COLIn When this year’s Ryder Cup captain, Colin Montgomerie, took a swing at Stoke Park last month, he was under pressure not just to perform, but also to educate. Josh Sims catches up with him on the eve of the 2010 US Europe clash

It was golf or sports management. That was the field Montgomerie had planned to go into. The tale goes that he was trying to get a job with sports management agency IMG when they offered to represent him, as they have done since; his own talent for the sport would, he was told, be wasted if he didn’t at least try to make it in golf himself. He did so on more terms than rankings alone. In a sport that, like many sports, has come to seem to be populated by staid and passionless robots (with notable exceptions in the form of Sergio Garcia and Rory McIlroy), Montgomerie developed a reputation for being offhand and easily irritated, that only boosted his fan base. Montgomerie himself seems to regret it slightly. “As with one’s golf game, there are always things you wish to improve about yourself,” says the 47-year-old. “In the past I have been more emotional than I would have wished, but that is very much my personality and, as much as I would take back the once

REID’S PALACE, MADEIRA Never too hot and never too cold, some would say that Madeira has the most perfect climate in the world. Measuring only 57km (35miles) in length and 22km (14miles) in breadth the island is actually packed with things to do; the Atlantic invites you to sail, fish and whale and dolphin spot, water-ski, surf and dive with Europe’s first underwater nature reserve; and back on land there’s markets, tropical gardens, riding, tennis, golf, not forgetting a go in the driving seat of the Monte toboggan ride (originally a fast means of transport down to Funchal for the people living in Monte). Up until recently the island has suffered from the assumption, thanks to its temperate climate, that it is a destination for the older generation. This year, Reid’s Palace Hotel, a legendary hotel that has stood on the cliff tops for over a century and welcomed the likes of Winston Churchill and Sir George Bernard Shaw through its doors, created a luxury escape for families. Fun @ Reid’s offers parents a complimentary second room when booking, (but only between June and September) and with no minimum stay so that children between two and 17 stay free. For the younger visitors the newly built Fun @ Reid’s Kid’s Club is designed for children between three and nine years old and it’s complimentary, with a personalised check-in and welcome virgin cocktail as well as an exciting range of activities; face-painting, trips into Funchal, sports as well as its very own swimming pool. The Club is open from 10am to 5pm as well as 6:30pm to 9:30pm offering parents the option to enjoy a romantic evening or moonlit dinner. For the older youngsters, there’s also a Teen Room stocked with Apple Macs, Nintendo Wii, Guitar Hero and flat screen television with DVD library. Kid’s have also been truly welcomed into the fold in the oceanfront spa,

introducing a special treatment just for kids; The Nangfa, Angel Bliss for Children, is designed to improve the child’s quality of sleep and strengthen their immune system. Only half an hour from Heathrow, 15 minutes from London Euston and three minutes from the M25, The Grove is the perfect place to escape the bright lights of the city without jumping on a plane to foreign parts. The country estate has a reputation as a perfect escape for grown-ups with a Championship golf course, award-winning Sequioa Spa, three restaurants, gardens and woods not to mention a quirky interior style that has featured in many interiors bibles. But tucked between the Walled Garden and the old Head Gardener’s Cottage is Anoushka’s – an Ofstedinspected children’s centre with sandpit, large adventure playground and indoor swimming pool so there’s no need to spend the entire time trying to keep the noise down or apologise to exasperated spa members trying to have a peaceful swim. The centre caters for children from three to ten years old. The Grove’s 30 acres offers endless outdoor activities. Anoushka’s adventure playground offers a castle, rope ladder, scramble net, slide, swings, balancing beam and stepping stones, organised nature walks and family bicycle rides. Indoors there are ‘make and bake’ sessions, hat and mask making and a library of books for all ages. For those that enjoy beach activies, The Beach at The Grove offers the ultimate urban space with an international standard beach volleyball court, concierge service and an avenue of high-tech interiordesigned beach huts with its own private sand garden. The very first hut is designed with the kids in mind, brightly coloured and stuffed full with buckets and spades and designated sand castle making area. n

ATLANTIS, THE PALM, DUBAI Atlantis, The Palm was the first, flagship resort to open on the iconic Palm Jumeirah Island and is one of Dubai’s strongest family propositions, both as a resort and a day visitor thanks to the Middle East’s largest water themed attraction. All about entertainment the resort covers a 46 hectare site including Aquaventure (a water playground of over 18 million litres of water including cascades, tidal waves and rapids for kids of all ages), a marine habitat of 65,000 marine animals, Dolphin Bay (a state-of-the-art dolphin education and conservation centre) kid’s club for four to 12 year olds, a private club for teenagers, beautiful beach, luxury boutiques, dining options for every palate, nightclub, spa and fitness club. The Atlantis Kid’s Club, for the younger ones, offers a supervised activity programme with a focus on adventure, play and exploration and includes climbing walls, theatre and kitchens. Club Rush caters for the teens (13 to 17) as a ‘No Adults’ private club, with hang out area, cinema, latest games and consoles and can dance the night away at the nightclub where they can also try their hand at DJ’ing. For those in search of retail therapy, The Avenues provide a sophisticated retail promenade but those looking for the ultimate challenge in gaming should visit The Zone, where kids can fine tune their rally driving, golf, tennis, snowboarding and skateboarding skills on the very latest SEGA games and equipment. or twice I’ve lost my temper on the golf course, the same emotion and passion has helped me so much in my Ryder Cup experiences.” It gave Montgomerie a reputation that, with his sports management background at work, has helped him build considerable business interests. Brand Montgomerie – a product, the golfer says, only possible once you have achieved credibility on the field of play – has been a potent one. Golf clothing lines, golf course design and now Golf Live have formed just part of his work off the course. There could have been a whole lot more too. “Certainly one of the biggest challenges in the early part of a golfing career is to be careful to focus on your on-course business and not get tempted by all the off-course distractions,” Montgomerie admits. “Good management is essential to take care of all the off-course business matters [but] nowadays I’m much more involved. “I guess with the media as it is today and the huge coverage of sport globally, sport lends itself to companies wanting their brand ambassadors to be sporting icons,” he adds. “And the values attributed to sport and sportsmen, and especially the game of golf, certainly match up with many companies’ mission statements. That, along with golf’s ever-increasing profile, makes it a great marketing tool.” Montgomerie’s career may not have overlapped much with the explosion in popularity that golf has witnessed over more recent years – golf is now the world’s fastest growing recreational sport, with 10 million people having taken up the game in the last decade or so in the US alone – but he is pleased to see it “considered far cooler amongst the younger generations than it was previously perceived as being”. And he sees that interest only growing: “Along with that new image, there are just so many more facilities making golf far more accessible and not as cost-prohibitive as it was in the past. There are far more people being introduced to the game.” Might he offer them any tips? Or, for that matter, those who, after years, still find the game so addictive and yet so frustrating? One is to not set too much store in the technological advances that golf equipment has made over recent years. “Clubs now are more forgiving and you can hit greater distances now,” he says, “but then if you hit a long way in the wrong direction you’re just going deeper into trouble...” And another would be not to make the common mistake of holding the club too tightly – “loose hands” is his mantra. “But I think the single biggest tip I can give to amateurs looking to improve is to invest in some golf lessons with your local club professional,” says Montgomerie. It worked for him. And, if all else fails, try seeking employment in sports management: that worked for him too. n

ontgomerie makes for a suitable event ambassador. After all, he holds the dubious honour of being one of the world’s most consistently successful golfers – winner of eight Order of Merit titles and 31 European tours – never to have won a major championship. He has been runner-up five times. Perhaps the adopted Yorkshireman who – with straight talking as standard – once said he was only in the sport for the money, still considers himself a success. In 2005, after a new millennial slump to 82nd in the world, complicated by marriage troubles, he bounced back to become the first man to earn€20m on the European Tour, topping its all-time highest earners’ list. “The money wasn’t the sole reason for getting into golf,” he says, “but of course if I didn’t believe I could earn a living as a professional golfer, I don’t think I would have stuck at it. Golf presents such a unique challenge and no matter how good you get, you always know you can improve. It’s the same for me, a high-handicapper or Tiger Woods. I still relish the challenge of improving on yesterday’s performance. And I feel enormously lucky to have been able to make a great living out of doing something I love.”

hen I meet Alex Proud, founder of Proud, the hip photo gallery and live music venue, he’s sitting at his large black lacquered desk in his Camden based office; a corner sofa and a fluorescent fish tank in the crook of the small cellar-like office gives the room a very manly vibe. His white shirt is open at the neck and he is wearing skull and crossbones diamante cufflinks; quite apt for a man who funded his business with cash from the Russian Mafia – “I was in a dubious relationship with one of Russia’s first super models, a very exotic thing. We went out for two years and we were in love. She introduced me to a lot of dubious Russians and I sold them Rolls Royces and that made me a lot of money.” I’ve been told that Alex is in a bad mood today but the hour I spend with him he seems pleasant and relaxed, despite interrupting our chat a couple of times to pop his head around his office door and put his team of cool, young things that work in the adjacent office in their place. “What kind of boss am I? I think I am a tough boss. My expectations are high and I think I can be harsh when people fail,

It seems the Primrose Hill resident is man stuck in his ways, and since it is a way that has seen Alex launch one of the most successful independent photographic galleries in Europe, as well as producing a venue that has become a credible music hole and other popular Proud ventures, it is hard to argue with the man’s methods. Wanting to work for himself just as his father had done, Alex blagged himself an apprenticeship working for a Chinese art dealer where he learnt the trade and found that he was ‘actually quite good at it.’ The Proud group began its stellar trajectory in 1994 with Charing Cross Proud Central Gallery where he sold oriental art. The switch to photography followed three years later after Alex’s then secretary persuaded him to exhibit her husband’s photography work. The photographer in question was Denis Morris with his exhibition on ‘The Sex Pistols’. The show was a huge success and for Alex it was a realisation that charging people to visit the gallery would help his financial situation, as well as being able to bring affordable

I don’t think my professionalism really came through until my late 20s when I realised that if I wanted to make it work then I had to be driven or I would never reach my vision although really, really full of praise and kind when they succeed,” explains Alex after a few moments of mulling over the question. “A lot of people love me but a lot of people hate me; I bring out extreme emotions in people but I don’t think that is uncommon with people who run larger small businesses because by nature it is a very personal thing, it is my name on the door and I have a way of running it and some people may hate that. My responsibility is to pay my staff on time every month so that they never have to worry; my responsibility is not their mental health, if they don’t like it they can resign.”

high quality photos to a mainstream market. Proud Camden opened in 2000 and in 2001, swift to capitalise on the art world’s fusion with those of music and fashion, a bar was added and live bands were booked creating a unique crossover of rock ‘n’ roll exhibitions and the music world, usually in the form of one-off performances; Liam Gallagher, Dirty Pretty Things, Amy Winehouse and Graham Coxon are just a few who have graced the Proud stage. “When the photography came along and we were able to charge people to come and see the pictures we probably made more money in one month then I had been making in one year working in oriental art. There was no life long passion for photography, it was just like a lot of good businesses, the deal came along and it was about grabbing the opportunity,” explains Alex, who soon realised that showing and selling photographs wasn’t economically feasible and who found himself in a lot of debt. “It was quite ironic because all my friends and all the various women I used to charm back then would assume I was some kind of budding tycoon; and I think I thought the same because I was in my 20s, early 30s and a bit of an idiot. The gallery was very successful and we had thousands of people come to see it and we had

hundreds of front covers in The Sunday Times and it was probably the most high profile photographic gallery in the world, and probably still is but it wasn’t financially viable. On the one hand you are being invited to all these Z-list parties and on the other you are bankrupt and poor, eating at the Ivy and always wondering if your credit card is going to be accepted. And now ironically I never go out but my credit card does work.” In November of last year, Alex launched Proud Chelsea and Proud Cabaret in the City and two months ago he opened Proud Brighton (currently known as Brighton Ballroom until it is ready for the Proud stamp of approval); Proud Kitchen is due for opening this October and will be situated along with the main Proud Camden empire in the Grade II listed Old Horse Hospital in Camden’s Stables Market. Inspired by New York’s laid back canteen style dining scene, the venue aims to be the gig-goer’s equivalent to a pre-theatre dinner. “We thought the canteen-style dining would work best because of the environment it is in; we aren’t going to do fine dining when we are a rock ‘n’ roll club. It is all about sociable eating,” explains Alex. “We never set out to be different and I don’t really care what others are doing, I think our efforts are best spent at doing what we are doing and doing it well. I don’t have many skills but I think one that I do have is second guessing what people will like and so far I don’t think I have got it too wrong.” The décor of most of the Proud venues have been created by interior design firm House Proud, which is owned by Alex’s wife, Danielle, and admits Alex, is one of the keys to the success of the businesses. “She is very good but we hate working with each other, we invariably shout and scowl at each other but it is viable for both of us,” laughs Alex who has two children with Danielle, Ulysses and Farrah. “She hates that I don’t really pay her or that she puts invoices in and I ignore them but it is good PR for her and her reputation and it is good for me because it is cheap and she is very talented.”

When the Prouds’ aren’t disagreeing on material swatches and paint colours, they split their time between their flat in Primrose Hill and their country retreat in Sussex. Although Alex enjoys retreating from the London scene, he admits that he loves his life in Primrose Hill. “It has everything that you need; it has the village feel which I really value. I enjoy being known and knowing people when I go to the shops; I like the parks for the kids and London Zoo; I like that it still has a local book shop and local restaurants,” says Alex who has lived in and around the area for over the last 20 years, living in cheaper neighbouring Camden and Chalk Farm when he was young and single. “I work hard and now I am older I make more money so living in Primrose Hill is a bit like owning a sports car; it is a luxury. I don’t really buy expensive clothes or go on many holidays but I like the pleasure of having a nice flat in a lovely area.” Alex gives off a certain air of arrogance, a trait that he appears unashamedly aware of and that seems to imply is a quality that has been necessary to succeed in the world of rock ‘n’ roll. He admits to being a perfectionist but confesses that he wasn’t always; “I was a lazy arse in my 20s and I wasn’t hugely driven, I was far too interested in driving fast cars and chasing skirt. I don’t think my professionalism really came through until my late 20s when I realised that if I wanted to make it work then I had to be driven or I would never reach my vision.” With London already conquered on the Proud map, and Alex’s expansion plans underway with Manchester, Bristol, Glasgow and New York in the firing line along with the entrepreneur’s latest idea, of a Proud Hotel, it seems that Alex isn’t quiet finished spreading the Proud word. As I leave his office, he admits to me what drives him above everything else; “I am excited about by the project and the scope of what can be created, it’s not about making lots of money.” n For further information, visit www.proud.co.uk

SPOTLIGHT ON:

Abbey Road

Residential and tree-lined, Abbey Road has become a Mecca for music fans all over the world to come and pay tribute to The Beatles and the birth of British music. Jenny White visits one of the most famous streets in London

O

n 8 August 1969, around 11:30am, photographer Iain Macmillan climbed up a stepladder about 10 feet in the air in the middle of Abbey Road, North West London and in just under ten minutes took six pictures of the Beatles walking across the pedestrian crossing. The result was the creation of the iconic image that became the

Abbey Road album cover and which made the inconspicuous street famous around the world. A thoroughfare located in the borough of Camden and the City of Westminster, Abbey Road runs roughly northwest to southeast through St John’s Wood. The northwestern end of Abbey Road begins in Kilburn, at the intersection of Quex Road and West End Lane; it continues

south-east for roughly a mile, crossing Belsize Road, Boundary Road, and Marlborough Place, ending at the intersection of Grove End Road and Garden Road. The tree-lined street is situated near to home of cricket, Lord’s Cricket Ground and is mainly residential with all the amenities residents need such as local fishmongers, Coastline; as well a range of restaurants such as a The Salt

spotlight

House which serves modern European cuisine and where their cosy bar is a favourite with the locals. St John’s Wood underground station is the nearest tube line and with an assortment of buses in the area, Abbey Road is in a very central location while at the same time it is a quiet residential area – apart from when the Beatles fans are out in force! Thanks to number 3 Abbey Road, aka Abbey Road Studios, music fans from around the globe make a pilgrimage to parody the iconic Beatles album cover, despite the fact the road is still a busy thoroughfare for traffic – there is always someone risking life and limb to try and recreate Iain’s famous photograph. The Abbey Road street sign has even had to be mounted high on the building on the corner of the street to save the local council the expense of cleaning and replacing the sign, which was until recently frequently defaced and stolen. The wall outside the Studios is a canvas for thousands of fans every month to leave their mark, being white-washed every three months for the next set of fans. Probably the most famous recording studios in the world, Abbey Road Studios changed it name from EMI Studios in 1970 after the success of the Beatles album which paid homage to the studio where the group infamously bashed out 80 per cent of their records. Steeped in rock’ n’ roll history, the studios were originally a nine bedroom Georgian townhouse built in the 1830s on the footpath leading to Kilburn Abbey and were acquired by EMI (at the time called Gramophone Company) in 1931 and

converted into studios. At that time regulars to the studio were artists such as Al Bowlly, Ray Noble, Joe Loss, Fats Waller and Fred Astaire. During World War II the Studios remained open and involved itself in propaganda recordings for the British Government. Gracie Fields and George Formby were just some of the artists who were studio regulars and contributed to the war effort. However, it wasn’t until the war was over that a steady stream of technical advances were being introduced into all three of the studios, such as four track facilities which had been produced by the EMI research and development section, changing the face of record making. The sixties saw Abbey Road as a training ground, giving the studios an enviable reputation which attracted applications for work and training from engineers all over the world. The studio became a hit machine, producing top-selling records at an alarming rate; from Dame Shirley Bassey to Danny Williams’ number one version of Moon River every artist wanted to record at Abbey Road and most notoriously the Beatles rise to universal fame and helped to put Abbey Road on the map. The end of the sixties saw the emergence of underground music with bands such as Pink Floyd spending hour upon hour in the Abbey Road studios creating technically adventurous music such as their album Dark Side Of The Moon – it became the longest running contemporary album in the American Billboard charts, having been in the top 200 for 391 consecutive weeks, nearly eight years! The 1980s heralded a change in direction for Abbey Road with the studios striking a deal with scoring stage Anvil, which in turn produced new company, Anvil-Abbey Road Screen Sound, which gained kudos as the film community’s first choice for film scoring outside of the US. One of the first major films to take advantage of the new facilities at the studios was ‘Raiders Of The Lost Ark’ and three years later George Lucas brought ‘Stars Wars: The Return Of The Jedi’ to the studio for the music to

be recorded. Most recent film projects have been ‘Lord of the Rings’, ‘Harry Potter’, ‘Love Actually’ and ‘Shrek’. Bands such as Radiohead, Spiritualized, Manic Street Preachers, Texas, Travis and Blur were just some of the big names to choose Abbey Road to record during the rise of the progressive rock era in the 90s. Today it is still considered one of the top places for artists to record, mix and master their music and despite the studio coming under threat from property developers in 2009 – the studio received historic site status to protect it – Abbey Road Studios is still going strong and making Abbey Road itself one of the top London tourist hot spots in the city. n

Fact Box The Volkswagen Beetle parked next to the zebra crossing belonged to one of the people living in the apartment across from the recording studio. After the album came out, the number plate was stolen repeatedly from the car. In 1986, the car was sold at an auction for $23,000 and is currently on display at the Volkswagen museum in Wolfsburg, Germany. American rock band the Red Hot Chili Peppers included a photograph of themselves walking across the zebra crossing naked, except for the infamous socks, on the front of The Abbey Road EP, released in 1988. They never actually recorded at the studio. Despite conspiracy theories conjured up to explain why Paul McCartney isn’t wearing shoes on the cover of Abbey Road, Paul later explained that he was wearing sandals that day, and had walked over in them from his house on Cavendish Avenue, not far from Abbey Road Studios, but took them off for the cover shoot because he was hot.

THE SUPER WATCH

C The new Azimuth Twin-Barrel Tourbillon is a new breed of watch, which fuses a love of fast cars and haute horology

omplex, modern and featuring innovative new technology, the new Azimuth Twin-Barrel Tourbillon (TBT) is perhaps the world’s first superwatch taking inspiration from the sleek silhouettes and raw power of the contemporary supercar market. Fashioned and laser cut from a solid block of titanium, the ultra lightweight case design is inspired by and invokes the spirit of supercar technology and bodywork: The large Tourbillon mechanism with shock absorption system beats at the six o’clock position, acting as the ‘suspension’;

the cockpit is reminiscent of a streamlined windscreen, whilst the domed sapphire crystal adds an extra dimension of aesthetic pleasure. Heralding a new era in watch-making, the design and creation of the new Azimuth TBT is extremely complex and with production limited to only 25 pieces worldwide, its stylish exclusivity is unsurpassable, making it the ultimate accessory for the discerning modern gentleman. n The Azimuth Twin-Barrel Tourbillon costs £67,695 Exclusively available in the UK from Westport of London; www.westportoflondon.com

news REBEL, REBEL

The look of La Marinière or Breton stripe is so ingrained in our fashion consciousness that it has been a regular summer style stalwart for both chic cosmopolitans and rock and roll rebels for almost a century. Now the humble Breton stripe has gone from recurring classic to this summer’s key trend, with the stars of this summer’s catwalk shows earning their stripes at Chloé, Alexander Wang and many more. Originally the mark of the utilitarian uniform of Breton sailors, it was fashion’s First Lady Coco Chanel who first spotted the stripe’s potential for understated elegance and introduced the trend to the Paris fashion world in the 1930s. Later adopted by Parisian Beatniks, following in the wake of philosopher Jean Paul Sartre in the 1940s and rock rebels in the 1960s, the style soon became synonymous with youth, rebellion and creativity. The Breton stripe has however never lost its essence of Parisian sophistication, and this season’s updated classics are summer’s style essential, whether you choose to wear them like Coco or Kate.

Drummonds If you’re one to take luxurious baths after long hot summer’s days, then listen up... You can now bespoke your bath time with Drummonds’ new colour service. This new feature allows customers to pick exact paint colours of their choice to be hand-painted onto the bath’s exterior. All you need to do is supply the name of the paint manufacturer and colour reference and – voilà – a made–to-order bath perfect for hours of soaking in style. However, if you enjoy more of an active approach to home decoration and have a steady hand, the bath can also be delivered finished in a simple primer coat ready for you to paint at home!

This autumn sees a collaboration between printmaker James Brown and Cath Kidston with an exclusively commissioned set of prints coming to stores. After working in the clothing industry for ten years (designing textiles for the likes of Louis Vuitton) James embarked on a new career as an illustrator in 2007 and produces limited edition screenprints and linocuts. Together the design duo has produced four specially designed prints (limited to a 100 print run of each) using traditional processes and reflecting their love of vintage typography and print. Each print costs £65 unframed and £125 framed and are available in ten Cath Kidston stores and online (unframed) from this month. 0845 0262 440 WWW.CATHKIDSTON.CO.UK

THE ESSENCE OF AUTUMN Inspired by one of the last great English Romantic poets and one of the most perfect short poems in English literature – Keats’ ode ‘To Autumn’, the newest scent from Jo Malone captures that fleeting moment of “mists and mellow fruitfulness” when the last days of summer are edged with fresh, clear autumnal airs. English Pear & Freesia combines the classic, crisp scent of the King William Pear and the exquisitely fragrant white Freesia with an added earthiness from the intensely woody patchouli. It is the perfect transitional scent taking us from summer to autumn and is launched this september. The English pear & freesia scent is available in home candle form, as well as body crème, body & hand wash and cologne. 020 7720 0202 WWW.JOMALONE.CO.UK

eep things simple but smart: Lay a terrace with clean, sharp square cut grey slate or golden granite and edge with a low smooth rendered wall that is deep enough to provide seating and hidden storage – for those soft, plump cushions, fit low spotlights to give a soft glow and add candles for cosy evenings. Look at your boundaries: Clad walls with horizontal cedar panels or render it smooth and paint your favourite colour. If you enjoy the view beyond cut out ‘windows’ and ‘frame’ it. Behind your seating or wall leave space to inset troughs or pots and fill with just a single variety of plant – but in abundance. Change the varieties according to the season. Fill to overflowing with a favourite narcissus, later with blue agapanthus, oriental lilies, hydrangeas, hostas, white lavender or ornamental cabbages or ferns. In winter try cheerful golden aconites, snowdrops and winter crocus. Whatever you like.

Back plant with a layer of evergreens to give a strong structure and winter interest. Perhaps a line of clipped box cut into cubes or pyramids or ground hugging spheres? If space permits plant with small birch trees for their shimmering silver bark. Finish off with a smart, sleek metal and glass table and luxuriously cushioned, inviting chairs. Add a chic and elegant parasol and relax and enjoy. n

MATTERS OF THE HEART Experts at the Wellington Hospital talk to us about trans-catheter aortic valve implantation Trans-catheter Aortic Valve Implantation: TAVI is a minimally invasive ‘keyhole’ procedure for treating narrowed aortic valves As many of you reading this may already know, the aorta is the main artery coming out of the heart, carrying blood to the whole of the body (see Figure 1). The aortic valve sits at the junction between the heart and the aorta – each time the heart beats, it contracts, pumping blood though the aortic valve which then opens to let blood through before closing to prevent blood flowing back into the heart.

THE ARTIFICIAL VALVES There are two different types of valve, the Sapien Transcatheter Heart Valve made by Edwards Lifesciences (www.edwards.com) and the CoreValve made by Medtronic (www.medtronic. com) – both are made up of, or consist of, soft pliable valve leaflets attached to a rigid frame.

In these patients trans-catheter aortic valve implantation is an excellent alternative. The procedure was first performed in 2003 and it is currently reserved for elderly patients and for those in whom the risks of conventional surgery are high. It is limited to these groups because we do not know the long term outcome (5+ years), but this is likely to change as the results of long term research studies become available.

There are two options; the transfemoral and the trans-apical approach. Usually the procedure is performed under general anaesthetic, but sometimes patients can be awake, using a local anaesthetic. The trans-femoral approach is where a wire is passed through a small cut in the skin and into the femoral artery at the top of the leg. The wire is then pushed up the artery to the heart, across the

In some people, the aortic valve can thicken and stiffen over time and this makes it more difficult for the heart to pump blood through the narrowed valve. This is what doctors refer to as ‘aortic stenosis’ and patients with this problem can also experience shortness of breath, chest pain on exertion, dizzy spells or collapses and sudden death. Conventional aortic valve replacement surgery is a tried and tested treatment with excellent results in many patients – but it is a major heart operation which involves opening the chest (a procedure known as a ‘sternotomy’) and going onto a heart-lung bypass machine. In some patients, the risks of such an operation are prohibitively high.

THE PROCEDURE

narrowed aortic valve and into the main pumping chamber of the heart (the left ventricle). The compacted replacement valve is tracked along this wire into position where it is expanded into shape, crushing the old valve to one side leaving the new valve in place. In some people the femoral arteries are too narrowed for the artificial valve to be passed through and the trans-apical approach is used. A small cut is made in the left side of the chest, where a wire is passed through, straight through the wall of the heart Figure 1: The human heart Figure 2: Edwards SAPIEN XT Transcathether Heart Valve

the aortic valve. The compacted replacement valve is then tracked along the wire as per the trans-femoral approach. The hole in the heart is closed directly with stitches.

The Wellington Hospital is expanding its successful GP Liaison service, which gives GPs and patients easy access to the hospital’s medical services and outpatient facilities and makes the referral process easier. The Wellington Hospital is one of the world’s leading private hospitals offering acute medical services. It is part of HCA – London’s No 1 private hospital group. Diagnostic, imaging and treatment technology Medical teams at The Wellington Hospital are supported by the very latest diagnostic, imaging and treatment technology, enabling fast and accurate diagnosis of complex conditions. State-of-the-art facilities include 64-slice CT scanners, the latest MRI scanners, plus the full range of general X-ray, ultrasound, angiography, fluorocscopy and a cardiac research centre. Innovative techniques Working at the forefront of surgical and medical innovation, our teams of dedicated and highly trained professionals ensure that patients receive the best possible care, attention and treatment. The Wellington Hospital now offers a range of minimally invasive surgical procedures that are performed through one incision in the belly button, which is virtually scarless surgery. The single port approach is a new and innovative way of performing keyhole operations via the belly button that previously

required patients to have multiple scars. The SILS technique also known as single incision laparoscopic surgery or scarless surgery can be utilised to safely manage common surgical conditions including: ◆ Removal of appendix ◆ Removal of gall bladder for gallstones ◆ Hernia repair ◆ Colon operations ◆ Other operations on the stomach. The majority of single port operations are performed as a day case and the patient will only have one scar which is concealed in the belly button, the pain will be less and the recovery period is quicker. Most people can have single port laparoscopic surgery, it may however be more difficult for patients who have had previous or multiple operations where the abdomen is very scarred. A personal service for everyone The Wellington Hospital is determined to ensure that the scale of its operation doesn’t stop it from delivering a firstclass service to its private patients and to GPs referring people to one of the 400 consultants who work there. The dedicated GP Liaison service assists doctors and self-referring private patients to access quickly and efficiently its medical services and extensive outpatient facilities.

This means that one phone call is all it takes to arrange a convenient appointment with any of the hospital’s consultants. Where referring GPs do not have the name of a consultant, helpline staff will direct their enquiry to the most appropriate person. And if none of the hospital’s own consultants are qualified in the required specialty, helpline staff will be pleased to transfer the enquiry to another hospital in the HCA network.

Major specialties include ◆ Acute neuro rehabilitation ◆ Bariatric surgery ◆ Cardiac surgery ◆ Critical care ◆ Dermatology ◆ Interventional cardiology ◆ ENT ◆ Gastroenterology ◆ General surgery ◆ Gynaecology ◆ Liver and Hepatobiliary medicine ◆ Hip surgery ◆ Knee surgery ◆ Neurology ◆ Neurophysiology ◆ Neuropsychology ◆ Neurosurgery ◆ Ophthalmology ◆ Orthopaedics ◆ Plastic surgery ◆ Speech therapy ◆ Spinal surgery ◆ Urology ◆ Vascular surgery

EXERCISING DESIGN EXCELLENCE

I Ciclotte is the world’s first design exercise bike, unmistakably Italian and undeniably cool

nspired by ergonomics and with style at its heart, Ciclotte is designed to complement the finest contemporary space. Designed by one of Milan’s leading designers, Luca Schieppati, and made by the Italian Lamiflex Group, known for its state-ofthe-art technological solutions, the concept was born out of the need to create a product that is an expression of contemporary life; where work and relaxation, inhabit the same dimensions. Ciclotte has been designed to reproduce the dynamics and performance of road cycling and is ideal for high-intensity aerobic workouts. It is

also the first exercise bike to use an epicycloid system. This works by generating a concentrated magnetic field using a copper ring, which is rotated at a high speed in front of five magnets – which can be moved back or forwards via the touch-screen display to control the strength – producing a highperformance effective cycling resistance system. The Ciclotte will be launched in the UK at the 100% Design Show from 23–26 September 2010 at Earls Court, London with an RRP of £6,800. n For further information, please visit www.ciclotte.com

to be different Want to lose 20 years in an instant? Trade in your old man’s 7-Series or Audi A8 for a new XJ. Dump the Lexus for the lithe, sensuous lines of the latest Jag and it’ll do far more for your image than any wardrobe makeover, says Matthew Carter

ack in 1968 – more than four decades ago – Jaguar launched the first XJ saloon. This was a remarkable machine and marked a complete change of design from the lovely but by then old-fashioned Mark II that went before. It brought a host of new owners to the brand and for a heady few years Jaguar was at the top of its game, a progressive, modern and stylish company. And then the needle got stuck. Over the ensuing 40 years, there’s always been an XJ saloon at the top of the Jaguar range… and it’s always looked broadly similar to the original. The XJ was retro before retro became fashionable and as a result just looked old. But that’s now history. Not before time comes a new XJ – and this time, the name’s just about the only thing it has in common with its forebears. Its name and the way it drives, that is. It might have looked like an old man’s car, but the outgoing XJ certainly didn’t drive like one. In fact, under the skin the new XJ bears more than a passing resemblance to its lightweight, all-aluminium immediate predecessor, certainly in terms of chassis layout and construction techniques. But it’s that new skin that really makes the new XJ stand out from the crowd. It’s the work of Ian Callum, the man responsible for the way a modern Aston Martin looks, so the pedigree is impeccable. For the XJ, Callum has expanded on the themes he created for the smaller XF saloon. There’s a clear link between the two from the front, but in profile the new XJ is almost coupé-like, with a plunging roof-line, high shoulders and a huge expanse of glass. Glamorous and fittingly feline, it literally stopped the traffic in Paris where the car was launched. And while the French might be more receptive than most to seductive shapes, I’ll bet it would have had the same effect in Munich or Stuttgart. The only controversial view, perhaps, is from the back. Regardless of the colour of the car, the rear pillars are black while the plain, unadorned rump takes a while to get used to: Callum says it’ll be two years before we’ll get used to it… and that’s fine: if we loved every aspect of the shape now it would date far too quickly. But whichever way you look at it, there’s no denying that the new XJ is refreshingly different. It’s not a ‘safe’ design, like an Audi A8 or BMW 7-Series, and it’s

In fact, there’s something Latin about the car… a Maserati for the masses?

certainly more sensual and delicate than the almost brutish S-Class Merc. In fact, there’s something Latin about the car… a Maserati for the masses? This is the third generation of aluminium XJ produced by Jaguar and is 11 per cent stiffer than before but just as light. In fact it’s some 150kg lighter than a comparable BMW 7-Series which means the German car is always carrying the equivalent of two extra passengers, to the detriment of performance, economy and handling. Ah yes, performance and handling. A Jaguar has always been a driver’s car, but the new XJ is even more so: sporting luxury is what Jaguar calls it. And it should come as no surprise that the engineers proudly say they perfected the suspension settings on the long wheelbase version of the car knowing that if they got that right, the standard wheelbase car would be even more nimble. It’s a ploy that’s worked. From behind the wheel you really wouldn’t know you were in the long-wheel-base version such is the agility of the chassis and the precision of the steering. Body control is exemplary and the combination of powerful engines and the light weight body make it feel more sporting than a limousine probably should! And that’s certainly the impression you’ll get from the rear seat. If you’re looking for a stretched limo in which your driver can waft you from meeting to meeting, you might find the ride of the new XJ unusually firm, especially at low speeds… but your driver will love you for choosing the Jag. As well as two wheelbase lengths and three trim and equipment levels – Luxury, Premium Luxury and Portfolio – there are three engine options. The most popular in the UK will be the 3.0-litre V6 diesel, but there are also two 5.0-litre V8 petrol versions, topped by the magnificent supercharged Supersport model boasting a heady 510 hp. Prices range from £53,775 to £90,455. While the Supersport is guaranteed to bring a smile to your face, the ‘humble’ diesel isn’t so far behind. Both have their top speeds limited to 155 mph, and while the V8 will hit 60 mph in 4.7 seconds, the 6.0 seconds it takes the diesel is far from shabby… and the latter will return a combine 40mpg which is not something the petrol car can boast. No, in everyday use the short-wheel-base diesel does just about everything you could want. The interior is beautifully appointed – though the colour combinations and wood veneers need to be chosen carefully – and bristles with wonderful touches. Like the XF, the gear selector for the smooth six-speed auto is a rotary knob that rises up from the centre console when the engine is switched on. The ‘virtual’ instruments, too, deserve special mention as much for their practicality as for their clarity. Depending on the driver’s demands, the high definition display can either show conventional instruments, navigation graphics or if you’ve chosen Dynamic Mode settings, gear settings. And it goes without saying that great attention has been paid to creature comforts with a fine Bowers and Wilkins top end sound system available, linked to the hard disc drive audio unit. DAB radios, digital TV tuners, split view screens,

46

rear seat entertainment packages: it’s all here if you want it. Complaints? Just one. The dashboard clock is over fussy, a ‘fault’ that’s already been identified by Callum and his men and will be put right in the not too distant future. As for the rest… brilliant. n

75 YEARS OF JAGUAR This year marks the 75th anniversary of the Jaguar name. “In 2010 we celebrate our past, and 75 years of designing and building cars that celebrate the art of automobile making,” comments Mike O’Driscoll, managing director of Jaguar Cars. “We’re also celebrating the promise of the future, and the introduction of the all-new XJ. In just three years we’ve completely revitalised the Jaguar line-up and launched three beautiful fast cars.” Sir William Lyons founded Swallow Sidecars in 1922 and went on to create a range of ‘SS’ branded motorcycle sidecars and automobiles in the early 1920s and early 1930s. When it came to the launch of the all-new SS 100 in 1935, Sir William wanted a new and evocative name for his company. After asking his advertising agency for suggestions, Sir William chose ‘Jaguar’ and the SS 100 became the world’s first Jaguar. Over the years Jaguar has built some of the world’s most iconic cars; the XK120, introduced in the late 1940s was an instant hit and the most glamorous sports car of the period; the C and D Type race cars followed and dominated motor-racing in the 1950s; the E-Type has been called the most beautiful car ever built; and the renowned XJ range. Over recent years the range has been rejuvenated with the award-winning XF, the XK coupe and convertible and the recent launch of the XJ. During the year the marque celebrates its 75th anniversary at some of the world’s most glamorous automotive and social settings as well as returning to the racetrack with its new Jaguar RSR XKR GT2 competing in the American Le Mans Series. Jamie Carter presents the month’s hottest gadgets

The LED alternative The fashion in flatscreen TVs is currently towards the slim – and that means LED, right? Not if this brand new 50-inch plasma from LG is anything to go by. Just 39mm in depth, it’s as thin as any LED screen we’ve seen, and effortlessly stylish. It’s got a single pane of glass across its front, banishing a bulky black frame, and touchsensitive, invisible controls along its bottom. It makes for a stunning all-in-one look, but somehow there’s a lot going on inside this Full HD plasma, too. Most importantly in these penny-pinching times is a built-in Freeview HD tuner. Only half of the UK can get hi-def channels from the BBC, ITV and Channel 4, but happily that includes all areas of the Capital. As well as tuning-in those three new TV channels, all other normal Freeview channels are also displayed in a simple-touse interface. Elsewhere on this Infinia PK990 Series screen – LG’s flagship TV – are some digital diversions you might (or might not) find useful. The most impressive is its ability to play MP3 music and DivX (and DivX HD) video files; insert a USB memory stick into the TV’s side and they will automatically play.

new gadgets

Acting as an emergency hi-fi might interest some, but the sound quality from this monster screen isn’t all that good; you can’t have both super-slimness and superior sound, it seems. Two other innovations make also this plasma something special. The first is Bluetooth; pair the screen with your mobile and you can ‘send’ photos directly to the TV. They’re displayed immediately, though arguably of more use is that Bluetooth headphones can be used with this TV. If that’s useful for late-night viewing, the PK990’s built-in broadband Net TV platform is rather less so. Plug the screen into a broadband router and it can show YouTube videos, and though it’s a great interface that’s lightning quick to use, the picture quality is poor. Still, with the streaming of movies likely to be added to Net TV at some point, it may be worth investing in now – new ‘apps’ will automatically download in future. Worth every penny in the here and now is the PK990’s fantastic pictures. While LED screens try to improve on LCD tech by reproducing convincing black and reducing blur, this plasma needs no such trickery – it’s natively able to display inky blacks and boasts a fluidity to pictures that’s pretty rare in the flat TV world. If you’ve got a Blu-ray player of PlayStation3, there are few better partners than this born-again plasma. n

DARING FEATS The Red Bull X-Fighters will be returning to the UK on the 14 August at Battersea Power Station as part of their fantastic world tour. The exciting show features the freestyle motocross elite competing against one another, performing ridiculous, death-defying stunts. The show started as a one-off in Valencia, trying to combine extreme sports with the region’s national sport, bullfighting. Since then the show has grown bigger each year, as have the stunts, which become more wild and reckless as the show goes on. The show has broken ground for the freestyle motocross sport, including a rider completing the world’s firstever double backflip, performed in a freestyle competition last year. You can expect this year to be even more wild and exciting, and it promises to be an exciting show for all. www.redbullxfighters.com

Colin When this year’s Ryder Cup captain, Colin Montgomerie, took a swing at Stoke Park last month, he was under pressure not just to perform, but also to educate. Josh Sims catches up with him on the eve of the 2010 US Europe clash

ontgomerie makes for a suitable event ambassador. And I feel enormously lucky to have been able to make a great living out of doing something I love.”

or twice I’ve lost my temper on the golf course, the same emotion and passion has helped me so much in my Ryder Cup experiences.” It gave Montgomerie a reputation that, with his sports management background at work, has helped him build considerable business interests. And, if all else fails, try seeking employment in sports management: that worked for him too. n

I have been more emotional than I would have wished, but that is very much my personality and... the same emotion and passion has helped me so much in my Ryder Cup experiences It was golf or sports management. “In the past I have been more emotional than I would have wished, but that is very much my personality and, as much as I would take back the once

orty years ago, a 300-year-old tradition ended at precisely six bells in the forenoon (11am) when the last rum ration was issued aboard ships of the British Royal Navy – a day forever remembered as Black Tot Day. To commemorate and celebrate this day, the very same rum that has been stored away since 1970 and that has sat silently in ceramic flagons since that date is being released under the name, Black Tot Last Consignment. Described by the experts as “a truly remarkable rum...and re-establishes true Naval rum as a

complex, intriguing spirit, and one which itself helped to give birth to a new era of quality for rum and usher in the spirit’s first great age of popularity” this piece of history is being presented in a traditional glass bottle presented in a black walnut box with brass plaque and certificate of authenticity and replica silver lined copper tot cup. REID’S PALACE MADEIRA Never too hot and never too cold, some would say that Madeira has the most perfect climate in the world. PICO DE GALLO

A gourmet who thinks of calories is like a tart, who looks at her watch

A staple of Mexican cuisine, pico de gallo takes its name from the Spanish for “rooster’s beak”. This spicy condiment is typically made with a mixture of fresh and uncooked tomatoes, onions, chillies, coriander leaf and lemon or lime juice. It is used widely in Mexican cuisine, much like a chutney or salsa.

GOURMET GIJON Wet bums and full stomachs: Dominique Brady discovers more about the charming city of Gij贸n in Northern Spain

T

o be called a ‘wet bum’ would normally be an insult. However, in the region of Asturias in North West Spain, it’s a widespread nickname for people from Gijón. Fortunately the region’s most populated city doesn’t suffer from widespread bladder problems. Instead, the nickname is centuries old and refers to a time when the unrestrained Atlantic tide would crash in quickly and people would flee the Plaza Mayor to avoid being soaked from the waist down. Now the nickname is an affectionate joke amongst the fun-loving Gijónese. The city prides itself on its history, its superb cheese, cider and its relaxed attitude. While Brits opt for city breaks in Barcelona or Madrid, Spaniards have always found Gijón a reviving retreat, and with good reason.

be served soft or cured, white or red. The red, soft version is a delight with hints of paprika, both sweet and sour flavours and a slightly sticky but not unpleasant texture. After a late Spanish lunch it was time to explore the compact city. The main town is a small but densely packed labyrinth of Romantic and 1970s style buildings. It may not be the most elegant of European cities but it’s a Mecca of fashion boutiques, design shops and delicatessens. A few glasses of wine from the vinaterias off Calle Salustio Regueral proved the perfect way to switch to evening mode, with El Feudo vinateria having the most lively atmosphere. Then a five minute walk to the quiet sophistication of Casa Zabala, located in the old town, made it the perfect restaurant to round off a busy day. A threecourse meal with a bottle or two of table cider will set you back €50 a head and their formula of simple yet delicious fish dishes certainly make the most of the wonderful Atlantic location. The next day we decided to branch out a little further from the centre and stopped off en route at Las Delicias restaurant, a five minute taxi ride (Camino de las Dalias, 80). This luxurious restaurant has a charming outside terrace and specialises in wonderful, freshly caught fish and seafood. Their rich shellfish soup followed by hake in a simple velouté sauce was perfectly complimented by a bottle of Vento Mareiro Albariño from their well-stocked cellar. They also have a range of impressive tasting menus at €45 or €60. Aware even the most dedicated foodies must give their stomachs a rest, it was time to explore the art and history of the region. We took a ten minute taxi from the restaurant to Laboral, the city of culture. This monumental building was the largest civic project of its time and was built by Franco in 1955 as a live-in technical college for boys aged 12-21. Three years ago it had a £15m restoration and it now houses an innovative and must-see art gallery and a fantastic viewing tower over the region. I normally avoid guided tours but I made an exception due to breathtaking architecture of the complex, modelled on the El Escorial palace in Madrid, but twice its size. While Franco’s coat of arms still towers over the entrance gates, some statues have been removed – a symbol of the deep divisions that remain in Spanish society. Check the website in advance for guide times (www.laboralciudadelacultura.com). My final meal in Gijón was not for the faint-hearted. Going off-piste to a rural

To be called a ‘wet bum’ would normally be an insult. However, in the region of Asturias in North West Spain, it’s a widespread nickname for people from Gijón A trip to Gijón wouldn’t be complete without several visits to its famous siderias. Cider might be considered wine’s cheaper and less interesting cousin in the UK, but in Asturia it is the tipple of choice. The region has over 90 apple varieties and getting the balance between the sweet, sour and bitter tastes is an art form. Watching the locals drink their much adored cider is a theatrical event. It’s poured escaniada (from a height) and a good barman shouldn’t even look at the glass. Locals knock back generous shots quickly to preserve the fizz created by the pouring process and any dregs are thrown into the gutter surrounding the bar. So shortly after arrival I found myself at La Galana, an elegantly beamed sideria in the Plaza Major. After sharing a bottle of cider, the dining room at the back was the perfect introduction to the rich, rustic flavours of Asturian cuisine. Their tender baby squid with sweet caramelised onions was the stuff of food legends and their Asturian cheese board was another must-order choice. Two of the cheeses in the region, the cabrales and the afuega’l pitu have the esteemed Protected Designation of Origin (PDO) which makes them authentic to that region alone. The cabrales is a distinctive blue made from a blend of sheep, goat and cow’s milk, whilst the afeuga’l pitu can

At the Lavandera llagars of the famous Trabanco brand (www. grupotrabanco.com) you can have a guided tour of the production process, try a drink or two straight from the barrel and then relax in their slightly twee traditional dining hall. On weekends expect this to be packed with locals getting through cider bottles quickly and eating some, frankly, amazing food. It was time to release the carnivore within. We gourged on fabado, a delicious traditional stew made from white beans, morcilla, chorizo and Iberican ham and then some sweet, plump mussels cooked in a cider sauce. The main was a large bullock steak which had been liberally coated in sea salt, cooked, sliced and served rare on a hot plate. The famously green hills of North Spain produce happy cattle and juicy, tender, wonderful meat. After a few bottles of cider, a stomach full to bursting with the best of Asturian cuisine and no inkling of the terrifying taxi ride ahead, I too would have been proud to be called a ‘wet bottom’. n

The Personal Touch

Founder of Rescorp, Vic Chhabria runs an estate agent business in St John’s Wood that is all about providing a personal and bespoke service for its customers

“I

firmly believe in ‘service’ and although my client may be the seller, I also have a duty to ensure that the buyer’s requirements are fulfilled. In my opinion, a successful agent is one who finds that happy medium and this is what Rescorp attempts to achieve every day,” explains Vic Chhabria, founder of boutique St John’s Wood estate agents, Rescorp.

Dynamic and enthusiastic about the property industry, Vic successfully sold his share in a telecoms company and started Rescorp in 2006 with the aim of providing a unique and personal estate agency service in the affluent area of London’s St John’s Wood. The boutique company provides a service which aspires to simplify and quicken the process of buying or selling a property and Vic’s approachable manner assists in making each customer’s purchase or sale an enjoyable and memorable experience. “Most agents sell a property and then they move on to the next one.” Whilst this is also true for Vic, he tries not to treat each trade as a commodity and instead tries to truly comprehend the real people who are either buying and selling. “One needs to understand the client or applicant

74

fully in order to successfully reach a point that then transpires into a deal” For Vic his dream of starting his own property business kick started in conjunction with the recession and he used those two years cleverly to gain invaluable ground experience working with local agents offering properties to international contacts who wished to take advantage of a weak sterling and the softened housing market. Working from his home in St John’s Wood, Vic runs the company with little overheads and believes that he has something to offer that no other estate agent can. “I can devote myself to the client and I suppose that is something I have the privilege of because of the way I work as opposed to someone working in a 9 to 5 corporate establishment,” says Vic. “I work in a very different manner and am passionate about what I do, trying to establish what my clients’ wants and needs are and then of course working hard to fulfil them.” Vic takes daily walks in and around the high street in his quest for match-making property with person in an outside-the-box work philosophy. “There has been many a time when I have found a property that hasn’t even emerged on the scene which matches a clients’ requirements, thus giving me a first-mover advantage in concluding a transaction.” Despite his family owning vast property interests in India, Vic has stayed true to his roots, which has in turn has worked in his favour. Born in St Mary’s Hospital, Abbey Road was home not only to The Beatles but bore the first residence to Vic too until six years old, after which his family moved to the suburbs. Soon enough though Vic returned to St John’s Wood strengthening his father’s sentiment that his roots are firmly sown in the luscious greenery of Regents Park. “I know where practically every street leads and I know what is available in most of the apartment blocks that dominate the area. That perhaps makes me a little bit eccentric but I guess that is part of knowing ones business. I guess they say home is where the heart is and St John’s Wood has been my home ever since life began.” n

What does the emergency

mean for the housing market?

budget

There is a sting in the tail from the new CGT rules for basic rate taxpayers, though. An individual’s capital gains will be added to their income when assessing whether they remain basic rate taxpayers for the purposes of CGT. An investor whose income and gains approach £44,000 will therefore be liable to pay 28 per cent rather than 18 per cent CGT.

A positive outlook for interest rates

Liam Bailey, head of Knight Frank residential research, comments that the capital gains tax (CGT) rise was less painful than expected and a short-term surge in second home purchases will follow

B

y virtue of the heavily trailed advance warnings from the Government, CGT was always going to be the main story from this budget. In reality the rise to 28 per cent for higher-rate tax payers is a non-issue for the housing market. The rise came into play overnight, meaning that there will be no sudden sell-off of second homes or investment properties. The new rate effectively takes us back to a level last seen under the pre2008 rules, when taper relief enabled a 40 per cent headline rate of CGT to be reduced to 24 per cent. With higher-rate CGT the argument for property investment still looks strong, and capital gains still compare very favourably with income tax at 40 per cent. Very early evidence suggests that the secondhome market, which was very strong up until the CGT rise was first mooted in May and which then promptly stalled, will kick back into life very rapidly. We experienced a noticeable upsurge in calls to our second-home teams in the hours after the Chancellor sat down.

It was noticeable that the Budget contained strong GDP growth forecasts for 2011 and 2012. The inference from this is that the Bank of England will be encouraged to maintain a very loose monetary policy well into 2011, if not longer. This requirement to offset fiscal tightening through monetary policy, suggests that interest rates at their current levels could well be maintained for longer than was previously thought likely. This will underpin house prices and also contribute to ongoing low supply in the market as potentially distressed owners are protected by low mortgage payments. With the imposition of the new 20 per cent VAT rate being delayed until January 2011, the risk that this change might add to inflationary pressures is reduced considerably.

High Stamp Duty rates under scrutiny While the budget confirmed that the new 5 per cent higher rate of Stamp Duty would be introduced for residential property purchases from April 2011, there was a tacit acceptance that Stamp Duty rates are beginning to hit levels where purchasers are being encouraged to exploit more creative opportunities for avoidance. The Government announced that they would examine whether changes to the rules on stamp duty land tax on high value property transactions are needed to prevent a reduction in tax take.

Wealth taxes back in the spotlight As announced in the Coalition Agreement, the Government announced that it will review the taxation of non-domiciled individuals. This review will assess ‘whether changes can be made to the current rules to ensure that non-domiciled individuals make a fair contribution to reducing the deficit, in return for greater certainty and stability for those bringing skills and investment to the UK.’ The ultimate impact of this review will be difficult to pre-judge, there is a sharp divergence of opinion regarding ‘non-doms’ between the Conservatives and the Lib-Dems. n www.knightfrank.co.uk

the rental market

Demand as measured by new buyer enquiries fell for only the second time since the latter part of 2008 last month while the net balance for new instructions rose to the highest level for three years impacting on sentiment for future price rises, according to the latest RICS UK Housing Market survey . Ten per cent more chartered surveyors reported a rise than a fall in house prices down from 22 per cent in May. Surveyors are still reporting house price rises in most parts of the country but the increase in supply is pushing many of the regional net balances towards negative territory. The most notable exceptions to this trend are London and Scotland. Buyer interest fell for only the second time since October 2008 reflecting in part heightened uncertainty over the near term outlook for the economy. Five per cent more chartered surveyors reported a fall than a rise in new buyer enquires down from a positive eight percent in May. This contrasts with a sustained rise in supply. The net balance of surveyors reporting rises in new instructions has remained in positive territory for 13 successive months. 27 per cent more chartered surveyors reported a rise than fall in new instructions, up from 22 per cent in May and the highest reading since May 2007 when the net balance was 44 per cent. This latest increase in instructions is partly a response to the recent decision to abolish HIPs in England and Wales. The increase is supply has started to impact on surveyor sentiment towards house prices over the coming months. Four percent more chartered surveyors expect prices to fall which is down from a positive reading of four per cent last month. More positively, the larger number of properties coming to the market should help bolster activity which has been depressed partly because of a lack of choice for home buyers. Sales are expected to rise over the coming months with the net balance remaining firmly in positive territory at 19 per cent. During June, the average number of completed sales remained static but the average number of stocks on surveyor’s books rose by five to 67.

Now is the time to really capitalise on the booming market through August and September. Landlords, have your flats ready for letting. This is the advice we are currently offering to our clients as now is the time to get your flat looking ship shape and secure a tenant. So, if your garden needs clearing, your bath needs replacing or the living room needs a lick of paint do not delay. At Hamptons we have the fantastic benefit of an Interior Solutions department, which specialises in everything from small handyman jobs to full refurbishments; recently they have experienced a large uplift in demand and have exceeded their expected business by 17 per cent. It would appear that Landlords are making an effort to seize the moment and carry out necessary improvement works. At this time corporate applicants are returning to the market and budgets seem to be increasing. Our corporate department is working hard to keep and maintain links with these companies in order that we see a constant supply of quality tenants. Although stock has increased slightly month on month (1 per cent in July) supply remains the overwhelming restricting factor for tenants, across London we are still experiencing around 30 per cent less property on the market than a year ago. This has lead to increasing rental prices and means that tenants are being forced into making faster decisions and ultimately may find they are accepting something that is not their ideal. The circumstances affecting the market for new lets is also having a knock on effect with tenancies looking to renew as more and more of them contain longer minimum terms and higher increases, we are currently seeing the average increase outstripping the Retail Price Index and over half of tenancies with an increase. It remains to be seen if more will come to the market over the next few weeks with the recent report by the Royal Institute of Chartered Surveyors predicting that house prices will slow and fall over the coming months.
