SAN DIEGO
GREEN BUILDING COUNCIL
Year in Review
THANK YOU
With your support 2012 was an exceptional year for the San Diego Green Building Council (SDGBC). We moved our mission forward like never before; this report highlights a few of our proudest accomplishments for the year. · Our professional development attracted more than 2,000 individual attendees and we offered more than 9,000 contact-hours of education on green building and sustainable planning. · The volunteers in our Green Assistance Program certified their first LEED for Existing Buildings: Operations & Maintenance project at the WorldBeat Center in Balboa Park. · Our community set the bar for National USGBC’s first annual Green Apple Day of Service with more than 100 participants volunteering and learning about green schools and completing multiple upgrade projects for the Pepper Drive School in Santee. We cannot do this—nor would we want to do this—without our community, which has grown stronger in each of our ten years of history. Thank You. Douglas Kot, Executive Director

INSPIRE The San Diego Green Building Council provides a forum for a diverse group of individuals to come together in support of greening the built environment. From contractors and engineers to designers and developers, members and supporters come from various backgrounds with a shared passion for sustainability. Through volunteer committees and other activities, our members provide inspiration to the San Diego community. In 2012, the SDGBC expanded this mission of inspiration to Greenbuild, where several members presented a session on our Green Assistance Program (see pg. 10). Several USGBC Chapters have began implementing GAP in their region, and extensive replication is expected as word continues to spread.

EDUCATE Through events and collaborations, the SDGBC has grown while educating our community on a variety of sustainability related topics. SDGBC provides a Lunch+LEED monthly, in partnership with the San Diego Design Institute. This workshop series focuses on the latest technology and processes in green building design and construction. Professionals from around San Diego County use this opportunity to earn Continuing Education Credits to maintain LEED credentials. SDGBC also offers a monthly GreenMeet, an evening opportunity to stay updated on sustainability and development issues while networking. Other professional Development opportunities include workshops and tours to provide ‘hands on’ experience with LEED buildings, Living Machines, Urban Farming and other exciting projects around town. As an USGBC Authorized Education Delivery Partner, SDGBC works with local educational institutions to create and deliver programs to new audiences and promote the message of sustainable development in new communities.

COLLABORATE The first GAP project at the WorldBeat Cultural Center (WBC) in Balboa Park was launched in 2010 and provided LEED project experience to over 40 volunteers. In 2012, WBC achieved LEED Silver Certification under the LEED v2009 for Existing Buildings rating system. Upgrades and retrofits implemented at WBC from the GAP program resulted in reducing annual indoor water usage by over 20%, increased the natural daylight in the performance space through the installation of tubular daylighting devices, and helped reduce the energy draw through new LED stage lighting. In addition, significant upgrades were made to the hybrid natural ventilation system, providing more outdoor “fresh air to the building. Of the 40 plus volunteers involved on the project, 12 have used the experience for LEED AP or Green Associate exam eligibility and preparation, while those volunteers with an existing LEED credential used the experience to fulfill their credential maintenance requirements. In addition, the project provided volunteers with valuable networking and work experience, leading to a handful of personal and professional accomplishments we celebrate within our community.
“GAP HAS GENERATED PRICELESS AMOUNTS OF PROFESSIONAL DEVELOPMENT FOR ME. SDGBC HAS PROVIDED ME WITH REAL TIME PROJECT BASED LEARNING TO FULLY UNDERSTAND THE LEED EBOM RATING SYSTEMS, WHICH HAS GIVEN ME THE UTMOST CONFIDENCE TO SUCCEED IN THE AP EXAM.” -MARYBETH BARNARD-ZAFFINO, SUSTAINABLE MBA, LEED AP O+M
The Green Assistance Program (GAP) was developed to aid local nonprofits and community centers that desire to green their buildings and operations. The premise of GAP is to rally local green building expertise in service to institutions that support our community, to bridge the ‘gap’ between our community of building professionals and the community at large. GAP enables these non-profits to lighten the burden of operating their buildings, so they can better focus on their mission. The program also provides SDGBC members with valuable LEED project experience and the opportunity to learn from and network with other green building professionals. Direct GAP project involvement consists of an approximately 9-month period, with volunteers working in teams organized by LEED credit category. Volunteers with diverse backgrounds and experience levels are recruited from the SDGBC community. Teams then explore the feasibility of each credit through the completion of a LEED EB: O+M feasibility assessment, qualifying
recommendations based on a cost benefit analysis. The teams then support the non-profit partner in implementing sustainability upgrades and beginning the LEED certification process in two phases – an establishment period of adopting/ implementing plans, policies, and data collection methods; and a performance period in which actual building performance is logged. Documenting LEED credits often requires measuring detailed, longterm operations in the performance period and can be otherwise cost prohibitive for the non-profit partners with whom SDGBC works. However, many of the assessment recommendations will result in long term life-cycle savings, enabling the non-profit to invest these savings in its mission. For non-profits that choose not to pursue LEED certification, the team still provides recommendations and support regarding sustainability upgrades and best practices in operations, using LEED EB: O+M metrics to quantify sustainable performance.
COLLABORATE Green Apple Day of Service is a global movement to put all children in schools where they have clean and healthy air to breathe, where energy and resources are conserved, and where they can be inspired to dream of a brighter future. On Sept. 29, 2012, the SDGBC partnered with Balfour Beatty Construction and the Santee School District to host San Diego’s first Green Apple Day of Service at Pepper Drive School in El Cajon, CA. This school was in need of many repairs and modernizations, yet did not qualify for state modernization funds until the 2016-2017 school year. Sixty volunteers created a sustainable student garden, improved irrigation, installed a fence, painted and landscaped while 30 school teachers learned about classroom greening. Many local partners contributed to these efforts by offering both financial and in-kind donations, a true showing of community support for green schools.
VOLUNTEER IMPACT Volunteer committees are central to SDGBC and much of the Council work is accomplished through our eight volunteer-led committees. Each group meets monthly and is focused on advancing or supporting the mission of the organization through a different focus area. In 2012, our 100 most active committee volunteers contributed more than 1,100 hours, and demonstrated the commitment of San Diego’s citizens to a more sustainable future.
EDUCATION/PROGRAMS Actively engages the community by developing, planning, and implementing highquality educational and networking programs.
EMERGING PROFESSIONALS Supports those who are new to green building and cultivates a community of future leaders through professional development and networking activities.
EXISTING BUILDINGS: O+M Accelerates the implementation of green building operations and maintenance practices in existing buildings in San Diego by educating building owners and managers about the benefits of the LEED for Existing Buildings: Operations & Maintenance Green Building Rating System.
GREEN SCHOOLS Advocates for the adoption of green school design and construction polices by all California school districts. It promotes the design and construction of green schools which provide measurable benefits to student health, test scores, teacher retention, school operations costs and the environment.
MARKETING/MEMBERSHIP Comprised of industry professionals and volunteers with marketing experience who work on behalf of the SDGBC to promote events and accomplishments, attract and retain membership to grow our sustainable community.
LIVING BUILDING CHALLENGE Encourages the creation of Living Buildings, Sites and Communities in our region, while inspiring, educating and motivating a global audience about the need for a fundamental and transformative change.
RESIDENTIAL GREEN BUILDING Works to advance residential green building within San Diego County through education, community partnerships, advocating policy and developing resources.
SUSTAINABLE DESTINATION Seeks to be a catalyst for the transformation of the regional tourism and hospitality industries through the way buildings and organizations are designed, built and operated.
