers are comfortable. It will act as a place where people can visit to learn about wine and enjoy its many varieties without the pressure of ‘oldschool wine snobbery’. The opening follows a string of pop-ups in the surrounding areas of Clapham, Balham and Brixton and is sure to be welcomed by wine-loving locals.

The new Air Quality Action Plan has been rolled out by Wandsworth Council, following a public discussion which invited people to have their say on the proposal. The document suggests future measures aimed at reducing levels of nitrogen dioxide and other matter in the air across the borough. Drawing on existing plans, the air quality monitoring programme will continue to target the main sources of pollution such as traffic and construction works. The proposal will also involve active awareness campaigns, lobbying and council partnerships with community groups and residents. A reduction of pollution levels will have a positive effect on residents’ health and general wellbeing.

An independent company called The Urban Wine Company, based in Tooting, plans to introduce a London-grown beverage into the capital’s bars and supermarkets this summer. The wine is made from grapes cultivated in gardens and allotments across London, and it offers an interesting mix of more than 20 grape varieties. Last year’s harvest produced more than 700 bottles of premium wine, proudly titled Chateâu Tooting 2014. Organisers Richard and Paul hope you can also join them at the annual harvest event on October 3, too.

This month, the Battersea Arts Centre presents a sensory performance by writer Glen Neath and director David Rosenberg under the title Fiction. The new immersive experience is produced by Fuel Theatre in collaboration with Dr Tristan Bekinschtein, an expert on lucid dreaming at the University of Cambridge. The producers of the show intend to provoke viewers’ multiple senses by using images and lights, followed by plunging them into darkness that’s filled with special sounds created by awardwinning composers Ben and Max Ringham.

FUN RUN
SUMMER VENTURE
The Get Active Wandsworth Festival takes place this month in an attempt to get residents moving, hopping, running and generally getting busy. It’s a great opportunity to try out a brand new sport, practise one you’re already familiar with or go old-school and try some classic favourites. The day is fit for all ages and abilities and younger attendees can have their faces painted, let off some steam on the bouncy castle or scale the climbing wall. While the kids are practising their circus skills, why not have a go at some tai chi or yoga? There’s no better way to get out and enjoy the summer sun.
Watch as runners swap their running gear for giant sumo suits at the annual Sumo Run at Battersea Park. Spectators will watch runners – or more likely wobblers – try to finish the 5km course with quite a few extra pounds gained with the hilarious outfit on. Having previously set a Guinness World Record for the largest gathering of people running in sumo suits, the event promises to be great fun. The money raised will go to Link Community Development, a charity improving quality of life in sub-Saharan Africa. Although the event is now sold out to participants, it’s a funny activity to watch for onlookers this summer.
Two nights, two brilliant classic movies to be watched. The Luna open-air cinema is coming to Wandsworth Park this summer with Cool Runnings (28 July) and Breakfast at Tiffany’s (29 July). The catering will come from Gastrocircus, serving food from converted vintage vehicles. Expect fresh wood-fired Roman pizzas served from a classic London black cab and street-style barbecue food and warm gourmet nachos from the old-school porter trolleys. Take your pick from Prosecco to hot chocolate and lay out your blanket and enjoy the films while sitting under the stars.

W
hen a man is tired of London, he is tired of life,’ said Samuel Johnson, in one of the most quotable phrases about the capital to this day, summing up the true spectacle of the city in just 12 words. Whether it’s tales of Roman history in the days of Londinium encapsulated by the remains of defensive walls or enjoying the place as it stands today in its metropolitan, multicultural glory, it’s hard not to be infatuated with London, whether you’re a tourist or resident. One man who has taken his ardour for London to a whole new level is photographer Peter Dazeley, or should I say Peter Dazeley FRPS (fellowship of the Royal Photographic Society). ‘Having left school at 15 with very little education, it was fun to be given a fellowship from the Royal Photographic Society, and to have initials after my name,’ he laughs. Camera in hand, Peter spent four years capturing the hidden nooks and crannies of the capital for his hugely successful book Unseen London, which was published at the end of 2014 by Frances Lincoln. was able to reach out when he was having difficulty with accessing certain places. After a long time (and eight legal documents) Peter was given permission to photograph inside the Bank of England, the imperial, neo-classical structure that looms over the Square Mile. ‘That was a real scream to get inside,’ he tells me. ‘But they wouldn’t let me anywhere near the vaults,’ he says with disappointment. Obviously, gaining access to these incredible buildings is a tough process, which sometimes ends in rejection. For Peter, his biggest disappointment was not being given access to the Royal Opera House in Covent Garden. Craven Cottage football ground is a true SW6 institution, and a special place for Peter to visit. ‘When I was little, my father was a Fulham FC supporter, so I was fascinated to go back and discover that it still has wooden seats,’ he laughs. In Unseen London he showcases images of the Johhny Haynes stand, the balcony where players’ families watch and also the away team changing room at the stadium.
The four-year process was a learning curve for Peter. ‘I didn’t know London anywhere near as well as I thought I did. This series of images only just touches the surface, there’s so much other stuff, it could have gone on forever,’ he explains. ‘It’s nice to be able to share my city with other Londoners and people around the world. We live in a wonderful city that’s been here a long time,’ he adds. The dazzling collection of photographs is universally appealing; whether you’re a tourist, a lifelong Londoner, an architectural enthusiast, or a history buff, so don’t miss your chance to view or buy his precious images. His work becomes more important when you appreciate that some of these buildings might not be here in the future. These aren’t just images, they’re also a slice of London’s history. n

Tom Hagues speaks to comedian Arthur Smith about the upcoming Balham Comedy Festival at The Bedford and the wonders of residing in ‘saarf London’
A
rthur Smith strolls into the Bedford in Balham and shakes my hand enthusiastically. ‘Let’s go outside,’ he says. ‘I think it’s through here.’ I follow him through the pub and out a back door onto the Bedford’s small patio that’s practically underneath the railway bridge. Concerned about it being a bit noisy, Arthur puts my mind at rest by telling me: ‘I have a clear voice!’ just as a train trundles past overhead. We settle down and begin immediately talking about Arthur’s south London-ness. ‘In north London they have little blue plaques commemorating people,’ he begins, ‘but in south London we have big yellow signs that say “did you see this murder?”.’ Arthur has every right to speak about south of the Thames in such a candid manner – he’s a born and bred south Londoner. He moved to Balham in 1984. ‘I was slowly moving up the Northern Line,’ he tells me. ‘I was in South Wimbledon before, but I’ve stopped in Balham.’ Is he going to go up any further? ‘I don’t think so,’ he replies. ‘I like Balham, I’m familiar with it. I like the
fact that it’s the only place with its own catchphrase: “Gateway to the South”. There was talk of that being emblazoned on the railway bridge. It was a sketch and then a little film a long time ago,’ he tells me, recognising the fact that I’m too young to get the reference. ‘As such, Balham has somewhat of a comic reputation and was always the punchline: “Shall we go to Belgravia, Kensington or Balham?”’ he muses. ‘Of course now, it’s more gentrified, but even so, I think it retains a bit of a street vibe. I mean, people who live in Clapham are either rich or related to someone rich… my brother lives in Clapham and we have this sort of rivalry. I always see the two as a bit like North

I remember my dad telling me when I was about 10 – he pointed it out and said “that’s where Hitler was going to live” and even at the age of 10, I thought: “Well that doesn’t sound very likely”.’ The various theories as to why he was going to live there have provided long-standing Balham residents with something to regale visitors with for many years and there are plenty of different variations. The Balham Comedy Festival takes place at The Bedford this month and Arthur has been tasked with opening it on 10 July (his main performance is on 16 July at 7.30pm) – but you might not recognise him: ‘I’m thinking of doing it dressed as Kim Jong-un,’ he tells me with a mischievous chuckle. Whether he’s in his own clothes or not, it’s worth heading down for a knee-slapping evening of laughter, intimate gigging (old-school style) and a lot of talk about brilliant Balham. n

f you happen to be passing and the wind is blowing in the right direction, you may just be able to hear soaring operatic voices emanating from a somewhat nondescript building tucked away down a Dickensian mews, just across the road from Kathryn Harries, NOS Director Southside Shopping Centre. This cobbled passage in Chapel Yard is yet another hidden Wandsworth gem. It is actually home to the National Opera Studio which, although it may not be familiar to many, plays an essential role right at the heart of British opera, boasting alumni including Dame Kiri Te Kanawa, Lesley Garrett and Alfie Boe. I am here today to meet the director of the
Studio, world-renowned soprano Kathryn Harries, who has been a leading professional opera singer since 1983 and has more than 66 roles to her name. Kathryn tells me that she knew from the time she was five years old that she would be a singer one day. ‘Mind you,’ she laughs, ‘my father was a pharmacist and I was mildly diverted in my teens to thinking that pharmacy would be a good career for me. Mercifully I decided on a career in music and, with that single decision, countless lives were probably saved…’ Kathryn’s brilliant career has taken her all over the world, which included spending a number of years in the 1970s as a BBC TV presenter on a programme called Music Time. She has been director of the National Opera Studio (NOS) since 2009 at its base in a converted

Why did you enter MasterChef? Why do you reckon you won in 2014? I was made redundant and a friend sent me the application form. I think I won because I was cooking the food I love to eat and not what I thought the judges would like – I believed in every dish I did on the show.
If I were to cook one of your dishes, which would you recommend? Depends on what sort of mood you are in, I suppose. A good one for everyone is my Cucur Udang – Malaysian prawn fritters with garlic chives: crispy on the outside and succulent prawns within.
Most Oriental supermarkets will have everything I need. I usually use the one in Bristol called Wai Yee Hong.
When you're home alone do you cook for yourself like a king or is it all about the microwave? I seldom do ready-made meals, instead I cook. If I am feeling lazy then I will have instant noodles with an egg, topped with crispy chilli prawns.
What do you think is the most overrated dish? Caviar. It tastes of nothing.
Have you ever cooked a really bad dish? If so, what was it?
What is the best thing that you have ever eaten?
Yes, many. One was Dan Dan noodles. It consists of Szechuan pepper and beef. I put in way too much Szechuan pepper and the beef I got was so greasy. It was disgusting.

it is easy to get to and from(especially useful if you’ve enjoyed an evening of fine food and wine!). Specialising in fine dining, one would think that Keith has a taste for the finer things in life, yet quite surprisingly, he prefers simpler dishes when cooking for himself. ‘I very much enjoy plain food such as gnocchi; in fact, I think it’s one of my favourite dishes,’ he states matter of factly. However, this doesn’t stop him pushing himself and his team when they’re in the kitchen. The concept of creating bespoke menus means that they’re always experimenting with new dishes, something which Keith says ‘keeps it exciting and interesting’. But what else is on the horizon for this clearly ambitious chef? As well as Arch 65, Keith is keen to expand the corporate side of his catering company. ‘We have worked with some very exclusive brands, so that is something that I’m keen to push further,’ he says. With his drive and creativity, The Residents’ Journal has certainly been given a flavour of what’s to come. n

Elderflower and vanilla jelly Serves six people Ingredients • 1ltr diluted elderflower cordial • 7 sheets of gelatin • 1/2 vanilla pod • 500ml double cream • 4 tbsp icing sugar • Mint for garnish Method 1. Cover 14 sheets of gelatin in cold water for five minutes to soak. Then heat the elderflower drink and add the gelatin. Mix until dissolved. 2. Divide the mixture equally between six glasses and leave to set in the fridge for at least two hours. 3. To create the cream, scrape the beans out of half a vanilla pod and add the double cream, with four tablespoons of icing sugar. 4. Whip the cream until it thickens – this should take around two minutes. It should be soft rather than stiff peaks. Add a tablespoon of elderflower cordial to the cream. Place the mixture in the fridge for an hour. 5. When ready, spoon or pipe the cream over the top of the jellies and garnish with a sprig of mint.

Allergic to suntan cream? After, it’s time to hit the power plate; essentially a vibrating contraption that makes everything on your body wobble (especially all four cheeks) and it is designed to enhance your workout in every way. It’s good for massaging weary muscles afterwards too, something that I was immensely grateful for at the end of the class. Nicky leaves me in the capable hands of the instructor, and we begin. First things first: the muscle preparation. The only stretching my leg muscles have done this morning is when walking up the escalator at Balham tube station, so I’m concerned about pulling things and rendering myself limp-trodden. The vibrations ripple through my calves as I stretch them on the plate and I’m confident that I’m not going to suffer any injuries. After the relatively relaxing part is over with, it’s time to get into the nitty-gritty, toning part of the session. A number of moves are used in this session and, at 30 minutes long, it’s the perfect length. Each stage is timed on the power plate, meaning you can look at the timer to see how long you’ve got left to go or, if that’s simply too painful, you can just concentrate on not passing out and wait for the vibrating to stop to tell you that the section’s over. The session is a mixture of cardio and muscle strengthening, so the moves are varied and keep you constantly busy. We begin by grabbing a medicine ball each and standing on the power plate, lifting the ball from bottom right to top left, like an exercise version of the Saturday Night Fever dance. I find myself sweating profusely after just 15 minutes, because in that time we’ve been instructed to stand off the plate, squat and then jump back on to it. Panting, rouge-faced and hot, I keep on until the first few sections are over. After this, it’s time to do some push-ups: hands on the plate, the vibrations rippling up my arms. It’s no rest for the wicked and we’re soon barked at to do reps of push-ups, grasshoppers, bunny hops and other muscle-enhancing moves. It is, I decide, hard work. At one point during the frenzy of this workout, we have to run on the spot on the power plate and get our knees up as high as possible. I try and get them high enough so that I can give myself two black eyes, but at this point I’m suffering from a severe case of knackerdness. Eventually it’s massage time again, and this really is very welcome. After that I leave, staggering and bewildered, but feeling as though I’ve done myself a whole lot of good. We’re all aware of the dangers of sun exposure, however there are times when it’s difficult to stay out of the sun and suntan cream is needed. But what if you’re allergic to it? Dr Rebecca Hayes from Doctor Care Anywhere explains what it is that could be causing a reaction and how to avoid it.
Chemical absorbers What are they? This type of cream acts like a sponge, filtering the radiation from your skin. How to detect them: These creams are often clear and can be completely rubbed into the skin. They can contain common irritants, e.g.; PABA, Benzophenones, cinnamates, dibenzoylmethanes and octocrylene. Should I use them? It is this category that tends to cause allergic reactions. If you have a reaction, record the ingredients for patch testing later. This type of cream can be better for acne-prone skin.
Physical blockers What are they? These reflect the sunrays back like a mirror using zinc oxide and titanium dioxide. How to detect them: They tend to be the chalkier creams and can be hard to rub in. There are newer versions which are easier to apply. Should I use them? You are less likely to react to these creams so they are good for children, or if you have sensitive skin or eczema.
Anything else? Preservatives: Most creams contain preservatives and allergic reactions can be due to these. How to detect them: Look at the ingredients list as a common preservative is parabens. Should I use them? Some stabilising agents are needed but avoid parabens if you are allergic. Make sure you throw old unused creams away when they are past their sell-by date. We went for a swim at Latchmere with my one year old and three year old. The price for under 8s seems to be double what it was last month. Absolute madness given the big push on keeping kids healthy. I challenged the price with the manager who told me this is correct and to check with the council. I usually find them to be relatively sensible, so I am somewhat incredulous that it would sign an outsource contract that means all under 8s have to pay an adult swim price unless you can discover the magic swim card – and even then to have to pay the adult price to get it. I guess I hope it is the contractor making a quick buck, rather than the council’s incompetence. But just in case I am not the only one who got caught out, I thought I would publicise the under 8s swim card. I would also be interested to hear from Wandsworth Council as to whose bright idea it was to only begin child prices at aged 8 and charge adult prices for under 8s. Must be the only council in the country to have come up with such a ridiculous policy (but the Latchmere website does seem to confirm this by the absence of an under 8 price). I would ask for confirmation from P4P (rather than Wandsworth) as it does sound very odd indeed to charge a higher rate for under eights than over eights.
Mon 1 Jun, 2015 11.12pm This doesn’t sound right at all. But Wandsworth keeps switching the pricing and concessions at its pools. Here’s what I think should happen, unless it has changed yet again. Some time ago (perhaps six months) free child cards were being given
out. At Latchmere you just signed up on a sheet and you were given a card – this gave free swimming for under eights. I thought this was specific to Latchmere, but later found out (when visiting Tooting) that the card can be used anywhere in the Borough. I realised this when I was told at Tooting that I could buy a child card for £2 (that gave free swimming for under eights). I also bumped into a friend at the weekend, and I’m sure he told me that he’d been offered the same deal at Latchmere, just this past Sunday. They do seem to want to keep it a secret though – no idea why. The other weird thing about the pool pricing is that if you go to Latchmere at the weekend, when people are queuing out the door to get into the pool, you can get concessionary pricing. But if you go to Tooting or Putney, which are virtually empty, you cannot!? Tues 2 Jun, 2015 9.25am I had the same situation and was quite shocked. For two adults and two children, it cost around £15. We were then told about the cards for kids, which cost £2 each, so that kids can go for free, so now we get in for less than £10. The soft-play upstairs is expensive, however, costing £4 per child, which seems a bit too much for a small place to play.

t’s not possible to avoid the Nine Elms development. It’s in the press, it’s the talk of the town and most obviously, it’s a construction site with noise, activity and building work for all to see. Among the dust, the deliveries, the heavy lifting and the drilling, are the seeds of various new living quarters, from million-pound penthouses to affordable apartments. The luxury homes under construction might suit the rich and famous or young professionals looking for a modern, buzzing neighbourhood, but Shanly Homes’ development is just as likely to attract a family looking for a piece of this exciting new London district. The Townhouse Collection comprises nine four- and five-bedroomed houses just off Battersea Park Road. The homes are large and generously equipped, but it’s the double aspect windows overlooking the lush greenery of Battersea Park that will really impress those looking to buy a home in the area. As is the case with most of the Nine Elms site, the location of the Townhouse Collection is popular with buyers because of its proximity to the park, as well as the fact it’s within a stone’s throw of the various
dining amenities that Battersea has to offer, the number of which will increase dramatically once the Nine Elms development has been completed. Commuters living in this collection of new homes will benefit from a number of transport links in order to access central London: from Queenstown Road, train passengers can be in London Waterloo within a few minutes. There are also plenty of buses, as well as night services, which run to this part of Battersea, giving residents a lot of opportunity to get out and about to the capital with relative ease. Chelsea and Sloane Square are also close so there’s almost nothing that residents can’t boast about. As of June, only one house remained available: the five-bedroomed Park House. This particular style, arranged over four floors, benefits from the same standards that Shanly Homes has attempted to roll out across all of this new collection. The décor is tasteful and subtle, meaning buyers can move in without needing to do anything to the property – at least not for a while. Space is key in these properties because - 30 -

Shanly Homes has made an effort to differentiate from the apartments that are being erected in the area. These townhouses offer multiple floors for families to utilise and the garden spaces and terraces will go down well with those who like to host a barbecue or two in the summer months. The master bedroom in the Park House design has an ensuite and dressing room with a total of 2,730 sq ft of living space. It also has a secluded courtyard which can be accessed through the kitchen-dining room and an additional two terraces. On a more functional note, there’s also an underground car park where residents can leave their cars safely and there’s also a subterranean storage room for overflowing families to utilise. For spacious living in a fantastic location, it takes a lot of doing to beat the Townhouse Collection. A change in the weather Clare Hampson, head of lettings at Savills Battersea, describes summer in her local patch
W
e’ve been kept fairly busy over the last few weeks, with the lettings market picking up as usual and plenty of local charity and community events taking advantage of the warmer months. The summer lettings market in this area is traditionally known for seeing predominantly family lets, but this year we are being kept unusually busy with the flats market up to a level of around £800 per week, rather than mostly houses as we would usually expect. The family market across the area does seem to be a little quieter than this time last year, a fact that has been also noticed by our Corporate Services department, who reported that the majority of their enquiries are for single employees or couples rather than large families. Nevertheless, family homes are certainly still letting and we have some fantastic houses on the market for prospective tenants to look at. Particularly notable is a five-bedroom house on Limburg Road, off Battersea Rise, which is on the market at £950 per week, as well as a four-bedroom house on Kersley Street near Battersea Park, which is on the market at £1,495 per week. Both of these houses have recently been fully refurbished, which tenants do treat now as a priority; properties with tired interiors are often no longer considered.
In the flats market, properties are moving quickly and this has consistently picked up as we have come into the summer months. One and two-bedroom flats for couples or sharers are particularly popular, as are those with gardens or roof terraces, especially at the moment when
spending time outside is somewhat more appealing. We recently took on a fantastic two-bedroom garden flat on Albert Bridge Road at £550 per week, excellently located for Battersea Park and Chelsea, which I expect will be very well received. Summer always spells a lovely time in Battersea with some fantastic local events with which we always love to get involved. In early June, the local Savills offices sponsored the Trinity Hospice’s Wandsworth Friends Garden Party on Clapham Common Northside, which once again turned out to be a fantastic evening, raising more than £66,000 in support of the Trinity nurses who rely entirely on such fundraising. More recently, at the end of last month, three colleagues and I took on the (ultimate) challenge of the London to Brighton cycle ride for the British Heart Foundation. Fiftyfour miles and £300 in sponsorship later we made it, happy to not be in the same camp as those who decided to cycle back, too... n

Following footsteps Nightingale Lane Douglas & Gordon manager Jack Osmond talks the current property market, contract races and how there’s a bigger demand than ever before for two-bedroom flats
J
ack Osmond has had an interesting journey on his way to working within property. Originally working as a chef in Devon, he decided he wanted a career change. Timing was clearly on his side when an estate agent came round to value his parents’ house. ‘I enquired about whether there would ever be any trainee positions and eight weeks later I was sitting in the chair,’ Jack says. Jack – who followed in both his father and grandfather’s footsteps by his choice of career – went from selling properties and land in Devon to the fast-paced south-west London market. ‘I was selling acres upon acres for the same price as a one-bedroom flat in Balham, but I quickly adjusted,’ he says. But how has he found the summer market so far? ‘It’s definitely the calm before the storm. I think everyone thought after the election that prices
would peak again, but it has been quite steady – although we’re expecting that to change very shortly,’ he says. With the property market governed so much by school term dates, Jack explains how he finds that clients tend to put their flats or houses on the market towards the end of the summer holidays so that they’re ready to move pre-Christmas. ‘I’d advise anyone who is considering selling to think about advertising their property sooner rather than later, as at the moment there isn’t a lot of stock, which is driving prices up,’ he describes. This certainly provides food for thought and buyers are more eager than ever before, with one of Jack’s clients’ properties recently going to a contract race. He adds: ‘Contracts were exchanged in just 56 minutes, it was quite unbelievable.’ Jack has found that there is a big demand for garden flats, especially those with two bedrooms. He details: ‘We’ve

recently received record prices for some of these. In fact, just last month we sold a twobedroom flat for more than a two-bedroom house. Admittedly, the house needed a lot of work, but it just shows the demand for these properties.’ Jack and his team are passionate about the area and it is a very exciting time for the Douglas & Gordon Balham office as towards the end of the year they are looking at expanding, as well as being busy completing valuations. And with Douglas & Gordon sponsoring Finton House School’s summer fête on 7 July, it’s no surprise that the team is busy. ‘I’m looking forward to donning my chef’s hat and flipping a few burgers again, as well as getting involved in the local community. That’s what it’s all about, after all.’ n

We are now well into the summer months and demand for property continues to grow and, in turn, so does the lack of available property. As a result, we’re seeing an increase in prices, which is creating longer tenancies, making it a great time to own a rental investment. Landlords appreciate the importance of their property standing out and properties of a higher quality are now coming on to the market. Fortunately, we’re also seeing an increase in high-calibre, professional tenants, who are looking to secure their new home in Clapham. My advice for tenants is: be prepared to make an offer quickly, have your references ready and consider what you can offer that will help you stand out from the crowd.
During these warm (and hopefully sunny) summer days, we’re seeing more people include outdoor spaces in their search criteria. This has been especially prevalent with couples looking for one-bedroom properties. Recently, we had three competing bids within a matter of hours, resulting in the property going for more than the asking price for a two-year fixed contract. My advice for anyone looking for a one-bedroom property in the current market is to drop everything in order to see the property as quickly as possible. This is not the time to be bargaining; properties are moving quickly and at high levels. If you pause to think about it overnight, there’s every chance it won’t be there in the morning.
The lettings market in Balham is in full bloom; the lighter evenings and warmer days have led to a buzz of activity. There has been a dramatic increase in the number of tenants registering and we’ve noticed an increase in the length of term they are willing to sign up for. In the frenzy to secure their new property and witnessing the speed at which properties come and go from the market, my advice to tenants is be prepared to sign up for as long as possible. This can not only prevent you from joining the hundreds of other people hunting in 12 months’ time, but can also secure the rental price for two years. This is also attractive to landlords, as they will have the security of knowing they won’t have a vacancy or any additional turnover costs during those years.

New Battersea Power Station park design revealed The Battersea Power Station Development Company has lifted the lid on the development’s new six-acre public park, designed by LDA Design. The new park, which ‘will play a key role in the over-arching place-making strategy and will connect the Power Station, Circus West and Phase 6 to the River Thames, with a riverside promenade’, secured detailed planning consent earlier this year and is due to open in phases from 2017. LDA Design’s plans ‘combine industrial references, traditional park features and London street aesthetics’. Two large lawns flank a north-south central axis and a series of garden terraces run broadly to the river, forming the northern edge to the lawns. A riverfront promenade runs along the foot of the garden terraces and there are two lawnlevel ‘belvedere’ spaces at each end of the park, plus gardens to both the west and east. A site-wide furniture palette has been developed for the project. Large-scale pieces of timber and Corten steel ‘reflect both the scale and materiality’ of the Grade II-listed building, while bleacher seats and steps cast in a coloured black concrete deliver ‘an oblique reference to the coal which provided the fuel for the generation of power’. The space had been designed to host a range of events, as well as providing day-today recreational space. There are plans afoot
for everything from large festival-style bashes to theatre-style events; the space has already been the platform for a range of events including an outdoor cinema and street food event, and the Totally Thames festival where the façade of the Power Station was transformed with a ‘Fire Garden’ in 2014 by French artists Carabosse. Designers have also borne in mind future access to the new Power Station Jetty.
Rob Tincknell, CEO of BPSDC, said: ‘We are excited to see the plans for this fantastic riverside park progress. We have always worked hard with our development team to ensure that this river front, with the backdrop of the impressive Power Station, was created as a public space for people to enjoy. The new designs offer space for wide-ranging activities throughout the year alongside London’s prize asset, the River Thames.’ Robert Aspland, Board Director at LDA Design: ‘The park will play a critical part in place-making, bringing the site to life, serving as a key backdrop for the iconic Power Station and hosting everything from weekly markets that are known round the world and outdoor cinema screenings, to more informal picnics and lazy Sunday afternoons.’

Nationwide, one of largest lenders in the business, said today that a record 38 per cent of buyers were able to proceed without a mortgage in the first three months of the year, which is 2 per cent up on the average recorded during the whole of 2014. The research team is putting it down to a combo of low interest rates and not a lot of lending. Robert Gardner, Nationwide’s Chief Economist says: ‘We estimate that the share of cash purchases in the housing market reached an all-time high of 38 per cent in Q1 2015. Continued healthy demand from cash buyers has helped to support transaction levels in recent quarters, since mortgage lending has remained relatively subdued. For example, in Q1 2015 overall housing transactions were down by around 5 per cent compared with Q1 2014, while mortgage completions were around 11 per cent lower. ‘Though the 38 per cent share was a record, it was only modestly above the average of 36 per cent prevailing in 2014. The significant rise in the share of cash transactions occurred in the wake of the financial crisis, where a tightening in credit conditions and a deterioration in the labour market limited the number of people able to buy with a mortgage (developments which would have had much less of an impact on cash buyers). ‘Interestingly, the data suggests that the share of cash purchases in London is not out of line with the rest of the UK. On the surface, this may seem surprising, given the greater involvement of investors (domestic and overseas) in the London property market. A limiting factor may be that house prices in the capital are over twice as high as the rest of the UK (£408,780 versus £188,566 in Q1 2015 on our measure).’ Releasing its monthly house price findings, the firm recorded a further slowing in annual growth across the UK, to 4.6 per cent in May. A treasure trove Jonathan Dyson of Hamptons Battersea discusses what makes the local area so special
I
n deference to the Northcote Road summer fête later this month, I would like to shine a spotlight on this popular area of south-west London. The area is actually made up of three different streets, Northcote Road itself, Webb’s Road and Battersea Rise. I moved here 20 years ago and whilst it was a perfectly safe, acceptable place to live, it had no particular focus. One online forum recently depicted Northcote Road in the 80s and 90s as the Wild West of south London, portraying the area as scruffy, crime riddled and certainly no place to bring up children. This was vastly over exaggerated – it was struggling to find its identity for sure, but it had certain charm and everyone knew each other and got on. There were some ‘characters’, some of whom remain here to this day, albeit older and wiser. Bob Dove will still bend your ear for hours about supermarket competition and Bob’s flowers and Bunny’s fruit stall must surely be the last remaining ‘original’ market traders. Many of the old favourites have long gone – most current residents won’t have even heard about Mr & Mrs Celco who used to turn the mini-market fridges off at night to conserve electricity! We’ve seen a number of recent demises – Tony’s café, Harry’s newsagents, Dandelion health foods and finally this week Image 2 Image, all of whom have succumbed to the price of rising rents.

It’s not all doom and gloom though; Michael from the bookshop has set up a market stall next to the Breadstall and we are starting to see how these traders might flourish in the future. Battersea Rise has become a real haven for foodies, with an extraordinary abundance of different cuisines, all within a stone’s throw of each other. My favourite, Sinabro, is so low key, it doesn’t even have a sign above the door! Webb’s Road has also seen a few changes and as Northcote Road has gone more mainstream, this has definitely become the place to go for smaller, owner-run ‘artisan’ businesses. Nowhere shows this better than Tierra Verde, run by Belleville parents Stefan and Petra – not only is it the most popular spot around for mums looking for a post-school run caffeine hit, it also has best jamón ibérico I’ve ever tasted, sliced directly from the joint. So, despite protests that the area is ‘not what it used to be’, I personally believe that this little enclave of south-west London really has finally found its feet. Like the summer fête, there’s something for everyone if you just know where to look. n

Summer madness Henry Hopwood-Phillips talks to Sam Sproston, partner at Knight Frank’s Wandsworth office, about what the summer has in store
S
am Sproston blends the best aspects of local and corporate spheres; native knowhow matched with big resources. ‘Are you sure it’s not the worst ones?’ I tease. But he certainly has the credentials. Born and bred in the area, he was recently told by a lady that her garden was different and needed to be sold differently to her neighbours. ‘I had to tell her I knew it well, I’d played football there as a child for years – it had once been my friend’s house,’ Sam smiles. Indeed, his whole story started locally. Growing up on Westover Road, he knew he wanted to emulate his father, who’d begun as an art dealer but ended up as a successful photographer’s agent. ‘I took a slightly different route though. He told me it would be too easy to just do what he did and I needed to find my own path. We were selling the family house at the time and for various reasons, becoming
an estate agent seemed appealing. My parents directed me towards a friend and neighbour who ran an agency on East Hill.’ Sam thrived at first in Clapham Old Town and then in St John’s Wood – a place with 250 flats on the books at the time and a very international market. Then another neighbour came along, and this was just as helpful. ‘Tim Wright, a proprietary partner at Knight Frank, lived four doors down from me. We met at this very café and soon enough I had a job,’ Sam says, gesturing towards the café we’re sat outside, now called Flotsam & Jetsam on Bellevue Parade. He’s not looked back since. The last two years of his three-year tenure as partner of the Wandsworth branch have been record-breaking ones. ‘If we work as hard as we have been, I don’t see why this year can’t be the third record-breaking year in a row,’ he insists.

I ask what the climate feels like. ‘The pre-election market was actually really buoyant. I know people were saying the opposite, but it just wasn’t the case.’ Sam recounts having to hire three new members of staff just to cope with the spike in Saturday viewings in January. He admits that these viewings didn’t immediately translate into sales, but by February everything between £1-1.75 million sold, and right up to the eve of the election the £4.5-5 million market was moving again. ‘Many of these latter folk were agreeing sales but delaying the exchange until after the election,’ Sam adds. Instead of the election result unleashing a surge, Sam details what seems to be better deemed a bit of a hangover. ‘I knew it’d happen,’ he informs me, ‘I just hadn’t factored in half term happening two weeks later! It’s still a good market – we expected activity to increase in June and that has certainly been the case. People know nothing apocalyptic is going to happen now, so the calm is an easy, happy one rather than a nervous one.’ Sam knows the word ‘village’ is bandied about far too easily by estate agents in general, but ‘Bellevue village really is a village.’ The main market here is clearly young families drawn in by the large green spaces, the schools and independent shops. ‘Even the properties bought as investment usually have local ties in a way you won’t find the nearer you get to Battersea Power Station,’ Sam explains. ‘Here, families buy for sons or daughters, whereas there they can be vacant investment vehicles.’ All of Sam’s team live locally. In fact, every Wednesday, many of them organise morning workshops, where, escaping the phones, they occupy the Flotsam & Jetsam coffee shop. ‘This isn’t really an escape though,’ Sam admits. ‘Here, we’re even more accessible and we feel more ensconced in the community.’ Summer is typically a dry spell – I ask Sam if he’s worried. ‘Sure, the usual picture is a trickle in July and nothing in August but I’m more optimistic.’ I had anticipated a more sombre assessment, but by the end, Sam’s confidence has worn off on me. He’s clearly taken stock of the situation and is ready to make the most of it. Let’s hope the market is grist to Sam’s mill. n

New beginnings James Weston speaks to The Journal about the new Hamptons Earlsfield & Southfields branch
W
hen we first meet sales manager James Weston at the new Hamptons office in Earlsfield, he and his colleague, lettings manager Rocco Archidiacono, are debating where to position the chandelier over the front desk. The pair, who clearly have a keen eye for detail, are already making their mark on the branch, which was in its final stage of refurbishment before it opened on 22 June. ‘The Earlsfield and Southfields branch fills a gaping hole in our network of offices and neatly ties together Fulham just over the river, Balham to the south of us, Battersea to the east and Putney and Wimbledon to the west,’ describes James. ‘We already have more than 3,100 applicants looking in SW18 so there is huge demand for property in this area; because of that, we’ve been able to cherry-pick staff from other Hamptons branches.’ This latest addition takes the total number of Hamptons offices in London and the south-east up to 86.
We are actively trying to build relationships with other local businesses, schools and sports clubs James, who bought his first one-bedroom flat in Earlsfield many moons ago, then moved to Clapham before recently deciding to move back to the area and refurbish a house – which is located just around the corner from the new office. ‘I don’t have any excuses to be late now!’ he laughs, before adding: ‘As sales manager, I’m extremely pleased to be working in a patch that I know well, having worked and lived here in the past. We’re actively trying to build relationships with other local businesses, schools and sports clubs too.’ Indeed, the grand opening, which took place on Saturday 27 June, provided James with an opportunity to talk to locals and to drum up more business. ‘We sent flyers to 15,000 homes, although as it was an open

Does dust ever settle? Now that the General Election has answered many of the questions posed by a dubious property market, Michelle Van Vuuren says that this is not the time to stand still
L
ondon is a city that grows fast, with cranes consistently crowding the skyline, so it is often hard to imagine a time when the property market takes a momentary pause. During the early hours of 8 May, the London property market breathed a sigh of relief and basked in a moment of quiet reflection ahead of an ensuing storm of sales enquiries. The election result was the one we required to reactivate the market and nullify the threat of a Mansion Tax that had loomed on the horizon for most of the last Parliament. With the doubts over a hung Parliament dispelled, the property market went into overdrive. Berkeley Group’s stock rallied by 11 per cent in the first day alone. At United Kingdom Sotheby’s International Realty offices the phones were red hot. We were inundated with buyers looking to purchase and sellers looking to the market; the Mayfair office alone saw more than 40 enquiries for valuations on 8 May. Calls from international buyers started during the night as they looked to get ahead of the inevitable price increases as confidence rushed back into the market. It is our expectation that prices will increase by about five per
cent over the coming six to eight months. This rebound in the market from a single election is unprecedented. But as the adage goes, there is no time like the present. Markets move quickly. The flood of enquiries has left some buyers out in the cold as bidding wars on key homes have returned almost overnight. And bargains that were there to be had four weeks ago have swiftly been replaced with competition from other buyers. From Kensington to Chiswick and from Clapham to Cobham, the property market has responded euphorically to the election result. Whether you are looking for a studio, pied-à-terre or a stately home, the upswing has returned. For those who think that the dust from the various construction sites will ensure that there is ample opportunity to purchase, I would advise that this is simply not the case. London, in particular, is still suffering from constrained supply and escalating demand from both the domestic and international market. This pressure on the availability has an escalating effect on the price of central London homes. Despite the plethora of cranes, there simply is not enough construction to provide the amount of homes required for the capital’s burgeoning population. So for those with the desire to purchase in this greatest of cities, this is no time to let the dust settle, but rather to dig in and be part of one of the most exciting and inspiring times in London’s property history. n
