A word from Angela and Taryn… Hello and welcome to the first Ryman Times for our Lynfield village. What a busy time it’s been! We’ve had a very positive response from the local community and we are both excited to be selling at this wonderful site. We would like to take this opportunity to introduce ourselves. We are the Ryman sales advisors for the Lynfield village and are based at our sales office at 9 Commodore Drive, Lynfield. Taryn grew up in Mission Bay and went to Baradene College in Remuera. She moved to Howick in 2007 because of the excellent schools for her teenage daughters, Shellden and Chivonne. She has been working with Ryman Healthcare for two years, and has worked at Possum Bourne, Bruce McLaren and Bert Sutcliffe villages. Angela grew up in Epsom and went to Onehunga High School. She leased the land between Hillsborough Road and Herd Road for 30 odd years for her horses and she is thrilled to be back in her old stomping ground. Angela has been with Ryman Healthcare for nearly four years
and initially worked at Edmund Hillary village and then Possum Bourne. From our window, we can see the residents’ future homes developing. There are at least five diggers and one post driver working on stages one and two! It is truly exciting watching the team working. We’d love to see you at our sales office or if you would like to experience life in a Ryman village we would love to take you on a tour of our newest village in Auckland, show you our latest apartments mirroring those at Lynfield, and treat you to a delicious lunch.

Gordon explained what the company development schedule was for Auckland. “Over the next four years we will free up 2,500-3,000 homes in the Auckland area as people move into the 2,500-3,000 units and apartments in our villages,” he said. "The Auckland build rate is currently about 8,000 per year so we're a significant contributor in creating more housing for Auckland." Gordon was impressed with the former Tropicana Estate which Ryman purchased from the late property developer Bill Subritzky who ran a farm on the site. "I think it must have been the most expensive sheep farm in New Zealand!" he laughed. He said Lynfield was a 'very unique' area

Debbie gave more details about the company and introduced the sales team, Jill Gregson, Angela Barraclough and Taryn Eagle. Since construction began on 18 October, 26 units have sold. The village will include independent apartments, assisted living in serviced apartments, resthome, hospital and dementia care. Work was under way on the basement piling and foundations on the first two blocks of the village, she said, adding that the new crawler crane had arrived on site that morning. Gordon concluded by telling attendees about Ryman initiatives which ensures staff and residents are looked after. "We recently had the best residents' surveys we have ever had," he said proudly. "We currently have the highest levels of happiness in the company."

by a tower crane when work on the hospital block starts. Matt said the initial focus would be on the first of the nine multi-storey buildings, which will include 45 independent apartments. In the meantime, Matt is on the hunt for construction staff, where possible from the surrounding suburbs. The growth in staff numbers will be strong as the site goes from the handful it is today to over 500 staff and contractors in the coming months, he said. The sales team are selling in the newly-created sales area which is accessed from Commodore Drive. “It’s going to be an amazing asset for this area and one that we can all be proud of,” Matt said. Matt has now handed over responsibility of the site to project manager Dave McKearny.
Earthworks are well under way in Lynfield Our Lynfield site, in the middle of residential Auckland, is one big green paddock. The 8.9-hectare lifestyle block with southern views over the Manukau Harbour, has been a hive of activity as work gets underway on the basement piling and foundations for the first two blocks of the village. During this visit, the men were building a temporary retaining wall to protect the workers digging out and building the basement of the first apartment block. Meanwhile, trucks and diggers were creating a large hole in the ground, which will be the basement of the apartments. A development of this scale obviously has an impact on the neighbourhood and one aspect of the project manager’s role is to minimise it. Acting project manager at the time Matt Smith has been dealing with neighbours’ enquiries.
“So far, we’ve had a fantastic response from local residents,” he said. “They have been welcoming and accommodating and a pleasure to deal with. Most of the neighbours are quite interested in the work and are keen to hear of the plan to progress the area around them.” Matt said progress on site would seem slow initially as various measures had to be taken first. These included setting up sediment controls including a catchment pond to treat any silt-laden stormwater and a truck tyre wash to ensure the surrounding roads are kept as clean as possible. A new truck entrance has also been installed to provide one way entry and exit for heavy vehicles which helps in the flow of delivery. The next major milestone will be the arrival of a crawler crane followed later
Fay Pogson has lived in Blockhouse Bay for 57 years so was thrilled to hear of Ryman’s plans to build a village in Lynfield. Fay was one of the first residents to purchase an apartment. “It’s the security and being with people that I’m looking forward to the most,” she says. Fay is ‘well into her 80s’ and keeps very busy – she is a member of the Blockhouse Bay Baptist Church congregation, she’s part of the Sixties club branch, and she is an avid mah-jong player. In her younger days Fay had a great time on her OE in London and Canada before returning to New Zealand. She met her husband John, on a blind date!

Fay and John got married and raised their two daughters Jean and Sandra.
John sadly passed away in 1991, and with Fay’s daughters both living overseas, she says the time was right to make her next move.

Bob’s set to move next door As the last remaining original owner on Tropicana Drive, Bob Caley can tell you a thing or two about living in Lynfield. He and his wife Val raised three daughters there and next year, he will have lived on the street for 50 years. Bob and Val moved from Sandringham and the move came about through the friendship Bob’s parents had with the Subritzkys. Bill Subritzky was a lawyer and property developer who lived and worked on the Tropicana estate. “Mum and Dad used to go out to dances with Bill and Pat and they told us he was selling some of the land next door,” says Bob. Bob bought the section for £2,000 and Bill deducted the land agent’s fee because he said he sold it to us himself. The section was one of three privately owned plots on the street – the rest were all developed at the same time as part of Homes Expo ’68. Bob has kept the original brochure – price fifty cents! – which still has his
handwritten notes of the prices all the neighbouring houses sold for. The Subritzkys, whose home boasted sumptuous fittings, a swimming pool, and tennis court were great neighbours. Bob recalls Pat inviting all the ladies in the street to a Ladies Tennis Club after they put the court in. Bob has watched as the grassy slopes of Halsey Drive he can see from his kitchen window have filled up with houses over the years and is philosophical about the development next door. “When I saw there was open space on the Ryman plans I thought that was miles better than what could have gone in there.” And as it happens, the timing is just right for Bob, who was widowed when Val lost her battle with cancer 11 years ago. He has already signed up to move into the first block of apartments! “My daughters were all very happy with my decision and I’m glad to be able to stay in the area.”

Summer menu launched! Our Delicious menus have taken our villages by storm since the launch in February this year. The much-anticipated summer menus combine age-old favourites along with a few new additions, such as the inclusion of couscous. Hospitality manager Andrew Gibson said that the team concentrated on refining the menus for this edition.
“We’re building on the success of our previous menus by refining the recipes. We know what works now and we’ll build from there. But we also included a few new dishes.” Among these new dishes are chefs Paul Kuronic and Steve Iraia’s crab cake dishes. Paul and Steve both won silver at the New Zealand Hospitality Championships earlier this year, and residents will now get a taste of their creations. And the best new dish on the menu? “Definitely the brisket!” Andrew enthused. The summer menus were rolled out in October.
Charity partner announced In June, Alzheimer’s NZ was announced as Ryman’s charity partner for the year. Ngaire Dixon, chair of Alzheimer’s New Zealand, was delighted with the announcement as dementia and Alzheimers will become more of an issue in the future. There were more than 62,000 New Zealanders with dementia
in 2016, and the this is forecast to grow to 170,212 people by 2050. Ryman villages include 710 dementia beds and demand for care is growing. Every dollar raised for Alzheimer’s New Zealand at our villages this year will be matched dollar for dollar by Ryman Healthcare.
