PUBLISHERS’ LETTER We take it for granted sometimes, but architecture shapes our environment as much as any other form except for nature. Even private residential architecture shapes the look and feel of a neighborhood as well as life on the Bay. We are pleased to present the work of two leading architects in the Annapolis and Washington, D.C. area, Scarlett Breeding and Ernesto Santalla. They are very different projects. Breeding’s designs are for a double home property that began with a family seeking a waterfront weekend getaway from D.C. Needless to say, we visit and preview a lot of homes, many of them magnificent. After seeing Breeding’s two companion homes, among the most beautifully designed and constructed homes in the Annapolis area, we felt certain it was a story for Annapolis Home. Santalla’s sophisticated urban loft design is planted right in the city, taking advantage of urban views while giving breadth to the homeowners’ collection of contemporary art. In addition to these fabulous stories, be sure to read Christine Fillat’s review of VIN 909. Many of us spend a lot of time and money in restaurants. At Annapolis Home we take restaurants seriously. On the Magothy River, family compounds are passed down through generations. It’s a tradition, dating back to at least the 1940s, where each compound, composed of multiple homes and outbuildings on a single piece of land, was called a “shore,” typically preceded by the owner’s first name. There are no two “shores” alike, and this is one reason why the Magothy, with its low-key charm, is a special place.* This family tradition continues on Broadwater Road in Arnold, Maryland, where, at the end of the winding street flanked by sturdy cottages, rambling ranchers, split-levels, and a rogue mega mansion or two, lies something utterly unexpected: a glistening glass structure, consisting of five pavilions with gable-topped roofs, sitting back from the road. Drive a little further and you see next to it a companion home—each home communicating with the other. If you approach these two homes by boat, their waterfront elevations and chemistry are equally impressive. The two homes represent residential architecture at its most refined design level.
The side entry is a connector from one home to the other.
The glass house is owned by Matt Voorhees, who played a significant role in its conception, with the companion home built by his parents, Marilee and Pat Roche. What sets these homes apart is that they were designed, according to Marilee, so that they would “speak to each other.” Indeed, the homes do speak to each other, while serving different needs and desires. expressing a bold contemporary design. Marilee and Pat’s style is more understated and leans toward the traditional with a modern feel and flair. To accomplish this daunting task of designing two homes for related clients who are a generation apart, the families turned to architect Scarlett Breeding and her team at Alt Breeding Schwarz Architects in Annapolis. The design team got to know and understand the family’s strong bonds, and fashioned an architectural rapport between the homes. They share a common language composed of multiple, repeating and connected gabled roofs, but which are distinct in their details and materials palette. Both homes possess a razor sharp precision, a clarity in design and construction. This is the work of Breeding and her team of designers in concert with Bret Anderson and his crew at Pyramid Builders. In fact, something has occurred with this family compound that is not always the case: a sophisticated client, Matt (his mother says he always had a “gift for design”), an architecture team in tune with its client’s vision, able to transform his ideas into an exacting design, and a builder with a vast knowledge of materials and construction techniques. They worked together, from beginning to end, and their synergy shows through in every detail of the two homes. In the case of the parent’s house, the copper downspouts and gutters and minimal, steel entry doors create the look of purity and elegance. While some custom homes are overworked with ornamentation and seem to possess excessive details to create a flashy, power-look impression, nothing is added to this home unless it contributes to its clean and calming aesthetic. Anderson says that the clients trusted his team to work hand in hand with the architects, while holding everyone to high expectations. This trust ensured that everyone was working at their highest level to produce an “extraordinary outcome.” While the glass house, built on a floor plane that seems to float just inches above the ground, allows for light to enter from every direction, the companion home is more private with its exterior shingled walls. There is a reason for this difference. Her son’s house is a strong architectural showpiece—or, as Marilee puts it, a “museum”—whereas she and Pat wanted a welcoming and comfortable home where they could host large family gatherings that included their five children, spouses, and eight grandchildren.

As you walk in the front door of the Roche’s home, you are greeted by a sweeping, open space that encompasses a family room, dining room, and kitchen. The nine-foot doors and ten-foot ceilings add to the feeling of expansive space. The open room allows Marilee, who is known for her fine dishes, to converse with her family while cooking. The kitchen, designed by the Alt Breeding Schwarz custom casework team, enriches the space with its quartzite countertops and quiet, taupe colored cabinets, crafted by Premier Custom-Built Cabinetry. (The design is a 2016 NKBA winner.) Because this is a home where grandchildren are loved, so much of it was made to accommodate their presence. The architecture team, led by Breeding, devised a circulation connection that enables the grandchildren to easily go back and forth between the two houses—comings and goings that can be observed from Marilee’s

The large island allows for plenty of seating for grandchildren and family. The kitchen also contains a granite wall that rises up and down so that appliances are easily accessible and can be stored and hidden when not in use.
kitchen without the children traipsing through the work triangle. A large island invites everyone to sit around and chat while food is being prepared. This is a kid-friendly yet highly sophisticated home where everyone benefits from the wisdom and pleasure that grandparents can offer and receive. The single large room takes full advantage of the water views with windows and glass doors stretching across the entire space. Breeding and her team designed ceiling beams that visually “divide” the space into its functional zones; this is one of many subtle touches that make this large, three-part room feel both spacious and cozy. The furnishings and fabrics of the space devised by interior designer Helen Sullivan were “completely inspired by the view.” This is evident in her color palette—soft grays, pale blues, and greens. To create a family-friendly home, with grandchildren free to run about, Sullivan used indoor/outdoor fabrics throughout.

The owners’ connection with their grandchildren is again evident in the upstairs room with built-in bunks on either side. For this space, interior designer Nancy Twomey created a nautical feel that, she says, “drove the pops of reds and blues and breezy stripes, while the rich taupe-gray of the bunks and bookcases serve to anchor the room and add a touch of sophistication.” The custom furniture builder, East Coast Woodworks, came up with the bluegray scraped wood finish on the built-in dresser. There are eight dresser drawers, one for each of the grandchildren. This extended family could have easily decided to live in a homogenous, gated community
where all the houses and income levels are similar. Instead, they elected to join a vernacular waterfront community on the Magothy River with all its eclectic history and diversity, its wealth and, as one discovers, its hidden glamour. And this kind of context is especially where a sensitive architect is required. Scarlett Breeding and her team designed both houses so that their scale does not overpower or dominate the neighborhood. As Breeding says, all concerned—architects and clients— wanted homes that were “appropriate” for the neighborhood. The five-part pavilions in the glass house and three-part gabled forms in the Roche home also produce a sense that the

dwellings are more modest in scale than they actually are. These decisions were critical because they ensure that the homes fit within, and enrich, the neighborhood’s diversity. Indeed, these two dwellings converse with the neighborhood, and, especially, with one another. It is a continual conversation, the kind of exchange required to keep a family strong and evolving. AH

Waterfront landscapes often serve as an extension of a home and outdoor living space where family and friends can swim, dine, and relax. For the landscape architect that challenge is to create entertainment and recreational spaces, with lovely gardens, while preserving views of the waterfront. What is now the Roche family compound began when architect Scarlett Breeding was asked to remodel a typical rancher and turn the waterfront side of the property into a weekend oasis. The river-side garden pavilion was meant to entertain extended families and consists of a pool with two saunas, an arbor, outdoor kitchen, dining veranda, an outdoor shower, and a boathouse. For the surrounding gardens, Breeding enlisted landscape architect Kevin Campion of Annapolis-based Campion Hruby Landscape Architects, who designed the landscape for the glass house next door, owned by the Roche’s son Matt Voorhees. The river-side gardens, says Campion, serve as a “counterpoint” to the straight lines of architectural structures. Campion selected native plants, such as hibiscus and panicum, because they are “of the Chesapeake,” require less maintenance, and are “ecologically smart to use.” Not all plants, even natives, thrive in extreme heat, cold, wind, and rain. Proper grading and sturdy, hardy, plantings

are necessary to combat high winds, parched soils, and storms blowing in off the bay. Walnut Hill Landscape did the plant installations as well as the masonry. Campion designed the front of the house as a woodland sculpture garden with a viburnum hedge, entryway stone pillars similar to those of the glass house next door, and a paver driveway with storm water retention beneath. Large existing trees were preserved in the creation of the entry garden. The result is an ever-changing scene, where spring plantings and perennials give way to summer and fall flowers and trees for winter interest. Should one tire of the Magothy River’s sweeping views, there is always something else to look at and enjoy. AH

W
hen Ernesto Santalla, a Washington, D.C.–based architect and interior designer, signed on to renovate this loft for a globe-trotting couple, he knew that the focus had to be on the couple’s collection of contemporary art. The pair spends much of their time overseas and have amassed a collection that is as international as their lives. Paintings and sculptures have roots in Great Britain, the Netherlands, and Curaçao. Santalla conceived the design and much of the furnishings in his studio, Ernesto Santalla PLLC, creating an unusual charged stage seemingly simple and spare, but highly refined in design and execution. Consider the color palette. All of the walls and the ceiling are painted white. There’s a bit of stainless steel, black leather, chrome and glass and not much more. This is a good thing. These bold moves clear the fog of weak design and connect to the power of the art.
The converted industrial space retains many original textures and Santalla has mixed in a few new ones. The old ceiling is cast concrete—a series of narrow barrel vaults run like a washboard across the width of the apartment. It was built solely for function decades before a very young I. M. Pei created the National Gallery, one of the great modernist buildings in D.C. defined by three concrete vaults. Santalla incorporated the flat textures of walls and the mirror-like shine of the lacquered kitchen cabinets. Adding to the mix is an old steel I-beam, a bit bloated with decades of paint and a pair of old funnel-topped plumbing pipes at each end of the apartment. Santalla and the homeowners wisely resisted the impulse to box them in. An end wall of white cinder block provides more texture and a great backdrop for a large grid painting by British artist Keith Milow.

In front of the painting is a snappy custom partners desk designed by Santalla. A wonderful assemblage of boxes (white, of course) are topped with what seems like an acre of glass. Its base has been extended into a low-lying plinth for sculptor Nelson Carrilho’s ghostly, top hatted charioteer.
The sleeping area of the apartment is set off behind a partial wall that serves to anchor the custom-built bed and night tables. A pair of black and red abstract paintings hangs side by side: the one on the left seems to float out a few inches but is actually mounted on a raised panel that when slid open reveals a television.
With Santalla doing double duty as architect and interior and furniture designer, the loft has an unusual degree of visual and stylistic integrity. The construction has the precision and imagination of fine furniture. There’s a wooden table that first appears to be a small island with seating for two. However, it’s cleverly tucked into an alcove and can be slid out to seat four.
For clear, strong design to exist, there must be a space and place for everything. And, indeed, all has been taken into consideration. The white planes of the kitchen counters are only interrupted by a small sleek espresso machine. A long hallway of double height closets recedes with a Renaissance-like perspective. At their end, they intersect with a dressing area and a

custom-built “packing” counter—again, white— a nice amenity for the homeowners who needed a dedicated space to simply pack and unpack suitcases for ongoing international business travels. The space is a study in contrasts. Countering the abundance of white are deeply hued wood floors of old growth chestnut wood. In the living area, there is a cowhide rug, designed by Santalla and custom made in Argentina; its natural markings become a mosaic that seems to explode from its dark center. The furniture that has not been custom designed is all classic modern. There is a pair of Knoll Barcelona ottomans designed by Mies van der Rohe in the 1930s and an iconic Eileen Gray glass and chrome side table. Eames chairs serve as both dining and desk chairs. In the end, all of the simplicity and elegance of the architecture, the well-thought-out design with a place for everything, is not just about obsessive neatness. It is about raising the aesthetic stakes, assuring that the art collection with its larger than life sculptures, its paintings, whether rhythmic or emotional or cerebral,
can breathe. When Santalla told me that “much of the design work here was about hiding what you didn’t want to see,” he was talking about audiovisual devices and mechanical equipment. But he also said that the art collection drove the design. The space he created ensures its powers reign. AH

In the world of design, obstacles are merely opportunities in disguise. This maxim is especially true with window coverings. Windows are often perceived as so challenging to dress that homeowners may leave them bare. Yet, with some basic principles, you can find a solution that will complete a window of any shape or size and finish the room. When designing a custom window treatment, the most important factor to consider is the function of the space and the need for privacy, light control, or pure aesthetics. In a bedroom or bath, you may consider a top/down bottom up shade to allow light in the room through the upper part of the window, while keeping privacy by covering the lower half. A shade with more opacity will provide room darkening for those who need pitch dark to sleep. In the main living areas, sheer or screen shades will filter harsh sunlight while maintaining a view to the outside. In a room where the view

is the focal point, stationary panels that blend with the walls and furnishings will frame the view and focus the eye on the landscape beyond the window. Sounds easy, right? But how do you treat the two-story, the specialty shape, or hard to reach windows? The same principles apply— consider function, needs, and aesthetics. Here are a few solutions for the most common window challenges. Two-Story Windows can be the focal point in the room or the looking glass to a spectacular water view. Long panels that frame the windows and connect the upper and lower stories are a great way to add warmth to a room. A top treatment hung at the second level would look like it’s floating on the wall. If the room needs light control, motorized shades are the best option for those hard to reach
windows. And with today’s advanced motorization systems, the shades can be scheduled to open or close at any time of the day, even when you’re not home! Specialty-Shape Windows like quarter-rounds, arches, and angled windows add interesting architectural detail but can be a challenge for privacy or light control. Fortunately, many blinds, shades, and shutters can be fabricated in special shapes and motorized for hard-to-reach windows. If you just want to add a window treatment for aesthetics, then consider a style that honors the shape of the window. For example, arches are enhanced by a curved treatment like swags or a shaped cornice. Bays, Bows, and Picture Windows or a “wall of windows” can be a beautiful feature, especially when it frames a spectacular view. Stationary panels or a valance custom fit to angles and bows are a great way to frame the window and create a focal point of the view beyond. Don’t let not-so-simple windows intimidate you. Worth the Wait

It is a cold night in February, mid week, and we are told a table will be available for us in about 30 to 40 minutes. This Eastport wine cafe, in a vintage Sears Roebuck cottage, always has patrons lining up for a table, since they accept no reservations. The wines are fine, and there are lots of other folks also waiting. The vibe is neighborhoody, with a comfortable familiarity. There seems to be no rush. Wines by the glass are a great way to dive into the sensibility of the wine curator. The Peachy Canyon Incredible Red Zinfandel from Paso Robles, California, is a sure hit, and one that goes along with all the evening’s food. A value at $8.00 a glass or $28.00 a bottle, and it hits all of the right notes.

Food at VIN 909 is meant to be shared. That makes it entirely possible to try a variety of the menu’s offerings. Once seated in the main dining room, we start out with almonds, a selection of oilcured olives, and a plate of buratta on basil pesto. The olives are just right in their warm saltiness. We would have liked the buratta to be warmer and softer. It lacked the creaminess we have come to expect from this delicate cheese. The Cast Iron Skirt Steak comes to table perfectly medium rare, atop a spicy Moroccan sauce. This steak is just fantastic, cooked to perfection, and the sauce is delightfully piquant. Braised Swiss chard in a rich Parmesan Dijon sauce makes for a pleasing accompaniment to the steak.
Straight Up on Dining Out VIN 909 is known for its flatbreads. We chose one that is not on the menu, but can still be ordered: The Superstar. Super in its rich ingredients: foie gras, dried figs, mozzarella, and truffle oil, this unusual flatbread combination is satisfying with its delectable flavors. We would have ordered dessert and coffee, but the waitress informed us that the restaurant was closing up, and wanted to close out our check. Having waited for a table and getting seated later than we had anticipated, it was approaching the closing hour of 10 p.m. By then, the restaurant was mainly empty (save for a group having a drink at the bar), so we accommodated her request, and had to save the dessert for some future visit.
And speaking of some future visit, we are definitely planning a return, so we can savor the Roseda Farm Beef Slider (which was sold out the evening we dined), or perhaps the Gulf shrimp, or the mushroom flatbread, or the super popular avocado toast, and we haven’t even delved into the beer. COPIES OF OLD TAX RETURNS
Keep copies along with supporting documents for 7 years. The IRS has 3 years 6 years to cite you for under-reporting income.
CREDIT CARD STATEMENTS
Shred them as soon as your payment is posted UNLESS your statement contains: charitable contributions (6 years), mortgage or insurance payments (as long as you own your home), major purchases like cars, computers or expensive electronics (for home insurance and warranty records). If you use online access, statement copies are provided online
BANK STATEMENTS
Basically, the same as credit card statements. You can shred monthly bank statements as soon as you’ve reviewed them for accuracy. But keep copies of canceled checks related to charity, insurance and mortgage payments, or other tax-related items like checks to the IRS. If you use online access, copies of checks and statements are provided online.
BILLS
Shred after your payment is posted six years. Keep bills for big ticket items such as furniture, cars, expensive jewelry, and appliances for as long as you own
BROKERAGE STATEMENTS
Keep monthly statements until you receive the yearly summary. You can shred monthly statements once you’re sure they match your yearly summary statement.
PAY STUBS
Keep for one year until you receive your December pay stub or W-2. You can shred the monthly stubs as soon as
