Dear Resident, As we go to print, the result of the referendum is in and we’ve seen what is one of our generation’s biggest political decisions to date. Politics aside, there’s a lot to take stock of this month. The Northcote Road Summer Fete is back, and back with a vengeance. With inflatable games, a fashion show, live music and much, much more, including the annual Wimbledon screening; we bring you up to date about how to make the most of the event on page 12. If you’re looking for more activities in the area, our regular calendar pages will certainly give you plenty of inspiration (page eight). Elsewhere, if you’re looking to get fighting fit but don’t fancy slogging it in the gym, check out our when fitness became fun feature on page 14, and we review the biggest indoor trampoline park in London, Flip Out on page 15. Meanwhile, Peter Lanigan-O’Keeffe of Lanigan Estates tells the Journal all about walking the Camino de Santiago on page 16. Enjoy!

Trevor left his job in the City to grow the Project Management side of the business, along with his wife Claire. L

ast month we spoke to lighting designer Sian Baxter about her love of all things luminescent. We found out about her company Sian Baxter Lighting Design, which designs lighting schemes for homes, gardens, hotels and restaurants, and why she thinks lighting is underdeveloped as a design feature. This month, we take a look at her newest venture, Designed by Light. While Sian has been in the lighting business for 15 years, creating the products herself has always been something she wanted to pursue. Designed by Light offers her clients more choice and complements her design business perfectly. “I was getting frustrated with the products on the market,” she says honestly. “I’ve seen so many pendant lights that look nice, but when you turn them on they’re awful!” For Sian, one of the driving forces behind the light fittings was that they looked nice both on and off. Designed by Light, she tells me, is her contribution to solving the problem. The initial range of light fittings comprises beautifully hand-crafted pendants and wall lights which offer striking lighting effects. “We’ve got an eclectic and contemporary slant but they all generate lovely effects.” In fact, each 10

“Our focus will always be on good quality, with a personal service” fitting looks like a work of art and could be the focal point in any room. “We like to use good materials and good craftsmen,” says Sian.

She goes on to tell me that some of the products have handmade elements to make them truly individual, such as handpunched metal and handfinished components. “I wanted every product to be bespoke,” she tells me. “A lot of products on the market are quite restricted. For example, you can only get them in black or white or with a one-metre drop,” Sian explains. “I wanted to introduce more flexibility for clients and that’s why with all of our products you can specify what colour you want, what finish and what drop length etcetera.” By working personally with clients, Sian’s close-knit team can create a light fitting that will suit a

specific space or interior; whatever you want, they can make it happen. With the knowledge and experience Sian has acquired over the last 15 years, customers are in very capable hands. “There’s a nice crossover between the two companies,” she says, before giving me a sense of what they can do. “One of our clients wanted to hang a cluster of pendants in a glass stairwell that had a glass roof light above it. We had to devise a bespoke suspension method to enable this. This extra level of service is what sets us apart. “We can also advise people,” she continues. “Some clients can’t decide which of our lights will work best in a particular space, or what size, colour or how many they want, so we carry out site visits to make recommendations.” Sian appreciates that clients want to see how the products will look with their interior before they buy them – viewing it online is not always enough. “We can take lights to clients,” she explains. “It can be hard imagining how one would look in your home,” she adds, confirming the high-quality personal service she offers. Designed by Light may still be in its infancy with a small range of products, but Sian says: “We will be expanding our range each year, but our focus will always be on good quality, with a personal service.” And with Sian leading the way, I have high hopes for what’s in store. designedbylight.com

When the weather

is fine The Northcote Road Summer Fete returns to SW11 this year, so we’ve rounded up some of the best things that you can do to make the most of the event SuZanne smith 12

The fun takes place on 10 July from 11am until 6pm

[LOCAL INTEREST] Bungee run

Don’t worry, it’s perfectly safe (and horizontal). Get your child to strap in, get set and run as fast as possible before the bungee rope pings them back towards the starting blocks. They’ll laugh, scream, giggle and tire themselves out on this inflatable bungee, and the fun isn’t just for the youngsters – it’s adult friendly, too. You probably won’t be able to help yourself.

Fashion show

Big sunglasses and designer bags at the ready: it’s time to channel your inner Anna Wintour and watch the fashion show on the street. With clothing lines from the likes of vintage-inspired Weekend Doll, there’ll be something to see for all tastes and preferences, and you might find some inspiration for your own summer wardrobe.

 Inflatable games Show your more ruthless side with some inflatable games. Find out who’s the best (and most competitive) in your family – although of course, it’s the taking part that counts.

Total Wipeout

For those brave enough (and who think they’re up to the challenge), why not give the Total Wipeout-style assault course a go? Not only will you enjoy the experience and get the chance to test your agility, it’ll also provide entertainment for onlookers as you duck, weave, hop, jump and slide your way to the end. Good luck!

Wimbledon screening

Big tennis fan? Or do you just love the excitement and atmosphere of Wimbledon but don’t have tickets? Fear not, because there’s going to be a huge screen showing the men’s final so you won’t have to miss a second of the action. To find it, follow the sounds of gasps, cheers and clapping – and keep an eye out for strawberries and cream.

 Disco dome

Lace up your dancing shoes and throw away your inhibitions in the disco dome, which will be blasting foot-tapping beats and hip-shaking tunes during the course of the day. What’s more, because it’s a sheltered event, it’s a good place to take cover if the weather doesn’t hold out. NEED TO KNOW

lorna dea

 Live music

There’s a lot of live music to soak up this year, so don’t miss out. Popping up all over the fete will be local bands playing acoustic music. Whether you want something slow and relaxed or fast and upbeat, you’ll find it on Northcote Road. Our top picks include international awardwinning singer-songwriter Dan Olsen, as well as the extremely talented singer Lorna Dea.

The annual summer fete is a hugely anticipated and popular local event, attracting more than 20,000 visitors. 

Northcote Road in Battersea stretches more than half a mile from Battersea Rise to Broomwood Road and has been named by Radio 4 listeners as one of London’s favourite shopping streets. 

Northcote Road is at the epicentre of south west London’s so-called Nappy Valley.

IN A SPIN

Haven’t got time to fit the gym in before work? Never fear. Now you can exercise on your way to work, on a mobile spinning studio (also known as a bus). Fitness brand 1Rebel is finalising plans to get London moving and make exercising practical. Combining a fitness class with your commute is an idea developed by James Balfour and Giles Dean, co-founders of 1Rebel and is due to launch later this year. One of the routes will start at Clapham Common and take you into the City to the 1Rebel gym, where you get ready before a hard day’s work. Alternatively, you could just cycle to work… ride2rebel.london

Splashing around

Battersea Park is set for quite the make-over this summer, as the RNLI’s Splash Fest water obstacle course pays a visit. The course features five challenge zones across a 2.5km trail. As you battle across slides, through foam and against water spouts, you’ll work out your whole body trying to stay upright. Watch out for the Bubbly Brook, a maze of giant bubbles and zorbs submerged in a sea of foam or the Slip-Slide Stream, which features a toboggan-style water slide, with monkey bars and swinging inflatables. We’re not entirely sure if this can be classed as a workout, but we want to be involved. The course arrives on 7 August but grab your tickets now while you can. Adults £22, children £10, splashfest.co.uk 14

When fitness became fun Bouncing around and gliding through the air on a trapeze are just a couple of the weird and wonderful fitness classes in the local area – prepare to have fun

Night Fever

If dancing on a Saturday night out is more your style, you’ll be pleased to know that Clubbercise is actually a real thing right here in Clapham and Battersea. Grab your glow sticks and head to the studio for a dance fitness class like no other. From ’90s classics to the latest chart toppers, you’ll be learning simple routines to club anthems in a darkened room with disco lights. See website for prices, locations and times, clubbercise.com

Flipping marvellous The Journal bounces along to the biggest indoor trampoline park in London, Flip Out EMILY ADAMS

E

xcitable kids are flying at me left right and centre as they bound from one trampoline to next. Parents listen up, because this is the place to tire your little ones out. In fact, I can barely stand on two feet after an hour of jumping up and down at Flip Out. If you think bouncing around, arms and legs flailing everywhere, is child’s play, you’d be wrong; very, very wrong. Wandsworth’s new trampoline park, currently the fourth Flip Out in the country, is the biggest in the capital, with

10 minutes of bouncing is equivalent to 33 minutes of running a state-of-the-art parkour area for bouncers who mean business, more than 120 interconnected trampolines, a pit filled with 38,000 foam blocks to hurl yourself into and a basketball slam dunk zone. It’s a surprisingly intense cardio workout and incredibly fun. I feel as though I’m

pretending to workout and this is really just an excuse to act like a big kid. Thankfully, the clever folks at NASA carried out a study and discovered that 10 minutes of bouncing is equivalent to 33 minutes of running, so it looks like I’ll be doing a lot more bouncing around from now on. If you fancy a bit more structure to your workouts, Flip Out will be offering flip fit cardio and flip yoga sessions too. £12 per hour, Flip Out, Bendon Valley, SW18 4LZ, 08452 411 341, flipout.co.uk 15

[charity walk]

The never-

ending road Peter Lanigan-O’Keeffe of Lanigan Estates tells the Journal all about walking the Camino de Santiago in the name of charity francesca lee

P

eter Lanigan-O’Keeffe is an inspiration. After setting off on 3 May 2016, he has just returned from walking the Camino de Santiago across Spain in aid of Friends of Greenmead, the charitable arm of the primary state school Greenmead School, which

16

provides education for young people with profound learning difficulties in Wandsworth. Originally setting his fundraising target at £1,000, he reached it within weeks and set a new one of £2,000, which was again attained. At the time of going to press, Peter has raised almost £2,500 and has been the charity’s biggest donor to date. The funds will be put towards sensory learning, as well as activities such as horse-riding. When Peter told his friends, family and clients at Lanigan Estates that he was going to walk the Camino, they thought he had “lost his marbles”, but it had always been something that Peter

[LOCAL INTEREST]

wanted to do. He started training at Christmas 2015 doing 15 to 20-mile walks almost every weekend with his friends in Surrey Hills. “I thought if I don’t do it now, I never will,” he says. “A lot of people do it in stages, but I knew that if I did that I wouldn’t complete it all, so I decided to tackle it in one go and walked 850km in 31 days.” There are many different trails on the Camino, and Peter decided to do a different route to the classic French Camino. He started in Irun on the French/Spanish border and joined the ‘traditional’ route when he reached Burgos, Spain. During this time, he walked 250km in nine days by himself. “I decided to do that trail as it is fairly

“The scenery was just breathtaking and the sense of camaraderie was brilliant” unused and sounded interesting,” he tells me. “It worked out really well as I had two very different experiences; on the first leg I was walking alone, whereas on the second leg I met a lot of fascinating people along the way.” One of Peter’s early challenges was on day four when he had to cross mountains to get into Spain, but he was advised that if he couldn’t see clear blue sky he shouldn’t make the

climb. “I woke up and was ready to go at 6.30am but the mist was at headheight level. I was determined to walk that day and I discovered that there was an alternative route, albeit with a 9km detour.” It is this grit and determination that kept Peter going. Sleeping night after night in albergues (hostels for pilgrims), there would often be up to 60 people in one dormitory. “The accommodation was so varied; some albergues are just converted cowsheds but others are in historic buildings in the city centre. There was even an eco one too,” describes Peter. Every day he started his walk between 6.30am and 8am and aimed to finish at 3pm. “Food was important; it was vital to eat properly to get through the day. Most of the albergues didn’t provide food so the first task of the day would be to walk to the nearest café, and luckily there was usually one within 2km,” he says. “For me, breakfast was always a café con leche, tortilla and bread. Tortilla was the ‘magic’ food as it contained a high level of carbohydrate and protein and kept me going until lunch at 3pm. I’d have lunch with the other pilgrims and we’d have the menu del peregrino, which usually consisted of three courses and a bottle of wine.” With all this in mind, I ask Peter what were some of his highs and lows of the walk. “Everyone gets the Camino cough; it’s inevitable when you’re sharing a room with that many people,” he says. “As for the highlights, there were so many; the scenery was just breathtaking and the sense of camaraderie was brilliant.” Well done, Peter, from everyone at the Journal on completing the Camino de Santiago – now for a well-deserved rest. The Leather Bottle pub in Earlsfield has been busy getting ready for summer, planting its own cocktail garnish seeds in the new Garnish Garden. Hosted by The Leather Bottle’s popular beer garden, you’ll find lavender, rosemary and mint ready to be picked and made into syrups for a range of seasonal cocktails. For the more adventurous, chocolate mint, cucamelon (grape size water melons that taste like cucumber) and electric daisy seeds that have a surprising citrus taste, have also been planted in the garden. 538 Garratt Lane, SW17 0NY, 020 8946 2309, leatherbottlepub.co.uk

When push comes to brunch

This summer, Ben’s Canteen is celebrating brunches from around the world. June saw Spain take centre stage, but July belongs to the USA. To celebrate the States, Ben has created three new brunches to tempt your taste buds. Think chicken and waffles with maple syrup, or smoked salmon and cream cheese bagels. Our personal favourite is The Elvis Bun, which includes an intriguing mix of peanut butter, jam, bacon, honey and banana. 140 St John’s Hill, SW11 1SL, 020 7228 3260, benscanteen.com

A group of friends are working hard to make their dream of opening a wine bar come true. Jimmy, Matt and Beth want to share their wine knowledge with Streatham Hill and are crowdfunding to help get their bar off the ground. The Streatham Wine House plans to host wine tastings with a private function room available to hire. The team has announced that they will donate five per cent of the money raised to local charity Spires. gogetfunding.com/ streatham-wine-house

The warmest of

Family is at the heart of Italian restaurant Enoteca Turi, as the Journal discovers emily adams

T

here is something familiar and comforting about Giuseppe and Pamela Turi, the couple behind Italian restaurant Enoteca Turi. I feel as if I’m being welcomed into their home when I meet them at their new premises in Belgravia. For the last 25 years, the family-run restaurant flourished in Putney, with appreciative customers enjoying fine Italian food. Having been a firm favourite in the local area since 1990, when the lease ended, it was tough to say goodbye. “We had a lot of support from our customers and wanted to find a place where we could keep them with us.” Unable to find a suitable spot in the area, the couple heard that 87 Pimlico Road was available. “The area is fantastic. There’s a lovely feel on the high street and a sense of community, so we felt it was just right.” Giuseppe, originally from Puglia, came to London in 1982, where he trained as a sommelier and worked at both the Connaught and the Athenaeum Hotels. Having risen to restaurant manager, he decided to go it alone. “In 1990, the Italian restaurant scene was very stereotypical,” he remembers. “All the menus were the same. So when I opened Enoteca Turi, I really wanted to reflect the true Italian regional heritage.” The restaurant has a simple, clear design to put the main emphasis on the food. It has been finished to a very high standard and the space has been used effectively. Large

floor-to-ceiling mirrors open up the room and sit opposite an exposed brick wall with a subtle wash of gold paint. An acoustic ceiling keeps noise levels down. “We’re of a certain age now and hate going to restaurants where you aren’t able to hear!” Giuseppe laughs. For the downstairs, Giuseppe and Pamela have more exciting plans. They’re working on a wine cellar and private dining area, with two

fireplaces to provide a cosy homely atmosphere. The location may have changed, but the format and flavours are still the same. Giuseppe and Pamela are in the restaurant every day, working hard on their family business. “It’s a way of life,” Giuseppe says, “and I enjoy what I do.” Given Giuseppe’s background in wine, including gaining second place in the Sommelier of the Year competition in 1987, his wine list is unrivalled. He talks about it with enthusiasm and intelligence. “Wine has a special place in our restaurant,” he says, “it’s an expression of a particular region.” There is a rustic elegance to every dish on the menu, according to Giuseppe. “It is important to me

that the identity of the region comes across in each dish,” he says. He adds that many of the ingredients are imported from Italy, such as the Mediterranean vegetables, because they’re the most flavoursome. “It’s great that in London we have the ability to source those ingredients.” Pamela, as Giuseppe tells me fondly, is “the heart and soul of the restaurant”. “I’m just the mum,” Pamela laughs as she tells me about her job and the loyal staff around her. It is a small team who chose to wait

patiently for eight weeks as the new restaurant was rapidly renovated. All the staff followed the couple to Belgravia, and all are Italian. “They really believe in their culture,” Pamela tells me, “and they’re eager to exhibit it, so everyone can see that their passion is natural.”

“It’s great that in London you have the ability to source those ingredients” Pamela was an English teacher by trade. She began working in the restaurant many years ago and has brought her nurturing teaching skills with her. “Many of our staff

go on wine, cooking or English courses,” she tells me. “It happens because I tell them, ‘Don’t just come and work in a restaurant. Learn about wine, learn about food or learn English, so that when you leave here, you’ll have something to take with you’.” Giuseppe and Pamela firmly believe in giving their employees the opportunity to enrich their knowledge and fulfil their potential. Enoteca Turi may have moved somewhere new, but fortunately its philosophy, food, wine and welcoming atmosphere remains the same. 87 Pimlico Road, SW1W 8PH, 020 7730 3663, enotecaturi.com 21

Nine Elms is home to a new batch of shared ownership properties – 116 of them in fact – thanks to housing association Viridian. The homes are now on sale off-plan in the Riverlight development, and include a mix of one- and two-bedroom properties, which all have their own balconies, under-floor heating and stylish kitchens. Wandsworth residents have priority over buyers from outside the borough. The riverside properties have been built by St James Property Developers and the site includes the new Nine Elms Tavern and Battersea Barge and is a stone’s throw away from the proposed site for the new Nine Elms tube station and river bus pier. Leader of Wandsworth Council, Ravi Govindia, commented on the properties, saying: “It’s great to see more high quality affordable homes coming onto the market here in Nine Elms. I’m sure these new properties will be in high demand and local

Moving on up Neil Barnes and William Pasquali of Hamptons Clapham tell the Journal all about the current market, what draws buyers to the area and how the Nine Elms development is already having a positive impact on the area Francesca Lee

I

t has taken just six weeks for the new office refurbishment to be completed at Hamptons on The Pavement. Overlooking Clapham Common, the estate agent is in a prime position and, since moving back in from using the Northcote Road branch as a temporary office, the team has been busy settling into the new space. “We last had a rebrand 10 years ago and it’s gradually happening office by office,” says senior manager William Pasquali. “We’re still looking to change the fascia slightly but we’re just waiting for planning permission.” The new office brings with it a new team member in the form of department manager Neil Barnes, who previously worked at the St John’s Wood branch. So how has he found the move from north to south of the river? “It’s going really well; it’s a much bigger office and it’s brought with it a new challenge. The market is very different here; it’s much more of a family market, whereas in St John’s Wood there were more overseas and business buyers,” describes Neil. He goes on to explain how he has noticed that the interest and transactions south of the river are more ‘heart over head’ decisions. “I have a family myself so I can relate to wanting to be near the best schools and being

surrounded by green space.” William has also noticed more and more people want to move to Clapham as it still offers good value for money compared to other parts of town. He has seen a trend in clients moving from Fulham and Chelsea, as well as, surprisingly, Islington. “Our flagship office is in Islington and we have seen a big increase in the number of enquiries. Clapham is akin to Islington in terms of its trendiness and vibe, and homeowners are realising you can get much more for your money here and that the commute isn’t much further.” As well as those who are moving from north and west London to south, William has seen an increase in European buyers, thanks to the likes of the popular and in-demand French lycée Ecole Wix. “Around 20 per cent of our clients are Europeans and we’ve seen a rise in French, Italian, Spanish and German nationalities in the area.” As people move into the area, there are those who are moving out too. William details how the Hamptons network can also advise clients if they’re looking to relocate to the country. “Commuter counties such as Kent, Sussex, Surrey and even Hampshire are popular, and clients can get some great advice from our country house practitioners who can guide them in terms of housing, schools and transport.”

“This year we want to grow our mid-market in particular”

Fresh on the back of the vote leave referendum, I ask William about how political decisions could affect the market. “Last year, pre-election, we unexpectedly had our best four or five months,” he tells me. Indeed, the Clapham office celebrated its second most successful year across all different price ranges in 2015, but especially transactions at the top end of the market. “This year we want to grow our mid-market in particular,” William tells me honestly, before adding, “we had a slow start to the year but it has got progressively better as the months have gone on.” Neil and William have both found that the properties proving the most popular are around the £1million mark, and that the client demographic is those in their mid-30s to mid-40s. “We have a lot of people cashing in on flats and buying their first house, some are even buying bigger homes to grow into.” Along with client changes, William remarks that the Nine Elms development is already having a big impact on the area. He explains: “Just the other side of Wandsworth Road towards Battersea Power Station is being developed rapidly and will benefit us massively. “Prices in Nine Elms currently stand at around £1,400 per sq ft, compared to just over the river in Chelsea Barracks where it’s more than £4,000 per sq ft, so we’re already seeing a rise in demand.” There’s a lot to look forward to at Hamptons and, with next year being the office’s 25th anniversary, we just hope they manage to find a little time to celebrate. 27-31 The Pavement, SW4 0JE, 020 7717 5132, hamptons.co.uk 31

THE BEST OF BOUTIQUE Chris Lewis, head of Savills Northcote Road, talks us through some of the smaller developments in the area

B

attersea has been in the press and on the global map a lot in the past few years, largely due to the high profile redevelopment of the Power Station and Nine Elms. But it’s not all about the large scale, high profile developments; we also have a number of fantastic smaller, boutique, developments and conversions that are very much worth a look at. There is a growing wave of development of boutique schemes around London, those that offer 20 properties or fewer, and they’re increasingly popular with buyers who want the spec and finish of a new build, but with the intimacy and discretion of a smaller building. The apartments in Thornton Place offer exactly that. Built in 1860 and set in a commanding position overlooking the 220-acre Clapham Common, Thornton Place is a magnificently restored Grade II-listed building, one of the two known locally as ‘the bookends’. Arranged over eight floors, the Victorian stuccoed building now comprises 32 newly refurbished apartments, from studios to three-bed duplexes, most of which stretch the depth of the building and feature stunning dual-aspect views. The apartments also showcase high ceilings, which are in excess of 3.5 metres on the ground and first floors. The residents will benefit from access to the private landscaped garden, as well as the nearby common, parking and an on-site concierge service in this iconic building. Another conversion of a different

kind is the seven new apartments, a penthouse and three mews houses at Bakery Place, tucked discreetly behind Battersea Library in a peaceful cobbled mews. The original bakery buildings were built in 1898, surrounding a courtyard of stables and coach houses, with deep scores in the brickwork on Lavender Walk which, tradition has it, were made by children with pennies waiting outside

The apartments have been architecturally designed with fantastic quality in mind for their bread. The transformation now offers fantastic and spacious contemporary properties, which embrace the history of the building and blend historical features like the exposed brickwork with double height top-lit spaces and lightweight steel stairs. Just around the corner from Clapham Junction and its fabulous transport links and amenities, these properties offer a fantastic home in

the heart of Battersea. Finally, we have recently launched two new build developments on Bolingbroke Grove, perfectly placed for the shops and restaurants of Northcote Road and Bellevue Road, as well as the lovely open space of Wandsworth Common. Bolingbroke Terrace is a collection of nine striking three and four bedroom contemporary houses, each with a media room, its own patio, a balcony and a garden. Next to Bolingbroke Terrace is Searcy House, with its Bauhaus inspired exterior, comprising seven urban styled apartments with ‘Scandi’ interiors. The apartments have been architecturally designed with fantastic quality in mind with floor-to-ceiling windows, and both developments have been built to a high environmental standard, using the latest sustainable technology and embracing all the advantages of low carbon footprint living. These boutique developments typically offer the convenience and amenities you’d expect from larger sites, from concierge services to contemporary features, so buyers rarely lose out by choosing a development on a smaller scale. These smaller developments in Battersea have everything to offer, without a compromise. Not all buyers like the impersonal feel of big schemes; some want that sense of living among a close-knit community, with faces that become familiar and neighbours that become friends. 99 Northcote Road, SW11 6PL, 020 3428 2222, savills.co.uk 43

THE KNOW-HOW Property developments both local and London-wide

Sales figures released for trio of Eco World Ballymore schemes

Eco World Ballymore, the 75:25 joint venture between the Malaysian Eco World International and UK-based Ballymore Group, has revealed how its three flagship developments in London have been doing so far. The trio of residential-led projects – Embassy Gardens, London City Island Phase 2 and Wardian London – have a combined gross development value (GDV) of £2.5billion but Eco World Ballymore Holding Co Ltd chairman Tan Sri Liew Kee Sin doesn’t sound too worried about shifting big numbers in the current climate: “We strongly believe in the United Kingdom market. We believe there is a lot of potential for us in London and for Malaysian investors in the UK market,” he told press this week as Malaysian Prime Minister Datuk Seri Najib Razak flew in to mark the topping-out of the core of Embassy Gardens’ first tower. In the midst of Nine Elms, the £957million project (the one with the suspended sky pool) is delivering 709 private residential units and 163 affordable homes across three blocks (Legacy Buildings 1, 2 and 3), soaring up to 25 storeys. According to Malaysian news sources, the scheme generated total sales of £120.8million in the six months following its launch in September 2015. All the sales were in the 197unit Legacy Building 1, which is now half-sold. EWI chief executive officer Heng Leong Cheong added: “More than half the units were sold in less than six months at about 1,500 per sq ft. The majority of the buyers were British investors and house buyers. 46

The rest were from Asia, including Malaysia, and the Middle East.” It sounds like Legacy Building 2 is gearing up to be launched in H2. Meanwhile, London City Island Phase 2, which is delivering 1,130 private units across six buildings (plus lots of office, retail and creative space), has apparently brought in

£273.9million since its launch in May last year. Full completion is expected by the first half of 2018. Finally, the greenery-laden Wardian London scheme next to Canary Wharf, which is delivering 624 private units across two blocks (the West Tower and the East Tower), has secured a reported £186.4million in sales to date. The scheme was launched in September 2015 and has an estimated GDV of £580million. Completion of both towers is slated for the second half of 2019.

Unlike no other The Journal looks around a new and exciting development in Bellevue Village, Charles Baker Place, marketed by local estate agent, Rymer Irens Francesca Lee

C

harles Baker Place is unlike any new development in the area and is an exceptionally rare offering in the heart of Bellevue Village. Located on Wiseton Road, a stone’s throw away from Wandsworth Common, it offers a unique opportunity for an array of potential purchasers. Comprising nine family houses varying in size and style, the development includes three fourbedroom Mews Houses, three fivebedroom Contemporary Houses and three three bedroom Cottage Style Houses. Developed by Nick Herrtage and Jolyon Prowse, founders of Chester Row, the project has taken four years from planning to completion. Nick tells me: “Each property is different and has its own personality; it’s exactly the kind of development that we love being involved with.” Such is the high quality and finish of Chester Row’s work that a project they recently completed in Queen’s Gate Place in Kensington was sold to one buyer. This level of success, combined with local estate agent Rymer Irens who are marketing Charles Baker Place, means that the development has already been well received. “It was launched in March this year but we have had a lot of interest,” Duncan, partner of Rymer Irens tells me. The Mews Houses, starting at £1.7million – which each have their own stamp, although the layout is the same – consist of four bedrooms, with three bedrooms downstairs and the master suite on

56

the top floor. “This configuration is ideal for families, especially if they have children who are away at school or university as, when at home, they can come and go as they please, without waking up their parents (in theory!)”, describes Ben, partner of Rymer Irens. This new take on an upside down house, with the living area, kitchen and terrace on the middle floor, makes for a social environment and also means that the natural light floods into the living quarters. The reception room is not only spacious with its original dramatic high ceilings but even the finishing touches have been thought of, and include everything from a gel fire to gather around in the winter to beautifully finished bath and shower rooms. The master bedroom offers a further wow factor, including a semi indoor/outdoor terrace. “You

“Each property is different and has its own personality” can see chimney pots, Trinity Fields and beyond. It’s also a suntrap and so quiet too – you would never know that Bellevue Road was so close,” says Ben. The Mews Houses range in price and all have different offerings; one is located next to the beautiful St Mary’s Church, one has a balcony to the front and another looks straight down the gates of the development. Ben describes: “Buyers want variety; it’s this that makes the properties so interesting.” The Contemporary Houses are once again different in style and finish. Starting at £2.95million and arranged over four floors with five bedrooms and two impressive

reception rooms, they offer excellent living and entertaining space. The interior design – like all of the properties – is exceptional. “In so many developments, the properties are painted in white or cream, whereas at Charles Baker Place each of the interiors is completely different to reflect the style of each house,” says Nick. Indeed, one of the living rooms in the Contemporary Houses has dark, earthy tones and striking artwork on the walls, yet Ben tells me how potential buyers comment on how light it is. “The interior design makes the properties stand out,” says Nick, before adding, “after all, we’re selling a lifestyle.” The Contemporary Houses each have a landscaped garden, including a garden studio and three balconies. “There is so much outside space and the outlook from each is different, which is a unique selling point,” says Ben. Such is the offering of the properties that Ben has seen a rise in demand from potential buyers from north to south of the river. “We’re getting a lot of interest from those who are currently living in Hampstead or Marylebone as this area seems to appeal highly to them.” The Cottage Style Houses also offer plenty for the price, starting at £1.325million. Featuring three bedrooms and set back from the road behind pretty front gardens, the cottages are quaint and overlook Wiseton Road from the front and the courtyard at the back. Ben details: “These are ideal for those who wish to downsize and with the main bedroom occupying the top floor, complete with en suite and a beautiful balcony, purchasers don’t have to compromise.” With each of the properties being freehold and having its own parking space, the courtyard will also provide a welcome place for buyers to gather in so they can make the absolute most of their new, local community.
