Welcome Welcome to the new look edition of our customer magazine Your Rykneld. Next year Rykneld Homes will be 10 years old so we decided it’s the perfect time to give the magazine a makeover ready for a very special year for us! Not only have we given the magazine a new look and feel, we’ve also given it a new name. We asked our involved customer groups for some ideas about a new title and our Scrutiny Panel came up with Your Rykneld. They chose the name because they wanted everyone to feel that the magazine was for and about them. We also asked our customers what kind of articles they would like to see appear in future and the response was definitely more about what our customers and residents are up to and more about what is happening in local communities. In this edition, we have taken on board your comments and included features about everything from an unusual customer garden to the fantastic work of local groups in the district.

North Wingfield - The go ahead has now been given for a £5million scheme to build 50 new homes in North Wingfield with work expected to start by the end of the year. We will be replacing 48 houses on part of the Alma estate with a mixture of bungalows and family homes on nearby land. This is part of the Council’s and Rykneld’s long term regeneration plans for non-traditionally built homes in our district.

Thanks to all the members of our Scrutiny Panel, Customer Improvement Groups and Community Improvers Group who have been involved in helping us to launch our new magazine.
Our staff were out and about this summer supporting local fairs and galas across the district. The Rykneld Homes tent pitched in Wingerworth, Renishaw, Eckington, Grassmoor and Mickley. It was great to meet and chat with our customers and offer our younger visitors the chance to paint a pot and plant some seeds!
Thanks to everyone who returned their Annual Tenant Satisfaction Survey. Anyone who returned the form was automatically entered into a prize draw to win £250 in shopping vouchers. Pay to Stay The government plans to charge more rent for customers with household incomes above £31,000 a year - will this affect you? hanges to the amount of rent paid by Council tenants with higher incomes are planned to be introduced by the government. The change is known as “Pay to Stay”, and is expected to start in April 2017. Under the scheme tenants with household incomes above £31,000 a year will be required to pay market or near market rent for their accommodation which will be higher than the rent charged by the Council. The "taxable income" of the two highest household member incomes will be counted. The household income means tenants, joint tenants, their spouses, partners and civil partners. Any household with an income above £31,000 will be charged an additional rent. For each £1,000 extra in household income, this means your rent will increase by £3.13 a week - that is, £12.50 a month or £150 a year.

Councils will be required to charge a full market rent to any tenant who fails to provide details of their household income. We will have to give any extra rent we collect from Pay to Stay to the government. We will not be able to invest it in improving your home or building new housing. The government has published a briefing paper which gives some indication how Pay to Stay is likely to work: n
If you get Housing Benefit or Universal Credit, you will not be affected by Pay to Stay n Household income means the income of tenants or joint tenants and their spouses and partners – if you have other people living in your home (for example, adult children), their income will not count towards the £31,000 limit n The government has said that Child Benefit, Disability Living Allowance and Tax Credits will

not count as part of your household income for Pay to Stay n
The government is considering how to take changing income into account, for example if your spouse or partner dies, or if you lose your job n If you do not tell us about your household income, we may have to charge you rent at or close to the level you would pay if you rented from a private landlord. If this happens, we will only be able to set your rent to the correct amount once you give us your household income details n The government is unlikely to exempt pension age people from Pay to Stay. However it has said that it is thinking about how to treat some types of pension income under Pay to Stay. We will update you with more information as soon as we have more definite details about how Pay to Stay will work.

Money Management There are useful websites that can offer helpful tips about how to budget and make your money go further. The Money Advice Service is an excellent site, set up by the government. It gives advice and guidance to help improve your finances and ideas to help you keep track and plan ahead. It also offers support in person, over the phone and online. You can contact them for FREE on 0800 138 7777. Their website can be found at www.moneyadviceservice.org.uk
Smart Energy ver the next few years every household in the UK will receive a smart meter. They are being installed, at no extra cost, to replace your existing traditional gas and electricity meter. A smart meter sends automatic meter readings directly to your

energy supplier – which means accurate bills and an end to estimated or manual readings. You will also receive an in-home display which shows exactly how much energy you are using and what it is costing you in pounds and pence. When can I get a smart meter? Upgrading homes to smart meters won’t happen overnight. There are more than 26 million homes for the energy suppliers to get to, with the goal of every home having a smart meter by 2020. The time it takes for you to get your smart meter will generally depend on two factors:
1. Who your energy supplier is: Every gas and electricity supplier will each have their own timetable to get this huge job done. Contact your energy supplier or visit their website for more information about their timetables and plans. 2. Where you live. Because of how the technology is developing, where you live and the type of home you have will affect when you can get a smart meter.

Garden with a difference! f you think gardening is boring - you might like to take inspiration from the imagination of Keith Baston from Grassmoor! He transforms other people’s cast offs into items for his garden. What you might see as an unwanted chair is turned into an unusual plant pot holder and the inside of a washing machine in Keith’s hands becomes a barbeque. Your Rykneld dropped in to see Keith and take a look at some of his unusual creations!
I
Why did you decide to make the furniture for your garden – have you always enjoyed DIY? Keith: “I’ve always enjoyed making things. I look at something and can picture how it will turn out when I’ve finished. I come from a family of nine so we all had jobs at my house; my job was to tend to the garden so I’ve always enjoyed this sort of thing.”

What materials do you use; do you try and recycle things where possible? Where do you get your materials? Keith: “I look on Facebook for people giving things away or selling them cheaply, there’s always somebody that wants to get rid of something. If I see anything interesting in a skip I’ll knock on the door and ask permission to take it, that’s where my BBQ came from – a lady was throwing out her washing machine so I used the barrel! Even the fence was being given away as firewood, I collected it, cleaned it up, painted it and now it’s my fence!”

Where do you get your ideas from? Keith: “Some ideas I saw online, the food smoker I saw on a TV programme and used a couple of old steel sinks – the result is great. Most of the things I just know when I see it what it will turn into, I’m always thinking of ideas and things I can make.” Has anyone ever asked you to make things for their garden? Keith: “Loads of people have asked me to make things for them when they see my back garden! Especially the table and bench. The table is made from an old cable reel and I used old railway sleepers in the bench.” What has people’s reaction been to the things you make? Keith: “Everyone loves it. People always ask me to make them one of my benches.”

Improving health in our district Our commitment to improve the health and wellbeing of customers received a major boost this summer. We are proud to have supported North East Derbyshire District Council’s successful bid to become part of the European Healthy Cities network. The network is committed to sharing knowledge and best practice about a whole range of issues including the importance of a good start in life, higher educational attainment, improved employment prospects, better housing conditions, and good transport facilities. Rykneld Homes, through its Community Involvement Team, already works with organisations to support healthy living, wellbeing and eating initiatives.

Eckington service disruption Housing services offered from Eckington Swimming Pool will be disrupted this autumn when the Council carries out a major refurbishment of the building. Because of the extent of the works Rykneld Homes has decided, from 31 October, to temporarily stop the housing and payment services until further notice. The refurbishment is scheduled to take three months to complete. In the meantime, alternative payment methods are available. Payments Customers will still be able to make payments by: n

Health and wellbeing We received this compliment from the North East Derbyshire Citizens’ Advice Bureau after we helped a customer in Clay Cross. “We would like to thank the repairs team for the help you gave to one of our clients, your tenant. You have provided adaptations and a shower. This will really improve our client’s health and wellbeing. Excellent customer service.” Well done Rykneld Customers in Eckington were delighted with the flexibility of our Repairs Service. “Once again excellent service. The lady on the phone was very helpful and arranged a visit around my work schedule – both myself and my husband work full time shift work so flexibility is key to getting a job done. Well done Rykneld!” Caring and efficient Several of our staff received fantastic praise from a mother for the way they dealt with a housing application for her vulnerable son and his partner. “I have dealt with many people and organisations since my son’s illness started and I can honestly say I have never come across such caring, efficient and helpful people. You should be proud of them.”

A big thank you Operatives from our Property Services department were praised for their helpfulness when a 91-year-
old resident in Clay Cross got into difficulty after losing her purse and house keys. Three of our staff who were working nearby realised she was in great distress and went over to help. “I do not know what I would have done without them,” said the resident. “I am so grateful for all their help and want to say a big thank you.” Very helpful New customers in Stonebroom thanked us for the excellent gas service repair they received. “This was my first experience with Rykneld operatives and our first time as council tenants. So far Rykneld Homes have been great – everyone is very helpful.”
Offering support and help Our Tenant Liaison Team was able to offer support by helping a customer and their family move to a new home after structural problems were identified with their old one. “The team has been fantastic. I cannot thank them enough; we all love our new house. “I did not have to worry about a thing whilst moving house. I would like to thank all the team that worked on my new home; they have made a smashing job.”

Visitors to Pilsley Sports Ground now have access to four new seats, thanks to rykneld Homes and Pilsley Parish Council. We jointly funded the cost of providing the seats through our Neighbourhood Improvement budget. the seats were requested by local people who wanted somewhere to sit whilst watching sports activities at the ground. Pete Stevenson, said: "the four seats on the Miners Welfare sports ground have been very well received and a number of favourable comments have been made. they have proved particularly popular with elderly people who can now take a break during their walks on the Welfare."

We make funding available through our Neighbourhood Improvement Budget (NIB) and over the past few months have supported these three groups who used the money in very different ways. An Olympic hopeful for the 2020 games in Tokyo can be found training at a refurbished gym, recently supported by Rykneld Homes. The Chesterfield Amateur Boxing Club in Danesmoor applied for funding through our Neighbourhood Improvement Budget and received a £2,443 grant to buy a new boxing ring and floor mats. Boxer Jade Ashmoor, a rising star of the boxing ring, trains with the club. She was named Young Sportswoman of the Year in the 2015 North East Derbyshire District Council Sports Awards. The club recently received funding from Sport England to refurbish the gym building with volunteers and families lending a helping hand to carry out some of the repairs. Eddie Jarvis from the club, said: “We have had some setbacks over the years but the refurbishment has turned the club around and given the building a new lease of life. It is now structurally sound and fit for use. “We will continue to promote the building and club to increase the use even further over the coming years. “Thank you to Rykneld Homes for their contribution. The matting and the boxing ring were the icing on the cake.” The club says numbers have increased considerably since the refurbishment. New groups are now using the facility to provide a wider range of fitness activities such as ladies keep fit and parent and toddler groups.
Wildlife on the wetlands e helped Derbyshire Wildlife Trust stage a fantastic open day at The Avenue nature reserve this summer. Members of the Chesterfield and North East Derbyshire Local Members Group organised the event to show more than 200 visitors around the reserve and the many wildlife attractions it offers. The group applied to our Neighbourhood Improvement Budget for funding and used the money to hire a marquee for the day. The reserve, which is a short walk from our headquarters at Wingerworth, is a wetland consisting of reedbed, marsh, ponds and grassland and is home to kingfishers, newts, snakes, toads and rare wildflowers. Angie and Brian Goodwin, from the Local Members Group, said: “The support and enthusiasm of the people who attended the event and the organisations we contacted to promote and support it has inspired us to look for more ways of enabling local communities to access and enjoy the wildlife

Lottery Funding ongratulations to members of Eckington Focus Tenants and Residents Group who successfully bid for Heritage lottery funding to set up six heritage walks around Eckington. The walks were launched this summer and are available to view on www.eckingtonheritagewalks.uk Just click on the walk and you will see a history, both old and new, of the Eckington area. Leaflets are available in all North East Derbyshire libraries and the Tourist Information Centre in Chesterfield.

he focus group has opened up the library garden, behind Eckington Library, so all the community can use the area at any time. The land had been closed to the community for 40 years so the group decided to take on the lease and apply for funding to open it up for community use. Improvements included a sensory planting scheme, a gate to give access from the car park, a ramp with hand rails and a table and chairs to allow people to sit and enjoy a peaceful oasis in the town centre. Liz Kirton, from the group, said: “We had a lot of support from various funders, and a lot of hard work from group members to achieve something so lovely in the town centre.” The group is organising a Halloween event and a Christmas grotto event in conjunction with the library.

Our 'Rykneld Ladies' team took part in the Chesterfrield Race for Life event and raised a fantastic £832 for Yorkshire Cancer Care.

Our estate caretaker Annie Ford braved the shave and raised an amazing £800 for Cancer Research.

This year staff voted to support Ashgate Hospice and have raised hundreds of pounds for a charity close to so many people’s hearts. Early in the summer we handed over £488 – mainly raised from cake bakes, dress down days and sponsored slims and we have since raised hundreds more.
