Property Sales December Property sales were 12, up 20.0% from 10 in December of 2017 and 20.0% higher than the 10 sales last month. December 2018 sales were at a mid level compared to December of 2017 and 2016. December YTD sales of 216 are running 6.4% ahead of last year's year-todate sales of 203.

Prices The Median Sales Price in December was $806,500, down -17.7% from $980,000 in December of 2017 and down -25.6% from $1,083,500 last month. The Average Sales Price in December was $821,440, down 19.8% from $1,024,800 in December of 2017 and down -26.7% from $1,121,200 last month. December 2018 ASP was at the lowest level compared to December of 2017 and 2016.

Inventory & MSI The Total Inventory of Proper&es available for sale as of December was 38, down -7.3% from 41 last month and up 46.2% from 26 in December of last year. December 2018 Inventory was at highest level compared to December of 2017 and 2016.

Market Time The average Days On Market (DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for December was 59, down -4.8% from 62 days last month and down -18.1% from 72 days in December of last year. The December 2018 DOM was at its lowest level compared with December of 2017 and 2016.

Selling Price vs Listing Price The Selling Price vs Lis&ng Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ra&o is below 100% the more of a Buyer's market exists, a ra&o at or above 100% indicates more of a Seller's market. The December 2018 Selling Price vs List Price of 96.1% was down from 96.8% last month and down from 96.5% in December of last year.

Inventory / New Listings / Sales

Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direc&on of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Proper&es in the market, the selling price per square foot is a more normalized indicator on the direc&on of Property values. The December 2018 Selling Price per Square Foot of $342 was down 5.5% from $362 last month and down -2.0% from $349 in December of last year.

The graph shows the basic annual seasonality of the market as well as the rela&onship between these items. The number of New Lis&ngs in December 2018 was 9, down 10.0% from 10 last month and down -18.2% from 11 in December of last year.
