Project Description: Development of a mixed use project consisting of a 149 unit boutique hotel, 255 units of luxury and artist condos as well as 86,000 sf of retail and commercial such as restaurants, a basement lounge, an art studio, and a conference center. The project also holds 30,000 sf of art and productive space such as art gallery space, design incubator, convention center, and creative offices. the project is Located in the Artdistric of downtown LA which is becoming the center of art and culture in LA. This Development will define this oment and act as a canvas. It will capture the spirit of the community while providing an architecture form that can be easily recognizable by the residents and visitirs alike. Project Role: •

Project Description: Mixed use development serves as the gateway to Irvine with exciting assortment of retail and commercial programs inviting in visitors and future residents of all ages to live, wine and dine, and spend leisurely time there. It consists of 5 six-story buildings with approximately 22,000 sf of retail and 17,000 sf commercial space on the ground floor as well as 5 stories of residential units above it holding 1600 units. The 5 Elements Theory (Fire, earth, metal, water, wood) is the driving concept in the design of the development. Project Role: •
