More and more discerning homeowners, developers, designers, hoteliers and restaurants expect their bathroom and toilet facilities to reﬂect their image, good taste and sense of design. A modern bathroom is not only beautiful to look at, it is also a well-designed artwork that combines shape, form, engineering and ease-of-use into a palette of indulgence. Pulling all these elements together to achieve the perfect bathroom takes skill and a deep understanding. Each user and environment is unique. Small details need to be taken into account. For instance, the incorrect placement of a beautifully designed and engineered faucet can turn into an irritation that ultimately turns a beautiful space into a living nightmare! Imagine a faucet that constantly drips onto the counter of your bathroom vanity, or a kitchen mixer that is unstable because it’s too heavy for the sink. Everyone knows that a good night’s sleep works wonders for your productivity and puts a bounce in your step, while retail and hospitality specialists are increasingly aware of the impact a good night’s sleep has on their everdemanding and discerning customers. However, we also understand that all consumers are not the same and therefore have different needs.

What should I look for in a bed? What should I look for in a bed? We spend up to a third of our lives in bed, so selecting the right one is an important investment. The first priority is Comfort. How does the mattress feel? It should be firm enough to offer you support while, at the same time, conforming to the shape of our body. ‘Road-test’ the bed in the store: if you can’t easily find a comfortable position to lie in, then move on to the next mattress. How do I avoid the common mistakes people make when choosing a bed? Try before you buy. When shopping for a new bed mattress, wear comfortable clothing. Lie on the mattress for at least 10 minutes and in positions that you would normally sleep in. If you share a bed then remember to bring your partner along with you. Don’t be swayed by salesmen. Only you can decide whether a mattress is comfortable enough for you. Avoid start-up companies or unbranded products offering very long guarantee periods. How do I balance mattress firmness with comfort? It all depends on how you sleep. For example, if you usually lie on your stomach then you would probably prefer to sleep on a softer mattress. If you sleep on your back then something firmer is a better option. In general, you will either ‘sink into’ a too-soft mattress or else roll into the middle – all of which puts strain on your muscles. A mattress that’s too hard, will not mould to your body at all. If you share a bed with someone then you must shop together! When lying side by side, one partner shouldn’t roll towards the other and when one of you gets up then the other shouldn’t feel any motion either. Some of the best life advice you will ever hear is to always invest in a good mattress and a good pair of shoes. After all, if you are not in the one then you are probably in the other.

Andrew is a hands-on, intuitive artist who is singularly involved in every aspect of making the ceramic item; from digging his own clay to forming and firing. He visited legendary potters Bernard Leach in St. Ives, Cornwall, UK and Shoji Hamada in Japan, who profoundly influenced his artistic development. Andrew’s studio is in Shongweni, KZN and he often refers to his mark making as Zulu Zen. He uses the influence of Japanese brush strokes to enrich his pottery.

Tell us a little bit about yourself as well as your background?

What are the most important factors to consider when purchasing a ﬁrst property?

I’m a rehabilitated, 20-year-career estate agent turned property investor. I have spent my adult life working and studying the real estate market. I realised right from the start of my career as a trainee property valuer that, through creativity and perseverance, real estate offers tremendous opportunities to pay great dividends over time. I am an investor and serve on the boards of property companies that invest in real estate both locally as well as internationally. I have also been lucky to be a property person who does TV.

It all starts with a dream – and you need to believe that you can afford to buy the home you want. After that, like anything, it’s about making a plan with the resources you have available to get what you want. These days you have to first save up a deposit in order to qualify for a mortgage, and you also have to prove a steady income and that you have been responsible with any credit that has been granted to you in the past. Your first property isn’t going to be your last, so start with a property you can afford. It won’t be your dream mansion, but it’s important to take your first steps on the property ladder.

What is the concept of your new TV programme, Show House? The show is a fresh take on ‘real estate voyeurism’. It takes viewers into diverse neighbourhoods to walk the streets and see what creates the heartbeat of a given suburb. We also bring hard knowledge, facts and property statistics to light through discussions with our in-studio panel of experts, which provides real gems of advice on investment returns, décor as well as the logic of real estate.

Tell us a little bit about yourself as well as your background? Most people know me as the DIY guy from Top Billing, but I also have two of my own businesses. My design business has been operating for 10 years now from my Cape Town studio. I also recently opened a retail store, Stable, which serves as a platform to showcase South African design talent.

As a presenter of Show House, what do you offer viewers? My approach to design is based on my own experiences. I offer a no-nonsense approach to practical design, while always trying to maximise the proﬁtability of a space.

What advice do you have for buyers looking for an investment property? My mentor always told me that “property is a brilliant get-rich-SLOWLY scheme”. The basic mistake most investors make is not paying enough attention to the cash flow… such as how much rent comes in and how much you have to pay in levies and mortgage. Capital appreciation is an outcome of looking after the monthly inflows and outflows. Always plan conservatively to take into account

the possibility of a tenant moving out earlier than expected, or for the geyser bursting or for operating costs to increase. It’s not as easy as it seems but, for the dedicated, it is a sureﬁre way of building wealth in the long run.

Any suggestions for sellers trying to sell their properties in a difﬁcult market? Listen to your agent and price the property right. We all have a bias in thinking our precious asset is worth more than the valuation we receive, but the hard-nosed buyers out there are looking and comparing all the properties in the market. Make sure yours stands out by being attractive from the road, that all seems in order, make an effort to declutter your décor and be reasonable in your price expectations.

A lot of what we inherit in terms of layout comes from a conservative architectural culture, which translates into small windows, a contained kitchen and long passages. With a few key walls removed a space can really open up and unveil its true potential, allowing it to appeal to the contemporary buyer.

Blinds versus shutters – a general guide

Blinds and shutters both have their place and have applications where they are better suited. Different blinds will give you varying degrees of light and sun control, and each type has its own characteristics. Roller blinds are available in a wide range of fabrics, from blackout to screen materials. Solid fabrics are best used where privacy, protection of furniture or blackout is required. Screen materials are used where the view is important, but where control of light and UV rays is still required.

Saleh Abrahams is a young South African textile designer who has been creating original fabrics since 2007. He’s also the man behind the scenes of Constantia Fabrics, launched in 2009. Since its inception, Saleh has transformed the store into one of Cape Town’s top suppliers of handcrafted textiles made locally and abroad. Constantia Fabrics has successfully bloomed into a 350 square metre strong enterprise. The business also supports a thriving online dimension catering to nationwide clients, particularly in Johannesburg and along the Garden Route. Not only is Constantia Fabrics a thriving hub of textile designs, it’s a company with a conscience. Saleh and his team support Project Playground, a Langa-based NGO which rehabilitates street children and provides a safe haven away from the streets, in the form of curtain and fabric donations.
