Happy Holidays from 78209 Magazine!

I hope you all are enjoying the season and time with loved ones. I must admit, with no reluctance, that I absolutely adore our city! San Antonio is filled with such vibrancy year-round, but the addition of lights and decorations during the holidays makes my heart happy. I know I’m not the only one who adores driving down Broadway with red bows and greenery lining the street overhead!

I’m so excited to share our business profile this month! Meg Sutton, owner of Belle and Union, took us on an adventure through her vintage diner-inspired winter wonderland of a shop. It was so hard not to shop for gifts during our photo shoot! Meg has created something extraordinary at Belle and Union, from in-house prints and cards to stationary accessories and more, and you can feel the love the moment you step inside!

Our neighbors this month are the Anderson family. Chase, Elizabeth, and their two precious boys absolutely melted my heart! We captured sweet moments of their family playing on the front lawn and strolling down their treecovered street.

I am also excited to share our stunning December cover. We had a fun in-store photo shoot at Lee Michaels’ Quarry location. What could be more fun than playing with the most exquisite jewelry and countless diamonds? Read more about our shoot on page 8!

McNay Art Museum Celebrates 70 Years of Art and Community

Built in the late 1920s by Marion Koogler McNay, the distinctive residence became the site of Texas’s first modern art museum when it opened in 1954. Since Marion McNay’s bequest of 700 works of art, along with her house, surrounding 25 acres, and an endowment to establish the museum, the McNay has broadened its program offerings, grown its collection, and expanded its spaces.

Throughout 2024, the McNay Art Museum marked its 70th anniversary with a yearlong celebration through an array of events, programs, storytelling, activations, and merchandise.

The McNay opened its doors to the public to join in commemorating the museum’s legacy of transformational art experiences at events like Founder’s Day and the 1954 Film Series. Events featured the opportunity to share a personal “McNay Story” in a new video series, bringing together rich programming and perspectives to imagine what’s possible in the decades to come.

The closing celebration, 70th Anniversary Family Night, will take place on December 12, 2024. The free event features live music by Wilkinson’s Quartet and familyfriendly experiences across the Museum, including exhibitions, origami peacock making, tile painting, contemporary art-making, and more. In honor of the anniversary, the McNay also launched its first digital guide, available on the Bloomberg Connects app, and opened The McNay Store, featuring limitededition anniversary merchandise, local makers and designers, and items inspired by the Collection.

The Witte Museum Announces

2024 Conference on Texas Theme: “Ode to Juneteenth: Slavery in Texas”

The Witte Museum proudly announces its 8th annual Conference on Texas, a dynamic event that highlights new research and fosters meaningful conversations about the state’s history. This year’s conference, taking place on December 5 & 6, 2024, is themed: “Ode to Juneteenth: Slavery in Texas.” This timely topic resonates nationally, reflecting broader conversations on race and history, and is also critical to understanding Texas’ past — where this subject remains deeply significant yet often underexplored. Through expert presentations and new scholarship, attendees will gain a deeper understanding of how slavery shaped Texas, particularly how enslaved peoples’ labor powered the expansion of the Texas economy. The conference promises to be an essential and innovative contribution to the ongoing discussion about America’s past and future.

This year’s conference is co-presented with The Witte’s partners, the San Antonio African American Community Archive & Museum (SAAACAM) and the Smithsonian Institution’s initiative “Our Shared Future: Reckoning with our Racial Past,”. It is a continuation of the Witte’s ongoing commitment to exploring untold stories of Texas, an initiative that also brought about the award-winning exhibition, Black Cowboys: An American Story, supported by Bank of America.

Headlining the conference is Annette Gordon-Reed, a MacArthur Genius, Pulitzer Prize-winning historian and author of the New York Times bestseller On Juneteenth. Known for her groundbreaking work that brought Juneteenth into the national conversation, Gordon-Reed will deliver a keynote address that reflects on the significance of this historic day and its continued influence on the fight for racial justice in America.

Honored with San Antonio Academy’s Distinguished Humanitarian Award

The Alumni Association of San Antonio Academy of Texas presented the Texas Cavaliers with the 40th Colonel W.T. Bondurant, Sr. Distinguished Humanitarian Award at a special luncheon held at the Witte Museum on Tuesday, November 19.

Named after Col. W.T. Bondurant, Sr., San Antonio Academy’s Head of School from 1927 to 1943, the award recognizes leaders who embody the values he championed: honesty, respect, pride in achievement, and service to others. Past recipients include notable figures such as H. Ross Perot, Jr., Tom C. Frost, and B.J. McCombs.

The Texas Cavaliers, a historic charitable organization founded in 1926, were recognized for their commitment to bettering the lives of San Antonio area children through numerous programs and events throughout the year. With a membership of over 600 civic leaders, the Cavaliers have distributed more than $8 million through the Texas Cavaliers Charitable Foundation to benefit local charities since its establishment in 1989.

“This recognition means so much to all of us who believe in the importance of helping the future leaders of our city be honest, be kind, and be the best they can be,” said King Antonio CI Scott Christy. “Helping our youth is one of the most important investments we can make — and it’s our responsibility to provide them with the tools, support, and encouragement they need to thrive. Together, we can create a stronger, more connected community where every young person has the chance to succeed. ¡Viva San Antonio Academy!”

San Antonio Academy holds the Texas Cavaliers close to its heart, as generations of Academy fathers, grandfathers, and alumni have proudly served in this historic charitable organization. BELLE & UNION Revives Printing Traditions With Modern Charm in 78209

Bringing Art to Life with Century-Old Technology

A local artist and entrepreneur is making waves in 2024 by using century-old technology. Belle & Union, an art-based business, specializes in bespoke stationery, greeting cards, and unique gift items. Owner Meg Sutton, with the support of her husband, Josh, creates many of the products by hand.

“Anything that has a Belle & Union logo comes from me,” Meg said. “I think of it and draw it out.”

The Magic of Vintage Printing Presses

Meg produces her signature pieces using an early 1900s printing press. Customers visiting the store often stop to watch as she operates the bulky, cast-iron machine.

“No one else has these incredible machines on-site,” Meg said. “You can stand by the window and watch while I work.”

The vintage printing press delivers the distinct, tactile quality that defines Belle & Union’s stationery and paper products.

“It creates this beautiful, deep, pillowy impression into the paper,” Meg explained. “Every single card or piece of stationery we print is done one piece, one color at a time. It’s a labor of love, but there’s nothing quite like it.”

Custom Designs for Life’s Special Moments

Belle & Union offers custom announcements and invitations for weddings, baby showers, and other special occasions.

Personalized note cards featuring names or business logos are also highly sought after.

“As more people hear about what we’re doing in-house with our vintage printing press, more want to own a beautiful desk set made just for them,” Meg said.

Illustrating Iconic Texas Landmarks

Meg’s talent for illustration shines in her popular line of architectural drawings. These pieces showcase iconic San Antonio landmarks like the Alamo and The Pearl, as well as architecture from nine Texas universities. She is also developing a line of notebooks and notepads inspired by vintage office supplies.

A Platform for Local Makers and Artists

Belle & Union partners with about a dozen local small business owners to feature handcrafted items for the home, kitchen, and office.

“The community element is important to us,” Meg said. “We give local makers and artists a platform to share their craft and products with people they might not otherwise reach because they don’t have their own storefront like we do.”

A New Space and Exciting Workshops

In 2021, Belle & Union moved from the Quarry area to The Collections Shopping Center at Broadway and Sunset. The new store doubled its inventory space, and Meg fell in love

with the red brick exterior and neighborhood vibe.

The larger space also supports in-store workshops offered to the community. One of the most popular workshops invites customers to operate the turn-of-the-century printing press.

“Customers learn how the machine works and print their own custom stationery,” Meg said. “Other classes include dried floral arranging, candle making, calligraphy, and journaling. We’re always introducing new workshops so people can learn new skills and meet new friends.”

Nostalgia for the Holidays

For the holiday season, Belle & Union has adopted a retro diner theme.

“You get that hint of nostalgia or yesteryear,” Meg said. “It’s fun, colorful, and joyful. People say it feels like an escape and a happy place for them.”

Building a Brand on Artistic Craftsmanship

A millennial with an old soul, Meg has built Belle & Union on a foundation of artistic craftsmanship and handmade

products. By rejecting mass-produced retail trends, she has earned a loyal and growing customer base.

“Everybody wants to be known as the best gifter, especially during the holidays,” Meg said. “When people discover our shop, they find something truly special. You can’t shop online or at big retail stores and find what we offer.”

The Anderson Family’s Mission to Give Back

Chase Anderson and his family keep homes cool and comfortable through Shafer Services Plus while sharing their good fortune with those in need. Since 1988, the company has provided relief from the sweltering Texas heat and occasional cold with expert air conditioning and heating services.

“At Shafer, we live by our Core Purpose: to improve lives,” Chase said. “This includes our customers, employees, and our community.”

Giving Back the Shafer Way

To fulfill this mission, Chase created Shafer Serves. Through this program, the company donates plumbing and air conditioning services to the elderly, families in need, and nonprofit organizations, covering the cost of expensive repairs or replacements.

“When A/C, heating, or plumbing breaks, the repairs are usually unexpected and outside some family’s or nonprofit’s budget,” Chase said. “Instead of donating money, we use our expertise and materials to make a bigger impact.”

Chase and his team find families or nonprofits in need through friends and business associates. Helping children holds a special place in Chase’s heart. For example, Shafer replaced three commercial air conditioners and completed additional work at no cost for the nonprofit San Antonio Youth. This effort made the after-school program’s environment comfortable for both the kids and the staff.

“Before we helped, the building stayed around 85 degrees,” Chase said. “Now, the temperature is in the low 70s, and the kids and staff are all smiles. Seeing the difference we made was incredibly rewarding.”

Supporting Youth

Chase expanded his efforts to support our youth by launching Shafer Cool Kids, a nonprofit that helps local organizations focused on children.

“This year, Shafer Cool Kids is supporting six organizations,” Chase said. “We donate money and volunteer our time. It’s been rewarding and so much fun.”

Helping young people thrive means a lot to Chase and his wife, Elizabeth, who are parents to two boys: George, who is three years old, and Spencer, who celebrated his first birthday earlier this year.

“With two young sons, I truly appreciate organizations that help kids succeed and find happiness,” Chase said. “Our youth are our future. If we support this next generation, our community will benefit for years to come.”

A New Outlook

Chase graduated from Alamo Heights High School and earned a degree from Texas Christian University. While at TCU, he met Elizabeth, a student at Oklahoma University. They started dating while Chase pursued a career as an asset manager for a large corporate bank. A life-changing car accident in 2013 brought Chase back to his 78209 community with a renewed sense of purpose.

“The accident gave me an opportunity to reassess my personal and professional life,” Chase said. “I realized I wanted to take my career in a new direction where I could make a larger impact.”

Chase started in the HVAC industry shortly after he became an HVAC technician with the goal of eventually making his way into leadership. He worked full-time in the field while attending St. Mary’s University at night to earn his MBA. Chase met Jimmy Shafer and went to work for Shafer Services in 2017. Then, Chase eventually purchased a majority stake in the company and became the owner and leader of Shafer Services.

Family Teamwork

And while Chase is the CEO of Shafer Service, he says it’s clear Elizabeth is in charge at their Alamo Heights home.

“She does an amazing job managing our home and busy family schedule,” Chased added. “I have to make a lot

of decisions during the day for the business, so I’m very grateful for her leadership at home in planning what we do together as a family and, in many cases, deciding what is best for your boys.”

In their free time, Chase and Elizabeth enjoy spending time with their sons. The family often visits the San Antonio Country Club, especially the pool, or heads to the Texas Coast for beach trips and fishing.

Though not legacy ‘09ers, Chase and Elizabeth feel deeply connected to the community.

“Elizabeth and I share the same values as this community,” Chase said. “We’re excited to raise our kids here and feel at home in 78209.”

78209 Real Estate Market Holds Steady Compared to San Antonio

The 78209 real estate market continues to perform well compared to other areas of San Antonio. Data from the San Antonio Board of Realtors (SABOR) ranks 78209 as 17th out of 31 area markets in the “Hotness Ratio” for existing homes. These metrics measure pending listings as a percentage of active listings. In October 2024, buyers placed 28 listings under contract out of 239 active listings. Sellers closed on 50 homes during the month, with homes selling for an average of 93.6% of their original list prices.

Buyers Find Opportunities While Sellers Close Quickly

The median sales price in 78209 in October 2024 was $490,000, marking a 19 percent decrease from the $605,000 recorded last year. This decline may reflect the availability of a broader range of homes at various price points. Still, 78209 ranked as the fourth most expensive market in San Antonio based

Luxury Sales Showcase Market Strength

Luxury home sales remain a cornerstone of 78209’s real estate strength. In October, sellers closed on 14 homes priced at $700,000 or higher. The highest sale was a 5,235-squarefoot Terrell Hills estate featuring six bedrooms and five and a half baths. It sold for $2,949,500 in a cash transaction. At the other end of the spectrum, the least expensive sale was a 3-bedroom, 2-bath, 1,772-square-foot ranchstyle home in Terrell Heights. It sold for $275,000 after spending 132 days on the market.

Alamo Heights Mules Football Team Dominates with Undefeated Run and Playoff Success

For an impressive fifth consecutive season, the Alamo Heights Mules football team completed their regular season undefeated. The Mules dominated most matchups during the 2024 regular season, finishing with a 39-7 victory over Kerrville Tivy.

Corpus Christi Calling

The Mules started their playoff run, hosting the Corpus Christi Ray Texans at Harry B. Orem Stadium on Friday, November 15. The Mules overwhelmed the Texans with a 70-14 victory.

With only a few days to prepare, the Mules faced the Mercedes Tigers from the Rio Grande Valley on Thursday, November 22, in Corpus Christi. The Mules easily handled the Tigers, securing a dominant 75-14 win.

Alamodome Showcase

In the third round of the playoffs, the Mules stepped onto the big stage at the Alamodome to face the Corpus Christi Miller Buccaneers. Mules fans, along with the cheer

teams and band, packed the stands to show their support. The Buccaneers caught the Mules off-guard by scoring 28 unanswered points in the first half. Refusing to give up, the Mules launched an exciting second-half comeback. Running back, D.K. Garza, ignited the rally with three touchdowns, including a thrilling 73-yard run and an 84yard kickoff return. Michael Terry III added a rushing touchdown to keep the momentum alive. Despite their efforts, the Mules ran out of time and fell 38-28, ending their season in the third round of the playoffs.

Season to Remember

The Mules’ 2024 season was exceptional by any standard. Just as important, the team united the community around a shared cause. High school students filled their section at every game, cheering loudly for their team. Families of the cheer squads, band members, and ROTC attended games to support their loved ones and the football team. Alamo Heights High School alumni regularly turned out to keep Mules traditions alive. Thank you for the memories, Mules 2024 football team. We can’t wait for an exciting 2025 season!

Veena Broumand shines on the volleyball court, on the track, in the classroom, and in the community and that’s why she was honored as the KENS 5 All-Star Athlete for Alamo Heights ISD.

Broumand was presented the award during a taping for the Great Day SA morning show. She was surrounded by her teammates and AHHS cheerleaders.

She was nominated for the honor by Principal Cory Smith and Head Volleyball Coach Sarah Holmes.

The senior has played volleyball for four years and participated in track and field for four years, specifically shot put and discus events. She is the Captain of the Track team this year.

She is committed to improving as an athlete whether by participating in club volleyball outside of school teams, or waking up early 6 days a week for training in the weight room.

For her academic efforts, she has been recognized as an AP Scholar, for earning a score of 3 or more on 3 or more Advanced Placement Exams. She is a member of the National Honor Society and Spanish Honor Society.

Veena has been honored with the Presidential Volunteer Service Award at the Gold and Silver levels for devoting 250 and 175 hours of community service the last two years.

Her extensive volunteer efforts include serving on the Teens Give Back Board as Vice President, and volunteering with organizations like Snack Pak 4 Kids, Camp C.A.M.P., Juniper Village Senior Living Home, and Northside Loaves and Fishes. She also volunteers with the AHHS Key Club.
