gardening advice for AUGUST Welcome to our monthly gardening column, where we will keep you up to date with all the important jobs to keep your garden looking great all year.
cutting back hard will be fine to reduce the height or width. If this is the case it will become a regular chore and might be worth visiting the garden centre to replace it.
August is traditionally holiday time, however keep deadheading perennials, Roses, trimming hedges & Summer flowering shrubs to keep the garden looking good.

Lawn care
The lawn has suffered with the dry hot spell recently and your lawn probably has more ‘flowers’, (Selfheal, White Clover & Scarlet Pimpernel to name but a few), than grass. Through August and September is the perfect time to put some life back into your lawn. Use an autumn lawn fertiliser, which is high in phosphates and potash. This will help strong roots to develop, which will produce healthy leaves. Don’t be tempted to use a spring fertiliser. These contain high levels of nitrogen, which encourages soft, sappy leaf growth that’s vulnerable to disease.
Cut back early flowering herbaceous perennials to prevent excessive self seeding (foxgloves), promote new foliage (Lupins, Geraniums) and encourage further flowering (Delphiniums). Poppies finishing will self seed or help them along with a good shake. Use an envelope to gather seeds but don’t forget to label them! Happy gardening!

All shrubs have done particularly well this year and hedging and cutting back Summer flowering shrubs should be in full swing – Formal evergreens (box, holly, privet), deciduous (Hornbeam, Beech and Hawthorn) conifers (Yew, Leylandii) can all be lightly trimmed and shaped as required. Summer prune Wisteria back to 4-5 buds.

When do we trim or shape our shrubs? As a general rule ‘has it just finished flowering’? Yes, then it can be shaped / trimmed, immediately before it produces next year’s buds. But how far? Well butchering back to the ground is not usually a great idea. Lightly trim the New Year’s growth and shape as desired. However if it is outgrowing its spot

During the Summer holidays why not get the kids baking? Children love to bake, well perhaps they like to eat cake? Muffins are simple and easy to make, the mixture is fairly tolerant and since my recipe is made oil then it does not need lots of mixing since it is quite a soft mixture. Muffins can be made using sweet or savoury ingredients and it can almost be a game to choose the and bake the best flavours. I always think the best part of baking is standing in the largest supermarket you can and go look at the aisles of nuts, fruits – almost anything can be used as a flavouring from Cocoa and Ovaltine to fresh citrus fruits, coffee and teas and dried fruits. The choices really are endless since our supermarkets are full of a huge variety of potential flavouring. Should you choose savoury then again the choices are vast. I always find its best to choose a cheese blue, cheddar, goats cheese, mozzarella all work very well (I think strong tasting cheeses are the best) and then herbs or spices and vegetables come next. So as you can see muffins aren’t boring just choose your favourite flavours. To give you a head start why not try: coffee, date and walnut; pistachio and rosewater; Orange and green tea; Mozzarella, Diced Red Peppers, Basil; Blue Cheese and Walnuts; Cheddar and Onion Confit...
Basic Muffin Recipe
Gas 6 Electric 175 Line a muffin tin with muffin cases.
• 2 Medium Eggs • 200g Caster Sugar • 200ml Milk (semi skimmed or whole) • 125 ml Vegetable Oil • 3tsp Baking Powder • 400g Plain Flour Simply place all ingredients in a large bowl and beat until the mixture is smooth. Fill all muffin cases until 2/3 full and cook for approximately 25 minutes – this could vary depending upon your oven. If you want to make chocolate muffins then substitute 100g of flour with cocoa.

it’s showtime! The summer fun dog show season is upon us, and it seems every village fair, charity and outdoor event has a fun dog show ring gracing its turf! You don’t have to have designs on the Crufts trophy to have a go at fun showing – in fact, it’s often in these classes that the ‘underdog’ can still reign supreme! Here’s a few reasons why: • It’s all in a good cause! Remember, the majority of these fun shows are for charity! • A great family day out. There are often lots of other activities/games/stalls etc at fun dog show events. • A value for money experience. With most classes being only £1-2 , for the price of a cinema ticket you can have a really great afternoon out! You’ll get some fresh air and exercise too! • Super socialisation for your dog – satisfy his need mix and mingle with his own kind on a super scale! Have you ever wanted to give them a go, but not been brave enough to give it a whirl?
Here’s some tips to get you and your pooch ‘runway-ready’ in no time!: • Before the show, make sure your dog is generally healthy, of a good weight and clean (This last is easier said than done!) • Take a smart but still practical lead with you, as well as your usual walking and training bit and pieces (eg, poo bags) • Look for the ‘entries’ when you arrive – normally in a tent /on a table near the rings. Here you can pay for classes. • The judge and their steward always explain what they want. Usually, you’ll all be asked to stand or walk your dogs around the side of the ring, so the judge can look at them. It’s generally ‘bad form’ to allow your dog to pester others in the ring, putting them off their ‘game’. • Next the judge might want to take a closer look. Typically, they may also ask you to trot up and down, or around the ring, so they can assess movement. Obviously, if your dog isn’t dragging you along, leaning diagonal on the lead, you stand a better chance of a rosette! • But there are many classes that are easier for novices – classes like ‘prettiest eyes’, ‘scruffiest dog’, ‘waggiest tail’ etc. are usually more relaxed and great for a ‘first try’. • In the end, it’s character and charm that win out, so never sacrifice these for a more professional performance! This is about having fun and letting your dog take the spotlight! So go on, give it a go! You might have the next ‘Best in Show!’

The Bexhill 100 Motoring Club are hosting their
annual Classic Car Show
At the Polegrove, off West Parade, Bexhill-on-Sea, on
Bank Holiday Monday, 31 August 2015. This event attracts around 500 display vehicles and 4000 visitors each year. The wonderful vehicles are on display together with a variety of stalls and a programme of interesting events happening throughout the day, including International violinist, Caroviolina (pictured). It promises to be a day to remember. Formed in 1999, the Bexhill 100 Motoring Club was established to cater for the needs of all motoring enthusiasts, whether they drive a classic car, commercial, motorcycle or even a modern day vehicle. Membership currently stands at around 240 members, and our new members are always given a warm welcome. The Club attends many local shows, fetes and events during the course of the season so that members can show off their pride and joy to support others raising funds for their organisations. The Club also holds informal social meetings at 7.30pm on every fourth Friday of the month – further details of the meetings plus pictures and information on events can be found on our website (shown below). We have donated over £40,000 to local charities and organisations in the last 10 years and hope that this year will be equally successful.

more special thoughts for blended families A significant concern for many blended families involves what may be happening in the other home environment your children spend time in. Maybe you have quite definite house rules, and like clear routines and boundaries, but the other home is an environment characterised by “anything goes” or “if it feels good do it”. Or maybe your home is very laid back and relaxed, and everyone does pretty much their own thing, but the other home is more strict and legalistic with a feel that “rules and regulations are all that matter”. Or perhaps you are a Clean Jean home, with sparkling loos, a bath and hairwash a day, a strict handwashing regime before doing anything, and you like everything in its spotless place; but on the other hand, maybe you’ve bought into the “hygiene hypothesis,” which is the speculation that the reason we have so many allergies nowadays is because we are, quite simply, too clean, and so we encourage our kids to play to their hearts content in the dirt, and aren’t too hot on standards of cleanliness! If you find yourself concerned by some such dichotomy, consider this: it may be difficult to accept, but typically, efforts to control the other home environment bear little fruit, and may become even worse through our efforts! Certainly, discussions of your concerns with the other key adults should occur. But just as important: focus on having oneness between parents in your home. Realise that differences and inconsistencies are almost inevitable between two home environments – part of your job as parents and step-parents will be to help your children deal productively with the differences. If dealt with creatively, these challenges can enhance a child’s maturity, and help mold and develop their own personal value system. Try not to fight the battle of insisting on common behaviours and rules for both homes, but rather put your energies into giving in to each child’s emotional needs. Another sometimes difficult task that every stepparent must face is loving their step-children. Love begins with acceptance. Therefore, you may not experience all of the tender emotions that are usually present with a child you have
given birth to, but acceptance of step-children is still our responsibility. Avoid the tendency to focus solely on a step-child’s behaviour – instead, look for positive character traits in each stepchild, and then think of practical ways to verbalise your appreciation, thereby reinforcing these traits. By changing your focus, you may begin to see the child with more accepting eyes – and as they sense your acceptance of who they are, their behaviour may even change. Your children may experience two very different “emotional environments” when they move from one household to another – it’s important to provide a consistent, safe and secure emotional refuge in your home, then, even though you can’t control the other environment, you can be empathetic and comforting of the pain that may be experienced in the other home.
Finally, are you approachable on the subject of inconsistencies? Do your children have the freedom to tell you when they sense areas of unfairness? Are you willing to hear their frustrations over seemingly different expectations for biological children and step-children? Be pro-active about approachability! Initiate these types of conversation, giving your children the chance to share any of the ways they think they are being treated unfairly, but remember that jealousy can inflame their feelings of rejection, and distort thinking. And keep discussing your expectations with your partner, so the two of you keep united – love each other to bits, even if you feel absolutely exhausted!

landlords – how to pay less tax on your buy-to-let properties Could your buy-to-let property be more taxefficient? Are you claiming back all of the allowable expenses? Here is our guide of what is allowable and what isn’t which will help you to keep your dreaded tax bill to a minimum. Capital Expenses - Let’s start with the expenses you can’t claim for. These fall mainly in the category of Capital Expenses. For example, the purchase price of the property, furnishing the property, conveyancing fees and estate agent fees can’t be claimed for. You also can’t claim for improvements against rents received for permanent works such as extensions that have enhanced the value of the property at the date of sale, although these can be claimed for capital gains tax purposes. So, what exactly can you claim for? Fees if you are using a Letting agent - If you use an agent to let and manage the property, you will typically pay 10-15% in fees. All of this can be claimed back against your tax. On a property with rent of £1000 per month, this is £150 per month or £1800 per annum you can claim as an expense. Your costs to find tenants if you are not using a letting agent - Any costs associated with finding a tenant. For example, advertising, legal documents, credit checks, obtaining references, can all be claimed against tax. Interest if you have a mortgage on the property - Every penny of interest you pay on your mortgage can be used to offset your tax bill. It is wise to keep your property mortgaged for this very reason otherwise you will miss out on this big tax break. For example, if the price of the buy-to- let property is £200,000 and you take on a repayment mortgage for this amount over 25 years, your total payments will be £1,055 repayment plus £667 interest. The £667 can be offset against your tax. For an interest only mortgage, the whole amount can be offset. Many landlords take this option with a longer term view that the housing market will rise. Mortgage fees - Although the costs associated with buying the property weren’t allowable, any arrangement fees or mortgage broker fees are tax deductible in that year.
General upkeep, repairs and maintenance - As long as it doesn’t fall under the renovations, extensions restriction, you can claim any reasonable expense relating to the upkeep of the property or furniture within it. E.g. repairing the microwave, fridge, oven, painting and decorating, cleaning carpets and the services of a gardener are all claimable. Note, you can clean the carpet and claim but if you replaced the carpet, this will come under improvements. Assuming the property is let out furnished, you can claim a ‘wear and tear’ allowance of 10% of rent per annum. This can be claimed without HMRC requiring any proof. *Although from April 2016 this will change and only costs incurred will be allowed. Leasehold-related costs - Service charges, ground rent and similar charges paid to a freeholder are allowable expenses. Bills paid on behalf of the tenant - As a landlord, you can opt to pay for a tenant’s council tax, water, electricity etc. – all of which can be claimed back against tax. This is also relevant when the property is empty. Insurance - Landlords require landlord insurance which covers liability, buildings, loss of rent amongst other things. This is an allowable expense. Other direct costs - Any phone calls, travel to your property, postage, stationery that are related to renting your property are allowable. should children use social media? Are you FOR or AGAINST children using social media? When my youngest daughter reached 12 she asked for a Facebook profile. She pleaded with me stating that all her friends were using it, and she felt the odd one out. I refused! Do you think I was too hard and should have allowed her to have an account? I am fully aware of the dangers surrounding children and the internet, so with this in mind I continued to refuse until she finally reached the age of 13. Why 13, what difference does it make? Facebook stipulates that users must be at least 13 years old before they can create an account. Creating an account with false information (including age) is a violation of those T&Cs. During research I have found that Twitter doesn’t ask an age. The minimum age for Instagram and Pinterest is 13; LinkedIn 14; WhatsApp 16; YouTube 18. Wouldn’t it be easier if they were all the same? Almost 16 now, my daughter uses many of the social media platforms available, I watch her on those platforms and advise where I feel it applicable. I still worry about what she might see. As if to prove the point one particular day, I was shocked and worried about the images creeping into my newsfeed. I un-liked the people who were sharing them, regardless of who they were, and I posted this on my profile. “I don’t share, like or comment on images of animal/human cruelty or graphic images depicting acts of terror or violence. Not because I don’t care. It’s because I do. Because if I liked, shared or commented on such awful sickening images, it would show up in my ‘friends’ news feed, which includes the 13+ age group!! I would rather not be the one to subject them to those images. Even I don’t want to see these images!” Now when I see something I dislike, I use the drop down option to say “I don’t want to see this”. Facebook is learning what I like and showing me more of it.
The benefits of using social media Like us adults, kids can enjoy the benefits of connecting with family and friends on social media, especially with those who live a distance away. Social media can also allow children to talk about the interests they have and to be able to join groups and pages around those interests. Using the platforms available gives them the ability to learn how to have good online skills, which is useful as they become adults in the workplace (If they are monitored and given guidance that is). But there are more disadvantages. Shady characters can gain access to personal information or the popular ‘check-ins’ (they could be lurking, disguised as someone the same age). The content can indeed be cute & adorable, but some content can be more of a mature nature and inappropriate. Even some of the social media’s own adverts can be a risqué! Bullying online is an issue we should watch closely for too. Even with this scary list pushed to one side, there’s the fact that social media can be a distraction and a waste of time! 7 tips to keep your child safer If you have a child (over 13) just starting to use social media here are some tips to help • Teach them to say NO! They do not have to connect with every request • Use the comprehensive privacy settings available to protect them • Remind them that anything put online is permanent • Use Filtering software to monitor them • Advise them to avoid questionnaires, or giveaways and contests • Remind them not to add anything they wouldn’t say or show to Gran! • Be a good example yourself!

lasting power of attorney changed on 1st July Lasting Power of Attorney (LPA) forms have changed from Wednesday 1st July. The Government has introduced new, clearer and simpler Lasting Power of Attorney forms. They come into effect on 1st July, however, a transition period of 6 months has been introduced to allow for existing applications to be registered up until 1st January 2016. The Government insist the redesign will make the forms easier to follow and faster to complete also removing the need for a second certificate provider option. So what action needs to be taken? If you have used the current LPA forms and they have already been completed, signed and dated correctly by Friday, 1st January 2016, they can still be registered at any time providing they have been made correctly. From the 1st July 2015 the new style forms: • Remove the requirement to notify someone of the registration and leaves this as optional – it is part of the LPA • Reduce the number of certificate providers needed to one • Encourage immediate registration by incorporating the registration pages within the form. The total length of the new form (ignoring the continuation sheets) is now 20 pages, inclusive of the registration section. If an LPA is made using the current application forms but has not been completed, signed and dated by 1st January 2016, then they cannot be registered. A further application would have to be made using the new format. This could end up being costly with the need for the donor to sign
the forms and have them witnessed again. The build up to the changes began with a consultation process commencing in October 2013 and the new forms reflect the responses to that process. The feedback was from users who were directly involved in the development and redesign, rendering the forms easier to follow and faster to complete. The requirement for a second certificate provider has been removed as it was felt this was making it difficult for some people who wanted to make an LPA. Does it make sense to simplify them? No changes are being made to Enduring Powers of Attorney (EPA) forms at this time. These will still be able to be registered after the introduction of the new LPA forms. The number of applications for Lasting Power of Attorney has increased significantly year on year with a total of 242,000 registered in 2012 to 2013, 295,000 in 2013 to 2014 and 394,000 in 2014 to 2015. Happy to help those people who have made a Lasting Power of Attorney but have not registered it yet.

summer days, school holidays... Summer days, school holidays and happy children. Summer is the ideal time to picnic with friends and let the children run free. Happy children are a joy to behold and bringing out the best in your children needn’t be hard work.
Allow your child to express their emotions, do not laugh, ridicule or humiliate them. Even if they are expressing emotions you find difficult to handle, do not withdraw or withhold your love. Ensure your child knows what you expect from him or her. Try not to send confusing and unclear messages. Remember, children are not mind readers. If you have a partner make sure that you are both singing from the same hymn sheet. Set clear rules and boundaries. We all like to know where we stand. Do not make idle threats. If you do impose sanctions, make sure you always carry them through, that way your child will know you mean business and they will learn to trust you. Do not compete with your child or try to get one better over them. If you have broken up with the child’s other parent, do not say unkind, hurtful or critical things about them. No matter how unkind they may be,
or how much you may be hurting. Fighting and point scoring can be a major source of anxiety to a child. Sooner or later all children will express thoughts or emotions different from your own. Encourage them to be inquisitive and to explore new things and have experiences that you may never have experienced. This is how they learn. Your self esteem should not be linked to your child’s appearance, behaviour or how well they do academically. By all means, give praise for things well done, but do not punish or withhold love and approval if they do not do well. When your children are misbehaving, remember they are not “bad” children. It is merely their behaviour that is “bad.” All behaviour means something. Step back and see if you can spot the meaning. Finally – Remember that children and adults have different needs and expectations. Children are not “mini grown-ups.” They want different things. Until next time.
