Family day at the festival of the arts august 3 Families and children are invited to enjoy a day full of art and entertainment at the Festival of Arts Family Art Day on Saturday, August 3, 2013. From 12noon – 3pm, the grounds will be full of fun activities, hands-on art projects, and more! Family Art Day is free with Festival Admission, and children 12 and under receive free admission all summer long. When children arrive, they will be given a booklet containing coupons that they’ll get to redeem for the different projects and attractions. Kids will be able to create their own works of art at the Festival’s ceramic and mixed media workshops and even

In the summer, don’t you enjoy a treat that quickly cools you down? Well, your dog is no different. Dogs also enjoy treats that make summer temperatures more bearable. If you have dogs that you keep outside, it’s even more important to give them dog treats that will keep them cool. Too often, outdoor dogs die of heatstroke, but you can help to keep them cool by giving them summer dog treats that are as simple as plain ice cubes. Dogs love ice cubes, but they’ll flip over these summer dog treats. Summer Dog Treats #1: Chicken Meat Pops This is a summer dog treat that any canine will go crazy for. It’s also very simple to prepare. To make this summer dog treat, simply combine low-sodium chicken broth, cooked hamburger meat, and brown rice. Then pour the mixture into popsicle molds or an ice cube tray depending on the size of your dog. This is a treat that should be enjoyed outside, because it will make a mess. You could place these summer dog treats in a zip top bag and take these to the park for your dog to enjoy on a hot summer day. Summer Dog Treats #2: Ice Cream Sandwiches Does your dog drool as you sit there and enjoy an ice cream sandwich, then why not make them one of their own? To prepare this summer dog treat, you can either choose homemade ingredient or store bought. If you choose to use homemade ingredients, you can find recipes online for dog biscuits and ice cream that is safe for dogs. If you choose to use store bought ingredients, you will simply need
to buy large or small dog biscuits (depending on your pet’s size) and Frosty Paws, which is found in the ice cream section. Simply spread the ice cream on the dog biscuits and freeze until solid. If you wanted to make them even fancier, you could dip the edges in a smaller dog treat or kibble. This is a fun summer dog treat because it gives your dog a lot of different flavors and textures to enjoy. Summer Dog Treats #3: Chicken Cubes This summer dog treat couldn’t be any easier to prepare. Simply pour low-sodium chicken stock into an ice cube tray and freeze. The is the perfect summer dog treat because it’s easy to make, but it’s something you can feel good about giving your pet, because you know what’s in it. Summer Dog Treats #4: Fruit Cubes Another easy summer dog treat is fruit cubes. Many people don’t realize it, but dogs love fruit. The next time you tell your dog no, because
you think they won’t like fruit, give them a piece and see how it goes. Once you have determined what their favorite fruits are, puree the fruit, pour it into ice cube trays, and freeze. These are summer dog treat that you and your pet can both enjoy. If your dog loves bananas, simply slice bananas into manageable pieces and freeze. Summer Dog Treats #5: Ice Cream Sundaes As mentioned above, you can find recipes online for homemade ice cream that is safe for dogs or you can purchase Frosty Paws at your grocery store. Either way, you can create a fun summer dog treat using dog-safe ice cream. Simply place the ice cream in their dish and top with low-sodium gravy. If you prefer, Iams actually makes gravy for dogs that would work well with this summer dog treat. You could even crush up some kibble and sprinkle it on top of the sundae.

Local OC Chef Honored Among Stars at Gala Celebration By Kelly Bennett Simin Hope (SH) Foundation, honored fathers at the inaugural “A Celebration of All Fathers” Gala, and one man, who is “father” to hundreds of children, was honored for his work serving free pasta dinners to children living in motels. That man is Orange County’s own Bruno Serato owner of the Anaheim White House. The setting was on New York Street at the Paramount back lot studios where a silent auction and decadent dinner was served to a sold out audience of 500. The evening benefited SH Foundation, a nonprofit organization whose mission is to address the problems of under-served and at-risk children through a robust program focusing on medical provision, communication and family strengthening, empowering people and communities. What was exciting about the event, was a special performance by fellow honoree Andrea Bocelli; he thrilled everyone (especially me!) with the most memorable “Besame Mucho” ever sung and was honored alongside Serato. Other honorees were
rapper-entrepreneur Percy Miller or Master P to the rap world, he was praised by his son Romeo, “My dad didn’t want to be my friend, he wanted to be a great father” he said. Kareem Ahmed, President of Landmark Medical Management was also honored. They were all recognized for inspiring parents and being positive role models. Several celebrities were in attendance; Priscilla Presley was one such star. The highlight of the evening was Bocelli’s rendition of “Love Me Tender” that he sung to Priscilla - serenading her with his son Amos accompanying him on piano. The crowd was in awe with this moment as chills went down everyone; a special moment to remember for this inaugural “A Celebration of All Fathers” Gala. Other celebrities who entertained the crowd were Grammy Award winner (16 of them!) musician, record producer, composer, singer, songwriter, and arranger David Foster, Italian soprano Elisabetta Russo, Cuban soprano Maria Aleida, IranianAmerican comic Maz Jobrani and singer-songwriter Andy Madadian.

Orange County Breakers defeat the Springfield Lasers 20-19 In the final competition of the season, the Breakers stole the match in a Supertiebreaker to end the season with a 7-7 record. The Orange County Breakers competed in their last match of the Mylan World TeamTennis season at home tonight against the Springfield Lasers. Treat Huey and Liga Dekmeijere started off playing in Mixed Doubles against Vania King and Jean-Julien Rojer. Huey was subbed out for Steve Johnson by coach Trevor Kronemann as the set wore on. The match progressed slowly as the Breakers tried to edge their way to a victory, however, their effort wasn’t enough to pull off a win and the Lasers took the set 5-1. In the second set the Breakers ladies Maria Elena Camerin and Dekmeijere competed in Women’s Doubles against Alisa Kleybanova and King. The Breakers women engaged the crowd as they battled it
out in a compelling ten-ball rally with the Lasers, gaining back the lead. The Breakers ladies went on to win the second set 5-3. Men’s Singles, usually the main event of the night, took over the third set. Johnson played Rik De Voest in this fast-paced category. Johnson challenged his opponent by playing hardball on the court with his powerful ground strokes that the fans have come to expect. Johnson took the set 5-3. Camerin took the lead playing in Women’s Singles against Kleybanova for the fourth set of the night. Camerin battled hard proving that she wanted this set badly. In the end, it was not enough and Kleybanova won 5-3. The total match score was 16-14 in favor of the Lasers going into the final event. Finally, in addition to concluding the Breakers season as well as the match, Men’s Doubles was up next for the fifth set. Johnson and Huey made a great team versus Rojer and De Voest. This set was the most entertaining of the night because of the friendly competition that enticed the crowd. Rojer was subbed out for a surprise appearance from Lasers coach John-Laffnie de Jager. The
Breakers won the set 5-3 putting the final score at 19-19 and forcing the match into a 13-point Supertiebreaker. Huey and Johnson won convincingly 7-1, giving the Breakers their last win of the season and giving the team a .500 record of 7-7 to end the season. The final score was 20-19 in favor of the Orange County Breakers. The Breakers have officially finished their 2013 Mylan World TeamTennis season. However, the Mylan WTT season continues tomorrow with the Western Conference Final from Springfield, Mo. featuring the Springfield Lasers versus the Texas Wild and the Eastern Conference Final from Washington, D.C. featuring the Washington Kastles against the Boston Lobsters. The Mylan WTT Finals will be on Sunday, July 28 in the market of the Eastern Conference Champion. Elks Lodge Volunteers Serve at Korean War Military Veterans Recognition Lunch T h e K o r e a n Wa r Ve t e r a n ’s Recognition Committee honored Korea War Veterans at a luncheon held at the Norman P. Murray Community and Senior Center. The committee was comprised of representatives from the City of Mission Viejo, Palmea Veteran’s Club, VFW Post 6024, American Legion Saddleback Valley Post 862 and Mission Viejo / Saddleback Valley Elks Lodge (“Elks Lodge”) members Shari Scott and Gwen Williams. The committee organizations funded the recognition luncheon. Over 300 Korean Veterans and their guests were served lunch by nineteen (19) Elks Lodge volunteers. Guest
speakers introduced by Mission Viejo Mayor Rhonda Reardon were: retired Colonel Greg Raths (USMC) and Consul Shin Whoan Park of the Korean Consulate General, Los Angeles. Elk Ray Mallen played the bugle for the appreciative veterans and their guests. After the luncheon, the Veteran’s were invited to adjourn to the Park Stage for a tribute to the Korean Era Veterans and active military by the Laguna Swing Band. The Mission Viejo / Saddleback Elks Lodge No. 2444, celebrating forty-three (43) years of service to the Saddleback VFW Post 6024 Presentation of Colors. Valley communities, is one of ten lodges in the Orange Coast District of the Benevolent and Protective Order of Elks (BPOE) whose headquarters is in Chicago, Illinois. Neil Diamond Tribute Band “Hot August Night” Romances Rancho Audience
Record crowds at Rancho Santa Margarita’s Central Park Summer Concert series. Santa Margarita citizens were serenaded Sunday night by Dean Colley, star of the Hot August Night Neil Diamond Tribute Band. Cooley sang to an enraptured audience who enjoyed the concert, cool refreshments and the cool breeze at Rancho Santa Margarita’s Central Park Summer Concert series. The concerts are held on the spacious lawns and terraces behind the Rancho Santa Margarita Civic Center .fresh from their recent appearances at the nightclub called the “The Hanger” in the premiere spot of the well-attended Orange County Fair in Costa Mesa, California, the band drew loud applause from the Rancho Santa Margarita audience. Colley and his expert musical accompaniment and back up doing “Hot August Night” obviously studied the ballads of Diamond and demonstrates that same style to the audience by singing endless greats of legendary hits: “Sweet Caroline,” “Hello Again,” “Cracklin’ Rosie,” “You Don’t Bring Me Flowers Any More,” “Crunchy Granola Suite,” “Soalaimon,” “I Am…I Said,” “Song Sung Blue,” many more ending with “America.” including “Play Me,” and “Stones.” Following his appearance in Rancho Santa Margarita Dean will continue to take his show, “Hot August Night, A Tribute to Neil Diamond,” on the road, stopping for such events as a benefit in San Juan Capistrano, California, the high desert casinos and on, possibly settling indefinitely in Las Vegas, later in the winter. Dave Koz Makes Surprise Appearance at KSBR Birthday Bash
On the stage making music history is Dave Koz, Paul Brown, Elan Trotman and Boney James.
Grammy-nominated saxophonist Dave Koz, along with six other surprise all-stars, graced the stage at the 2013 KSBR Birthday Bash Jazz Festival and Taste of the Bash. Koz, a six time Grammy-nominated contemporary jazz saxophonist surprised roughly 3,000 jazz fans gathered on the Village Green of Oso Viejo Park in Mission Viejo. This year’s Bash was the 25th edition of what has become the largest fundraising event for Saddleback College Radio Station KSBR (88.5 FM), and it also celebrated the 35th anniversary of the station’s jazz programming. Other surprise performers included Peter White, Boney James, Nick Colionne, Michael Lington, and Eric Darius. Altogether, more than 30 artists appeared at this year’s event, including guitarists Paul Brown and Chris Standring, sax man Jackiem Joyner, trumpeter Greg Adams, and keyboardist Keiko Matsui. Trumpeter Tony Guerrero once again served as the event’s Music Director. The second annual Taste of the Bash, a wildly successful element introduced last year, featured restaurants showing off their finest creations. Guests Keiko Matsui takes a moment to sign autographs for fans. of the event were treated to tastes from restaurants from all over Orange County. From Mission Viejo, California Pizza Kitchen, Farrell’s Ice Cream Parlor, butcher/grocer The Meat House, Rubios and Einstein Bros Bagels; from the City of Orange, Acapulco Restaurant; from Laguna Niguel Bistro K and Powell’s Sweet Shoppe; from Lake Forest Slater’s 50/50; Huntington Beach’s 2nd Floor Restaurant; from San Juan Capistrano A’s Burgers and Sundried Tomato; Citrus Fresh Grill at the Renaissance Sports Club in Aliso Viejo; Something Special Catering and Southern California Snowie from Rancho Santa Margarita, and from Ladera Ranch Casa Ranchero and Ollie and Jax Restaurants. Memorable musical moments of the 2013 Bash included Tony Guerrero and Greg Vail teaming up for the song, “Land of Make Believe”, a Chuck Mangione favorite that transitioned into “America the Beautiful,” Dave Koz hitting the stage with his song “Anything’s Possible” as Keiko Matsui and Brian Simpson traded off solos using the same keyboard; Paul Brown’s song “24/7” had Boney James, Dave Koz and Élan Trotman on sax and Brian Bromberg on bass; Peter White and Boney James playing amazing version of Burt Bacharach’s “Walk On By,” which Peter and Boney recorded years ago. The Dave Koz, Kelly Bennett and Gary Major supporter of KSBR, Brian event included a special tribute to Veterans. The march of the colors was Bergeson pose back stage. Thompson from Lake Forest presented by the Headquarters Battalion, 1st Marine Division Color Guard. Platinum and Premium Gold VIP guests were treated to a fine dining experience by Brennan’s Jazz Kitchen in Anaheim, Vintage Steak House in San Juan Capistrano, Savannah Chop House in Laguna Niguel, Delizie’s Restaurante in Mission Viejo, and The Ranch Sports Grill in Ladera Ranch with desserts provided by Tommy Bahama in Newport Beach, Pinkiwi Culinary Production and MegaLoad Chocolates. It’s a Grind Coffee in Mission Viejo served up coffee for the crowd and VIP’s. La Pan’s Catering, Ricardo’s Mexican Restaurant and Two Guys Grilling provided a culinary experience for the Bash All-Stars and their families backstage. The artists were also treated to “thank you” by Tommy Bahamas gift bags. CONTEMPORARY JAZZ GIANTS THE LAWS FAMILY & FRIENDS PLAY THE JAZZ ON THE GREEN SERIES AT THE FESTIVAL OF ARTS, SATURDAY AUGUST 10 The popular Jazz on the Green concert series continues at the Laguna Beach Festival of Arts on Saturday, August 10th from 1–3pm with a special performance by The Laws Family & Friends, featuring Ronnie, Eloise, Debra- siblings of award-winning flutist and saxophonist Hubert Laws, Jr. Individually, Ronnie, Eloise and Debra are acclaimed jazz artists in their own right – together, they offer a performance not to be missed. Ronnie Laws is considered a contemporary jazz giant. In 1972, he

joined the fledgling group Earth, Wind & Fire, playing saxophone and flute on their album Last Days and Time. In 1975, he began his solo career with the album Pressure Sensitive, which yielded his most famous instrumental song, “Always There.” The song became an instant jazz-funk classic, covered by numerous artists. Ronnie Laws is also a distinguished singer whose vocal performances include “Every Generation” (1980), “Stay Awake” (1981, included on the album Solid Ground) and “Mr. Nice Guy” (1982). Eloise Laws is a vocalist and stage actress who in the 1970s began recording for Holland-DozierHolland’s Music Merchant and later Invictus labels. Her first album, Ain’t It Good Feeling Good was released on Invictus in 1977. She would not record another solo album until the late 1990s. Meanwhile, she pursued a career on stage, co-writing and starring in the Tony-nominated musical, It Ain’t Nothin’ But the Blues. Debra Laws is an R&B singer and actress who made her debut as a solo recording artist in 1981 with the release of her album Very Special
on Elektra Records. This album, produced by her two brothers, sold in excess of 385,000 copies, while the two singles, “Very Special” and “Be Yourself” sold combined totals of over 260,000 copies. Debra toured internationally with the Commodores and Kool and the Gang. On August 10th, these three singular talents will come together in a rare performance marked by warmth and familiarity that is unique to the sibling dynamic. Wireless Wisdom for Kids and Parents
Today’s tech-savvy kids have a world of digital and social media available at their fingertips. They can call, text, e-mail, surf the web, watch TV and movies, play music and games, take and share pictures and video - all from their mobile devices. While there are infinite benefits of wireless products and services for kids such as mLearning, mHealth, civic engagement and others, parents around the country are trying to balance the good with the need to prevent their children from using the technology in an irresponsible or inappropriate manner. According to the Pew Internet and American Life Project: * 15 percent of 12-17 year olds who own mobile devices say they have received sexually suggestive nude or nearly nude images of someone they know via text messaging on their cell phone. * 54 percent of text-using teens have received spam or other unwanted texts, and 26 percent have been bullied or harassed through text messages and phone calls. * One in three texting teens ages 16-17 say they have texted while driving. The question that many parents or guardians wonder is, “How do I make Page 16
sure my children are using their devices responsibly?” Together with kids, expert educators, parents and The Wireless Foundation, CTIAThe Wireless Association and its members have developed the “Be Smart. Be Fair. Be Safe: Responsible Wireless Use” campaign, primarily focused around its website (www.besmartwireless.com). To help parents or guardians talk with their kids about their mobile device usage, they are offering some simple tips. 1. Know your child’s service plan such as voice, text messaging, e-mail and Internet access. Be familiar with your child’s phone’s features, as well, such as the ability to take and send pictures or videos or download music or apps. This includes knowing what parental tools your wireless carrier may offer. 2. Discuss your family’s rules on using mobile devices. This may include certain times and ways of use and consequences if these rules are broken. Make sure to write down these rules and penalties and post them in a central location at home.

While some children may view this as prying, it is very important that kids know how their parents or guardians expect them to behave and utilize wireless products and services. You don’t have to be a professional photographer to take beautiful pictures. With these expert tips from 20-year National Geographic photographer Jim Richardson, you could take the ultimate photo - one that you’ll love and that could win you a dream prize: Work the Reflections - Reflections always add visual drama to pictures and can make an otherwise ordinary scene interesting. But reflections require calm waters, so get out early in the morning before the winds kick up. Also, get lower and closer to the surface of the water to get more reflections. Even a small puddle of water can produce large reflections if you are right down to the surface. Collect the Details - Detail pictures do wonders for a set of travel pictures. Not only do they offer a welcome variety in the scale of the images (pictures get dull quickly when they are all shot from the same distance and viewpoint.) They can also reveal telling aspects of a place and its story. Keep it Simple - Clutter kills too many pictures. Simplicity is powerful. Usually that means cleaning up the background, leaving out extraneous, unnecessary detail. So watch your framing carefully, and especially watch the edges of the frame. Keep an Eye out for Shadows - It doesn’t happen every day, but occasionally a great shadow will make a great picture. Often you’ll need to get up higher to see the shadows well, and you’ll need to tune your eye to see how dark they can be and what sorts of interesting shapes they may form. The 2013 OC Fair (July 12-August 11) brings Fairgoers closer to the action with an exhilarating lineup in the Action Sports Arena. The 23-day program provides excitement for all daredevils and adrenaline junkies, including motocross, Monster Trucks, bull riding, extreme rodeo, mixed martial arts, canine agility demonstrations, dodgeball and demolition derby. Starting off the 2013 OC Fair with an explosive performance is X-Treme Freestyle Moto-X featuring high-flying motorcycle stunts on Friday, July 12. The rest of the weekend also packs a punch with the 39th Annual Speedway Fair Derby (Saturday, July 13) and SummerFist VI – Mixed Martial Arts (Sunday, July 14.) The first full week of the 2013 OC Fair is dedicated to cowboys and cowgirls alike as bull riding, rodeo and equestrian action takes center stage. The hair-raising Extreme Rodeo pits Page 24

Candid, behind-the-scenes footage shot by the players during the tournament presents a unique portrait of the women who irrevocably changed the

DEVELOPERS WHO PLAN TO BUILD SENIOR LIVING FACILITY AT FORMER MERRYHILL SCHOOL SITE IN COTO DE CAZA DISCUSS THEIR IDEAS

This is the second of a series of articles on the proposed senior living project planned for the site at the former Merryhill School. Following a meeting at the Coto de Caza Valley Country Club on July 18 the developers agreed to meet with us to discuss their plans and to answer questions that were raised at the meeting. Coto de Caza News: Many Coto de Caza residents would like to know more about your organization and how did you develop the idea that Senior Living would be a good fit for this site?
Tom Grabiel: the company that I am with is called Oxbow Partners, and we are in the business of developing commercial, business and residential property. Although Oxbow is relatively new (formed in 2011) there are four Principals, including myself, Sean Tabor, Eric Cernich and Lyn Cotter-Aschoff that have over 100 years, collectively, of experience in the all facets of real estate development. When we originally looked at this 2.9 acre site, we explored four possible uses that complied with the current community commercial zoning; office space, retail space, self-storage, and residential housing. Office space, the site is 2.9 acres so we felt it would require more office space than the community could support to make it financially worthwhile. Retail space. Same scenario for retail, we felt the retail market space where the General Store site is located could adequately support the retail needs of the community. Self -storage. We even looked at self-storage units but concluded it is not a financially practical use for the Coto de Caza area. Traditional residential. While Coto de Caza is a wonderful residential area and there is a market for even more properties, all of our experts suggested that this property was too close to the stables and that homeowners would move in and then start complaining about the vagaries of living next to a horse stable. When we focused on the demographics of the residents of Coto and what possible housing element could be missing and how we could embrace the equestrian center, we then asked our experts what kind of residents would be compatible with the close proximity of the equestrian center. We were surprised to learn that Senior Living centers which is comprised of Assisted Living and Memory Care, is in fact very compatible with an equestrian environment. Coto de Caza News: How could this use be compatible if residential was perceived to be problematic aren’t they basically the same? Tom Grabiel: No. Not at all. Senior living buildings are designed completely different from a residential house. The buildings are centrally controlled from a heating and air conditioning perspective; each unit’s front door opens onto a

central corridor; they don’t have back yards with kids playing and barbeques going and swimming pools. We also felt that it would be a great life style for the residents of this facility to live at this location with all the horses and people and life going on all around them. For these residents to be able to look out their window and see all of this plus the backdrop of the Saddleback Mountains. I thought: Wow! What a great environment for them. they want to see life beyond their building. Coto de Caza News: What experts did you talk to that gave you this advice? Tom Grabiel: My first call was to Ken Agid who sits on the Silver Bronze Board that actually operates the Coto de Caza equestrian center to discuss possible options for the property. I also spoke with David Freshwater, the CEO for Watermark who we later chose to partner with us on the project. We came up with the concept of Senior Living and we then floated this concept by Ken Agid and he said he felt it may have some merit. Coto de Caza News: What else did you look at to see if this was a good fit for the community? Tom Grabiel: We commissioned a national firm, Promatura, to conduct a market feasibility study to see if this use was feasible for this site. Their conclusion was yes, it is feasible and that a significant number of residents of this community would come from Coto or be relatives of residents of Coto. They also felt that members of the private clubs in Coto that live outside of Coto would have relatives in residence here from a purely convenience point. We believe the senior living community would be a great asset for Coto residents who want to have relatives close or do not want to leave the community when the time in life comes when they need assistance. Coto de Caza News: So did you ever talk with the board of the Silver Bronze Corporation that

operates the equestrian center in Coto de Caza De Caza? Tom Grabiel: Yes, of course. We scheduled a review of the concept before the entire Board for SBC and made a presentation of this concept although we had not partnered with Watermark at that point but we wanted to see if the concept had merit. SBC felt it was a good fit and actually provided a letter of support for the concept, of course it had some conditions but we felt the conditions were reasonable and we agreed in concept. Coto de Caza News: So how did you choose Watermark Senior Living to partner with to be the operator? Tom Grabiel: We interviewed at least ten potential operators, some who actually live within Coto, and once we could get them to the site to see the potential many were interested in pursuing but when we learned what David Freshwater, the CEO for Watermark, was doing with the equine therapy we knew he was the right fit for the site. Not only did he get the physical attributes of the site being a positive for the residents but the therapy they provide from the extensive research they have been involved with and the ability to provide those features at this community, we knew his company was the right operator. Also working in the field with equestrian people he understands the marketing requirements to attract the resident who would appreciate what the site provides Coto de Caza News: Did you talk with the CZ master board about your idea? Tom Grabiel: We then presented the concept to the CZ Master Board and they felt as if the concept had enough merit to request that we reach out to three neighborhoods surrounding the site to get feedback from existing homeowners that would be in closer proximity to the site. So we did send invitations to meet with the three neighborhoods but the turnout was pretty low and when we did have people show up most of the questions were operational in nature and as I said we are not an operator so we could not answer many questions but promised that when we had an operator and

a true site plan and elevations, which we are now doing in our current meetings. The CZ Master Board president Xochitl Yocham even discussed our proposed development in the August CZ master association bulletin and has invited us to reach out to the communities of Tiaras, Rancho Colinas, and Fairway Oaks to schedule an additional town hall meeting and the CZ Master Board has promised to keep the community abreast of the proposed development Coto de Caza News: What about the residents’ concern over possible increased traffic? Tom Grabiel: We hired a Traffic Engineering Caza Project consultant, RK Engineering Group Inc., (which I believe is the same traffic study organization used by Coto de Caza) to conduct a Traffic Study for this use to see how the traffic would impact the existing streets and then compare this use versus the former school use. Their conclusion was the senior living use would be a very minor contributor to traffic based upon the Institution of Transportation Engineers Trip Generation Manual. We specifically look at the peak A, M, (7 to 9) and P, M, (5 to 7) time frames that are when the streets are the busiest. For this use and this size of project the model projects the project would add 12 vehicles per hour in the AM and 20 vehicles per Proposed Coto de Caza Project from Oxbow hour in the PM. These models take into account all renderings traffic generated from this use, i.e. staff, visitors, deliveries etc. The school model, at their lowest enrollment, produced 107 A, M. peak vehicles per hour and 72 P, M, peak vehicles per hour, so we can demonstrate this use is far less of an impact than the previous use from a traffic standpoint. Additionally the operator can control staff times and delivery times to further minimize traffic.
