Gurgaon: The hub of Commercial Real Estate For any commercial development to be successful, it is imperative that it shares a good location, connectivity and infrastructure. Being the neighbour of southDelhi, Gurgaon always received the best before others. As a result, today Gurgaon is considered as the commercial hub of NCR. Gurgaon is a result of joint efforts made by public and private bodies that understood the rising demand for real estate and noticed that Delhi could not accommodate further. Sharing its boundary with South Delhi, Gurgaon has always been the most looked upon destination for development. Thus, it was the primary aim for the authorities to provide a much needed infrastructure, while the real estate touch was given by private players. Amongst the early birds, Ansal Housing, DLF, Emaar and few others helped in shaping up the region into the next big thing; and today we see most developers trying to get at least one of their projects in the city. It can be observed that Gurgaon today is divided into several clusters in which each cluster is developing with unique set of amenities. The most prominent clusters today are NH 8, Dwarka Expressway, Pataudi Road and Sohna. One thing that is similar amongst all is the demand and supply for commercial real estate. It started when the city had a lot of industrial development followed by the development of cyber city, which attracted a major chunk of IT companies and setting a benchmark in the region. Then onwards, the demand for commercial real estate has always been on a rise. At present, there are over 50 developers present in the region and over 75 commercial projects in offer. Ansal Housing, DLF, KPDK Buildtech, VSR, ILD, Ireo, Spaze, Vatika, Raheja, and few are amongst the ones offering best commercial deals in the region. Major part of commercial development can be sighted in sectors like 37, 48, 47, 72, 73, 81, 94, 95, 96, 97, 86, 87, 89, 9, 10, 100, 101, 102, 104 and more. KMP Expressway, Dwarka Expressway, FNG and NH 8 has provided a gigantic boost to the commercial projects in the region along with the presence of IGI airport, metro, rapid metro, ISBT and much more. Gurgaon has seen a tremendous work on the infrastructure lately and the entire city looks very well connected with Delhi, Noida, Faridabad and other regions as well. Ansal Housing, has two ongoing projects in the region, namely, Ansals Townwalk and Ansals HUB 83.

The prices of properties have gone up by over 50 percent in the last five years and do not look to remain static or decrease; and thus, investors have their eyes and hands all set to sit tight in the region. Be it a short term, midterm or even a long term investor; everyone has got lots of options to choose from and ample of time to plan and invest. M K Gupta, chairman, KPDK Buildtech says, “Gurgaon has been redefined as a destination for commercial properties. The work of the authorities on the infrastructure has made it possible for the developers to offer commercial projects and present the customers with unique facilities. Our projects stands bang on the main Patuadi Road and thus it receives a massive footfall by the commuters from almost every nearby region like Delhi, Noida, Manesar, Palwal, Faridabad, Kundli, Dwarka and due to NH 8 being extremely close; we are able to cater to farther regions including Jaipur.” Looking at the past, present and future ways of development in Gurgaon; the city is soaring with commercial properties because of location, capital appreciation, connectivity and infrastructural features. With such rapid paced development and acceptance by the target audience, time is not far when Gurgaon will become the commercial nucleus of India.
