Dear Resident, It’s that time of year again when winter seems to be finally on its way out. Mornings are getting lighter, as are the evenings, and only the other day I saw some daffodils rear their heads for the very first time this year. It can only mean one thing: spring is on its way. And with that so is the Battersea Affordable Art Fair, which takes place every spring and autumn. This issue, Tamir Davies speaks to director of the Battersea fair Luci Davies about bridging the gap between accessible and affordable, why Battersea was chosen as the location for the first fair and which artists she predicts will be the most popular this year. Read on from page 14. Elsewhere, my breath was taken away when I visited the National Trust property 575 Wandsworth Road. If you haven’t already heard about this house, I urge you to visit – it is literally a work of art. Hotel takeover Hotel Verta in Battersea, which was once part of Von Essen Hotels, has rebranded as Crowne Plaza London-Battersea. The popular London-based hotel, previously owned by Fabiano Hotels is now managed by the InterContinental Hotels Group (IHG). Plans include three new Crowne Plaza hotels on or next to the river between Battersea and Blackfriars. For a room with a view, Hotel Verta has exciting new changes in store.

New pitch

Saint John Bosco College in Wimbledon is set to move this autumn to a building on New Surrey Lane in Battersea. The school was first opened in 2011 as a merge between two Catholic schools. The new school will include a specialist council-funded unit to help support up to 25 autistic children. It will also encourage the local community to make use of the drama studios and a fully equipped sports hall.

Young children and teenagers in Battersea can now enjoy use of a brand-new £30,000 floodlit AstroTurf pitch on the Surrey Lane estate. Wandsworth Council has built the new pitch to provide a safer space for children to play. The development, near Macey House, will also see new football coaching sessions run every Thursday from April this year.

CLAPHAM AND BALHAM

History conquered Children at schools in the Borough of Wandsworth can take part in a competition designed to inspire a desire to learn about the borough’s history and heritage. The idea began during a community meeting at Ravenstone School in Balham and is now backed by the deputy mayor of Wandsworth. The winners of each group will receive a cash prize of £1,000 for their school.

New opening

New drinking spot The Loft in Clapham is set to re-launch as part of the chain Dirty Martini, under the ownership of CG Restaurants & Bars. The renovation is set be re-open in April after the company’s recent successes with Dirty Martini bars near St Paul’s and Monument. The new bar will be the first venture for Dirty Martini outside of central London and will become a new hotspot for locals to visit after work.

You heard it here first: Gail’s Artisan Bakery is opening on Abbeville Road in Clapham. Open for breakfast, lunch, afternoon tea and light supper, the bakery will offer Gail’s signature breads, pastries, cakes and sweets. The menu, overseen by head baker Roy Levy, includes French Dark and San Francisco sourdoughs, freshly baked croissants and pastries, cinnamon buns, sausage rolls and carrot cakes, as well as a selection of daily sandwiches and salads. Charitable run It may be cold outside but it’s time to take part in the Breakfast Run with Starfish, a charity that brings hope to children in South Africa who have been orphaned or made vulnerable by HIV and AIDS, as well as a giving them a chance to complete their education and brighten their futures. The Breakfast Run is hoping to bring the local community together to raise money for this worthy cause. Open for all ages and abilities, runners can choose which route they would prefer and will receive a Starfish T-shirt, medal and picnic basket after the run.

Wandsworth and Richmond Councils have announced plans for the creation of shared staffing arrangements by March 2017. The proposals will see the development of a single staffing structure, delivering savings of up to £10million per year. Both councils will retain independence with elected councillors, cabinets and leaders but will be managed by a single chief executive.

Wandsworth Museum and Battersea Arts Centre are to unite as one from this month. Combining the two entities has been made to develop an integrated programme of culture and heritage between them. The team at Wandsworth Museum will be based at Battersea Arts Centre and the initial transition will be followed by a year of exciting projects and concepts before fully operating as one from spring 2016.

A Blüthner grand piano is on loan for those wishing to showcase their musical talents at the Battersea Piano Festival this month. The festival is hosted by Encore Music Intuition, founded by Liz Giannopoulos in 2009, who teaches more than 70 students a week, providing piano and theory tuition to young and enthusiastic music students. There will be graded competitions for those aspiring to win a shiny trophy to add to their collection of awards. The festival is open to all on the day, so invite family and friends for a musical day to remember.

Oil & Water is opening its doors to a grand exhibition entitled Allez la France to view the works of five French artists, showcasing a variety of styles and subject matter. Oil & Water is an independent contemporary art gallery in Wandsworth Town, which has a wide selection of original paintings, limitededition prints, ceramics and sculptures. Kristin Hjellegjerde’s gallery showcases cutting-edge contemporary art from emerging and established international artists. It is hosting Verve by Sebastian Helling and Richard Schur. Paintings from both artists include patchwork canvases of block colours, layered with pattern. German artist Richard Schur’s paintings were inspired from his residency in New York and the architecture of Manhattan, evening walks through Brooklyn and night rides over the city’s bridges. Meanwhile, Oslo-based Sebastian Helling creates canvases exploding with splashes of paint.

London Drawing presents The Drawing Theatre Body Narratives workshop in collaboration with graduates from the London College of Fashion. Graduates include Marta Jiménez Salcedo and Clare McGarrigle who will recreate scenes based around their award-winning costume designs. Be inspired by epic body sculpture, narratives and surrealism as the classes are a result of a six-year creative life drawing programme facilitated by London Drawing at the Tate Modern. Get your creative head on as it’s time to show innovation and artistic flair this month.

Different religious symbols feature in his designs, including Egyptian and Christian, as do African, European and Islamic influences. But it was the windows and balconies of some of the most expensive wooden properties called Yalıs, which line the Bosphorus Strait of Istanbul, that were his first inspiration. He carved niches and, although he didn’t know it at the time, they were later discovered to be very similar to those known as zidaka, found on homes on the island of Lamu, off the Kenyan coast. His everyday life was also reflected in his carvings; after seeing a performance of Swan Lake he sculpted ballerinas and swans above the mantelpiece. Asalache was intigued by the theory that there is no symmetry in nature. When envisaging ideas, he would often contemplate both abstract and representational designs in his head for hours on end, but never did any preparatory drawings or plans, instead he drew directly onto the wood with a pencil before carving into it. Most of his work was

In 2006 the property was bequeathed to the National Trust after it was deemed: ‘of national significance and should be safeguarded ... a great work of art and an important part of our built heritage’ by the Trust. Conservation work started on the house and garden, including cutting down a mimosa tree that was causing subsidence and putting a membrane behind the famous damp wall. Due to the fragility and delicate nature of the property, tours of the house are limited to only six people at a time, and can often get booked up in advance. However, it’s worth the wait – after all, as Asalache knew all too well: patience is, very much a virtue. n

on the rise Tamir Davies speaks to Luci Noel, director of Battersea Affordable Art Fair, about what makes the fair stand out from the crowd

A

bove my fireplace at home there’s a rather large painting that has always been an object of curiosity. Rich in colour and composition, it’s often the first thing people see when they come in, and it’s one of the first paintings my parents collected. As I curl up in front of the open fire at The Spencer Pub on Lower Richmond Road while waiting for Luci Noel, director of the Bristol Art Fair and recently appointed director of its Battersea counterpart, I muse about the feeling that painting evokes in me and look forward to talking to a fellow art enthusiast about the effects that a striking artwork can have. It is something that the fairs’ founder and architect Will Ramsay understands all too well. Its headquarters across the street from me at Will’s Art Warehouse, which was the catalyst for these innovative events, is surrounded by affordable art by artists from around the world. The Affordable Art Fair has become a global phenomenon, taking up residence in 14 cities across the world and rapidly expanding with the launch of the Affordable Art Fair in South Korea later this year. When you imagine the sheer scale of these events, it’s not difficult to comprehend the endless

early mornings and late nights that Luci and the rest of the team must put in to ensure its success. Yet to my amazement, Luci thrives on the daily logistics of bringing together art sourced from around the world. With it’s clear vision to unite amateurs and experts, art lovers and collectors, the Affordable Art Fair also helps bring the local community together. The more we discuss the fair, the clearer the parameters of ‘affordable’ become, with its aim for visitors to purchase and take home art from as little as £40 to a maximum price of up to £5,000. What stands out for me is Luci’s persistence and determination to ensure that every artist in pursuit of an art career is given the opportunity to showcase their work, and help Will’s cause to revolutionise the fear associated with purchasing art, making art accessible, no matter what the price. The project has surpassed expectations and successfully bridged the gap between art that is ‘affordable’ and accessible, creating a platform for enthusiasts to begin an investment that may one day become a collection. The Battersea event remains the largest, with more than 20,000 visitors over the four days. There’s no denying that the experiment has been a successful one.

Where did you attend art school and how important do you think it is for students to receive support from projects like the Affordable Art Fair?

It’s a fantastic platform for young artists to showcase their work in front of 25,000 people. Excitingly, at our spring fair we have our Project Space Collective, aimed at emerging artists, practices, galleries and curatorial groups.

I did a fine-art degree at Central Saint Martins in London, where I specialised in 4D. The nature of being an artist can be difficult, and once pupils leave art school they may not know how to proceed without the support system they were used to. The exhibitors and galleries that we work with are an important crux for those artists who seek representation and play such an important role in nurturing emerging artists.

What does the Project Space Collective entail? This year is the second edition of the Collective, which started last year as a way of introducing the audience to what else is happening in the realm of art.

When did you start your job at the Affordable Art Fair?

Why was Battersea chosen as the location for the first fair?

I was on a temporary contract four years ago and I never left! I started working for the fair while I was finishing my Masters; the company was expanding and they needed an extra pair of hands as they were launching the Hampstead fair. I worked my way up and, after spending several years as production manager for all the UK fairs, I am now director of the Battersea and Bristol spring fairs. I love the logistics of planning an event; from the early mornings and late nights to seeing it all come together.

Will’s Art Warehouse was originally in Parsons Green, and so we knew that there was a great audience for affordable art in London. Will wanted the fair to be a destination – a fun day out for the whole family. Being in the centre of Battersea Park is perfect as it’s such a lovely place to spend the day, and with our shuttle buses to Sloane Square and nearby rail links it’s very easy to get to by public transport. Battersea has also recently really begun to become an arts hub in itself.

What medium of art did you practise and do you still practise it?

How many visitors attend the Battersea fair?

Photography and installation art are my passions; I still carry my camera around with me. However, being an artist takes a huge amount of time, research and development of ideas, which just wasn’t something I could commit to. I love being able to give others the opportunity to do what I never could.

How does the Affordable Art Fair support new and emerging artists? It is aimed at promoting all artists. We have a strong educational programme with drop-in workshops and

We see around 20-25,000 over the four days. The fairs are always lively and it’s so wonderful to witness visitors’ reactions. Nowhere else would you see 120 galleries with 1,200 artists from all different backgrounds. It’s easy to find something you’ll fall in love with and take home.

Why is it important to bridge the gap between the accessible and the affordable? It’s all about good-quality, original artworks at affordable prices, which can be potential art investments.

What is the average sale price at the fairs?

Are the international fairs just as popular as the Battersea fair? Battersea is still the largest fair in terms of size and footfall. New York has two fairs, autumn and spring like Battersea, and they are highly attended due to the bustling nature of the city. We have also launched fairs in Hamburg, Stockholm and Amsterdam. This year for the first time we are launching in South Korea in Seoul.

Can visitors take the artwork home on the same day? From the moment our charity private view opens on the Wednesday, you can buy and take home any art purchases. There is also a fantastic wrapping station in the middle of the fair.

The fairs are open to all – how do you attract families with young children?

Will there be more fairs in the UK? We have looked at a number of potential locations, and who knows what will happen in the future, but for now we are focusing on our existing events and making sure they are just as fresh and exciting as the first fair in 1999.

We have a crèche on site where you can leave your children to spend some adult time. We also have printing workshops that we run with Artichoke Printmaking to teach dry-point painting. This year we have a campaign called ‘Art to take you places’ where kids can pick up a drawing pack and then hang out in the activity space.

Which artists do you see proving most popular this spring?

The Affordable Art Fairs have a beneficiary charity. How does this work? This year we have a new way of working with a charity and we have chosen to work with Cool Tan Arts over two years, who’ll be involved in every fair. It has a stand on site, where you can drop in and speak to the staff to see what they do. Cool Tan Arts works with people with mental difficulties and uses art as a foundation for therapeutic creativity. Proceeds from tickets sales at the Charity Private View benefit the charity but we’re also making sure we give back by helping them in between the fairs to cement the partnership.

What local impact has the Battersea fair had on the community? A lot of our visitors are from the immediate community and they do come back time and time

Black Rat Projects is bringing an exciting artist named Keaton Henson who produces humorous and witty screen prints. Janie Kidston and Caustic Coastal will also be popular. There’s a new gallery called Atomica in Soho which has a collection of artists’ work including photographer Richie Fahey who sets up beautiful black-and-white, well-lit photographs and then hand-colours them. He was commissioned by Penguin books to produce a cover for an Ian Fleming book a few years ago. Antler’s Gallery in Bristol represents Geoff Diego Litherland who produces intricately painted landscapes. Not to forget one of our favourites, Artichoke Printmakers. n

The Wandsworth Society David Kirk, vice chairman of The Wandsworth Society, shares his views about current concerns and the local developments it opposes and supports

F

ounded in 1971, The Wandsworth Society is a non-political ‘civic’ or ‘amenity’ group that aims to bring together local people who care about the area in which they live and to give a voice to their concerns. ‘We are focused on the central part of the borough – Wandsworth Town, Wandsworth Common and the River Wandle,’ David Kirk explains. The Society has several hundred members including family groups. ‘Clearly,’ David says, ‘the more members we have, the more representative we are of the local community and the more influence we may bring to bear on the council and other decision-makers. All of the Society’s officers are unpaid volunteers, but we believe we have a team with relevant professional skills and other expertise who can provide sound and knowledgeable advice on local developments.’

Wandsworth Town ‘In the 30 years that I have lived in Wandsworth, the area has become richer and more cosmopolitan,

but parts of the town centre have deteriorated,’ explains David. ‘A major scheme now awaiting approval would see the removal of the three-tiered council and South Thames College buildings around the Old Burial Ground – no great loss. But the proposed 26-storey tower overlooking the burial ground would, in my opinion, be excessive. This is a Conservation Area, with several listed buildings in the vicinity. The council’s stated policy was actually to seek lower buildings than the current ones and to ensure that redevelopment should not “cause harm to the setting of any listed building”. How can a 26-storey replacement for an eight-storey one be justified? The council acknowledges that the scheme will do harm but believes that harm will not be “substantial” and will be “outweighed” by the public benefits. It concerns me that local people were asked by the council for their views and the overwhelming majority of responses, including a carefully argued submission from the Society, were objections. We’re continuing to oppose this scheme.’

Wandsworth gyratory Transport for London (TfL) began public consultations online last year for plans to improve the road system in Wandsworth Town. ‘It’s very welcome that the council is now taking this issue seriously again,’ David says. ‘The Society has been concerned about roads and traffic in the town centre for many years. We have long argued for the removal of the gyratory to take out through-traffic from the main shopping area to help improve the look and feel of Wandsworth Town. The Society’s Planning Group has recently submitted our advice in preparation for further public consultations in the autumn. This is a complicated issue and we believe that more consideration will be needed.’

Ram Brewery The former Ram Brewery site has aroused much public concern for years. ‘This major town centre site needed re-development after the brewery closed,’ David comments. ‘We opposed initial plans for two tower blocks (32 and 42 storeys respectively) and gave evidence at the public inquiry in 2010. Revised plans for a 36-storey tower were then submitted. Despite substantial campaigning against the plan, it was approved. We believe that the height and mass of the tower will prove excessive and we’re keeping an eye on the early stages of building by the new site owners who are, however, at least making a commendable effort to involve the local community in developing the “Ram Quarter”, which the Society and local residents appreciate.’

Other issues The Society has backed widespread local opposition to the recently announced plans for Crossrail 2. These included a tunnel beneath Wandsworth

Common and could involve building an air and emergency vent where a children’s playground is currently. The Society, like many others, argued that alternative options should be considered – which have now evidently been accepted by TfL. David notes that the Common’s Management Advisory Committee (MAC) – in which Society members have always been closely involved, will play a major role in further consultations this autumn. The creation of a linear park along the River Wandle is another issue the Society has long been promoting, to make the area more accessible to walkers and cyclists. ‘The further opening up of the river is very welcome. A lot has changed for the better over recent years, but there is still a lot to be done,’ David says. So how would he like to see Wandsworth and the Society’s role developing? ‘Wandsworth is certainly changing rapidly and we expect that to continue. I’d like to see more integrated planning of our local environment rather than apparently unrelated schemes that are too often driven by commercial considerations. Yes, we need more housing, but much of what is being planned or can only be affordable for international buyers. I’d like to see the Society playing a strong, constructive and influential role in scrutinising and advising on these developments. We’re not against tall buildings if they’re in the right places, but too little attention is being paid to conservation issues – open spaces and trees as well as buildings – and to community needs. I was also shocked to hear a councillor say at a recent meeting of the Planning Applications Committee that: “the council has so many policies we can’t be expected to observe all of them”. That’s not the best that our Council can do, surely?’ n

Building bridges The Nine Elms to Pimlico bridge design competition is moving into its second stage

The competition to design the new bridge linking Nine Elms and Pimlico was launched at the end of last year, and its first stage has recently drawn to a close. Throughout January and February, designers and architects were vying for the bridge’s construction contract by submitting their vision for the structure. As of early March, applicants whose designs have caught the attention of the public and judging panel will be invited to take part in stage two of the scheme, followed by the ‘competitive dialogue process’. This shortlist will comprise up to four teams. In mid-march, work in

progress reviews will be held by both the technical panel and the residents’ review panel. Members of the jury panel include Wandsworth Council leader Ravi Govindia, architect Graham Stirk, engineer Henry Bardsley, chairman of the Chartered Association of Building Engineers Pam Alexander and Lambeth councillor Joanne Simpson. A total of 80 teams from around the world entered the race to put forward their designs for the bridge, which will be for pedestrians’ and cyclists’ use. The 80 groups were accepted into the first stage since they had shown the panel

that they had the skills and capacity to meet the demands of the challenging brief. The teams come from 16 countries and are made up of both world-leading architectural and engineering firms and smaller, up-and-coming practices supported by established partners. The first design concepts were put on display at the end of February, during the first stage of the process, but each one exhibited was anonymous in order to stop people favouring a design because of its owner’s reputation. This focused the entire exhibition on the originality and ingenuity of the plans. The idea of the non-traffic bridge has been praised by Ravi Govindia, who said: ‘A bridge specifically designed to carry high volumes of both cyclists and pedestrians will be a first for central London and poses a complex set of architectural, engineering and transport challenges.’ The bridge is expected to see 18,000 journeys every day, with that number split evenly between cyclists and people walking. A staggering amount – £26million – has already been committed to the project via the development of Nine Elms on the southern side of the Thames. The office of the Mayor of London backs the scheme and, upon its completion, the bridge will fill the gap in the river between Chelsea and Vauxhall Bridges. Not only will this present people with another direct route through central London, it will also add to the idea of providing London with zero or low-emission travel options. The winner of the competition is due to be announced in the summer of this year, and once a design is selected it will have to go through the rigorous and lengthy planning process before work can begin. However, residents can rest assured that the ball is well and truly rolling. n

Renovate and regenerate

At the end of 2014, Transport for London held consultations about its proposals for a new-and-improved town centre. TfL wants to improve the look and feel of Wandsworth town centre by removing traffic flow from the main shopping areas. In order for this to happen, the A3 and A205 South Circular Roads would be re-routed to the north along Armoury Way and Swandon Way. Not only would this decrease the amount of traffic flowing through the centre, it would also give better access to pedestrians, cyclists and buses. In this new plan, the key changes include an improved atmosphere for pedestrians by the widening of footways, allowing easier crossing and reducing noise and pollution caused by traffic. More plants, more trees and additional seating would be rolled out to make the entire area more public-friendly

and improve its environment. Bus stops would be located so as to be more accessible and in more convenient places, and cyclists would benefit from improved bicycle parking. It’s hoped that this improvement would also encourage more people to cycle to town, thus reducing the number of cars on the roads. n

The Really Helpful Club success story

T

his year has been a great success for The Really Helpful Club (RHC), the indispensable online members’ network for busy, dynamic and likeminded women to share their best and most trusted recommendations. The RHC has hosted and supported many successful, local and hugely popular events exclusively for the members. Founder Sarah Austin explains ‘Our events offer a unique way for our members to come together, meet other like-minded women, connect with one another and discover something new in a fun and friendly environment. There is a real energy and vitality and an enthusiasm for what we are doing, with friendships made and connections built.’

What events have we held? A lunch to remember Warren House lunch, photo by Karine Torr, Darling Magazine Last October, we hosted a fundraising lunch during Breast Cancer Awareness month at Warren House in Kingston upon Thames. It was three times oversubscribed and fully booked in 24 hours. The lunch raised funds for The Haven and Shooting Star Chase, two charities supported by the RHC. It was a huge success, great fun and vibrant and had a real buzz to it. On your bike In January, we held an evening at Pearson Cycles which was all about women’s cycling. The event sold out, with more than 50 members attending. Its aim was for our members to discover something new about women’s cycling, which is becoming increasingly popular. Speakers from the world of women’s cycling inspired us and helped to demystify some of the cycling myths. A select group of cycling brands also gave our members an exclusive preview of the new season’s kit and developments. The Really Helpful Club had some fabulous feedback from the event:

Local exercise

I had the same problem this time last year for my two-year-old granddaughter. A balance bike is good for kids at this age, and ideally the lighter it is the better. Islabikes is a popular choice. A good weight to choose is 3.5kg, and the height (floor to seat) should be about 30cm. I know they can be expensive, but these bikes are worth keeping for their resale value. However, with Islabikes, I found that there was a long waiting period before delivery.

We bought a Mongoose balance bike for our son for his second birthday. He is now two-and-a-half and can go very fast on it and absolutely loves it. I can’t recommend it enough. You could try the age-old fashion of putting training wheels on a regular kids’ bike as an option, and this is easy to do. Our only issue with employing that method is that we go through the park a lot, and adding training wheels is not great for that. Also, training wheels don’t actually teach your child how to balance on a bike.

I got a B’TWIN bike from Decathlon for my son when he was two. It was good for him because it was low, light and taught him to brake properly, which we thought was important. He learnt to balance very well on it and was then riding a bike from Islabikes without stabilisers almost as soon as he tried it on his third birthday. I’ve seen a lot of announcements about Parkrun coming to Wandsworth, but what is it? It sounds like a run in the park (obviously!) but all the excitement suggests that there may be more to it. PROPERT Y WATCH Taxing times Bethan Rees meets Mark Hutton, manager of the sales team at Douglas & Gordon’s Battersea Park office, to talk about the mansion tax and the north-south divide

W

ith the looming general election in May, potential buyers, estate agents and dwellers in properties worth £2m and over are all talking about one thing: the mansion tax. It’s a conversation, and debate, which ensued after Labour Party leader Ed Miliband put forward the proposal and it’s now been said the levy would be introduced in the first year of office, if Labour were to win the election. This has put everyone in a property limbo; a will-they-won’t-they situation, if you will. Mark Hutton, manager and associate director of the sales team at Douglas & Gordon’s Battersea Park office, believes the area has been, and will be, affected by the changes and the current hypothetical tax has buyers and sellers playing a cautious game. ‘It’s a really grey area. Those who are on the cusp of it, in the £2-3m range, that market is probably going to be the one that sits tight for a bit,’ Mark explains. ‘The lower end [of the market] will take over,’ he says. But, as he explains there are always people who are on the market for sales as a consequence of circumstance. ‘They’re not moving because they’re trying to play the market, they’re moving because they have to move, and that will go on. That’s what we’re seeing a lot of at the moment; young married couples moving out of a one-bed flat into a twobedroom cottage to start a family.’ However, it’s not all bad news. Those treating the market with scepticism have left a gap open for buyers. ‘On the flipside, it’s quite a good time to buy one of those [£2-3m] properties; not many people are, so you can probably get away with murder.’ In terms of selling a property, though, Mark advises his clients to hold off if possible. ‘The market is having the first wobble in five or six years; unless you have to sell, why would you bother right now?’ Everyone has an opinion on the northsouth London divide (whether it’s based on

a cultural, economic, or other perspective) but Mark believes that the gap is getting smaller as approximately 70-80 per cent of properties the Battersea Park office is selling over £1.5m are to buyers from north of the river. ‘It’s a hard fact that this is happening,’ he adds. He explains that very few in the area are upsizing, so the higher end of the market is being sold to those based on the opposite side of the river, some as close as Chelsea. But why has there been an increase in attraction for these buyers? ‘They tend to be very strong buyers who can immediately see the value for money. They’re saying, I’m right by 200 acres of park, the prettiest bridge in London, I can

walk to the King’s Road in 10 minutes and I’m paying comfortably under £2,000 per sq ft,’ he describes. With the ongoing investment in the area, including the redevelopment of Battersea Power Station taking centre stage, and the rise of the Battersea Creative District which is bringing a real bohemian and artistic atmosphere to the area, 2015 in the Douglas & Gordon Battersea Park office is set to be an exciting one. n

May Day: prime London market to stay ‘muted and subdued’ until after the election The prime London market remains muted and is set to stay subdued until the election result is confirmed, says leading property data resource Lonres. 2014 was a year of two very distinct halves: confidence was high for the first six months, with average prices per square foot rising by 8.8 per cent and transaction levels on a par with 2013. The back-end of the year was a little bit different, as political uncertainty dampened demand and restricted stock levels started to ease; average prices per sq ft increased by just 2.4 per cent in the second six months and transactions plummeted by 28 per cent on 2013’s level. The Lonres Winter 2014 survey of London estate agents revealed ‘fairly muted conditions’ in the market over the final quarter of the year. Applicant levels, from both home and overseas, dropped further, while supply levels continued to rise. As a result, agents reported an increase in the time taken to sell properties, with both withdrawals and price reductions becoming more prevalent. However, agents report that vendors are starting to accept market conditions. In the winter survey, 21 per cent of agents reported vendors being realistic about asking prices, up from eight per cent just three months ago. Only 22 per cent of estate agents believe that prime London property prices

will rise over the coming year, although most think that things will pick up once the election is settled.

London homeowners expect prices to rise by nine per cent in the next six months – zoopla It turns out that homeowners are a tad more bullish than most paid property pundits: Zoopla’s latest sentiment survey estimates that people across the country think the value of their homes will rise by seven per cent in the first half of 2015, while Londoners think prices will shoot up by nine per cent. Those expectations bear very little resemblance to market predictions from people who are thought to know better: the most positive of all the residential

research units – CBRE Group – has put house prices across the UK in for a six per cent rise across the whole year, with London in for plus seven per cent. At the other end of the spectrum, the Centre for Economics and Business Research has national prices in for a 0.8 per cent drop and the capital teed up for a significant fall of 3.3 per cent. Nearly all the big property forecasters are anticipating a dirge of a first half, with many predicting price drops before May’s election. This is not the case with Zoopla’s homeowners: 88 per cent are confident about further house price growth in 2015 (down a touch from last year’s 92 per cent), as ‘confidence hasn’t been shaken by recent evidence of a slowdown in house price growth’. The east of England has the highest proportion of optimistic homeowners, says Zoopla, with 91 per cent anticipating property prices to carry on climbing in the first half of 2015. Confidence is least prevalent in the north-east, but still 82 per cent of homeowners expect house price growth between now and June. Londoners expect the fastest rises – plus nine per cent by the summer – while northerners are more cautious, anticipating a more modest five per cent uplift in

property prices over the next six months. There are some glass-half-empty homeowners on the portal, though: seven per cent of property owners expect prices to begin falling during the first half of this year, an increase from just three per cent at the start of 2014.

TfL on the hunt for development partners to turn it into one of london’s great estates Rather than just selling them off, Transport for London has come up with a 10-year plan to redevelop 50 sites covering something close to 10 million square feet across London – mostly central and fringe – and has launched a year-long tender process to find ‘a small number’ of suitable development partners. TfL’s head of commercial development Graeme Craig is taking the credit for the plan, which looks to have been inspired by TfL’s partnership with CapCo in Earls Court, and would turn the publicly-owned organisation into one of the capital’s great estates, alongside the lines of Grosvenor and Great Portland. TfL owns more than 5,700 acres across London (two-thirds of which lands within zones one and two), including some choice waterside and central sites (with terrific transport links). Craig anticipates that these development joint ventures will play a significant role in hitting TfL’s £3.4billion commercial revenue target over the approaching decade. Francis Selway, the former chief exec of Land Securities, has been recruited to head up a new non-executive property advisory group to guide the plan. Sites are likely to be turned in to an array of different uses, from visitor attractions and retail to residential schemes. It’s not all new news, mind: development or planning of some TfL sites – including the organisation’s St James’s HQ, 55 Broadway (pictured), and South Kensington tube station – are already in hand. It’s not quite clear yet whether these sites are included in the 50 going up for tender this month. n

Development diary Jonathan Dyson of Hamptons comments on the current property market

A

s London runs out of housing stock, developers have to become more and more inventive in their approach. In recent months we have seen plans for a 13-storey residential building perched on stilts above an existing three-storey office block, a suggestion to ‘cut & cover’ the Wandsworth one-way system to free up badly needed building ground in the heart of SW18 and a whopping 200-metre residential skyscraper near Battersea Power Station. Add in two new Northern Line tube stations by 2019, and Battersea is all set to become the new Barbican. Whereas in the past decade or so we have become used to the ‘regeneration’ being limited to the riverside, building works are moving closer to home. The old school yard by Wandsworth Bridge has already been redeveloped, and a master plan is in place for the Winstanley estate north of Clapham Junction to be completely redesigned, paving the way for a multibillion-pound redevelopment, with imaginative green spaces and quaint village-y names. One development I have been personally involved with is the Peabody Estate on St John’s Hill. The old red brick

tenement blocks are being completely demolished to make way for shiny new housing stock fit for the 21st century. Gone are the curiously shaped winding pathways that do little more than provide handy corners for nefarious gatherings, and in will come clean lines, a new parade of shops and a stunning central ‘avenue’ of light and space. In all, around 260 out-of-date flats are being replaced by 528 bright and spacious new homes. And how is it all being paid for? Well, in keeping with Peabody’s heritage and culture, it’s a mixed-use scheme with 249 of the new flats being sold privately, whilst the existing tenants will be offered temporary alternative accommodation elsewhere whilst their new homes are built. At a time when the opportunity to create new homes in London seems further and further away, this really does seem like a win-win situation for all concerned. n

Building relationships Estate agent Austin Thorogood and client Tom Cotton discuss why working with an experienced local agent is preferable

L

ocal resident Tom Cotton has been buying and selling property in this part of south-west London for 20 years. He bought his first house in 1995, and for the past decade he has been working closely with local estate agency John Thorogood, in particular with its director Austin. The pair have built up a close working relationship that has culminated in Tom’s most recent project; purchasing and renovating one of the last remaining ‘untouched’ properties in Thurleigh Road. ‘The first contact I had with Austin was when my now wife and I were selling a Dutch-inspired property just off Northcote Road,’ says Tom. ‘It was a unique house

for the area; very different from the usual terraced homes that you see around here. It had been perfect for us, but as we began to think about starting a family we realised it wasn’t the most practical property. That’s when it became apparent that working with Austin was going to be a different experience from the agents we’d been involved with before. He recognised that the property wasn’t going to suit everyone, so we put it on at what we all agreed was a good price, and settled in to wait. In 2005, the team found us the perfect buyer and we achieved the asking price. That cemented the commercial relationship, and since then we’ve bought three properties – and sold as many – through John Thorogood.’ ‘Tom hasn’t bought everything through us, though,’ acknowledges Austin. ‘That said, we were in contact throughout.’ Tom nods in agreement. ‘I was popping in a lot, asking for advice and chatting through everything. It’s nice to have someone in the area you can trust, where the whole team is really interested in you as well as the property.’ That last point is clear from Austin’s encyclopaedic knowledge of Tom’s history in the area and the good-natured banter between the two. There’s obviously

more to this agent-client relationship than just a business transaction. ‘I can’t tell you how many people come into the office and ask us for advice; everything from whether or how to do something to how much to spend and which contractors to use,’ says Austin. ‘We end up almost functioning as property consultants too – and we’ll offer as much assistance and access to as many building plans as it takes for people to feel comfortable and get it right.’ Having been open in the area since 1991, the agency has been involved in the selling (and re-selling) of so many properties in this part of south-west London that Austin and his team can offer clients a truly in-depth knowledge of what they’re about to buy – down to details such as which roads have houses that offer the

best ceiling height for loft conversions. ‘We probably have the opportunity to see more examples of extensions and renovations than anyone else,’ Austin continues. ‘I’m sure architects don’t even get to visit as many! We’re in and out of so many houses all the time. We are able to see what people like, what they react well to and what sells.’ ‘Someone new to the area, even if they’re the world’s best salesperson, is just not going to be able to offer that kind of in-depth knowledge,’ agrees Tom. ‘Small decisions like the placement of a staircase or the best way to stage a house for viewings can make the difference between getting the asking price, or a few hundred thousand below it. That’s huge.’ Austin and his team have another ace up their sleeves, too. ‘It’s hugely frustrating

I can’t tell you how many people come into the office and ask us for advice when you call agents and there’s a huge gap in communication between the sales and lettings team,’ Tom explains. ‘When we were renovating this house, we considered letting our flat as a second option to selling it. I went straight to Austin. His team took on the task of finding me a tenant and, at the very first viewing, the gentleman mentioned how he’d been looking to buy a place exactly like the flat for some time. Austin’s team were able, because of their dual-sided knowledge, to mention to him that the flat was actually

for sale. He ended up buying it and we completed in four weeks.’ All the staff at John Thorogood are capable of handling both sales and lettings – a skill that’s rare within the industry. ‘It’s a much smoother process,’ Austin elaborates. ‘It also means that we don’t lose track of people if they have properties to rent out. That’s the best part about being a local agent – we follow people’s stories; we grow with them. Clients who have moved out of London have often asked us to open new offices elsewhere, but we prefer to specialise here around the commons – it feels like home.’ n
