The 2021/22 financial year was a huge period of growth for Ray White Commercial, as we achieved another record year. This was our second consecutive year where we achieved more than 30 per cent growth year on year. I hope to continue this same extraordinary momentum as we head into the new financial year. To kick things off, Ray White will be holding its Connect conference in August, one of the largest real estate conferences in the country. The two day conference will be an opportunity for our team members to learn and further develop their skills to provide the best quality service to our buyers and sellers into the new year.

The conference will kick off with the Ray White Commercial awards, where our teams will gather to celebrate the hard work achievements of our top businesses, salespeople, property managers, and administrators. There will be plenty to celebrate as we acknowledge the contribution each of our team members made to Ray White Commercial in 2021/22. The past 12 months have been an enormous success for Ray White Commercial as we’ve navigated pandemics, elections, and changing market conditions. We don’t know what challenges lie ahead of us in the next 12 months, but I have no doubt the team at Ray White Commercial will tackle them with the same resilience, and continue to provide the best possible results for our clients.

FOREIGN BUYERS BEHIND HALF OF 2022 COMMERCIAL PROPERTY INVESTMENT DURING THE FIRST QUARTER OF 2022, COMMERCIAL VOLUME OF SALES RECORDED $8.69BILLION, REPRESENTING 593 TRANSACTIONS (OVER $2MILLION). The bulk of activity has come from NSW followed by Victoria together accounting for 74% of all volume. Of these two states alone we see that cross border buyers were responsible for 68% and 63% respectively however remembering that offshore sellers also represented 53% and 64% of these sales. Looking at the mismatch in buyer and seller capital flows, we see that year on year offshore buyers continue to grow their investment into Australia (along with institutions who also add to their portfolios) while private buyers continue to dwindle. Across Australia this year we have seen 56% of all capital flows into commercial property from foreign sources with 48% representing sellers, a net increase in foreign ownership of 7% so far this year.

With only the first quarter of data available, a number of larger transactions during 2022 may skew these results; for the full 2021 calendar year we saw foreign buyers only accounting for 30% of sales, during a period where both REITs and institutions increased their investment levels. Despite this lower proportion, it still accounted for a net increase in foreign holdings of approximately $3.07billion. Private buyers were the major sellers in 2021 accounting for 41% of all sales resulting in a reduced holdings by 10% of total volume or $6.31billion. Over the past ten years, private buyers on average have exited the commercial market by a rate of $2.40billion per annum. In contrast, cross border buyers year on year continue to increase their foothold in Australian commercial property at an average rate of $4.93billion per annum, with institutions also increasing averaging $1.22billion annually. Looking ahead, despite Australia’s inflationary concerns it remains an economic “safe haven” location to invest in. The large uptick in overseas interest this year has been clear and with Australia remaining competitive in terms of yield, spreads remain attractive particularly to offshore pension funds and listed vehicles. Despite the high vacancy office market, office transactions accounted for the greatest turnover during 1Q 2022 followed by industrial and retail. Hotel investment has also come back after a quiet 2021 and is anticipated to see further increases in 2022 notably from Singaporean investors, similarly the development site market may see some rebound after a quiet two year period. We continue to see the greatest investment into Australian commercial assets by both United States and Canadian groups together with Asian nations Hong Kong, China, Singapore and South Korea. European nations have also seen the benefits of Australian assets with Germany, Switzerland and France as well as the United Kingdom also growing their portfolio across all asset classes which we expect to continue.

It is more than just working from home. For example, there was one stage where people were looking for premises with “Zoom rooms” for frequent virtual meetings. Now, they can also go for coffee. The outcomes are mostly the same. Although, personal interaction probably leads to better outcomes most of the time.

ENRIQUE REYES RAY WHITE COMMERCIAL WA The pandemic really highlighted that what we think we know of the market isn’t as relevant as working through the challenges that come our way. We were presented with uncertainty in 2020 that did create a lot of hesitation in the market, but also fueled us to work with what was in front of us. Looking back now, we find that the market is what it will always be; good or bad, we work through it and we make the most out of the situation.

“HUB AND SPOKE”: THE LIKELY OFFICE MODEL FOR THE AUSTRALIAN WORKFORCE DESPITE COVID-19 NUMBERS DWINDLING, THE UPTAKE IN STAFF RETURNING TO CBDS HAS CONTINUED TO BE SLOW, ALBEIT IMPROVING. A COMBINATION OF WET AND COLD WEATHER AND AN UPTICK IN THE FLU HAS BEEN YET ANOTHER STUMBLING BLOCK FOR BUSINESSES WHO ARE SEEKING TO GET THEIR STAFF BACK IN THE OFFICE ON A MORE PERMANENT BASIS. FOR MANY BUSINESSES THE QUEST TO HAVE THEIR STAFF IN THE OFFICE FULL-TIME HAS BEEN FRUITLESS AND NOW LOOK TO ADAPT TO A MORE HYBRID WORKING SOLUTION WITH A COMBINATION OF REMOTE AND FACE TO FACE WORKING. For major CBDs we have seen the Property Council of Australia occupancy survey show encouraging results, with all CBDs recording an uptick in occupancy levels, but not on a full time basis. ACT has led the charge with occupancy jumping up post election, from 39 per cent in April to 60 per cent in May, while Sydney and Melbourne also improved to result in 55 per cent and 48 per cent respectively. While some of our major CBD locations have been slow to return, the suburbs have recorded encouraging improvements in leasing activity. Spoken about during COVID-19 was what the “new normal” for the office markets could be; with the “hub and spoke” model often discussed signalling some strengthening of our suburban centres as a support to CBD office markets. As we move through 2022, there are signs of this model coming to fruition as suburban cities such as Parramatta in Sydney’s west record growing signs of interest.

Parramatta as a CBD is home to close to one million square metres of quality office space, soon to overtake other Sydney suburban markets such as Macquarie Park and North Sydney, with recent completions setting new benchmarks to quality for this suburban CBD office market. While vacancy is expected to extend to as much as 15 per cent in the next round of vacancy counts, after dropping to sub 3 per cent in 2019, the future still looks bright for Parramatta. Enquiry levels have grown as businesses look for satellite office locations within easy commutable distance for their staff and Sydney’s west has been identified as a prime location. While enquiry is up, incentives continue to play a role to secure tenants to this location, growing to as much as 40 per cen, which subsides a speculative fitout making a move a cost neutral exercise for most businesses. While expansion will see a more rapid take up of stock in our CBDs and spoke markets such as Parramatta, we are seeing businesses opting to commit to adequate space without the usual 10-15 per cent expansion space, with businesses foreseeing the hybrid working model is here to stay. We expect to see additional “spokes” added to the model by way of office locations in other regions such as Liverpool and Penrith again catering to the location of staff, transport, connectivity and quality accommodation offerings available. This is not just a Sydney phenomenon as markets such as Brisbane Fringe, Gold Coast and West Perth also have recorded growing enquiry, capitalising on an easy commute for staff, and affordable, yet attractive accommodation options. This is an interesting time for both the CBD and suburban office markets, which continue to attract strong institutional and overseas investment keeping yields at historic lows despite vacancy levels tipped to remain high over the medium term.

A: I started as a receptionist in commercial real estate in 2017 and then worked my way up to assistant property manager and property manager within 18 months before moving to Ray White Commercial in 2020. I have always mainly specialised in industrial property. Q: What do you enjoy most about working in commercial real estate? A: I mostly enjoy how fast-paced it is, every day is dynamic and presents new circumstances and learning experiences. There is never a tedious day in commercial! Q: Did you have any interesting previous careers? A: I was the centre director for a performing arts school in Joondalup for children aged 4 - 18 years, while I was starting my real estate career. They had one hour of dance, drama and singing lessons with an annual performance. I had five wonderful staff members who worked with me, however, unfortunately due to COVID it wasn’t feasible to carry on. I also worked at the London 2012 Olympics for the main security company which ended up paying for my plane ticket to come to Australia 10 years ago from the UK! Q: When you’re not working hard in commercial asset management, what do you like to do in your spare time? A: When I am not working, I enjoy camping, wakeboarding, and mountain biking, but my main passion is riding and racing dirt bikes. I ride in the Western Australian Enduro State Rounds and usually do around 10-15 races a year, my best result being 6th in the state for women last year Q: As a woman working in commercial real estate, what advice would you give to other women getting into the field? A: Make the effort to keep learning, ask questions, bounce ideas off colleagues and managers, go to as many Personal Development Breakfasts, courses, online seminars as you can/ I have never been to one where I didn’t take away something or learn something new. Oh and always keep a pair of steel toe shoes and a high vis in your car for those Industrial Inspections! Haha!
