PROPERTY DESCRIPTION A true one of a kind studio with a distinctive loft feel! This charming artist's studio has a contemporary loft feel with soaring high ceilings, towering south facing windows and phenomenal light. Stylishly designed, modern and crisp, clean, safe and in an unbeatable location, the recently renovated pre-war edifice boast gorgeous mahogany wood floors, exposed brick and a handsome fireplace. The sun-drenched living room is spacious and comfortable. Opening up into family room is a fully-equipped kitchen with mexican tile floors, a breakfast-nook/bar and brand-new appliances, including a dishwasher. The pantry is stocked with glasses, a dining set, pots and pans, utensils, filtered Brita water, and general cooking staples so it's very easy to make a nice meal, but there are hundreds of restaurants that deliver in the area if cooking isn't your thing. Ideal for a couple or individual, as the Murphy bed, with its Sealy Pillow-top mattress, is not only beyond comfortable, but comfortably sleeps two. Clean sheets and luxury linen are provided for the guest, as are towels. A fresh supply of shampoo, soap and lotion can be found in the bathroom, along with a blow dryer, drying rack and ironing board. The full bath has high peacock blue ceilings, a mirrored vanity, glass enclosed bathtub and shower with great water pressure. There is free Wifi throughout the apartment. The media center is equipped with an ipod consul and flatscreen plasma television with a Roku system offering tens of thousands of free films and shows. Tenants will also be given a special key to access a private park on Jane Street, open only to local residents. Jane Street is one of the most picturesque and highly coveted blocks in the West Village. The safe, quiet treelined street is but a stone throw away from the West Village's best restaurants, the Meatpacking District's nightlife and Chelsea's galleries, SoHo, TriBeCa and the newly revamped Highline. It is easily accessible (3 blocks walk) to the 14th St Subway station (A,C,E,L,1, 2, 3). Also, there is usually plenty of street parking in the neighborhood as well as a myriad of parking garages nearby.

RENTAL AGREEMENT Upon the terms and conditions herein stated, this Vacation Rental Agreement (“Agreement”) is entered into between Property Management of Jane Street Studio LLC (“Manager”) and the Guest identified below (“Guest”). Term: This Agreement is for a Term beginning on _________________, 20__ (“Arrival Date”) and ending on ___________________, 20__ (‘Departure Date”). 1)Check-in and Check-out is Flexible 2)Property: The vacation rental property (“Property”) is: 47 Jane Street (directions available on request) a 3) Occupancy Limit: The maximum number of guests allowed at the Property at any one time __4__. 4)Damage Repair and Missing Items-Damage repair agreement is required for all reservations. Manager requires a valid. The Damage Waiver agreement acknowledges that the tenant will be financially liable for any intentional damage, theft, unauthorized entry into the owner’s supply closet, unauthorized pets, extensive cleaning required at check-out per Section 5, smoking, exceeding occupancy limited and any other charges/policies in Rental Agreement. Guest will be notified of any Excess Damage Costs in writing. 5) Indemnification and Insurance: Guest agrees to indemnify and hold harmless Manager and the owner of the Property against all loss, damage, expense, and penalty arising from any action of the Guest or visitors of the Guest which causes injury or death to any person or damage to any property. Guest is encouraged to secure the appropriate travelers or vacation insurance and/or renter’s insurance. 6) Cancellations: (a) If the Property becomes unavailable to the Guest prior to occupancy, Manager agrees to refund the full amount paid to the date of cancellation, and Guest agrees to release any claims against Manager. (b) If, for any reason, the Guest cancels this Agreement more than forty eight (48) hours from the Arrival Date, the Reservation Deposit will not be refunded unless Manager is able to re-rent the Unit or Property under the same (or better) terms and conditions of this Agreement, for the full Term reserved. If the Property is re-rented under the same (or better) terms and conditions than this Agreement, Manager will refund the Reservation Deposit paid, less a Cancellation Fee of $300.00 (or 10%), whichever is greater. 7) There are no cancellations permitted within 15 days of Guest Arrival Date.

8) The registered Guest and party(ies) on this Agreement are the only overnight guests allowed, unless prior written permission is received from Manager. The Guest signing this Agreement must be at least 25 years of age and will be held responsible for all other parties and/or guests of the Guest for compliance with this Agreement, with listed policies, ordinances, rules and regulations and for any losses incurred by Manager or to the Property due to negligence or vandalism. 9) Repairs and maintenance: Repair and maintenance problems must be brought to Manager's attention within 48 hours of occupancy or occurrence, or Guest will be held liable for all such damages or repairs. Manager will not be responsible for any unauthorized expenses incurred by Guest or his/her guests. Costs of needless or unauthorized service will be charged as Excess Damage Cost against the credit card on file. Maintenance responsibilities are as follows: 1) Manager: Electricity, water, sewer, local phone service, basic cable, and initial supplies (toilet paper, paper towels, dish soap, laundry detergent, hand soap, dishwasher detergent and garbage bags). 2) Guest: Extra cleaning fee (if Guest leaves Property messy or damaged, as above). If any of the preceding charges are incurred, an Excess Damage Cost will be charged against the credit card on file up to 30 days after Departure Date pending final invoices and Notice of Claim from Manager. 10) Pets: Pets are not allowed in or on the Property. 11) Smoking: Smoking is strictly forbidden inside the Property. Smoking is only allowed “outside”. Evidence of smoking inside the Property will result in immediate eviction and forfeiture of all amounts paid and will result in additional Cleaning Fee to Guest as Excess Damage Cost and will be charged. 12) Casualty or Destruction: (a) Should the Property be destroyed or rendered uninhabitable by an Act of God (including, but not limited to, hurricanes, storms, floods or fires), or by environmental disaster, or loss of utilities prior to occupancy by Guest, this Agreement shall become null and void, and all payments made hereunder shall be refunded to Guest. (b) Should the Property be destroyed or rendered uninhabitable as above during occupancy, reimbursement on a pro-rated basis will be negotiated between Guest and Manager based on the following: No refund is due (or will be made) for inclement weather. Travel or Vacation Insurance is recommended to be obtained by Guest. Guest and parties listed above must comply with any mandatory evacuation order. 13) Noise Ordinance(s): The Property is located in a neighborhood which has a "noise ordinance" in effect after dark. All Guests agree to respect the Noise Ordinance and to use common sense in keeping noise volume low after dark. Any police enforcement actions by the City, County or Home/Condominium Association are at the sole risk and expense of the registered Guest and may result in Excess Damage Cost and/or immediate eviction and forfeiture of all amounts paid. 14) Liability and Damage: Guest agrees to defend, indemnify and hold Manager harmless from any and all liability, claims, loss, property damage or expenses, arising by reason of any injury, death or damage sustained by any person, or to the property of any person, in or on the Property during the Term of this Agreement, including Guest, additional invitees or visitors of Guest, where such injury, death or damage is caused by a negligent or intentional act of Guest, additional guest or any of Guest’s visitors or invitees. 15) Cause for Eviction: The Guest and all parties with the Guest will be subject to immediate eviction from the Property if the Guest or parties of the Guest violate any terms of this 4 Agreement, including but not limited to,

violation of the occupancy limits, pet provision, smoking, noise ordinance or parking. In the event of eviction from the Property, the Guest shall forfeit all amounts paid and there will be no refund of money. 16) Attorney’s Fees and Costs: If Manager employs the services of an attorney to enforce any conditions of this Agreement, to collect any amounts due, the eviction of the Guest, or because Guest takes any action to recover deposits not due, Guest shall be liable to Manager for reasonable attorney's fees and costs incurred by Manager. 17) Short-Term Rental: It is expressly understood and agreed that this is a short-term vacation rental, and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights in Guest and no rights to renewal or for recurring usage. This Agreement is also neither a Time-Share sale or a Plan of Time-Share Development, nor a Vacation Club. 18) Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of Reservation Deposit and Final Balance, if paid, and such party will not be permitted to check in and/or will be subject to immediate eviction with the forfeiture of all amounts paid. 19) Succession, Assignment: This Agreement is binding on, and the benefits inure to, the heirs and personal representatives of the parties. However, neither this Agreement nor any rights hereunder may be assigned (in whole or in part) by Guest. 20) Acknowledgment: I/We understand and accept the terms and conditions on all pages of this Agreement.

HOUSE RULES

HOUSE RULES GENERAL 1. This agreement is an addendum and part of the rental agreement between Landlord/Manager and Tenant. 2. New rules and regulations or amendments to these rules may be adopted by Landlord/Manager upon giving thirty (30) days notice in writing. These rules and any changes or amendments have a legitimate purpose and are not intended to be arbitrary or work as a substantial modification of Tenant rights. They will not be unequally enforced. Tenant is responsible for the conduct of guests and the adherence to these rules and regulations at all times. 3. When the Tenant has a new phone number, they must communicate this information to the Landlord/Manager
CLEANLINESS AND TRASH 1. The unit must be kept clean, sanitary and free from objectionable odors. 2. Tenant shall assist management in keeping the outside common areas clean. 3. No littering of papers, cigarette butts or trash is allowed. 4. No trash or other materials may be accumulated which will cause a hazard or be in violation of any health, fire or safety ordinance or regulation. 5. Garbage is to be placed inside the containers provided and lids should not be slammed. Garbage should not be allowed to accumulate and should be placed in the outside containers on a daily basis. 6. Furniture must be kept inside the unit. All personal belongings must be kept inside the unit, or in storage areas approved in writing by Landlord/Manager. Any items outside the unit (unless approved in writing) are subject to removal by Landlord/Manager. Tenant may be charged for the cost of removal. 7. Articles are not to be left in the hallways or other common areas. 8. Clothing, curtains, rugs, etc. shall not be shaken or hung outside of any window ledge or balcony.

SAFETY 1. No smoking is allowed in unit or in shared areas of property. 2. All doors must be locked during the absence of Tenant. 3. All appliances, except refrigerators, must be turned off before leaving the unit. 4. If someone is to enter Tenant’s unit during Tenant’s absence, Tenant shall give management permission beforehand to let any person in the unit and / or provide the name of person or company entering. 5. No personal belongings, including bicycles, play equipment or other items may be placed in the halls, stairways or about the building. 6. Children on the premises must be supervised by a responsible adult. 7. Candles may not be burned in bedrooms.
MAINTENANCE, REPAIRS AND ALTERATIONS 1. If the unit is supplied with a smoke detection devise(s) upon occupancy, it shall be the responsibility of Tenant to regularly test the detector(s) to ensure that the device(s) is in operable condition. Tenant will inform management immediately, in writing, of any defect, malfunction or failure of such smoke detector(s). Tenant is responsible to replace smoke detector batteries, if any, as needed unless otherwise prohibited by law. 2. Tenant shall advise management, in writing, of any items requiring repair (dripping faucets, light switches, etc.). 3. Service requests should not be made to maintenance people or other such personnel. 4. Costs of repair or clearance of stoppages in waste pipes or drains, water pipes or plumbing fixtures caused by Tenant’s negligence or improper usage are the responsibility of Tenant. Payment for corrective action must be paid by Tenant on demand. 5. No alterations or improvements shall be made by Tenant without the consent of management. The undersigned Tenant(s) acknowledge(s) having read the understood the foregoing, and receipt of a duplicate original.

LOCATION 47 JANE STREET Jane Street is great. And, yeah, I'm slightly partial to just about any street in the West Village. But, it's one of my favorite streets. It's quaint, tree-lined, has beautiful buildings and a ton to do. It isn't a very big street but it packs a lot of punch. Jane starts at the West Side Highway. Right at the corner of Jane and West is the Jane Hotel. It was built in 1908 as a place for seamen visiting New York. All of the surviving crew from the Titanic was taken here in 1912 which is pretty cool. It's now an actual hotel that is better known for its trendy night haunt and attached restaurant. It's a shame that the Jane is so trendy because it is so cool. It looks very much like it's still the early 20th century in there. And, the ballroom section is incredible. You walk into that room and immediately feel like you've been transported to a time when you should be wearing driving gloves and nylons. You get snapped out of it pretty quickly when you see that it's punk hipsters ordering bottle service, though. Cafe Gitane, the restaurant is just ok. People swear by that place but I think the food is small and pretentious and the crowd thinks they're way too cool. The restaurant is a Soho kind of place to me. The next block east is lined with incredibly old and beautiful buildings. They're very expensive and all reminiscent of the old New York we read about. Either 81 or 82 (historians debate this) Jane street is the address that Alexander Hamilton was taken when he was shot by Aaron Burr. The corner of Jane and Greenwich is a factory building from the 1800's that was converted into beautiful loft residences. This is where Phillip Seymour Hoffman lives. A bunch of writers, actors and artists who do quite well for themselves live on this block and the next block east (between Greenwich and Hudson) so artist sighting is pretty prolific in these parts. There's a really good and very old Italian restaurant on the corner. It's quite small and cozy. The corner of Jane and 8th houses two of my favorite places in New York city. Tavern on Jane is great bar. I go here all the time and I'm never disappointed. It is so cozy and lovely and it's never too crowded. They also have great bar food. Across the street is my favorite restaurant in New York: Dell 'Anima. This place has unreal food. The octopus is a must. It is always packed though so you kind of have to make a reservation. The corner of Jane and West 4th houses The Corner Bistro. It has been around since 1870 and serving drinks non-stop. It fronted as a flower shop during prohibition and it still serves the cheap and fun McSorley's ale. It has, in my opinion, the best burger in the city. It's like dying a lovely death eating one of those things. Jane ends at Greenwich Avenue but that's more in New York greatness in a few blocks than some entire Avenues have. Two big thumbs up.
