Think You Found a Better Mortgage Quote? Think Again... I’d been working with Sheila for 7 months as her new home was being built. We addressed some concerns and pulled a new credit report to reverify their credit scores, and I sent her a Loan Estimate (LE) showing the final purchase price, loan size, PMI costs, closing cost breakdown, and cash to close. The builder I’m affiliated with provided her $3000 in closing cost assistance for using us as their lender and their preferred title company; which covered the bulk of her costs. As closing approached, Sheila also spoke with another local lender, who provided her a fee worksheet (rather than a legally required, binding LE). It didn’t reflect several of the costs mine did (including county recording fee, credit report, appraisal re-inspection fee) Sheila wondered why the second lender didn’t charge those costs. My answer? Those items will almost certainly apply, regardless of your lender, but they just didn’t disclose them. When an appraiser does a new construction home appraisal, the house is seldom 100% completed. The appraisal is marked “subject to” final completion, and appraiser has to return to verify the house is done before closing. Unsurprisingly, there’s a small cost for the appraiser to return, which SHOULD be reflected on the LE and fee worksheet, this also

CREAMY SHRIMP PASTA 8 oz (240g) farfalle pasta 1 pound (450g) shrimp, peeled and deveined 1 teaspoon onion powder 3 garlic cloves, minced 1/4 teaspoon salt and cracked black pepper 4 oz (120g) chopped sun-dried tomatoes, drained from oil – keep 2 tablespoons oil reserved 1 cup (240ml) half-and-half (or whipping cream) 1/4 cup (60ml) vegetable or chicken broth 1 cup shredded mozzarella (or parmesan) 1 tablespoon dried basil 1 teaspoon crushed fennel seeds, optional 1/4 teaspoon red chili pepper flakes 1/8 teaspoon paprika 1/2 cup reserved cooked pasta water (or more) 1 tablespoon grated parmesan, for garnish 1. To make the creamy shrimp pasta: Cook pasta according to package instructions. Reserve some cooked pasta water, drain the pasta, and reserve for later. 2. In the meantime, sprinkle shrimp with onion powder in a shallow plate and heat 2 tablespoons of the reserved oil in a large skillet over medium heat. Add shrimp on one layer and cook on each side for about 1 minute each, until shrimp turns pink or golden brown on both sides, season shrimp with salt while cooking. Remove the shrimp to a plate. 3. To the same skillet, add sun-dried tomatoes and minced garlic. Saute sun-dried tomatoes in oil remaining from shrimp on medium heat, stirring, for 1 minute until the garlic is fragrant. Add the broth and half and half to the skillet and bring to a simmer. Add shredded mozzarella and continue cooking the sauce on low simmer heat, constantly stirring, until all the cheese melts and the creamy sauce forms. If the sauce is too thick, add a small amount of half-and-half or reserved cooked pasta water. 4. Add dried basil, crushed fennel seeds, crushed red pepper flakes, paprika and stir well. Adjust seasoning with salt and pepper. 5. Add cooked pasta to the sauce, and reheat gently on medium heat. Stir in the cooked shrimp. If the sauce gets too thick, add a small amount of half-and-half or reserved cooked pasta water. Let everything simmer on low for a couple of minutes for flavors to combine. Garnish with grated parmesan if you like, and serve the creamy garlic shrimp pasta immediately. Enjoy!

Mortgage Rates Are Rising. Read This Before You Refinance.

he Markets. Rates moved lower for the first time in several weeks. For the week ending April 8, Freddie Mac announced that 30-year fixed rates decreased to 3.13% from 3.18% the week before. The average for 15-year loans fell to 2.42% and the average for five-year ARMs rose to 2.92%. A year ago, 30-year fixed rates averaged 3.33%, 0.20% higher than today. Attributed to Sam Khater, Chief Economist, Freddie Mac - "After moving up for seven consecutive weeks, mortgage rates have dropped due to the recent, modest decline of U.S. Treasury yields. As the economy recovers, it should experience a strong rebound in the labor market. Combined, these positive signals will continue to bolster purchase demand.
