Pune: Key areas that offer Re-sale Apartments Are you on the look-out to purchase a re-sale apartment in Pune for different advantages that it provides? Then, there are various options to choose from across the city. Among all the apartments available for sale across the city, resale apartments comprise a whopping 59 per cent. And the most prominent localities where there is high availability of re-sale apartments includes Hadapsar followed by Wakad, Kharadi, Viman Nagar and Baner. Hadapsar Hadapsar, located about 11 km east of the heart of Pune, has the most number of re-sale apartments available for sale. As per CommonFloor data, Hadapsar has more than 8 per cent of the total re-sale apartments available for sale. Among these, 2 BHK units comprise about 46 per cent, 1 BHK about 31per cent and 3 BHK units about 15 per cent of the total number of re-sale apartments available. Interestingly, about 51 per cent apartments are available in the price bracket of Rs 10 – 50 lakh. Almost 37 per cent are available in the Rs 50 lakh to Rs 1 crore range while only about 8 per cent are in the Rs 1 – 1.5 crore range. Some of the important apartment projects where units are available for re-sale include Amanora Aspire Towers by Amanora Group, Marvel Bouty by Marvel Realtors and Green Hive by Mittal Brothers, among others. Wakad Wakad, located about 15 km from the heart of the city along its north-western fringe, also offers a host of re-sale apartments. The proportion of 2 BHK apartments among these is about 50 per cent, while 3 BHK units comprise about 34 per cent and 1 BHK units about 12 per cent. Among re-sale apartments available here, about 14 per cent are in the price range between Rs 10 – 50 lakh while a lion’s share of about 80 per cent comprise apartments in the Rs 50 lakh – 1 crore price range. Prominent apartment projects available for re-sale include Kasturi Apostrophe by Kasturi Housing, BU Bhandari Edenn Tower by BU Bhandari Landmarks and Parmar Santoor by Parmar Group Builders and Developers, among others.
Kharadi Kharadi, located about 13 km from the heart of Pune along its north-eastern fringe, also accounts for a number of re-sale apartments. Among these, about 49 per cent comprise 2 BHK apartments, 28 per cent 3 BHK and 12 per cent 1 BHK units. Based on price range segmentation, about 18 per cent comprise units which are priced between Rs 10 – 50 lakh, 63 per cent between Rs 50 lakh and Rs 1 crore, and 20 per cent between Rs 1 – 1.5 crore. Important re-sale apartment projects in Kharadi include Marvel Zephyr by Marvel Group, Forest County by Vascon Developers and Geras Trinity Towers by Gera Builders, among others. Viman Nagar Viman Nagar which is located about 10 km north-west of the heart of the city has plenty of options available on re-sale. Of these, about 44 per cent comprises 2 BHK units, 37 per cent 3 BHK units and 13 per cent 1 BHK units. Based on the price range, about 60 per cent are priced between Rs 50 lakh and 1 crore, 30 per cent between Rs 1 – 1.5 crore and 7 per cent each between Rs 10 – 50 lakh and Rs 1.5 – 2 crore. Some of the prominent re-sale apartments in Viman Nagar are Rohan Mithila by Rohan Builders, Lunkad Sky Vie by Lunkad Realty and Pristine Zircon by Pristine Properties, among others. Baner Baner, located about 10 km north-west of the heart of Pune also houses various options in resale. Among these, 2 BHK apartments comprise about 42 per cent units, 3 BHK about 43 per cent and 1 BHK about 6 per cent. Based on different price ranges, the Rs 50 lakh – Rs 1 crore segment accounts for about 63 per cent, the Rs 1 – 1.5 crore segment for about 25 per cent and the Rs 1.5 – 2 crore segment for about 13 per cent.
