L

et’s face it, it’s almost impossible to sit through a home transformation show without thinking about the changes you would like to do to your own home. These shows are both a blessing and a curse to a contractor. They inspire their audience to jump head first into a renovation project, which can be great for business. On the other hand, the impractical renovation outcomes these shows produce can create issues for both the renovator and their clients. After watching many of these shows we become well-informed on the design elements of a renovation. But the “no time at all” renovation portrayed in an hour-long program can unfortunately set unrealistic timeline expectations for contractors. Most home transformation shows follow similar formats to produce the “wow-factor” results and a lot can be learned by looking at this process with a realistic perspective. The show begins with a client who is unhappy or overwhelmed with their current living situation. A contractor appears to make their problems disappear, however, as the show progresses they uncover several underlying issues that hinder or halt their renovation schedule. These problems are unavoidable and often significantly increase the client’s budget. In the end, the clients work through their issues with the guidance of the professional renovator and receive their happily-ever-after renovation! All within 30-60 minutes. Obtaining these same results in the

real world can still be achieved, even without a television production crew and magic editing. All it takes is some research to understand the renovation process, an open mind and knowing when to work with professionals. Here are a few things to consider before you begin your renovation project:

Find the right contractor Perform thorough research on your top prospective companies before setting up a meeting. Do this by finding their Better Business Bureau score, checking to see if they are members of professional associations like the Canadian Home Builders’ Association Nova Scotia (CHBA-NS) and also searching their company or personal name in the Registry of Joint Stocks. This will provide a record of whether or not the company is in good standing, changed names multiple times or has a history of defaulting on their renewals. Catching this information in the beginning will save you a lot of wasted time and money in the long run. Once you have made your list of top picks, you should set up a face-toface interview with the contractors, before making your final decision. Building a solid relationship with mutual trust is a key component to the success of your renovation project. Should an unavoidable problem arise, a great contractor will notify you of the issue immediately, walk you through the process and provide reasonable solutions.


Create a solid budget Creating a realistic budget with lots of wiggle room is essential when executing a renovation project. If we have learned anything from home transformation shows it’s that there is always more to a project then meets the eye. Hoping for the best but expecting the worst while setting your budget will save you heartache in the end. Talk to your contractor about what types of problems could arise and what is a realistic dollar amount to budget if you would need to fix this problem.

Renovate for the future Investing in quality and classic features will aid in resale value of the home down the road. By sticking with a contemporary design and adding trendy accessories to your decor you will avoid having to re-do this process down the road when trends change (think of the pastel coloured toilet bowls). It is also proactive to think about modifying your home with “Aging in Place” features. These could include seats or grab bars in showers, main level laundry rooms, washrooms with higher toilets and extra space to accommodate a wheelchair, or lowering cabinets to reduce the strain of bending and stretching. There is a lot of information to consider before starting a renovation project. Planning can become overwhelming if you do not know where to start. CHBA NS has developed an annual Reno Expo that includes seminars, expertise and information from the renovation industry to help create a positive experience for homeowners when it comes to making decisions about their renovation plance. I

n a split-second, your home can go from haven to hazard. One slip off the rung of a ladder that wasn’t secured. One trip over a powertool left on the floor. One tumble off the metal staging that was set up in a hurry. Suddenly, the person you hired to work on your home is seriously injured or killed — and if you’ve hired someone who’s unliscened and uninsured, you could be liable.

“When you do a renovation, your home becomes a workplace,” says Workers’ Compensation Board of Nova Scotia CEO Stuart MacLean. “As the homeowner, you always need to make sure the people working in your home are protected.” Your home may seem like a safe, comfortable place, but accidents during run-of-the-mill roof replacements and kitchen renovations are far more common than you might think.

Even though residential construction accounts for just 13 per cent of all construction activity in Nova Scotia, it was the source for 21 per cent of all construction injuries in 2017. The most common injury was a fall from a height and reported incidents included falls from ladders, scaffolding, staging, trusses and even through flooring. MacLean says it’s important to work with safety-certified contractors who are insured and can show proof of certification from local sources. He also suggests asking if they have WCB coverage. Then, if something does happen on your property, there’s a system in place to take care of the worker. But how common is this coverage with the average contractor? Many employers in Nova Scotia are required by law to register their business with WCB Nova Scotia. This includes contractors and trades involved in construction that have more than three workers. While smaller employers aren’t required to carry WCB coverage, MacLean says workers’

compensation coverage provides peace of mind. WCB workplace injury insurance protects an employer against lawsuits resulting from workplace injuries and it provides workers with benefits to cover medical expenses and wage loss in the event of a workplace injury. “If the contractor you have hired has WCB coverage and something happens, we’re there to help,” says MacLean. “We offer benefits to support the worker and their family and help in the return-towork process.” If a potential contractor dodges your questions or doesn’t agree to provide proof they’re certified and insured, they may not be someone you should hire. MacLean says reputable professionals should be more than happy to share their skills and qualifications. “We have a WCB Safety Certified accreditation that’s issued to companies who have passed an audit of their health and safety management system and are conducted by approved providers — Continued...

such as Construction Safety Nova Scotia,” says MacLean. “We encourage residential construction companies to demonstrate leadership and commitment by becoming WCB Safety Certified.” You wouldn’t hand your retirement savings over to a so-called accountant who was working out of a truck parked near the grocery store. So why would you trust just anyone to handle what’s probably your biggest investment — your home? Homeowners can protect their investment by working with COR-certified contractors through Construction Safety Nova Scotia. The Certificate of Recognition (COR) program is the most widely accepted standard for safety certification in Atlantic Canada and more than 2,600 firms have achieved is since 1994. Scott Nauss, senior director of compliance and inspection services with the Department of Labour and Advanced Education, says a homeowner has “every right” to ask someone they’re going to hire if they are in compliance with Nova Scotia’s Occupational Health and Safety Act. Every training or certification program should include a card the person carries with them and you can absolutely ask to see it — and check the expiration date. “From an occupational health and safety standpoint, you want to make sure someone’s had the proper training and is using the proper safety equipment, particularly if they’re doing a high-risk activity or anything at a height,” says Nauss. “Anyone who hires someone to do work for them has to make sure the hazards are known to the person and that they have the right equipment for the job.” It’s important to keep in mind that your liability isn’t limited to what’s happening in your home and on your property. What about the people who wander over to watch the construction, the damage that could be caused to nearby homes and extended public property that could be affected — like water mains and sewer lines? That’s why it’s good idea to check your homeowner's insurance provider before hiring a contractor. tradespeople. Temporary coverage — for a small extra premium — might be required to protect yourself. Damon Alcock, chief safety services officer with the Nova Scotia Construction Safety Association (NSCSA), says homeowners are often surprised to learn that they could be held responsible for injuries contractors experience on their property — especially if they withhold key information. “Section 19 of the Occupational Health and Safety Act, specifically deals with owners of property and their responsibilities,” says Alcock. “It’s a homeowner’s responsibility to notify any

employer using your property as their workplace of any hazards you are aware of, so they may place adequate controls to protect themselves and others.” So what should be disclosed? Things like unfriendly pets — you’ll also need to ensure they’re kept under control — holes on the property and structural issues with your house or building. If you don’t share this kind of information with your contractor, you can be held responsible if they get injured. “Always discuss safety with your contractor prior to any work starting, says Alcock. “Make sure you both are aware for the hazards during the project and how

you both can protect the family and the employees and always get it in writing — the scope of work, the cost, the warranty and the safety plan.” Once you’ve signed a contract with a contractor or renovator and the work begins, it’s still a homeowner’s responsibility to make sure their workers are following safety protocols. If they see or even suspect a worker is under the influence of alcohol or drugs, they need to speak up. Starting Oct. 17, cannabis use will be legalized and it will be available for purchase at designated Nova Scotia Liquor Corporation stores and this has some homeowners wondering how it might affect work crews. According to Health Canada and the Canadian Centre for Occupational Health and Safety, cannabis impairment is a health and safety concern in the workplace. Its physical and cognitive effects can include dizziness, disorientation, reduced reaction time, impaired coordination or motor functioning, changes in perception, body tremors and compromised concentration. But Nauss says its legalization won’t result in any changes to the province’s Occupational Health and Safety Act. “When cannabis becomes legal, it might show up in the workplace, but owners should be diligent — as with any drug, legal or illegal,” says Nauss. “It they are concerned any drugs are being used and their employees may be impaired, they need to bring that to the attention of their contractors.” Whether it’s replacing a faulty tool, steadying a ladder, or discussing a potential hazard and putting together a plan in advance, Nauss says it’s up to the homeowner, the contractor and everyone working on the project to make sure they’re keeping everyone’s safety in mind at all times. The goal is always to complete the work according to the homeowner’s wishes, while ensuring everyone goes home safely to their families at the end of the day. “We have had 11 fatalities this year, so that’s 11 families that are now missing a key member of their family,” says Nauss. “Even one death is too many.” END

What should I ask before hiring a contractor? Here’s a rundown on some of the information you’ll want to collect from a contractor in order to create a contract that will protect both of you … • The name, address and telephone number of the contractor. • A full description of the work and the material and products to be used. • When the work will start and be completed. • How much you will be charged for the work and when you will have to pay. • The amount of payment you will hold back as required by the lien legislation in your province. • The contractor’s warranty detailing what is covered and for how long.

• A certificate from an insurance company proving that the contractor carries business liability insurance. •

A letter of clearance from your provinces workers’ compensation program confirming that the contractor is registered.

aving energy, reducing costs, landing rebates on renovations and assisting individuals to create a more eco-friendly residence are a few of the things Efficiency Nova Scotia provides for homeowners across the province. This summer, the organization has given homeowners and homebuilders a new option to save cash and apply for rebates: the power of renewable solar energy. This long-anticipated solar home program is funded through the federal government’s Low Carbon Economy Leadership Fund, fueling the initiative with a $56-million commitment. Barry Walker, community outreach coordinator with Efficiency Nova Scotia, says it’s a new venture for the nonprofit, but it gives homeowners another

alternative for cost savings. Homeowners can be pre-approved for the solar home rebates through their website. “Bringing in alternative energy is a complete departure from what we have done in the past; it’s always been focused on using less energy than trying to become your own utility,” says Walker. “The rebate is very simple. Basically, for a homeowner, its a dollar per watt and that would be on approved equipment only. There are specs on our website telling people what items are eligible for the rebate.” Walker says the cost savings from solar home systems vary, depending on the size of the house and what type of energy sources are being used to heat the home. roughly $1,300 per year for homeowners, but a personal home assessment is necessary to get an accurate estimate. The cost of installing a solar system also varies, but typically costs between $3,000 and $3,500 per home. “It depends on how much electricity you use,” says Walker on what homeowners can expect to save from engaging solar power. “That’s why we are using contractors and specialists who will look at the house, the angle of the roof, the hours of sunshine … I guarantee no two houses will be the same.” Although solar systems and rebates are new and exciting for Efficiency Nova Scotia and interested homeowners, the tried and true methods of saving and reducing energy are still the bulk of their mandate. Donald Dodge, development manager with Efficiency Nova Scotia, was at the centre of creating the Energy Efficiency Home Assessment Program, with which Efficiency Nova Scotia is so often associated. Specialists are called upon by homeowners to inspect their home for energy inefficiencies (for a subsidized cost of $99) and a full report

is sent back with recommendations that result in cost savings for electricity and heat bills, no matter what type of energy you use. Dodge says this is still the best place to start saving money and target what renovations are best suited for your home and how to cash in on rebates. “A properly insulated attic will make such a huge difference in your heating

for your buck when it comes to saving on energy bills. Homeowners can even do the work themselves and receive rebates on the products purchased for the renovation. “As somebody who has done it themselves, it’s a dirty job and it’s an uncomfortable job, but if you are willing to, it’s very much a do-it-yourself job. We offer advice on how to do it properly and what to look for. We offer rebates on the work done, not who does it, so keep your receipts,” says Dodge.

Rebates for beefing up your insulation, or any renovation approved by Efficiency Nova Scotia, are available within 12 months of the renovation. Specialists will also come in and do a free follow-up inspection so you can find out how much of a difference those renovations have made on your home energy efficiency. But, what if you don’t have your house yet? They can still help. Efficiency Nova Scotia offers a program for new home builds, where they can run

your new home blueprints and plans through their software and pinpoint where you can upgrade for more efficiency and cost savings. They make recommendations on what will save you the most cash and how much the upgrade would put you back. “This is where it really becomes so informed,” says Dodge. “It will show what it will cost, what it will look like on your mortgage and that is really crucial for people. It almost always works out to the positive.”

Buying a new home may be a bit trickier to have an assessment done, but Dodge recommends having your real estate agent approach the sellers if they would allow an energy assessment before signing any papers. He says this process is becoming more popular in real estate transactions, especially if sellers have completed energy efficiency renovations and can boast a high energy rating. “I live in a 53-year-old bungalow in Dartmouth,” says Dodge. “When I bought it, it rated 62 out of 100 on the energy guide scale and now it’s 79 out of 100. I of course would be thrilled to show people the work I have done on my home. It is a selling tool.” Heat pumps are still a popular upgrade for many people in Nova Scotia and rebates are still offered to those who go through an approved installer. Walker says with any rebate expectation homeowners should check

the Efficiency Nova Scotia website and ensure they are choosing someone from their lists. onk Renovations may have won the coveted title of the Canadian Home Builders’ Association Nova Scotia Renovator of the Year, however company owner, Dan Monk, is quick to assert there is nothing special about the business. If this seems like a strange way of promoting one’s life’s work, it quickly becomes clear what the renovation professional means. “We are constantly complimented on our clear communications and quick response times,” explains Monk. Recently, for instance, a potential client emailed Monk to say the company had already impressed them simply by getting back to them in response to a query. That’s right, they were complimented for emailing someone back. “At one point, we did an unofficial survey, asking our past clients why they hired us and what they liked about us,” says Monk. “The answers were simply that we showed up, we did what we said

we were going to do and we charged them what we said we were going to charge them. There is nothing special about this — it’s just about being professional.” “It shows how darn easy business can be if you are interested in what you do and are organized. There is no secret sauce, it’s not magic. We show up early and give our clients a full day — that’s how easy having a successful business can be.” Currently, Monk Renovations is booking jobs up to three months in advance, but the wait isn’t deterring anyone from having the company do the job they need. And Dan Monk makes it a point to be fully honest about how long customers may have to wait in the queue. “There is always a negative return in fudging the truth when it comes to business,” says Monk. “The key to our success is to always maintain trust with our client with professional and honest communication.”

“High-quality work and skilled employees should be a given…” Monk himself began working in construction at the age of 16, lugging and learning in the trenches. His interest in the field led him to pursue a degree in Civil Engineering from Dalhousie. After graduating in 1993, he worked with Atlantic Industries Limited, a national bridge and infrastructure company, eventually taking on the role of Regional Manager for Alberta. But his strong roots in Nova Scotia called him back home, where he took a position as project manager and estimator with Dexter Construction. And then, in 2009, he incorporated Monk Renovations. But he wasn’t finished learning. Six years after establishing the business, Monk obtained his Interprovincial Red Seal Certification in carpentry and is also a Certified Aging in Place (CAPS) Renovator. For the kitchen, the old plywood painted cabinetry was updated with fresh, practical and innovative features including a pantry, pot-drawers, pan dividers, built-in recycle centre. Before & Afters From Blah to Spa This ensuite bathroom was very old, dark and not very functional. The challenge was to create a brighter, more modern with a large custom shower to replace the tub. The new porcelain tiles on the bathroom floor and walls are accented with a glass and marble mosaic and capped with a chrome schluter to match the chrome fixtures. A bench, a potlight and two recessed shelves for shower products were also added. The floor of the shower is white marble river rock. To create the open concept the homeowners desired, a partition wall at the front of the kitchen was removed. All new hardwood flooring was installed and refinish to match existing.
