Top 10 Fall 2014 Fashion Trends Get a jump start on next season’s big looks by picking some of them up now. Take inspiration from the runway and from our very own sellers on Etsy. 1. ‘60s Mini’s Longtime vintage lovers have been trotting out their ‘60s minidresses for decades. For the rest of us, let it be known that judging by designer runways, you can run with the Fall/Winter ‘60s mini-dress trend starting now. Take a page from the books of Saint Laurent and Miu Miu, but wear your pieces without tights or without a jacket to make the dress more summer-appropriate.

2. Gold No longer reserved just for the holidays, gold is making its way into ready-to-wear collections. Break it up by wearing a gold-embellished pieces or step out in head to toe gold for more drama. If you’re brave (or have an event to wear it to), combine the ‘60s cut with a gold fabric and make wannabe mods proud.

3. Prints The good news about Fall 2014: it isn’t boring. Even simple cuts and silhouettes are brought to life with Page 2

bright, interesting and unusual prints. Prints that include animals will be big this fall. Summer is the perfect starting point, so raise your proverbial voice with colours and graphics that aren’t afraid to be seen. 4. Sportswear A sportswear influence is seen in sweatshirt styles, raglan sleeves, quilting and T’s. Start adopting the trend now: in place of jackets or sweatshirts, opt for a tank top or tshirt – or even make the look office appropriate by pairing shorts with a button-up blouse. This athleticinspired aesthetic is comfy, roomy and easy to wear. 5. Fairy Tale-Inspired Think fantasy, other-worldy, “Once Upon a Time” with high-impact drama. In this case, Alexander McQueen offered airy fabrics and embroidery, while Elie Saab showcased over sized fur stoles with floor length flowing gowns. Light maxi dresses teen and heavy embellishment in are perfect for summer, or layer the black and dark shades of crimson look for cooler temperatures in fall. and navy. While velvet is arguably heavier than cotton or linen, if worn as part of a mini-dress (or with something sheer), it’s easier to adapt for summer temperatures. Bring on the black! 7. Brights Good news for those who aren’t shy of bright hues: in many ways the forecast for Fall/Winter 2014 is just as colourful as last year. While there’s more than enough neutral representation, even neon has a place in the season’s colour spectrum, as proven by styles in collections by Dior and Prabal Gurung. Like the prints and embellishments we’ve been seeing, colour is bright, fearless, and commanding. Which means you can get a jump start on the trend this summer by donning brights now. 8. Pastels 6. Gothic In addition to the bright and bold, Channel your gothic side this fall season with lace, velvet, velve- pastels will continue into the fall,

courtesy of collections by many of the biggest international designers. This means that instead of putting spring and summer clothes away, you can pair them with sweaters, jackets, tights, and boots. This year’s mix-and-match trend allows for interesting combinations that lends itself perfectly to personalization. 9. Military Many military details were spotted on the runway for Fall/Winter 20142015. Khaki and camels were popular colors in a range of structured silhouettes. Look for heavy wools, leathers, and waxed cotton with details such as three-dimensional cargo and pleated pocketing. 10. Fur Fur was seen on virtually every designer runway this season. A sign that recessionary times are gone, maybe? Wear it with reserve as a muff or collar, or scoop up some of the new vibrant versions in color. Go faux or vintage for a more ecofriendly take.

A NIGHT UNDER THE STARS… WITH THE STARS SATURDAY AUGUST 23 AT THE FESTIVAL OF ARTS AND PAGEANT OF THE MASTERS The Celebrity Benefit Concert and Pageant, the most entertaining and star-studded night of the summer art season, will be held at the Festival of Arts in Laguna Beach on Saturday, August 23rd. This red carpet one-night affair will offer guests an evening of music and a special performance of this summer’s popular Pageant of the Masters, titled “The Art Detective.” At 5 pm the red carpet will be open for public viewing and will be walked by attending celebrities, including the evening’s hosts the current and former cast members of the popular tv show CRIMINAL MINDS (Joe Mantegna, Thomas Gibson, Shemar Moore, A.J. Cook, and Paget Brewster) and guest performing artist Al Jarreau. Other guest celebrities scheduled to appear are Delta Burke (DESIGNING WOMEN), Gordon Clapp (NYPD BLUE), Clifton Collins (CAPOTE), Milena Govich (LAW & ORDER), Jon Huertas (CASTLE), Gregory Itzin (THE MENTALIST), Joshua Malina (SCANDAL), Gerald McRaney (AGENT X and SIMON & SIMON), Geoff Pierson (UNHAPPILY EVER AFTER & DEXTER) and many, many others. Jarreau is only the second artist – Michael Jackson was the first -- to win Grammy Awards in the jazz, pop and R&B categories. And he has done so because of his unerring ability to bring authenticity to each of those styles. One of Jarreau’s most commercially successful albums is Breakin’ Away (1981), which includes the hit song “We’re In This Love Together.” He wrote and performed the Grammy-nominated theme to the 1980s American television show Moonlighting. Among other things, he is well known for his scat singing and the ability to imitate conventional guitar, bass, and percussive instrumentation. After the concert, Joe Mantegna, Thomas Gibson, Shemar Moore, A.J. Cook, and Paget Brewster will draw the winning tickets for a 2014 Mazda6 GT ($30,020 value), Lugano® Diamonds earrings ($18,000 value) and a Hawaiian Getaway at The Ritz-Carlton, Kapalua in Maui,

LION’S HEART CELEBRATES 10 YEARS OF SERVICE BY PROVIDING 10,000 MEALS

Food Drive Culminates with Second Harvest Food Bank Event on August 22 Lion’s Heart, a volunteer service organization that empowers teens to support local nonprofits, is celebrating its 10-year anniversary in August by sponsoring a local food drive for the Second Harvest Food Bank, with the goal of providing 10,000 meals for Orange County families. Now through August 17, local residents can drop off non-perishable food donations at twelve collection locations throughout the area (locations listed below). On Friday, August 22, more than 150 local Lion’s Heart teen members will sort and pack all food donations collected between July 29 and August 17 during an event at the Second Harvest Food Bank in Irvine. The event will run from 8:30 a.m. until noon. “It’s been an amazing experience watching this organization grow over the past 10 years, and as a result, see the amount of service given to nonprofits across Southern California and the country,” said Lion’s Heart founder, Terry Corwin. “Our goal is to collect enough food to provide 10,000 meals for Orange County families, and I’m confident that we’ll achieve this milestone in celebration of our anniversary year.” Lion’s Heart provides teenagers in 6th – 12th grade the tools necessary to contribute to for-cause organizations in their communities. Chapters are organized by location, grade level and gender. Groups within chapters are responsible for electing officers and running their own meetings; giving each individual the power to choose how they want to serve in

their communities. Members are required to complete at least 30 hours of volunteer service each year. Collection barrels will be placed at the following locations throughout Orange County. • Dana Point/Monarch Beach: Tennis Club of Monarch Beach – 33080 Niguel Road • Huntington Beach: The Stanfield Group/HOM Sotheby’s Realty – 2124 Main Street, #100 • Irvine: Racquet Club of Irvine – 5 Ethel Coplen Way • Ladera Ranch: Residence - 9 Pomegranate Street • Ladera Ranch: Ethos CrossFit – 27742 Antonio Parkway (next to Kohl’s) • Laguna Beach: Residence 31341 Ceanothus Drive • Laguna Hills: Left Coast CrossFit – 27120 Cabot Road • Laguna Niguel: Laguna Niguel Racquet Club -23500 Clubhouse Drive • Mission Viejo: Residence 26082 Camino Adelanto • Rancho Santa Margarita: The Bell Tower Regional Community Center – 22232 El Paseo • Tustin: West Coast Rehabilitation Specialist/CrossFit - 2682 Walnut

• Westminster: Residence – 5342 Vallecito Avenue In addition, Lion’s Heart chapters throughout Georgia, Connecticut, Colorado, New York, Texas and Wisconsin will be holding local food drives, contributing to the overall food donation total. Lion’s Heart was founded in 2004 by Terry Corwin when her son Spencer went to his mother expressing a desire to volunteer in his community but could not find an organization that aligned with what he was looking for. Corwin then created Lion’s Heart as an organization where both teenage boys and girls could create and guide their own philanthropic endeavors, deciding where to serve in their local communities. Headquartered in Southern California, the organization has grown to 34 chapters in seven states, and is actively working to expand its reach with new chapters across the nation. Chapters are currently located in Southern California, Georgia, Connecticut, Colorado, New York, Texas and Wisconsin. For more information visit the website www.lionsheartservice. org.

LOCAL HOMEOWNERS SAY THEY LOVE THE PERSONAL SERVICE EXPERIENCE WITH GRANT AND KRISTIN TOPPING OF MAC FLOORING, INC. Unique Flooring Company Concept Extending Personal Service Through Installation

Grant and Kristin Topping Owners of Mac flooring developed a new concept for marketing floor covering “We take pride in that our business model is different than our competitors in that your salesperson is responsible for also overseeing the installation and project completion with the assistance of our installation manager or one of the owners. This pretty much eliminates any complaints from our buyers because everyone is delighted with complete process,” says Grant Topping. As a military veteran of the 173rd Airborne Ranger Battalion, Grant was adamant about not only offering a higher level of service than his competitors, but he wanted to operate on a higher ethical platform always acting in his customer’s best interest. 5 years later after opening their doors, MAC Flooring has flourished with this concept and has now become a real player in the community. Kristin Topping, Co-Owner of MAC Flooring, joined Grant in the business after quickly realizing just how big of an impact he was making on the industry. Together they became “The perfect storm,” Kristin says. Between Grant’s 6 years of experience in the flooring industry working for a local retailer and Kristin’s reputable background in sales and business operations, MAC Flooring took off. Kristin also wanted to add a service feature of interior design so she pursued a certificate from the Interior Design Institute of Newport Beach. They now have two designers on staff to help with color and esthetic coordination as a complimentary amenity to their customers to help with their flooring selection. While MAC Flooring has a large and well stocked showroom, many customers prefer their shop-athome option, which is extremely popular. “This could not have been an easier process. Everything was smooth from beginning to end. Thank you MAC flooring! I was “floored” with your service, professionalism and quality of work!” says a happy customer on Yelp. Grant and Kristin Topping say that this reaction is typical of the satisfaction that homeowners express to them when they complete a flooring installation. Kristin Page 8

says, “The awe and excitement we see in our customer’s faces after each installation makes all of the hard work and long days worth it. We fall asleep at night knowing we did our best and have made positive impact in the community.” Grant has worked hard to offer the best quality products to his customers at extremely competitive pricing. “Most of our customers say that we have the most attractive finance plan in the flooring business. It’s almost impossible to beat our 12 Month, No Interest Financing,” says Grant. His approach is to fight the gimmicks his competitors solicit by offering honest estimates and completing jobs at the prices he has quoted. Grant says that his experience has allowed him access to employ the best installation crews in Orange County that can deliver consistent and beautiful results. “While we were expecting to be a success when we entered this business, we have been blessed to double in business every year. Our staff has now grown to more than eighteen installers and over four million dollars in sales. Our newly expanded showroom is located at 72 Argonaut, Suite 120 in Aliso Viejo, Ca 92656.” Their telephone number is (949) 600-7779

Stars & Stripes Tournament Reels In Record Setting $2.7 Million for OC Youth Organizations Douge Antone with Cathrine Antone, Peter Antone and Jake Meyer. Photos by David Nash Although some anglers are prone to exaggeration, the organizers of the annual Stars & Stripes Tournament aren’t telling a tall tale as they report raising a record-breaking amount of $2.7 million during their 18th annual fishing, golf and music fundraiser in Mexico, pushing the figure of total funds raised since 1997 to more than $20 million. No other tournament of its kind can claim this distinction, as its eclipsed national fundraising records for fishing tournaments benefiting children’s charities. An elected, volunteer board of directors, “The Knights,” manages the event, which includes members Al Baldwin, chairman at Baldwin and Sons, Jeff Cunningham, senior vice president of Construction Management Services at Shea Properties, Larry Kirkenslager, senior vice president of pre-construction for Sasco Electric Inc., Charles Ruck, partner at Latham & Watkins LLP, Dick Gebhard, founder of Stars & Stripes, and Tim Ryan, CEO of the Honda Center and executive vice president of the Anaheim Ducks. “Stars & Stripes has grown from a creative new idea to one of the most significant and innovative charity fundraisers in the country,” said Stars & Stripes Board Member Tim Ryan, CEO of the Honda Center, executive vice Big Brothers Big Sisters of Orange County CEO Melissa Beck with president of the Anaheim Ducks, and a Big Brothers Big Sisters of Orange Tim Andrews and Mike Treska. Over our 18-year history, we’ve created lasting memories for the nonprofit organizations we assist as well as those participating in our event.” More than 600 people reeled and putted for youth charities during the four-day adventure, held June 26-29 at the Hilton Los Cabos Beach & Golf Resort in Mexico. At least 80 percent of participants hailed from Orange County, making the unique tournament a who’s who among local business and community leaders. The charity fundraiser combined spectacular deep-sea fishing, golf and music on one of Mexico’s finest courses with luxury accommodations and top-notch musical entertainment. Actor Gary Sinise & The Lt. Dan Band served as the Saturday night headliner this year, with speed painter Michael Israel and Super Diamond, a Neil Diamond tribute brand, performed on other nights. Named after the children it helps — the real stars of the tournament — and the striped marlin in the Sea of Cortez, Stars & Stripes began in 1997 as a fundraiser for Big Brothers Big Sisters of Orange County. Dick Gebhard came up with the idea when he was a board member for the nonprofit organization, Founder of Stars and Stripes Sloane Richardson and Charlie as he wanted to create a fundraiser unlike any other and combine fishing, Dick Gebhard with his wife Debbie. Black. golfing and music. Beneficiaries include Orange County-based Orangewood Children’s Foundation, CASA (Court Appointed Special Advocates) of Orange County, Miracles for Kids and Big Brothers Big Sisters of Orange County. In addition, Stars & Stripes gives a percentage to support children’s charities in Mexico. Significant event support included in 2007 when The Samueli Foundation pledged $5,000,000 to match tournament event proceeds to benefit The Academy Charter High School, a community project of Orangewood Children’s Foundation. Since 2008, The Samueli Foundation has matched event proceeds in excess of $3,000,000. The Stars & Stripes tournament, benefiting youth charities since 1997, is a world-class charity fundraiser that combines spectacular deep-sea fishing and golf on Mexico’s finest courses with beautiful accommodations and top-notch musical entertainment. The hugely popular event has raised and donated more than $20 million to youth charities over its 18-year history, and creates lasting memories for the organizations it assists and those participating in the event each year. The Best Accessories From New York Fashion Week Fall 2014

A lot of exciting things happen during New York Fashion Week. Models strut down the catwalk in spectacular outfits, celebrities flock to Lincoln Center and Milk Studios and some of the best parties go on until the wee hours. But our favorite part is the street style. This week, our photographer Raydene Salinas spotted some pretty accessories outside of the tents. Between metallic bags, bright green hats and statement rings, the fashion crowd proved that they sure know how to accessorize.

BIRTH ANNOUNCEMENTS! The Coto de Caza News is happy to announce the birth of your newborn:

Baby’s Name: Date of Birth: Weight:

It’s summertime. Better weather some how makes more opportunities to knock teeth out. Here’s what to do. If a baby tooth Dr. Michael Tessier gets knocked out, there’s not much that can be done. The adult teeth will be replacing them soon anyway. There are procedures to replace avulsed (knocked out) baby teeth for parents that are interested. It’s more likely that a baby tooth will me knocked way out of alignment, like pushed back into the mouth, but, amazingly, they migrate back to where they belong without any help. When an adult tooth is knocked out, most likely a front tooth because of the shape of the root, the most important factor for healing is immediate (less than five minutes) re-implantation; holding the tooth by the enamel part-the crown, rinse it off, stick it back in the hole, then hold it there until professional help can be contacted. There’s probably already pain, and fear, and bleeding, so any additional discomfort won’t be that noticeable. The first person prepared to re-implant the tooth should do

so- don’t wait for a dentist. Immediate re-implantation is always superior to storage out of the mouth, but if immediate re-implantation is not possible, storage in the patients’ own saliva followed by transfer to cold milk will maintain the root surface cells’ ability to assist healing for up to one hour. Keep the milk (and tooth) cold by packing the milk in ice during storage. Drying of the cells on the root surface drastically reduces their ability to assist healing. Water storage damages root surface cells. Water should only be used to rinse the root before re-implantation. I saw a forty-year-old last week who’d had a tooth re-implanted after it had been knocked out when he was an adolescent, and it was still in place. So, DON’T PANIC- RINSE THE TOOTH OFF, PUT IT BACK IN THE HOLE, HOLD IT IN PLACE, THEN SEE THE DENTIST. My office is located at Oso and Marguerite Parkways, down the walk from the carwash and Starbucks. My phone number is 949-459-7212. Don’t hesitate to call if you need immediate assistance, even on the weekends. Or, call if you have any questions. It’s always easier to treat any dental problems, like toothaches, when they become an issue, rather than waiting until Monday.

Segerstrom Center - Arts and Business Leadership Awards By Timothy Dunn Photos by Doug Gifford Segerstrom Center for the Arts held its inaugural Arts and Business Leadership Awards Dinner on July 10. The event will be an occasion during which the Center recognizes Orange County business leaders for their invaluable support of the arts, while, at the same time underscoring the power of uniting the private and not-for-profit sectors in recognition that the arts are an essential element of healthy communities and a strong economy. The evening began with an al fresco reception on the Samueli Theater plaza and was followed by the dinner and awards in Samueli Theater. It was a sold-out event with 240 people attending and it raised $250,000 to support the Center’s education programs. These many

programs reach nearly 300,000 young people each year throughout Orange County and in six counties. John R. Evans and Wells Fargo received the Distinguished Leader Award and Lisa Vogel, co –president of RAJ Manufacturing was honored with the Rising Leader Award. The event was chaired by two Center board members, John Ginger of J Ginger Masonry and Mark C. Perry of Bank of America Merrill Lynch. (As an aside, Perry received the Center’s Chairman’s Cup during the Center’s annual meeting later that month. That award is given each year to an outstanding Center volunteer). The guests at the event were also treated to a performance of Jersey Boys in Segerstrom Hall and the private cast party immediately following the show.

Trashy Fashion Showcased at 6th Annual Festival Runway Fashion Show

Artists made the runway their canvas at the Festival of Arts on August 2, competing to create the most imaginative and unique designs using reclaimed, reused or recycled materials. A three-panel judge chose the top looks in four categories and over 2,000 Festival visitors had the opportunity to cast their votes for “People’s Choice Award.” The Festival Runway Fashion Show was hosted by Steven “Cojo” Cojocaru, Celebrity Fashion Critic. The audience enjoyed Cojo’s witty comments and humorous banter with the judges. Selecting the winners were supermodel Kim Alexis, Laguna College of Art + Design (LCAD) President Jonathan Burke and production and set designer Nelson Coates. • “Most Exciting Ensemble with Wow Factor” was awarded to artist Kirsten Whalen for her design entitled “Queen of the Road” created from paper maps, an old pillow case and bicycle tires. • Painter Bradley Elsberry won

“Most Creative Concept” for his runway look which featured over 40 pounds of recycled copper wire. His creation, “Elektra” also included thrift shop purchased drapes, skirt and a simple black dress. • Antje Campbell won “Most Innovative Use of Materials” with a design inspired by the innovative architecture of Frank Gehry. Antje constructed the skirt using blueprints folded in origami patterns, wood Vermeer as a head piece and belt, a bodice made from potato chip bags, and striped wiring as stitching. • Adam Neeley which received the award “Most Glamorous & Elegant ‘Red Carpet’ Worthy Creation for his ensemble entitled “Oceana.” Inspired by the endless beauty and tranquility of the ocean, he created his haute couture look using burlap, tissue paper, brown craft paper, cellophane, vintage beads, shells and leaves. Neeley’s runway also impressed the crowd and took home the highly coveted “People’s Choice Award.”

WICKED BROADWAY’S BIGGEST BLOCKBUSTER RETURNS TO LOS ANGELES at Hollywood pantages beginning Wednesday December 10 Back by “Popular” demand, Broadway’s biggest blockbuster, WICKED will return to its Los Angeles home, the Hollywood Pantages, for a limited engagement this holiday season running December 10, 2014 – February 1, 2015. Individual tickets will go on sale to the general public on Sunday morning, September 7 at 10:00am online at www.HollywoodPantages.com or www.Ticketmaster.com/Wicked, by phone at 800-982-2787, and at the Hollywood Pantages Box Office (6233 Hollywood Boulevard). WICKED celebrated a record-breaking L.A. premiere in 2005, which was followed two years later by an extended engagement that would go on to run two years, becoming one of the longest-running Broadway musicals in L.A. history. The musical is directed by twotime Tony® Award winner Joe Mantello (Take Me Out, Love! Page 22

Valour! Compassion!, The Vagina Monologues) and features musical staging by Tony® Award winner Wayne Cilento (Aida, The Who’s Tommy, How To Succeed…). WICKED, winner of over 50 major awards, including a Grammy® Award and 3 Tony® Awards, is the untold story of the witches of Oz. It is produced by Marc Platt, Universal Pictures, The Araca Group, Jon B. Platt and David Stone. Long before Dorothy drops in, two other girls meet in the Land of Oz. One - born with emerald green skin - is smart, fiery and misunderstood. The other is beautiful, ambitious and very popular. WICKED tells the story of their remarkable odyssey, how these two unlikely friends grow to become the Wicked Witch of the West and Glinda the Good. WICKED has been declared “A Cultural Phenomenon” by Variety and “The Best Musical of the Decade” by Entertainment Weekly. WICKED currently has nine productions around the world, in New York, London, Japan, Australasian Tour, South Korea, Latin America, a U.K. Tour, and two concurrent North American

Reminders Architectural Submissions Please remember that ALL exterior modifications require the approval from the Architectural Committee before work can begin. Even painting, repairs, like for like changes or tree removal require an application be submitted to Management for record keeping purposes. Work that requires access to HOA property must be submitted to Management in writing and approval from the ARC Committee must be received prior to work beginning. Verbal communication is not an approval and work done based on this communication could result in possible violations and fines assessed to your account. All approvals MUST come from written notification by Management. As a reminder, All Architectural Submissions must be received NO LATER THAN THE 15th OF THE MONTH in order to be reviewed at that month’s Architectural Meeting. Applications received after the 15th of the month are not guaranteed to be placed on the agenda. The Architectural Committee is made of volunteers and applications will not be reviewed outside of the monthly meetings. Please contact Courtney Fischer at 949- 448-6197 or courtney. fischer@fsresidential.com for any Page 24

questions.. Encroachment Policy Before homeowner’s can plant vegetation into HOA property they must first obtain approval through the Architectural Committee. Homeowner’s are required to submit their plans along with a signed and notarized Encroachment Agreement to Management for Committee review. Once approved, the homeowner must file this documentation with the county before work can begin. Remember the Drought Conditions Please remember to avoid watering your lawn between the hours of 9 a.m. and 5 p.m. Water evaporates more quickly when the sun is out. If you water during the day, you are not watering the lawn, but the sky. Instead, please water your lawn in the early morning, evening, or at night. Do your part to conserve water during this serious drought. New Items The Village’s Distressed Trees In recent months many residents have expressed their concerns about trees in the HOA area that may appear dead or in stress. Management, the board and Landscape Committee are very much aware of our current tree issue. The majority of our HOA trees were planted in the 70’s & 80’s. AT

The Coto de Caza News

that time there was little association direction as to what trees should be planted or how they should be planted. As a result all of us are paying the price today. The majority of the trees are nearing the end of their life cycle. This is also being pushed forward by our ongoing drought. When trees are stressed it is very difficult for them to defend against infestations. As a result we do have many trees in need of maintenance. Given our current budget it would be fiscally impossible to address all of our tree issues without raising monthly dues. So at the current time please note we will not perform any maintenance or trimming of HOA trees. Trees will be removed if they are determined dead by management and/or impose a structure or personal liability. Please inform Courtney at First Service if you notice such a situation. Policy Change Dwelling Live – Excessive Calls Charges. Calling in Guest – It may cost you – Effective September 15, 2014 the Board has changed the call-in policy which permits members to call in their guest(s). The new policy will allow for three (3) call-ins per month at no charge. On the fourth call, you will be billed $20. On the 10th call

you will be billed another $20, on the 15th another $20 and so on at 5 call increments. Please use the online system at www.czmaster.org and save big bucks! It’s easy! Violation Process Currently there are 2 violation drives per month that are conducted by management and the Violation Committee. If during one of the drives, the committee notes a violation of the CC&R’s or Architectural Guidelines, an initial courtesy notice is sent to the homeowner. If it was a transitory issue, such as trash cans left out, and you have resolved the issue, there is no need to contact management; the committee will review the violation on the next drive and close it out if the violation has been resolved. However, if on the next drive the violation has not been remediated or you have not contacted management, a second letter is sent out requesting the homeowner attends the next Board meeting for a violation hearing. If the homeowner does not resolve the condition or make arrangements, they could be fined $50 as part of the violation process. If the violation is still not cleared, they could continue to be fined and eventually invited to Alternative Dispute Resolution. Encroachment Policy

You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. NOTICE TO PROPERTY OWNER: The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code.
