Following Comments from the Planning officer [Thandi Zulu] since the last application [ref: PRE/PRE/12/0074 - 07 August 2012] the following changes have been implemented:

Option oo1 -

The proposed structure has been further pulled back from the existing barn from the earlier 9m (29ft 6in) to 11.25m (36ft 9in)

-

The overall length of the proposal has also been reduced from 19.78m to 17m

-

The roof treatment for the main swimming pool structure (now a seperate unit in order to keep the overall massing to a minimum) tapers from a minimum eve height of 2.10m (also the height of the boundary fence) to a maximum of 4.28m at it's highest, while the reduced size joists supporting the lifting mechanisms for the retractable sides extend to a height of 5.23m

The exterior cladding has been re-designed with dark horizontal wood panelling to match the existing outbuilding in order to give it a contrast with the Grade 11 listed Old Kent Barn. So that it reads as much more of an out-building rather than an 'Extension' to the listed property

The facade has also been redesigned incorporating retractable side panels to the long elevation in order to minimise the visible glazing area when not in use. A simple hand-cranked pulley system has been utilized to move these panels to the desired effect which in turn is in-keeping with the agricultural surroundings

-

A full height glazed treatment has been given to the front of the swimming pool structure (Optional) and the front and back of the Gym unit, in order to make it a much more lighter feeling structure, in addition to which the glazing treatment for the gym affords a transparency enabling the historic wall to the rear of the garden to be viewed through from the main dwelling (Old Kent Barn)

Subtle uplighting with low wattage lamps could be used to further highlight the Historic wall

The tiling for the roof could be made to match the flat slate roofing on the listed property

It maintains a height of 4.18m for the main swimming pool structure matching the existing outbuilding of the same height. The Gym (which is now a seperate unit in order to keep the overall massing to a minimum) has a height of 3.53

-

The exterior cladding has been re-designed with dark horizontal wood panelling to match the existing outbuilding in order to give it a contrast with the Grade 11 listed Old Kent Barn. So that it reads as much more of an out-building rather than an 'Extension' to the listed property

-

The facade has also been redesigned incorporating sliding barn doors to the long elevation and front entrance to the pool, minimising the exposed glazed area considerably when not in use

-

The number of glazed bays to the long elevation of the swimming pool has also been reduced from 3 to 2, while an optional glazed lower elevational treatment to the Gym affords a transparency enabling the historic wall to the rear of the garden to be viewed through from the main dwelling (Old Kent Barn)

-

Subtle uplighting with low wattage lamps could be used to further highlight the Historic wall

The glazed link between the two units (Optional) enhances the lightweight feel and transparency of the final build

The proposed concealed butterfly roof could incorparate East facing PV panels to reduce the overall energy requirement for the extension, with West facing skylights for natural lighting during daytime.
