Our local real estate market took off to a strong start through the first quarter of the year with a meaningful improvement of about 6% in average market valuations based on solid closed sales volume. With 38 SFR-Tract Home sales in 1Q-2015, we have now reached the highest Quarterly Average SFR-Tract Home Sales Price since 4Q-2007 with a meaningful improvement to $331/SF from $312/SF in 4Q-2014. Monthly closed sales volume jumped in March, increased again in April, and by all indications will not decline in May, as reflected by the high volume of homes in our Pending Inventory waiting to close their escrows. In the field we are witnessing solid viewing request activity at our listings, calls on our internet listings, and respectable turn-out at our open houses. At the same time, the For Sale Inventory has remained well in-check through the Spring season. We are not witnessing the normal rise in For Sale Inventory that is typical for this time of the year. As of this writing, the For Sale Inventory is 15% lower than it was this time last year.

2015 started out the gate in full swing. Interest rates were at an all time low, prices were still good and buyers and investors couldn’t buy fast enough. The first quarter we saw a lot of multiple offers and prices were going over the asking. The market quickly turned into a sellers market and the high end homes were rebounding. The strong momentum in March and April really boosted our prices. It was the biggest increase we saw since 2008. Improved economic conditions and more job availability benefits the housing market and will continue to push sales higher.. All indicators are showing the continue rise in home sales and prices for the remainder of the year.

We are also getting a lot of calls from outside agents trying to find properties for their buyers that are not on the mls. There seems to be a shortage in the price range of $1,200,000.00 - $1,500,000.00. The current median list price in Coto de Caza is $1,250,000.00 Debra Kovacs THE KOVACS CONNECTION Where Integrity Meets Excellence. There has also been an influx of buyers that are recognizing the value of coming to Coto versus some of the new home communities in Irvine. Some of the gated communities are pushing over $500 a square foot by the time the upgrades are included and are on much smaller lots. We expect that this trend will continue as more buyers continue to recognize how much Coto has to offer. I have experienced many cycles in my nearly 30 year career of selling residential real estate (20 of them in the Coto) and expect our current market to continue to remain strong throughout the year. Since the rapid price increase in the first half of 2013, the market has been remarkably stable, with prices increasing only 2-3% over the two years since. We find ourselves in a very steady period in south Orange County, with prices inching up slowly and the inventory of homes turning over at a fairly good pace. The local economy is doing well, which has encouraged both buyers and sellers to enter the market. As the market has stabilized, sellers and buyers have become more realistic about their expectations, which has resulted in homes selling much faster than recent history. Homeowners should not mistake the increased sales velocity, however, as an invitation to increase their asking price beyond what the market will bear.

While this region is doing well, we are all impacted by the national economy because of policy maker’s influence on interest rates. Most of the experts had expected the Feds to raise rates last year, but they continue at near record low levels. All things being equal, we anticipate a 3-5% increase in prices for 2015, but if interest rates increase, we would reduce that estimate to 2-3% for the year. Keep an eye on interest rates, as that will drive home prices going forward. Based on our experience, we believe the balance of the year will be a very active market for residential properties in Rancho Santa Margarita, Dove Canyon, Coto de Caza, and the surrounding communities. market for the remainder of 2015 and beyond is to look at where we have recently been on the economic sales cycle. We can measure the strength of home sales based upon recent sales volume and average unit prices. The home unit sales are up 16% and the aggregate sales volume has increased 33% for the first four months of 2015 compared to the same time last year. Average price per square foot is up slightly, at approximately 4%. This is healthy growth. Other good news is in the over $2M luxury market where 13 homes sold YTD in 2015, 2 have sold in the same period last year. There is no question that we have recently been experiencing a positive market trend in Coto de Caza. But the real question is how long will this trend last? Our positive trend has been primarily influenced by longer than expected low interest rates, the healthy job market in OC, and the factors that make Coto de Caza extremely competitive compared to other choices for buyers. Some of those local factors include expiring local Mello Roos taxes, relatively low HOA fees, a large selection of updated and well-maintained homes and relative low prices per square foot.

My prediction for the 2015 year continues to remain positive. The national economy is not experiencing the growth for the Fed to immediately raise interest rates. If rates do eventually start to rise, there may be a rush by home buyers to get in play before interest rates rise further. This may cause a short term bump up in prices as demand outstrips supply. My advice is to enjoy your family and live life to its fullest. Your home is not only an investment, it’s a place to live and experience all of life’s wonderful blessings. Keep your home well maintained, up-to-date and organized. This will reduce your daily stress and make your home more attractive to buyers if and when you do decide to sell and move forward to a new home. If you decide to move forward and list or buy a new home, then partner with an experienced agent who has good knowledge of the local area and current market. Supply is low and demand is high as we approach the Summer season. New listings coming on the market are being priced reflective of the improvement already realized in overall market valuations this year. These market dynamics are suggestive of an accelerating market condition, and indicate that we should witness a robust level of buying activity through the remainder of the year, with continued improvement in our overall market valuations. Buyers are well-advised to not wait. While price points are on the rise, we are still below peak valuations, and there are no market indicators suggesting we will witness any pull-back in price points in the near-term. The challenge to a continued healthy market will come if new Sellers entering the market become overly zealous to the gains being made in improved valuations and raise the bar too high too quickly when setting their list price points. David J. O’Brien Re/Max Real Estate Group CA DRE # 01359421 (E) d14obrien@gmail.com (C) 949.285.1521 www. TraditionalRES.com

With inventory levels remaining consistently low and sales volume up over 10% compared to 2014 we expect prices to remain stable. This presents a great opportunity for sellers to benefit from the 4%+ increase in resale home prices and the low average days on market (currently under two months in OC). Many of our buyers are taking advantage of low interest rates recognizing that there is a good chance they will not stay this low much longer. Even though inventory levels in Coto remain low buyers are finding good opportunities with less cash investors to compete with. We have experienced a surge in buyer activity in all price ranges but most recently in the 2 million dollar and up price range. A majority or our listings that have utilized our professional staging services have sold in the first 30 days of being on the open market very close to list price.

The Orange County real estate market has continued to enjoy robust appreciation and South County is no exception. In our local market, Coto de Caza and Rancho Santa Margarita have enjoyed appreciation of over 18% in the past two years. The price per square foot year to date (YTD) from 2014 to 2015 has risen 11.70% in Coto while Rancho Santa Margarita is up 4.17% in the past year. Market times have remained fairly consistent from 99 days to 97 days in Coto, and 74 days to 71 days in RSM. Even more indicative of market conditions is the enormous increase in sales volume. Combined year to date sales for our communities has grown from $247,039,794 in 2014 to year to date sales of $307,258,897 The Coto de Caza News

in 2015. This represents an increase of over $60M in less than 5 months, or over 24%. With even modest wage appreciation, and historically low interest rates, Buyers have come back into the market in a big way. Last year we saw a significant decrease in total sales by May, this year a significant increase. Homes that offer a good value proposition to the market are selling quickly. We anticipate appreciation has been realized most during the Spring Season and that we can expect modest appreciation through the balance of this year. If you’re going to sell in 2015, now is the best time to list your home. JoAnne DeBlis & Andrew Holzmann, Terenea Realty, Inc., (949)4336095 www.Terenea.com.

market that will benefit all homeowners. The first quarter of the year was rather slow compared to the second….sales are pretty hot right now and likely will continue for the near term. Our inventory of homes has crept up from the low 80’s from the first of the year to 99 at the time of this writing. Buyers remain price sensitive and homes that are not priced properly will likely sit on the market for extended periods of time until adjustments are made. Also homes that are turn-key with all the bells and whistles will also sell faster and at stronger price points. as one of Coto de Caza’s top real estate agents. For this I want to thank each and every one of my great friends and customers over the years for their friendship, their loyalty and their referrals. There’s no way I could be in my position today without them! In the past 22+ years we’ve seen the market take its turns both up and down…this time around we’re seeing a nice recovery in process. While, as homeowners, we’d like to see prices increasing dramatically we all know what happens when things get out of control and no one wants another housing bubble. Our prices are up about 35%+/- from the bottom but still 15-20% from the top of the bubble. We have to remember that 40% off the top is much different than 35% off the bottom…i.e. a home selling in 2007 for $2,000,000 down $40% or to $1.2M up from the bottom 35% would be $1.62M…so we’re doing well. Let’s hope for 2% a year for the next 20 years and stability in the

After 27 years of professional real estate service in Coto de Caza, I have witnessed a wide variety of markets. I would describe today’s local housing market as balanced. Homes positioned within market values are selling inside the golden window of 90 days. Buyers have a nice selection of available homes and are able to capture their desired home at a fair price with an outstanding interest rate. Every market has a “personality” of its own. The current market rewards Sellers who offer a well-maintained, uncluttered, bright home with neutral colors and added amenities. “Fixer-Uppers” are not in demand; Buyers want a home they can move into and enjoy right away. I would recommend that today’s Sellers highlight their

WOW! Here we are a year later and fortunately the market continues to improve at a moderate to brisk pace here in Coto De Caza. I don’t think any of us in the business expected the early part of the year to be quite so busy. We still have issues with inventory though. When I started doing business in Coto in 1990, the inventory of homes for sale always stayed around 130-134. Today, the total inventory of homes for sale is between 85-95 and that is with twice the number of total homes in Coto. The real estate market this year has a bright forecast. Inventory is low, consumers are optimistic and interest rates are super low. This adds up to great news for our local housing market. Coto De Caza, in particular, has an exceptionally low inventory and is in very high demand. I believe we will continue to see a strong market and steady growth until interest rates begin to inch up. Homes that are priced right and staged appropriately are selling very quickly. The best time to sell a home is traditionally from now until Memorial Day weekend so if you are looking for the right time, it’s now. For example, the last several listings that we have placed on the market with the proper pricing and staging have sold in the first week!

exceptional value when compared to that of other predominant luxury markets found throughout Orange County. Sales revenue on the relative basis of square footage found in those luxury markets typically far exceeds that of our local market, thus we see more potential buyers entertaining a move to our local market not only because of the exceptional value, but that of the quality of life offered. Inventory remains low and interest rates, at least temporarily, are historically low. The market has anticipated further tightening by the Federal Reserve. When interest rates are thought to be escalating, we see additional activity and urgency within the real estate market. Fewer cash buyer are now found within the market. Although the strength of the dollar has eroded the purchasing power of foreign investors and buyers, their appetite for real estate in highly desirable areas remains strong. Although we see continuing appreciation within the market, the rate of appreciation has slowed. Buyers have shown an affinity for

that significant interest in these properties will continue to rise as the property inventory has been reduced by recent sales. Better financing and increased buyer interest are both indicators of a continuing strong market. The good news is that interest rates remain historically low, which allows many more buyers into the marketplace. First-time home buyers with FHA only 3.5% down payments are 38% of all home sales in the USA according to NAR (National Association of Realtors), and Orange County FHA loan limits go up to $625,500. The homes priced $650,000 to $1,500,000 are flying off the shelves with a less than 30 days of inventory if updated & properly staged. However, the higher end homes over $1,500,000 are pacing at over 4 months to a year of inventory. Sellers can only sell their home TWICE: Once to the buyer and Second to the bank/mortgage company, therefore it must appraise! To maximize your selling price we highly recommend a more than “Traditional Marketing Plan”. Professional staging and/or updating your home before you place it on the market will maximize your equity!

According to the census bureau data, permits to build single family homes fell 12% in Orange County in the first three months of 2015. This would seem to indicate that new construction will not be able to keep pace with the sudden upsurge in demand and since there are fewer homes available for immediate purchase, opening the door for sellers to benefit from this increased demand. While this could change, I see this trend continuing for at least the next six months. Why Do We Celebrate Memorial Day? The History of Memorial Day

by Amanda Austin Memorial Day is more than just a weekend off from work, an excuse to throw a picnic, or a reason to take a weekend trip, it is a national holiday. The history behind Memorial Day seems to have gotten lost in the shuffle throughout the years. With May 27th growing closer, take time to familiarize yourself with the history of Memorial Day, and why we celebrate this holiday. Memorial Day, originally known as “Decoration Day,” was established on May 5 1868 by General John Logan, the national commander of the Grand Army of the Republic. The first observation of Memorial Day took place on May 30th 1868, by decorating the graves of fallen Union and Confederate soldiers in Arlington National Cemetery. Here is an excerpt from General Logan’s “General Orders No. 11,” officially declaring “Decoration Day.” “The 30th day of May, 1868, is designated for the purpose of strewing with flowers or otherwise decorating the graves of comrades who died in defense of their country during the late rebellion, and whose bodies now lie in almost every city, vil-

lage, and hamlet church-yard in the land. In this observance no form of ceremony is prescribed, but posts and comrades will in their own way arrange such fitting services and testimonials of respect as circumstances may permit.” New York was the first state to officially recognize Memorial Day as a Holiday in 1873, and all of the Northern states had followed suit by 1890. The Southern states didn’t recognize Memorial Day until after World War 1 when it was changed from recognizing soldiers who lost their lives fighting in the Civil War, to soldiers who lost their lives fighting in any war America participated in. The reason that students and employees are given the day off on Memorial Day, is so they can properly

observe the holiday. When the holiday was originally established nationally it was intended to give patrons the opportunity to visit the graves of our fallen soldiers, attend memorials, fly the American flag at half staff until noon, and acknowledge the “National Moment of Remembrance” at 3:00 PM. The “National Moment of Remembrance” is when everyone has a moment of silence and if you are in a public place “Taps” is played. So, this year on Memorial weekend

take a moment to remember why you don’t have to go to work or school. If you are taking a trip with your family, make your rest stop at a memorial or Veteran’s cemetery and observe the men who have fought for our country. If you are having a get together at your home, or attend one at someone else’s home, give a little speech at 3:00 and call for a moment of silence to remind your friends and family why you are all able to get together that weekend.

Police encourage drivers to buckle up during ‘Click It or Ticket’ campaign The Orange County Sheriff’s Department is reminding motorists to buckle up or get a ticket. As part of the national seat-belt enforcement “Click It or Ticket” campaign, law enforcement agencies around the country are stepping up enforcement through May 31, just before one of the busiest travel weekends of the year. “Every day, unbuckled motorists are losing their lives in motor vehicle crashes,” said Deputy Manuel Cruz of the Orange County Sheriff’s Department. “As we approach Memorial Day weekend and the summer vacation season, we want to make sure people are doing the one thing that can save them in a crash, buckling up.” According to the National Highway Traffic Safety Administration, in 2013 nearly half of the 21,132 passenger vehicle occupants killed in crashes were unrestrained. That number rose to 59% between the hours of 6 p.m. and 6 a.m., making nighttime enforcement a focus of the Click It or Ticket campaign. Participating law enforcement agencies will take a no-excuses approach to seat-belt law enforcement, writing citations day and night. In California, the maximum penalty for a seat belt violation is more than $160. For more information on the Click It or Ticket mobilization, visit http:// www.nhtsa.gov/ciot.

How to Commemorate Memorial Day By Patti Winters The United States has a rich history, and Memorial Day is one of the holidays originated to show our respect for those who have died for it and the many freedoms we enjoy on a daily basis. Memorial Day (originally called Decoration Day) was officially proclaimed in 1868 by General John Logan, and first observed on May 30, 1868 by placing flowers on graves of Civil War soldiers at Arlington National Cemetery. Since 1971, Memorial Day has been celebrated on the last Monday of May, to allow for a three day Memorial Day Weekend. Discuss American history with your family. We get so busy with our day to day lives that we often forget to slow down and really think about the reason our national holidays were started. It is important to discuss the pride we have in our country and how we appreciate those that came before us, especially with our children. Buy a poppy from the VFW. Beginning in 1922 the Veterans of Foreign Wars (VFW) took a Dutch and French tradition and began to sell poppies nationally, to raise money for veterans in need. Today these poppies are made my disabled veterans and sold each Memorial Day Weekend. Participate in the “National Moment of Remembrance”, which was started in 2000. This is a resolution asks American citizens to stop anything they may be doing at 3 p.m. local time, and observe a moment of silence. Page 8

Show respect for fallen war veterans. Visit cemeteries or war memorials to show your respect. Lay flowers or place flags as a remembrance to what the war veteran has given for his or her country. Many cemeteries have fallen war veterans whose family no longer lives close by. You can “adopt” these grave sites to show that their service has not been forgotten.

The Coto de Caza News

Spend quality time with your family and enjoy (and appreciate) the freedom that others have given their lives for. Most cities will have parades and other celebrations. If there isn’t a formal activity that you’re interested in, think of having a picnic or get together with family and friends.

John French and Center Court Ace the Competition in the USHJA International Hunter Derby

John French and Center Court with Melissa Brandes of Blenheim EquiSports Photos by: CapturedMomentPhoto.com Calm and cool described the unusual weather as well as the unusually talented horse who earned the win in the $10,000 USHJA International Hunter Derby. After a rainy morning that drenched Del Mar, the cool afternoon air created an interesting challenge for the high performance hunters. However, sixyear-old Center Court, piloted by John French, impressed the judges from the first jump. The eleven elements in the Classic Round included a three-obstacle line requiring five strides from fences two to three and three to four. The flowing course continued with several long bending lines and three 4’3” options. The two panels of judges included the honorable Susie Schoellkopf and Mickey Maestro on Panel One and Bill Ellis sat with Rob Gage as Panel Two. Four professionals earned two spots each in the Handy Round. With top twelve scores ranging from 156 to 184, Nick Haness returned in the twelfth position on Karina Sanchez’s Zanzibar and in the fourth position on the Spring Classic III Derby Winner, Countdown (Sachi Porto, owner). Michael Leon rode West Coast Equine Partners’ C Coast Z and Celano (Robert Peters II, owner) Page 10

in the tenth and sixth spots. Tara Metzner was sitting eighth on Davlyn Farms’ Come Monday and third on Chad Keenum’s High Five. And finally Derby veteran John French piloted the top two horses, previous Derby winner Soldier (Elizabeth Gabler, owner) and the young Center Court (Hiller Farms, owner), who came into the second round with a pair of 90s, four points ahead of Solider and ten points ahead of High Five. Emma Waldfogel aboard Kings Peak was the one amateur who battled it out with the pros in the second round. The Handy Round required choosing an option of 3’6” or 4’3’ vertical as jump one, galloping up a small hill to negotiate fence three followed immediately by a trot jump, directly to another option with either a bold one-stride at 3’9” in and 4’ out or an even bolder 4’3” two-stride. Scores in the eighties with wellearned Bonus points made for an exciting end to the competitive class. Known for his handiness, Haness and seven-year-old Countdown moved up two places with 18 total bonus points combined with scores of 82 and 87, for a well-earned second place. But the equine star of the day was Center Court, expertly piloted by John French. The pair earned 88 and 88 with 11 total bonus points

The Coto de Caza News

for a commanding ten point lead and the win. French recognized the horse’s ability at a young age, and went slowly as he matured. “We bought him as a four-year-old in England. I saw a video of him that I really liked. We didn’t do much with him last year, just a few shows. He turned six this month.” “He is the bravest horse,” the winning rider explained. “We started him in the First Years in Thermal, but there aren’t too many horses that can jump the big jumps like he can, so I thought why not do him in the High Performance. He was champion one week in Thermal, one week during the Blenheim Spring Series and also here at Ranch & Coast.” French then commented on today’s performance. “I’m just really happy with him. His first round was amazing. It was one of those rounds you remember for a while. He jumped so slow and so high over everything.” And the praise continued. “He’s probably one of the scopiest hunters that I’ve ever had. The fence could be 5’ and you could canter down to it slowly, and not feel like you have to leg him or tell him where to leave the ground, he just does it like no big deal. I think that is what is so appealing to the judges - he has that relaxed

look and then jumps so high over the jumps, so effortlessly.” As the inaugural USHJA International Derby Finals winner, French may have his next contender. “I’m tempted to take him back to the Derby Finals because I know he will just jump around whatever they put out there.” Wrapping up a cool, highperformance Friday, show jumping returns to the Grand Prix field with tomorrow’s $7,500 CashCall Mortgage Futurity followed by the $60,000 Grand Prix of California, presented by Equ Lifestyle Boutique.

ELKS RAISE MORE THAN $3,251,000 TO HELP DISABLED YOUNGSTERS More than $3,251,000.00 has been contributed this year by members of Elks Lodges throughout California and Hawaii to be used in treating children with disabilities. Camacho Alvarez, Exalted Ruler of Mission Viejo Saddleback Valley Elks Lodge No. 2444, of the Benevolent and Protective Order of Elks, contributed $19,191.15 which was raised by the members of the Lodge. “We are pleased and proud that members of our local Elks Lodge were so generous with their dollars and time in this important undertaking,” Alvarez said. Since 1950, the 84,000 members from throughout California and Hawaii have turned over more than $103,400,000 to the CaliforniaHawaii Elks Major Project, Inc., which administers the non-profit charitable corporation. All of the funds are devoted solely to providing vision screening and therapy treatment to children with a broad range of disabilities. Without the Elks supported donations, many of these children would not receive such treatment. The year-long fund raising campaign is capped by an impressive ceremony at the annual Elks Convention when representatives of lodges from throughout California and Hawaii present their donations to Major Project and Elks Association leaders. Memorial Day Table Setting Ideas

Memorial Day is great time to celebrate and have fun! We often gather for and plan parties, lunches, events or dinners on this wonderful occasion. It is nice to present our food and drinks on a wonderfully decorated table. If you are hosting such an event, here are some great tips for decorating your table on Memorial Day! My first and favorite choice is the red, white and blue table setting. This is a pretty and colorful way to show your Memorial Day spirit! This table setting idea has many variations that you can choose from! You can use a red table cloth, blue table cloth or white table cloth for this table setting. My favorite is the red table cloth. It does not show spills and stands out. I like to use white plates. If it is an informal gathering or party, white paper plates can be used, though I recommend the plastic plates or sturdiest plates you can find. This will make your guests more comfortable and they will be less likely to spill their plate. Use white napkins. This can be paper napkins or cloth ones. Serve the beverages in blue cups. They can be blue plastic cups or blue glasses. The effect of the white plates, white napkins and blue cups look very nice on a red tablecloth. Add a beautiful Page 18

basket or vase of red, white and blue carnations in the center of the table. I like to use silk flowers. If you like, you can use real red and white carnations. For an added touch, place small flags in the vase or basket, among the flowers! If you decide to use a blue table cloth, use red or white plates, white napkins and blue or red plastic cups or clear cups or clear glasses. If you use a white table cloth, red plates, white napkins and blue cups or glasses look wonderful. For silverware, any type can go with this idea, even white plastic. This Memorial Day table setting is easy to set up and very affordable. It looks great! For a Spring like look that is festive and very pretty, use a flowered table cloth. For plates, the color choice is white, napkins can be white and the beverages can be served in clear plastic cups or clear glasses. Use silverware or white plastic ware. A large vase of all different types and colors of flowers look great in the center of this table setting. You can also just use white carnations in a basket. This table setting is colorful, attractive and very easy to do. It is very nice and makes a great Memorial Day table setting, if you do not wish to use the red, white and blue color theme. For an outdoor gathering, a red

The Coto de Caza News

and white checkered table cloth looks very festive with white plates, white napkins, white plastic ware and red or blue cups or glasses. My preference is using red cups or glasses. I like keeping to the red and white theme on this idea. It looks fancy, yet simple. I add a basket or vase of red and white carnations to the center of the table and it gives the table setting a fun and fancy look. This Memorial Day table setting is sure to please! Depending on how much money you want to spend, you can find many Memorial Day themed table cloths to buy. Some are flag themed and some are red, white and blue checkers, stripes or a mix. If you use these, use white napkins, white plates, white plastic ware or silverware, and blue cups or blue glasses. Place a basket or vase of white carnations in the center of

the table. You can also place small flags in the flower arrangement. This table setting idea is creative and looks great! These Memorial Day table setting ideas are sure to make your holiday table look special. They are very easy to do and cost very little. Your table will look beautiful, festive and fun!

Top Memorial Day Recipes Start the Summer Right with these Great Recipes By Derrick Riches It’s called the unofficial start of summer and this Memorial Day gives you the opportunity to break out the grill or smoker to start the summer right. These recipes were the most popular for Memorial Day last year and they are a great start to your summer barbecue season.

Kansas City Rib Rub In Kansas City they know BBQ ribs. This is the barbecue rub recipe for traditional Kansas City-Style Ribs. Finish these ribs off with a good barbecue sauce and you’ll have a fantastic meal. Prep Time: 10 minutes Total Time: 10 minutes Yield: Makes a little more than 1 cup Ingredients: 1/2 cup brown sugar 1/4 cup paprika 1 tablespoon black pepper 1 tablespoon salt 1 tablespoon chili powder 1 tablespoon garlic powder 1 tablespoon onion powder 1 teaspoon cayenne Preparation: Combine all ingredients together and transfer to an air tight container. Maybe stored up to six months.

Fresh Corn on the Cob This is the general method for grilling corn on the cob. Remember not to remove the husks, they will hold in the moisture and keep the corn from burning. You might want to pull out as much silk as you can before hand Prep Time: 30 minutes Cook Time: 15 minutes Total Time: 45 minutes Ingredients: corn on the cob, husks intact

butter herbs Preparation: DO NOT REMOVE HUSKS. Do remove the silk. Soak in water for at least 15 to 20 minutes. Remove from water and pull down husks carefully -- DO NOT REMOVE -- and coat with herbal butter (made from adding your favorite fresh herbs to softened butter). Put the husks back up covering the corn and tie with a thin piece of husk at the top. Place on grill for about 15 minutes, turning.

BBQ Beef Ribs This is an easy way to prepare delicious, sticky beef ribs on your grill. Remember that the secret to indirect grilling is to make sure that the food doesn’t get any direct heat at all. You will need to rotate the ribs occasionally to evenly cook them. Prep Time: 20 minutes Cook Time: 3 hours, 30 minutes Total Time: 3 hours, 50 minutes Yield: Serves 4 Ingredients: 4 to 5 pounds beef back ribs (about 10 ribs) 1/2 cup ketchup 1/2 cup honey 1 4 ounce can green chilies, diced 1 large onion, chopped 4 cloves garlic, minced 1 teaspoon cayenne 1 teaspoon salt 1 teaspoon black pepper 1 teaspoon dry mustard Preparation: Trim excess fat from beef ribs. Combine salt, pepper and cayenne. Rub over the ribs. Preheat grill and prepare for indirect grilling with a drip pan. Place ribs on grill over drip pan and close the lid. Cook for about 3 to 3 1/2 hours over a medium low, indirect heat (try to keep the temperature under 265 degrees F.). To prepare sauce combine onion, honey, ketchup, chili peppers, garlic and mustard in a sauce pan. Heat over a low temperature, stirring until even and warm. When the ribs are nearly finished begin brushing the sauce on them until you get a thick

coating. B i g D a dd y ’ s C a r o l i n a S t y l e Barbecue Sauce Big Daddy says, “This is Carolina style barbecue sauce.” This means that it is vinegar and mustard based, as opposed to the ketchup and molasses based sauces of the mid and southwest. The combination of sweet and tangy flavors brings out the absolute best in grilled or smoked pork or chicken. Prep Time: 10 minutes Cook Time: 30 minutes Total Time: 40 minutes Yield: Makes about 2 1/4 cups Ingredients: 1 cup prepared yellow mustard 1/2 cup sugar 1/4 cup light brown sugar 3/4 cup cider vinegar 1/4 cup water 2 tablespoons chili powder 1 teaspoon black pepper 1 teaspoon white pepper 1/4 teaspoon cayenne 1/2 teaspoon soy sauce 2 tablespoons butter 1 tablespoon liquid smoke (hickory flavoring) Preparation: Mix all except soy, butter and smoke. Simmer 30 minutes. Stir in remaining ingredients and simmer for 10 more minutes. Grilled Sweet Potatoes It doesn’t take a lot to make delicious sweet potatoes. These grilled sweet potato slices get a quick blanch in hot water and then hit the grill to cook up hot and fast. Best part is that most of the preparation can be done in advance. Prep Time: 15 minutes Cook Time: 10 minutes Total Time: 25 minutes Yield: Serves 4 to 6 Ingredients: 4 medium sweet potatoes 1/2 cup melted butter 3 tablespoons brown sugar 1 teaspoon ground cinnamon Preparation: Cup sweet potatoes into 3/4 inch slices. Bring 3 quarts of water to a boil and add potatoes. Boil until potatoes are just starting to soften. Cool and peal. Combine butter, brown sugar and cinnamon, brush over potatoes. Place Potato slices on preheated grill over a medium low heat and cook

for about 10 to 15 minutes, turning once. When the sweet potatoes as soft through the middle and browned on the surface they are ready. A Carolina BBQ Rub Chuck Ozburn sent me this fantastic, classic-style Carolina barbecue rub recipe. Try this rub next time you want to make a traditional Carolina Pulled Pork. Prep Time: 10 minutes Total Time: 10 minutes Yield: Makes about 1 cup Ingredients: 2 tablespoons salt 2 tablespoons sugar 2 tablespoons brown sugar 2 tablespoons ground cumin 2 tablespoons chili powder 2 tablespoons freshly ground black pepper 1 tablespoon cayenne pepper 1/4 cup paprika Preparation: Combine all ingredients in a small bowl and mix well; use as a dry rub

on beef, chicken, lamb or pork. Grilled Tri-Tip Roast This simple beef tri-tip roast is perfect for many uses. Grill it up, low and slow, and serve it as it is, or cut it up for fajitas, tacos, enchiladas or anything else that calls for a flavorful meat. Prep Time: 15 minutes Cook Time: 1 hour Total Time: 1 hour, 15 minutes Yield: Serves 4 Ingredients: 2 pounds tri-tip roast 1 teaspoon garlic powder 1 teaspoon onion powder 1 teaspoon ground black pepper 1 teaspoon salt Preparation: Lightly oil the cooking grate on your grill. Preheat grill and prepare for indirect grilling. Combine garlic powder, onion powder, pepper and salt. Rub it over the surface of the tritip roast. Place tri-tip on grill, fat side up. You can place a drip pan under it to catch the drips which will make a great gravy later. With the grill on low cook for about 1 hours or until it reaches your desires doneness.

Boating Community Comes Alive Memorial Day Weekend Some Safety Tips from BoatUS After the brutal winter there’s a mad rush for boaters to get back on the water for the summer boating season’s annual kick-off, Memorial Day weekend. But the nation’s largest recreational boaters group, Boat Owners Association of The United States (BoatUS) says “not so fast,” and urges boaters to be prepared by following these five tips: Ensure all safety gear – life jackets, radio, flares and other items – are ready to go. If you have the newer, more comfortable inflatable life jackets, be sure to open them up, inspect and test by filling with air and let them sit overnight to ensure they will keep you buoyant. A free Vessel Safety Check is offered by the US Coast Guard Auxiliary and US Power Squadrons can also be requested by going to www.safetyseal.net. Avoid a springtime sinking by ensuring any drive gear such as outdrive bellows (inboard/outboard), shaft packings (inboards), livewell and engine cooling plumbing, or through-hull fittings are not cracked, rotted or severely corroded. Boaters, in their rush to get back on the water, sometimes take short cuts on these critical safety and spring

Ray Parker Jr . To Make Debut Appearance at KSBR Birthday Bash Jazz Festival & Taste of the Bash! Saddleback College Radio Station KSBR (88.5 FM) is proud to announce that Grammy Award winner Ray Parker Jr. will make his debut appearance at this year’s KSBR Birthday Bash Jazz Festival. Parker will join more than 40 other distinguished musicians in this unique musical jam session, including fellow Grammy winners Melissa Manchester and Paul Brown, Greg Adams, Chieli Minucci, Brian Bromberg, Bill Cantos, Gregg Karukas, and the legendary Max Bennett who will be celebrating his 87th birthday. The Birthday Bash takes place on Sunday, May 24, 2015 on the Village Green of Oso Viejo Park in Mission Viejo. Gates open at 3:30 p.m..; Taste of the Bash from 3:30-5:00 p.m.; Military Appreciation Festivities at 4:30 p.m.; Music at 5:00 p.m. As always, there will be very special guests who, because of contractual obligations, cannot be announced until they step on stage. This year there will be at least eight “secret” guest artists performing. Previous surprise artists have included Joe Sample, Dave Koz, Peter White, Mindi Abair, Patti Austin, Chris Botti, Larry Carlton, Brian Culbertson, Bob James, Boney James, and Tom Scott. “At most festivals, one band takes the stage, followed by a break, and then another band, and so forth. But at the Bash, headliners leave their bands behind and play together in an all-star musical party,” according to Saddleback College Broadcast Services Director Jim Rondeau. The concert is co-sponsored by the City of Mission Viejo. This will be the 27th year of the station’s largest fundraising event, and it celebrates the 36th anniversary of jazz on KSBR (88.5 FM). The Orange County Register named the KSBR Birthday Bash Jazz Festival and Taste of the Bash the

Best Nonprofit Gala for 2013 “Best of Orange” County and last year, the KSBR Birthday Bash Jazz Festival and Taste of the Bash came in first runner up behind the Orange County Fair for “Best Festival” in Orange County for the OC’s Hot List. The event also includes The Taste of the Bash, which features local restaurants showing off their finest creations. The Taste is an added value so those purchasing tickets to the concert can enjoy the Taste of the Bash for no additional charge. Some of the restaurants that are confirmed include California Pizza Kitchen in Mission Viejo, Sundried Tomato in San Juan Capistrano, Slater’s 50/50 in Lake Forest, and The Melting Pot in Irvine. Among the wineries at this year’s Bash are Hamilton Oaks Vineyards in Trabuco Canyon, Giesen Estates, and Beach House Winery as well as Cismontane Beer in Rancho Santa Margarita. Tito’s Handmade Vodka will also be featured. More restaurants and wineries that will be at the Taste of the Bash can be found at www.ksbr.org. Platinum and Premium Gold VIP guests will be treated to a fine dining experience by Ralph Brennan’s Jazz Kitchen in Anaheim, Delizie Ristorante in Mission Viejo, The Ranch Sports Grill in Ladera Ranch, and Vintage Steak House in San Juan Capistrano. It’s a Grind Coffee in Mission Viejo will also be serving coffee. Ricardo’s Place and Mission Grill in San Juan Capistrano will be providing meals for the Bash All-Stars and their families in the Artist’s backstage area. The event will include a special tribute to Veterans. Saddleback College’s Veterans Memorial is the most significant tribute to veterans at any community college campus in the nation. In recognition of this event and the role that the college’s VETS (Veterans

Ray Parker Jr. Education and Transition Services) Center plays in the community, the festivities will include a color guard performance and a special musical tribute to kick off the concert. In addition, veterans and active military personnel may purchase general admission tickets for just $30 through KSBR’s Membership Services office: (949) 582-4501. New this year is the Silent Auction tent where donations from around

the world have been coming in. Items such as an African Safari, concert tickets, hotel packages, wine and more can be bid on off the web or from a smart phone. More information about the silent auction and how you can bid can be found at the station’s website at www.KSBR.org. For the first time in 27 years, all VIP tickets have sold out in advance. General Admission tickets are still available at $55 in advance and $60 at the door. GA Tickets can be purchased at www.KSBR.org, in person at the Norman P. Murray Community and Senior Center, and the Saddleback College Fine Arts Ticket Office (949) 582-4656. The concert takes place on Sunday, May 24, 2015 at Oso Viejo Park, 24932 Veterans Way, Mission Viejo. United Cerebral Palsy of OC’s Life Without Limits Gala Raises $657,000 Photos by: Jon Didier Grace and Leonard Borrmann with Allergan Honoree, David Pyott United Cerebral Palsy of Orange County (UCP-OC) set a fundraising record of $657,000 in gross proceeds at their beautiful black tie gala at the Balboa Bay Resort in Newport Beach. Kathy and Chris Dubia as well as Allergan were honored during the event. Over 400 guests showed their support of UCP-OC which provides a range of vital programs and services to more than 3,700 children - and their families- with cerebral palsy, autism, epilepsy, Down syndrome and developmental delays. Guests were met by child ambassadors with special needs and their families as they arrived. A lively cocktail hour and expansive silent auction followed, and once inside the elegant black and white ballroom, attendees enjoyed live music with dancing, gourmet dinner, live auction, family speakers, and heartwarming videos with UCP-OC families and awards ceremony. UCP-OC Board Chair James Corbett and CEO Deborah Levy welcomed guests and acknowledged the evening’s major sponsors including The Allergan Foundation, Argyros Family Foundation and Horowitz Group. During the awards program, Gavin Herbert, Sr. recounted Allergan’s history as a company and longtime charitable support, before introducing Event Co-chair Dana Dowers with Honoree Chris Dubia David Pyott who accepted the Corporate Impact Award. Allergan has made substantial financial contributions and provided leadership and dedicated volunteers to UCP-OC for over 20 years. Event co-chair Dana Dowers gave a moving presentation of Kathy and Chris Dubia’s friendship and their longtime support and commitment to UCP-OC. The couple – who attended with their son Brian and daughter Christine - were honored with the first-ever Legacy Award for their 25 years of dedication to the health and welfare of people with disabilities. Margo, the featured speaker, was joined on stage by her son Deen and service dog Knobby as she shared their story of moving to Orange County two years ago and their struggles of finding childcare support. Deen has a diagnosis on the autism spectrum, is completely deaf on one side and suffers from epilepsy, high anxiety and sensory integration disorder. Through UCP-OC’s Respite and Inclusive Childcare programs, Deen is getting the support he needs throughout the day and is now thriving. UCP-OC board members and business leaders Dana Dowers, D.L.D. Insurance Brokers and Matthew Maletta, Endo Pharmaceutical served as the event co-chairs. Honorary committee included David Ball, Michael Hayde, Gavin Herbert, Sr., David Horowitz, Douglas Ingram, James Mazzo, David Deen and Margo Chadwick with Pyott, Geoffrey Stack and Michael Tenerelli. Nick, Lisa and Jacoby Gonchar Deborah Levy and service dog Knobby An elegant multi-course gourmet dinner included pan seared sea bass, lobster ravioli with royal trumpet mushroom followed by a delicious main course of pan seared filet of beef with jumbo prawn brochette, potato gratin with broccolini and baby carrots. Dessert alternated between blueberry mascarpone torte, lemon crème anglaise and chocolate brownie torte with caramel drizzle. Jim Nye was the event emcee and auctioneer. The top live auction item was a BBQ dinner on the beach in Irvine Cove with Rod Carew, Dennis Kuhl and Chuck Finley which brought in $15,000. Other popular packages included a suite for a 2015-2016 Ducks game and an ultimate demo derby experience donated by Ben’s Asphalt, Inc. Musical entertainment was provided by The California Band.
