Project Brief: This is a mall spread across 11 acres land located at prime location of Poonamallee road vanagram in Chennai. This North facing site has an existing Steel PEB structure. Project B.U.A.-7.3 Lakh sft. Concept: As the name goes, the client needed a mall which depicts Festive mood in their vicinity. The existing PEB structure was going to be revamped into restaurants, breweries, eateries & recreational spaces. The main building was going to house the main mall with Anchors & multiplex of 10 screens. This was a G+4 structure precast structure. As per client’s taste the design philosophy had be minimalistic, exposed concrete & yet elegant enough to reflect festive mood

MULIPLEX LEVEL FLOOR PLAN Existing Structures on site
Design Challenges: • The existing PEB building was a steel structure (Initially as warehouse) which was to b revamped for retail requirements . • The site was a backfilled site which demanded necessity of pile foundations • The main access to mall was very long (more than 200m) which demands an eye catchy landscape to get an engaging transition till mall entrance which would be vibrant, festive & welcoming. • Achieve Festive mood with colours , yet keeping design exposed concrete & minimalistic. • As per areas parking requirement was nearly 1000 in no. (Demanding 2 levels of basements) • Phase 2:- A 3 star Hotel. Since phase 2 was a high rise structure the entire site had a 10 m setback • Project being precast had to be detailed out in very initial stages. • Due to CMDA’s stringent laws no deviations on site were allowed & this had to be achieved with thorough precision in a precast structure. • Integration of Precast structure with steel structure & pile foundation.

This is a 2.2 lakh sft. hotel with 120 rooms, 2 convention hall, 2 restaurants, Conference halls & recreational areas. The structure was designed in tapering planning typology. • The ground & 1st floor were semi-public areas (restaurants & convention/conference halls) • The 2nd - 4th floor are the luxury suites with swimming pool & terrace garden attached. • 5th -9th floor are the suites for the guests. • Terrace has a semi open rooftop restaurant

The individual guest suites are provided with a pool facing balcony along with a private veranda. The interiors of the suite are also designed in traditional style keeping in mind the tranquillity of the site to give a feeling of a home away from the home. The beach is just 500m away from the facility, hence the plinth of the suites have sufficiently elevated to provide a glimpse of the shore line during sunset in the evenings. The scorching & windy ambience of the sea is clearly experienced from the upper suites on the 1st floor.

** Looking Through the Main road This is a 2.5 lakh sft. Mall in Kankroli, Rajsamand Rajasthan. This is one of the only malls in the region, the nearest being in Udaipur. As per clients requirement the mall has 1st 3 floors earmarked for saleable shops of 300 sft each with non centralised AC. These shops were to have split AC system.. Basement floor was allocated for 200 car parks. 3rd & 4th floor were Multiplexes (3-screens), Food courts, Fine dine, restaurants & game zones.

Challenges: 1. Neck deep Client requirements in terms of FAR areas vs. Car parks no's. 2. Achieve a unique Iconic building within set parameters. 3. The unified bye laws of Rajasthan applicable here were in Hindi. So we had to study the same & design the project. 4. A/C System: Unlike conventional mall, this was a Non Centralised AC mall with combinations of:

The client brief required for a low cost commercial facility to tap the IT crowd residing in the near by areas. Hence it was decided to have a right mix of eateries (partly Drive in), shops & commercial leasable spaces. Site access (Flyover)
Master Plan (Option-1) Techno commercial challenges: 1. This is a JV with more than 5 partners 2. Land is NA land 3. There is a railway line in the north & east part of the site. 4. There is an existing vaikkal (secondary drain) in the centre of the site flowing in branches. As per norms the vaikkal has to have a 15m all around setback with no development zone. 5. Odd shape of the site plan & existing level differences. 6. Site access was available only from the south side flyover due to existing road networks & railways lines; bottlenecking the overall facility.

This was one of the bidding project where in which the design brief was to design a resort & adjacent studio apartments in Boracay island. Concept: The concept derived the principle from Balangay, a conventional traditional Butuan boat used in these parts of Philippines which symbolises the growth & roots of their culture. The structure was a symbol of modern Balangay which would mark their growth & represent their culture. The site was a beach facing site & hence it would only complement the culture of Philippines

Concept: Mass Rapid transit system like Bus terminuses, Railway stations, Airports, Harbours are the Direct results of Unprecedented GLOBALISATION & Industrial revolution. Hence GLOBALISATION was the direct offspring of Industrial revolution & Futurism movements‌ Now as a matter of Fact, any transportation system like Bus transits, Railways, Docks & Harbors, Airports; all in turn are siblings of each other rising from a single Mother: GLOBALISATION. Therefore the Proposed design program indirectly depicts a Mark of Globalization making the Bus terminus a symbol of GLOBE.. An Earth.. An Orb..
Section
Theme ; An Orb: An Orb is literally a SCEPTRE i.e. a symbol of Sovereignty.. Thus "The proposed design program marks the phenomenon of globalization morphing the design into symbolic form of SCEPTRE which depicts the Sovereignty of Hubli. An ORB Terminus rises followed by a fully self sustainable ORBITAL mall.

This design was an attempt of Pre disaster management in a volatile & multiple disaster prone sites (like Philippines & Japan) in the world which need mass evacuations of up to 50,000 people. Thus the design was modular & a prototype, in a sense that planning remains the same but construction typology adapts to the circumstantial nature of the type of the catastrophe. This very nature of designing made the Shelter replicable in any part of the world. (The idea of such structure was derived from the Svalbard island seed bank popularly known as Dooms Day Vault.)

Project Brief: This was a Sebacic acid Plant in the upcoming area of Duqm Free zone . Surrounded by sea on one side, the site spreads across 360000.00 sqm. The total Built up area being nearly 31200 .00 sqm. My Scope: Zoning, Site plan, External levels, Admin Building (Full detail) Concept: The Indian Pharmaceutical client Shipra Agrichem wanted to depict their mark & symbol in the skyline of Duqm. Hence we had to come up with a design form which appeared as a symbol/landmark even when seen from sky. The feline design in the uppermost right hand corner depicts the Logo of the client which happens to be a Leaf covering a drop. Hence the admin building was a drop shaped structure.
