POP OF COLOR
Micah Tipler, founder of TIPLER Design, is a true believer in embracing color in the kitchen. With DacorMatch, the innovative color system introduced by leading luxury appliance brand, Dacor, you can personalize your appliances in any pantone imaginable. Show your true colors. All of them.

Micah Tipler PRINCIPAL, TIPLER DESIGN Houston, TX
H
ouston based interior designer and Dacor Design Council member, Micah Tipler, is a force in the design, architecture, procurement, showroom, development, and build industries. Her “outside of the box approach has earned her status as an industry leader, and she is applauded for the design risks she takes, including her creative use of color in kitchen projects.

“What excites my design team and our clients about DacorMatch is the capability to truly customize something.” DacorMatch allows designers and their clients to customize the kitchen like never before. “Everyone uses their kitchen in a slightly different way. Being able to tailor it to fit all of our clients’ needs has become critical to the design process,” Tipler says. The DacorMatch Color System makes it possible to paint Heritage wall ovens and ranges in any color on the spectrum. “We’ve done ranges in subdued colors, from pearl white to navy blue. But we’ve also designed fun ovens in teal, fuchsia and orange, making something really unique and special,” she shares. The process is simple. By providing Dacor with your selected color swatch, the team will match it exactly, delivering a custom appliance fit to your taste. Tipler shares from experience: “Once we’ve established a color palette for a particular project, we determine an accent color that speaks to the client. Then, we provide Dacor with a pantone number, and the team creates a sample to send us for approval. It’s been a match every time.” In addition, Dacor offers seven standard colors to choose from. “DacorMatch is truly limitless, which as a designer, is hugely exciting,” Tipler says. “Being able to specify a personalized appliance for our clients that we know they’ll enjoy with their families for years is game-changing.” From start to finish, DacorMatch appliances take six to seven weeks. Warming Drawer in DacorMatch upon special request only.

EDITOR’S LETTER
Designers are increasingly seeking out bespoke pieces for their clients, such as this bold wall treatment by MJ Atelier (right).
Welcome to our annual Luxury Report issue dedicated to luxury in all its forms and iterations. To prepare for this issue, our editors reached out to designer-friends to ask, “How do you define luxury?” It’s interesting to read their responses. Certainly, it’s not about extravagance or price. For many, it’s about comfort, calm and a sense of peace in an otherwise noisy and somewhat chaotic world. Luxury is most definitely about anything that is made with great care and an attention to detail. I think it’s also about originality, which seems to be rarer to find these days. Most anything that’s elusive or slightly out of reach can be perceived as luxurious. Of course, time is the ultimate luxury: The idea of waiting for something to be made, (while we’re all programmed for instant gratification these days) seems sumptuous. I can relate to Ken Fulk’s response—that luxury is about the little things, like the scent of fresh-clipped flowers or an unplanned Sunday spent on the sofa. Can’t count how many weekends I’ve fallen into a nap on my red English roll arm, with a paperback novel atop my lap and my two Shih Tzu’s curled up beside me. Heaven!

Fashion designer Michael Kors once said, “A man in a well-tailored suit will always shine brighter than a guy in an off-the-rack suit.” With customization on the rise, many designers could apply the sentiment to homes outfitted with bespoke elements—including Achille Salvagni, principal of his eponymous international architectural and design practice. “In the last 10 years, my clientele has increasingly sought out homes that are oneof-a-kind,” he says. “In many ways, looking for a designer is like looking for a tailor that can make a dress that fits your body perfectly.” He cites a client who recently hired him to create a highly custom home in Mumbai, India. “She wanted a living room that was a portrait of her family,” he explains. “After interviewing

the family members, I created furniture that represents the qualities of each. A sofa embodies the personality of the father, the table is inspired by the daughter—together, all the furniture tells this family’s story.” Maria Apelo Cruz, who co-founded the decorative arts studio MJ Atelier with her husband Mike Jovanovic, also sees an increase in customers seeking one-off wallcoverings, furnishings and lighting. “We are riding the wave of designers who want to bring their ideas to life,” she says. “Today’s clients are looking for conversation pieces that no one else has.” An example is the wallcovering they made for an inveterate video gamer that includes symbology from classics including Zelda, Pac-Man and Pokémon.
Cruz says that bringing a designer’s creations to life requires finding the right craftspeople, and that’s challenging. “Many aspects of quality craftsmanship take a lifetime to master—so by the time you’ve perfected your trade, it’s time to retire,” she says. “Traditionally, a lot of information was passed down through families, but these days, some of the offspring of contemporary craftspeople are pursuing other things.” To keep those skills alive, she and her husband have started

The company offers their products in bespoke sizes, colors and fabrics. “Every person has a different idea about what makes the perfect design elements. What could be better than picking your own fabrics in the color combination to make something just for you? Customization is the ultimate expression of luxury.”
Custom designs take the form of personalized wall treatments, such as the one shown on the previous page by MJ Atelier. a teaching guild—and to the couple’s delight, they are discovering an eager audience. “The stereotype of a millennial is a person staring at a computer screen,” Cruz says. “But we’ve found many young people who want to learn how to paint, draw and gild.” That’s not to say there’s no place for computer screens in today’s customization climate. In fact, technology is facilitating even higher levels of tailored details. “These days, we have old-world techniques and modern tools living together—you’ll find an anvil next to computer-driven cutting equipment,” says Paul Verbecky, the general manager at Hammerton Custom. “Computer modeling is enabling us to do things we couldn’t have imagined in the past—we recently created a model showing a 6,000-pound fixture that’s 25 feet at its widest point. It’s the easiest and fastest way to show how a piece like that would look in a space.” But custom design takes longer and is more expensive to produce—so why are more consumers seeking it out? TIMOTHY CORRIGAN TEAMS UP WITH PERENNIALS TO CREATE FABRICS AND RUGS THAT WORK INDOORS AND OUT. WRITTEN BY SHANNON SHARPE PHOTOGRAPHY BY AMY DICKERSON
Timothy Corrigan is a self-proclaimed “Perennials freak.” With the debut of his new seven-fabric, three-rug collection, Perennials by Timothy Corrigan, the celebrated designer has put his own stamp on the high-performance fabric company’s “rugged yet beautiful” ideology. Luxe got the scoop on this exciting collaboration and why indoor-outdoor textiles are the future of design. You are crazy about high-performance fabrics. I’ve been using performance textiles for years— back when they were still ugly striped canvases! I realized early on, if you don’t have to worry about how you’re living in a house then it makes such a difference. I know some people who won’t let anyone drink red wine in their home, and I hate everything about that! When it is a “look but don’t touch” zone, then you’re not comfortable, your family isn’t comfortable and your guests aren’t comfortable. And the appeal of Perennials? It’s a gamechanger. Not all performance fabrics are created equal, and Perennials is kind of fanatical with how its fabrics perform. Also, the rugs feel like the
finest wool or silk. The company’s beautiful, soft carpet is stain-proof, which is exactly what people want. Customers want beauty and practicality. What was the spark for your collection? I have offices in Paris and Los Angeles, so my aesthetic is very much European-inspired, but through a casual California filter. In this collection there’s a fabric that is almost like an Italian tapestry, which is called Go for Baroque. There are also chinoiserie options, one which is inspired by a Chinese wallpaper and another that is reminiscent of an 18th-century interpretation of a French chinoiserie. You skew traditional, while Perennials leans contemporary. This was a real leap for Perennials. Ann Sutherland, who started the company, isn’t naturally drawn to the warmer colors and classical styles that I use but she said, “That’s why we need you!” I told her, “This is not going to be in your comfort zone. Be ready for it.” What’s in the crystal ball for performance fabrics? It’s important to see these fabrics as

something to be used indoors and figuring out how more products can be performance based. We’ll also see an expansion into materials like wood finishes with marine varnish so people don’t have to worry about putting down a glass. The future of design is influenced by consumers who are not willing to make the trade-off between performance and beauty.

THE LATEST TABLETOP FINDS ADD A TOUCH OF ARTFUL LIVING TO THE EVERYDAY. WRITTEN AND PRODUCED BY BRITTANY CHEVALIER MCINTYRE
This season’s spirited tabletop selections are making it easy to transform everyday place settings into luxurious works of art. Each piece offers a creative expression while also evoking a bold sense of time and place. Consider Buccellati’s Doge collection, which inspirits its Italian craftmanship and pays homage to the splendors of Venetian art with hand-hammered and chiseled silver enhanced with malachite, lapis and red jasper. Closer to home, Michelle Blade looked to her Pacific Northwestern roots for her ceramic Garden Series. Molly Hatch’s Always Collection brings a modern and playful twist to a traditional 18th-century European surface pattern, and Luke Edward Hall’s collaboration with Richard Ginori is based on his love of Greco-Roman mythology. And finally, James Peter Henry morphed his public art installation at TableArt into a limited-edition collection that celebrates “the complexity of a human journey in a possible fourth-dimensional state.”

“ETTORE SOTTSASS AND THE SOCIAL FACTORY”
Color, pattern, contrast and supreme confidence: terms that describe the rooms of Carleton Varney, the business associate and disciple of designer Dorothy Draper, whose firm he purchased following her 1969 death. With jewel-toned walls, snowy white trim, elegant furnishings and miles of fabric and carpets festooned with a wildly blooming garden of florals, the singular spaces Varney creates highlight the lessons he learned from his stylistic sensei and have cemented his role as interior designer to American presidents, governors and Hollywood celebrities as well as the mind behind stately embassies and magnificent hotels around the world. One of those majestic hostelries, the historic 397-room Grand Hotel, on Michigan’s Mackinac Island since 1887, is the subject of Rooms to Remember, Varney’s 36th book. Since 1976, Varney has been refreshing spaces at the Grand, and here he leads a tour of its 43 Named Rooms and Suites, distinctive lodgings devoted to and inspired by historical and famous figures ranging from Nancy Reagan to Napoleon to the late Gloria Vanderbilt. shannongrovepress.com
No voice defined the playful aesthetic sensibility of the 1980s better than Italian architect and designer Ettore Sottsass, famed founder of the Memphis Group, renowned for its kooky and now highly collectible Postmodern pieces. But the iconoclast’s creative legacy echoes throughout multiple decades and disciplines, as explored in the exhibition “Ettore Sottsass and the Social Factory,” which runs through October 6 at the Institute of Contemporary Art, Miami. The show spans his 50-year career and explores how his work reflected and challenged modern life. Pieces include his whimsical Superbox cabinets, which sought to defy the consumerist trends of the 1960s, and his utopian futuristic drawings and photography from the ‘70s. The exhibit also features works from his iconic Memphis furniture collections, which adapted the colorful irreverence of Pop art in rebellion against straight-laced modernism. ICA collaborated with acclaimed Mexican architect Frida Escobedo to design the exhibition space, which divides each era with a series of scrim walls inspired by Sottsass’s aesthetics. icamiami.org

THE INSIDER KATHRYN MIKESELL
Beyond the glamour of Art Basel, Miami has been enjoying an artistic renaissance, and the city couldn’t find a better champion than aficionada Kathryn Mikesell. In 2008, she co-founded The Fountainhead with her husband, Dan Mikesell, to support the art community. The program now offers international artists a prestigious residency, affordable studio space for locals and regular events connecting collectors and creators. Luxe spoke with Mikesell recently about her work and the city’s evolving art scene. fountainheadresidency.com Attraction to art: My husband and I both travel extensively for work; we delved into contemporary art as something to share together. We began collecting and quickly realized we were really drawn to the artists and how their perspectives changed the way we viewed the world.
COLLABORATION BACCARAT LA MAISON WRITTEN BY NINA KORMAN
Founded in 1764 in France, during the reign of King Louis XV, the venerable company Baccarat long seemed content to be one of the world’s finest makers of crystal. Impeccable stemware, vases and chandeliers were initially among its sought-after creations. Fast-forward to the 1990s and crystal-embellished jewelry as well as a signature fragrance—in a Baccarat bottle, of course—emerged. But that was just the beginning: Since 2012, Baccarat’s esteemed name and wares have adorned eponymous hotels, restaurants and bars around the world. Recently, the coveted crystal came back home in a big way via Baccarat La Maison, a line of furniture and decorative objects devised with Italy’s Luxury Living Group. The company is an industry pioneer known for creating and distributing lavish furniture collections for prestigious fashion and automotive brands like Fendi and Bentley. Unveiled this spring at Salone del Mobile in Milan and debuting in September at Luxury Living’s Miami flagship, Baccarat La Maison was designed by top French talents, including Jacques Grange and Arik Levy. The 40-plus Art Deco-inspired furnishings complement nearly every room. Case goods of rich rosewood, ebony and red elm coexist with elegantly upholstered seating. All feature a tasteful touch of crystal. A few are more ornate, like Grange’s crystal-tiled Le Bar (right), which literally sparkles in an array of hues thanks to embedded LED technology. It all makes for a dazzling display that would please any discerning homeowner or the most meticulous of French monarchs. luxurylivinggroup.com 108 / LUXESOURCE.COM
The Fountainhead’s origins: The residency began to support local museums by hosting their visiting artists. Now we partner with worldwide organizations to bring artists to Miami. Studio space needed outside the public eye without term limits led to Fountainhead Studios. Today’s mission: Our goals haven’t changed. We want to catalyze the careers of local artists, bring talent from around the world to Miami and build a closer community through art. Collecting philosophy: We take a very personal approach, searching for works we would want to wake up to every morning. It’s never about where this artist is going to be in the next 20 years. Hope for the future: To see more collaborations between different artistic mediums. And I would also love to see the business world engaged in more experience-based collaborations with artists.

TALKING SHOP THE GRAND TOUR
In the age of algorithms, nothing quite matches the serendipity of a new find. This adventurous spirit abounds at The Grand Tour in Palm Beach’s Royal Poinciana Plaza. The boutique is the passion project of interior designer Caroline Rafferty and her mother, Julie Fisher Cummings. “We’ve always been drawn to objects that have a story to tell,” says Rafferty, “and I wanted to create an arena for them.” Taking its name from the 17th- to-19th-century rite of passage where well-heeled Europeans traveled the continent and Britain learning about and searching for art and artifacts, the store offers a mix of modern-day artisanal furnishings and accessories, and iconic vintage pieces. Here, Rafferty shares some favorite gems. grandtourhome.com

I’m a huge fan of Electra Eggleston’s fabrics for two reasons: I love their bold use of color and pattern. And the story behind them tugs at my heartstrings, as family is so important to us. A LA CARTE DOCKSIDE DINING
Developed by Oklahoma-based Phillips Petroleum (aka Phillips 66) during the mid-1950s and ’60s, the Pier Sixty-Six Hotel & Marina boasted Fort Lauderdale’s only revolving rooftop restaurant. For those lucky enough to visit the octagonal room at the spikey pinnacle of the 17-story tower, a spectacular 360-degree view of the city and the Atlantic ocean just beyond was the prize. Orlando-based Tavistock Development Co. acquired the compound a few years ago and closed it early this summer, promising a respectful restoration and a bit of renovation. Two spots remain open, however: the Grille 66 & Bar restaurant and casual spot Pelican Landing, which is equally welcoming of diners whether they arrive by Boston Whaler or Blohm+Voss superyacht. pier66hotelmarina.com
JOINT ADVENTURE MITCHELL GOLD + BOB WILLIAMS Mitchell Gold and Bob Williams, owners of the ultra-successful furniture company that bears their name, are in a car, speeding through rural North Carolina on a weekday morning. Moving forward quickly is an apt metaphor for their business, which is now celebrating its 30 th anniversary. Gold and Williams initially founded a factory in Taylorsville to ensure superior, American-made products, then proceeded to take care of their now 900-plus employees by establishing on-site day care, a gym, a health center and a café. Their progressive policies rocked the furniture industry, and their products—vintage-style leather club chairs and seating slipcovered in casual fabrics—did too. The duo spoke with Luxe about their time in the industry. mgbwhome.com How does 30 feel? MG: Weird and interesting and great. We just hired a CEO, Allison O’Connor, to spearhead things, nurture our team and position us for even bigger and better growth in the future. Greatest lesson learned while in business? BW: Follow your gut. If you don’t have that really deep feeling about something, it may not be quite perfect. So many people let others get in their minds or talk them out of stuff, then things go kind of haywire. Proudest accomplishment as a company? BW: Day care. We started it 22 years ago. Since then we’ve had about 70 kids there all the time. You get to see them grow up. What’s next? MG: A whole new take on leather club chairs in exciting colors, like leaf green, deep red and peacock blue (shown). Some of the silhouettes are classic modern while others have a very new traditional look. 112 / luxesource.com
A few miles up the Intracoastal Waterway, perched on the southeastern edge of Lake Boca Raton, the centrally located Waterstone Resort & Marina offers another refuge for discerning visitors who choose to pull up by boat and stay for a few hours or days. Featuring an appropriately nautical blue and white color scheme, as well as private balconies showcasing panoramic vistas of the aquatic environs, the resort’s 139 Art Deco-inspired rooms are airy and tastefully embellished with custom-made furniture and fabrics. Artwork by painters Bette Ridgeway and Nina Sampaleanu curated exclusively for the property entertains the eyes, while a pair of restaurants, Boca Landing and the Waterstone Rum Bar & Grill, tempts tastebuds. The latter boasts the area’s only dock-and-dine experience and a 270-foot promenade greets those helming their own watercraft. Although a two-hour dockage limit applies to the boats of would-be diners, the hotel marina’s 190 feet of docking facilitites are available for the vessels of overnight guests. waterstoneboca.com

KidSanctuary Campus
Today, more than 400,000 children are in the foster care system. With your support of our 1,000 Wishes Ambassador Campaign, we can continue to make a difference—one child at a time.
A Campus With Cottages of Hope for Children in Foster Care Connie Frankino has long been a voice for abused and abandoned children, and when she learned that South Florida’s foster care system was in crisis, she leapt into action. For a decade since, she has served as the founder and chairman of the board for KidSanctuary Campus. Founded in 2009, the organization’s mission is to ensure that the children who come to its grounds experience a sense of belonging and permanency, in a caring and positive environment that nurtures self-esteem and hope.
KidSanctuary Campus features four beautiful cottages on a secure, 10-acre property in West Palm Beach. The young residents stay until they are reunited with parents, are adopted or age out of the system. Each cottage has been built without debt and decorated with love by more than 40 local designers and 200 local vendors. The latest initiative is the 1,000 Wishes Ambassador Campaign, which aims to support the completion of the Angel Crossing Enrichment Center. It will serve as a nucleus for the resident children, with case management off ices, therapy and tutoring suites, a library and study center, a theater, and a multipurpose space for special events, family visits and more.
Changing Lives: Stories of Impact To date, KidSanctuary Campus has served more than 87 children, who have each stayed for an average of 6 months to a year. Keeping siblings together is so important. Currently, the campus is home to four different groups of siblings. This year all four of the children KidSanctuary Campus has housed into their high school years have been accepted into college, and one of them saved enough money to buy her own car while maintaining a 4.0 GPA. While she learned to drive, another on campus was learning to ride a bike for the first time. Each child is different, but they all leave this place with a sense of purpose. The new enrichment center will ensure they have the tools they need to pursue a brighter tomorrow.
I am safe. I am loved. I matter.

Ideal for those who appreciate everything from red and white wines, craft beer and perfectly chilled sodas, the Beverage Cooler dips down to a frigid 34 °F—an ideal temperature for storing beer and other beverages that taste best at their frostiest. The Presrv Cooler works in nearly any space; its design is centered on providing solutions for the way people live and where they spend their time in the home. In an open kitchen, a Presrv Wine Cooler ensures that favorite bottles of wine are easily accessible when entertaining guests. And in game rooms, large walk-in closets or dens, a Beverage Cooler is an ideal option to store favorite drinks, so they are on hand and chilled to perfection.

“I love using bold color in a room that feels unexpected,” explains Houston-based designer Lauren Haskett of this sophisticated butler’s pantry scheme that packs a punch with its sensuous blue shade. Traditionally, the kitchen has been a neutral zone where clients steered clear of adventurous tones. Yet today designers are turning to bright and dramatic designs in the kitchen’s auxiliary spaces: Think glamorous and vivid gem tones in a prep kitchen, butler’s pantry or wet bar. These more modest areas are being transformed into rich jewel boxes—a surprising departure from what was once a purely functional room. As Haskett notes, “Color really sets the tone of the room.” So why not add some drama to peeling potatoes and storing spaghetti sauce?

PANTRY PERFECT LAUREN HASKETT
While using a strong color took some persuading (Black was the original pick!), designer Lauren Haskett always knew her client’s butler’s pantry needed something fresh. The trick was elevating the design of this space with polished surfaces and elegant details that were in keeping with the rest of this stately home near Fort Worth, Texas. houstoninteriordesign.co Tell us about the function of this space. I call this the butler’s pantry, but it really has a multitude of uses including acting as a connector between the main kitchen, media room and mudroom, so it gets used all the time. As the kitchen space only has one wall of cabinetry, this room doubles as a coffee bar, wet bar, charging station, storage area for china and catering kitchen. Several appliances, including a Perlick refrigerator, Scotsman ice machine and KitchenAid dishwasher, are also housed in the pantry.
A Native Trails sink and Kallista faucet sit in front of a large window that looks out onto the patio and pool. Backsplash tile from Ann Sacks lines the walls.
178 / luxesource.com
Is the same level of sophistication carried throughout the house? The overall aesthetic of the home is definitely on the formal side and even the spaces that are casual still have an elegance to them, so I wanted to make sure the butler’s pantry reflected how refined this residence is. I also wanted to inject a dose of glamour with this grand color.
photos: max burkhalter, max b photo.
The color is so striking. How did you select it? I’m so happy we went with Hague Blue because there is so much depth to it; it can go green, blue and gray all at the same time. However, what’s most important when working with a darker color in a space is to incorporate contrast, so it won’t ever feel like a cave. Here, we added lighter countertops, pale wallpaper, metallic hardware and glass-front cabinets that bounce light around.

CUSTOM METALWORK
BELT In 1986, the first luxury residential building inspired by Victor Horta’s famed Art Nouveau masterpieces was in planning. The process soon hit a snag, when no one was willing to take on the massive challenge presented by the metalwork concept. Eventually, word of the endeavor reached architect and artist Louis Beltran, who knew he could execute the work with passion and expertise. For more than two years, he co-designed with the architect and produced every single piece of metal for the building. Not long after the project came to a successful completion, Louis and his wife and professional partner, Luz Garcia, decided to dedicate their lives to metal art. They established Belt, a studio led today by its founders and the second generation: Valentina Beltran and Federico Beltran, who bring a fresh mindset and youthful savvy to the family-owned firm. The four have become something of a dream team, joining industry professionals in locations around the world to design and craft stunning, architecturally significant metal pieces. “We bring inspiration from traveling the globe, admiring nature, learning from history, reading books, studying architecture and appreciating art,” Louis says. “Every piece we create is custom to our clients’ dreams and handmade by our craftsmen, using old-world techniques. From classic to contemporary, railings to art commissions—if you can dream it, we can make it.”

Ask the Expert How do you define success? We believe it is a journey, not a destination. Success is every empowered craftsman, every team effort to find a solution, every smile on the client’s face when they see ideas materialized. Success is being here, now, doing what we love most. Do you include the client in the creative process? Yes. Understanding the ‘why’ behind each client’s unique vision is what helps us truly co-create with them. We ask a lot of questions, we listen, and we attentively observe what they aren’t saying, too. We explore together and welcome them in the creative journey.

OUR ANNUAL DEEP DIVE INTO REAL ESTATE AND THE SHEER LUXURY OF HIGH-RISE LIVING. WRITTEN BY MAILE PINGEL
PRODUCED BY BRITTANY CHEVALIER MCINTYRE
MOVING ON UP Over the last few years, more and more people have been gravitating toward cities and the vibrant lifestyle that high-rise living delivers. Young executives, international professionals, families and retired couples are looking for ease, convenience and walkability—museums, restaurants and schools at their doorstep—but all within the frame of luxury living. To meet the demand, developers are turning to the world’s most respected architects and designers to create residential buildings that meet every need, and quite a few whims. A latenight cognac and a game of billiards? A sunrise swim in the infinity pool overlooking the city? It’s all possible. And while the amenities are designed to feel resort-like, they are also intended to feel like home.

RISE
The Harrison, on Rincon Hill in San Francisco, was ahead of the curve when it devoted its penthouse floor not to the preeminent condo but to its residents’ pleasure—a democratizing move that new developments are following. There, designer Ken Fulk, who designed all of the property’s public spaces, created Uncle Harry’s, a green-lacquered lounge that lets everyone take in the 49th floor’s spectacular vistas. “With 180-degree views spanning from the ocean to the bay, we imagined this as the sky-high aerie of a bon vivant explorer that just happens to be your favorite uncle,” says Fulk. Accessed by a grand entry salon, the floor includes a dining room, pantry, fitness center and spa. It’s an homage to the city’s elegant and continental spirit, just with Fulk’s signature pizazz. theharrisonsf.com

Lobby library at 277 Fifth Avenue “Our design reflects the energy and sensibility of NoMad,” says Jeffrey Beers of his vision for 277 Fifth Avenue. “It’s my favorite neighborhood in New York, so it was easy to be inspired by the area’s historical buildings and creative vibe.” Making a traditional statement in thoroughly modern style is the lobby library, one of the building’s most sophisticated amenities. 277fifth.com Why a library? In the building’s lobby entrance, we really wanted to make an instant “welcome home” statement. Describe the look. Handsome, sensible, tailored and timeless. Tell us about the features. If you look closely, you’ll see the library mimics the building’s exterior. It’s beautifully made with dramatic, double-height cases and incredible wood detailing. While we have an affection for designing bookcases (I’m an avid book collector), we prefer to collaborate with renowned publishers like Assouline to curate what goes onto the shelves.

HIGH SOCIETY
FOUR REAL ESTATE DEVELOPERS CHAT ABOUT LUXURY AMENITIES AND THE FUTURE OF HIGH-RISE LIVING.
CURT R. BAILEY
LEONARD STEINBERG
KEVIN BATCHELOR
BRIAN LEVITT
What trends are you seeing in the high-rise sector? Developers will increasingly cater to families who appreciate the benefits of urban living—a graciously designed residence that extends to worldclass amenities for all generations. Must-have amenity: Fitness centers. I want state-of-the-art equipment, first-class service, innovative programming, and well-designed spaces that offer communal cardio workouts to private Pilates sessions. relatedmidwest.com
Why is the high-rise market so hot? Time is the last luxury, and high-rise living delivers convenience. Elevating yourself above the city allows you to enjoy all its joys while separating yourself when it’s time to relax and unwind. Amenities on the horizon: Wind turbines on top, generating energy for the entire building and a landing pad for drone deliveries. Security will become much greater, too. compass.com
Who’s moving in? In the past decade, we have seen a downsizing trend amongst empty nesters, gypsy nesters and older millennials. What’s luring them? This demographic wants walkability and a 24-hour, lock-and-leave lifestyle. Everyone wants their own personal concierge to handle everything from dry cleaning and food deliveries to tickets to the opera. They’re looking for higher-quality, personalized butler-style services. You can’t beat the hyper-convenience. hines.com
What amenity is most important to you? Where we live has a profound effect on our well-being and I’m all for beautifully designed common spaces that encourage gathering. How do you see the high-rise lifestyle advancing? People choose condo living because they want to know their neighbors. There needs to be a renewed focus on creating memorable experiences that build a stronger connection between people, place and community. navareal.com

Touch-open mechanisms (manual or electric) allow for handle-free cabinet fronts, while shades of white, gray and taupe dominate. Brass or bronze accents are also likely to make an appearance. Replacing microwaves and double ovens, these new technologies are healthier, perform better and offer greater flexibility in design than what they are superseding. Steam ovens, like those from Wolf, use steam and convection heat to keep more nutrients in the food, retain food color and eliminate the need for oil. Speed ovens use microwave technology in conjunction with convection to speed up the cooking process, while also serving as a true single oven or stand-alone microwave.

“In open floor plans, which continue to prevail and put the kitchen on full display, it’s important that appliances either act as a statement piece or blend into the overall design.” So say Mike Robertson, Alexa Warner and Tim Brohawn, the managing partners at Fuse Specialty Appliances. According to them, high-end brands are paying more attention to design than ever before, with True, BlueStar and Bertazzoni formulating new, often brightly colored finishes, and Sub-Zero and Wolf continuing to produce their sleek and red-knobbed icons. Still, those looking to shift focus away from the appliances aren’t left behind, as cabinet paneling is now impressively seamless. A walk through the Fuse showroom allows one to explore the merits of each approach, with experts standing by, ready to collaborate with trade pros and bring visions to life.

GET THE LOOK: MUST-DOS FOR HIGH DESIGN Say goodbye to matchy-matchy. Upon being asked to share his take on the aesthetic side of things, Sweid is clear about one concept: no matching. “Use materials that flow together but are not straightforward in how they do so,” he says. “There should be a bit of contrast. In spaces with so many moving parts—cabinetry, stone and tile, appliances—a determination to match everything perfectly often has the opposite effect.” Make it sophisticated and expansive. Sweid recommends considering three points of design when refreshing a kitchen or bathroom: “Simplicity keeps the room elegant and stylish at the same time. Open layouts are still trending and allow future flexibility, while light hues will make it appear bright, airy and larger in size.”

Put stone first. This is the advice the Primestones team offers to anyone looking to accomplish an eye-catching, dramatic kitchen or bath design. “Stone is a natural material that has unique features and its own character, neither of which can be changed,” the staff says. “The choice is very personal and can be compared to picking a piece of jewelry. Oftentimes, we encounter customers who come to us looking for a specific stone that would pull together the color palette they have already chosen. This makes the process more challenging, and limits one’s ability to choose a stunning piece of stone.”

walk in a room, and I immediately know where all the furniture should go,” says designer Susan Zises Green. That instinct can emerge spontaneously. It did years ago in Vero Beach when her friends took her to see a potential vacation abode in Windsor, the oceanfront planned community created to encourage connectivity among its structures and residents. “It was divinely beautiful, but it was too big for a single person,” the designer recalls. Besides, she already owned a home she adored in the neighborhood. While the large house sat empty for years, Zises Green’s smaller residence was increasingly becoming less suited for visits from family members, even with a guesthouse on the grounds. “Then my son said to me, ‘Mom, we’re a family; we should be under one roof,’ ” she recalls. Heeding his advice, she bought the other property, which turned out to be a serendipitous fit from the start. “When I moved all my furniture in, it didn’t seem big—it seemed cozy, homey, inviting and wonderful,” the designer says. The layout is partly to thank: One staircase leads to the master suite, and another goes to the guest quarters, creating a sense of privacy for the owner. Though the structure was completed in recent years, the interior is full of history because Zises Green holds onto every furnishing she’s ever bought. “I think I’ve sold only two things in my life: a portrait and an ottoman,” she notes. “I buy only pieces I love.” To keep things interesting, the designer rotates furniture from house to house—she also has one in Nantucket and one in New York—or puts items in storage along with inventory from

her client shopping trips. “I learned early on that if I see something fabulous, I should buy it and put it away so I can always give clients something magical,” says Zises Green, who keeps on top of it all with a copious database. Standouts from the designer’s collection make encore appearances in Vero Beach. From her first house, in Woodstock, New York, a pair of cabinets with carvedwood frame mirrors that sat in storage for 20 years now reside in the living room—exactly where she envisioned them several years before. From the same house is an enormous antique English cabinet that had been locked away for two decades. “I had the perfect spot for it in the kitchen sitting area,” Zises Green says. It takes up much of one wall, doing double duty as an elegant hideaway space for books, games and extra crockery as well as a memento of another time. Memories are layered elsewhere, too: In the foyer is a wooden bench with brown upholstery purchased from the legendary late New York antiques dealer J. Garvin Mecking. “He had the most incredible furniture,” the designer recalls. To bring a fresh attitude, as well as unify all the furnishings in their new conversations with each other, Zises Green reupholsters everything. In the light-filled living room, she skillfully blends vibrant color and intricate motifs, harmonizing multiple seating areas through bright yellow and cream ticking upholstery as well as boldly patterned yellow- and rose-colored pillows. It’s ideal for entertaining, yet even when she’s alone, “I sit in this room all the time,” the designer says. “It’s spirited and happy.” A guest room likewise shows off a masterful mélange. A metal canopy bed goes without draperies, highlighting the sculptural quality of the curved frame. Only a pro can put together a coral carpet and apple green curtains, contrast them with black and white bed linens, and triumph. Zises Green did just that, adding a historic oil portrait of the Duke of Wellington for good measure. The pieces themselves are traditional, but the overall effect is vivaciously modern. In another guest room, beyond the expansive loggia, the offwhite walls were not quite right, but the designer couldn’t put her finger on a new hue. Here, her sixth sense prevailed, this time in the form of a dream. “It had to be green, a mossy swampy green, and it looks wonderful,” she says. With its plentiful guest rooms and gathering spaces, the designer’s new home easily accommodates visiting family. “It’s a house filled with love and joy,” Zises Green says. The feeling remains even when she has the abode to herself thanks to the savvy strategy she regularly conveys to clients: “I never ask them to buy something they don’t love. I tell them, ‘Whatever you buy with me, you’ll have forever.’ ”
In the foyer of designer Susan Zises Green’s Vero Beach home, a chair acquired at auction sits next to an antique cabinet on a custom rug. A sconce perches by artwork she bought years ago. “Nothing of mine ever goes to waste,” she says. “Furniture and paintings are always recycled.”

Many Happy RETURNS IN PALM BEACH, DESIGN PROFESSIONALS REUNITE TO UPDATE AN ESTATE THEY CREATED 20 YEARS AGO. WRITTEN BY LINDSAY LAMBERT DAY / PHOTOGRAPHY BY BRANTLEY PHOTOGRAPHY
T
wenty years ago, a designer, an architect and a builder joined forces to give life to a stunning Palm Beach estate reminiscent of an Italian Renaissance villa. When the property changed hands nearly two decades later, the new owners, impressed by its fine craftsmanship and understated style, commissioned the same team to refurbish the abode, a vacation retreat in an area they love. “They walk, ride their bikes and use this marvelous town, rather than just nest in it,” says Mimi McMakin, the home’s original designer who returned for the revamp. “They enjoy being here.” This time, McMakin enlisted the help of her colleagues Cece Bowman and Leslie Gaudio to transform the interiors. And while Harold Smith previously served as lead architect on the residence, architects Peter Papadopoulos and Taylor Smith from his firm helmed the current renovation with original builder Gene Parker. “It was wonderful to construct the home for the previous owner and then come back years later to do a major renovation with a new interior design style,” Parker says. The erstwhile owners favored strictly classic decor to showcase their fine silver and antique furniture collections, McMakin recalls. The new owners preferred refreshed spaces that would be airy, sophisticated and soothing. “What attracted this couple to this house was how well it was built,” the designer says. “They could appreciate very traditional appointments but also see they could make it more contemporary.” The home called for a tranquil atmosphere, which influenced the design team’s decision to employ an

elegant, island-inspired palette dominated by blue, beige, red and cream. “The directive we had was to make the house serene but with an eye to the fact it’s in the tropics,” McMakin explains. Hence, furnishings in texture-rich materials such as bamboo, glass, marble, rattan and woven cane are juxtaposed with subtly printed wall fabric in nearly every room. “In one of the bedrooms, the pattern on the wall is cane applied over upholstery, which gives it a crosshatched look,” Bowman notes. Willing to experiment with the design, the clients were interested in supporting local craftsmen—and several opportunities arose. “The owners fell in love with the wallpaper that was going to be put on the ceiling in the master bedroom, but the scale was incorrect,” McMakin says. “We hired a fabulous artist who created that paper by hand.” That same artist also produced the foyer’s trompe l’oeil paintings of tall, feathery green fronds in stately white and gold chinoiserie planters. And the master bathroom received its own custom touch via artistically etched glass shower doors that replicate the space’s pineapple-print wallpaper. To take full advantage of the locale, the owners wanted an enhanced indoor-outdoor link. Papadopoulos and Smith installed a cantilevered balcony off the master bedroom, overlooking the rear yard, and reconfigured the family room to allow for the addition of large windows. “We were keen to bring in more natural light.” Smith says. “It was nice to improve that connection.” Other sight lines in the room were made possible thanks to a clever technical rearrangement. “We put the mechanical equipment, generator and air conditioning in one location at the back of the property, thereby allowing every window and door to open to a garden, a courtyard or the pool,” Papadopoulos says. Yet the verdant grounds, conceived by landscape designer Keith Williams, are best appreciated on the loggia, an airy space showcasing a cypress wood ceiling and eye-catching tropical details. “It has applied molding in a fabulous pattern, lattice that’s been applied by hand on all the walls and wonderful cutouts, shapes and arches,” McMakin says. Williams devised additional new gathering spots near the rebuilt swimming pool, including a rear pergola, exterior seating and an outdoor shower. “We took over unused landscape space on the west side of the house to create great gardens with a fountain and a sitting area,” he explains. After two decades, the home’s interiors may have evolved stylistically, but as four timeless pineapple lanterns at the entry clearly signify, a welcoming spirit still remains. “They’re a well-known symbol of hospitality,” McMakin notes. “It’s an indication this is a house owned by very nice people, and you’d be fortunate to be invited inside.”
“Our clients live outdoors, designer Mimi McMakin says of the owners of a Palm Beach house she updated along with colleagues Cece Bowman and Leslie Gaudio. SEA CHANGE CLEAN LINES, ORGANIC TEXTURES AND HIGH-CONTRAST TONES STRIKE A MODERN NOTE IN A VERO BEACH ABODE. WRITTEN BY JEFF TURRENTINE / PHOTOGRAPHY BY JOSHUA MCHUGH
A dramatic limestone fireplace by Spark Modern Fires distinguishes the living area of a Vero Beach home by designer Kevin Dumais. Custom sectionals from David Sutherland join RH coffee tables, a Ralph Lauren Home armchair and Moore & Giles ottomans on a Mark Nelson Designs jute rug. Martha Sturdy’s Reflections series occupies the corner behind Gregorius Pineo’s Archytas lamp.
O
ver the course of their lives, designer Kevin Dumais’ clients had owned many traditional homes. But after 15 years of living in Windsor, the Vero Beach couple hoped for a new house that would not only provide comfort and encourage relaxation but also offer something they’d been missing out on: streamlined modernity. A residence in the area seemed to perfectly express what they were after: It was sleek and sophisticated but tempered with just enough Florida casualness to take the edge off. It was also not on the market. Newly completed, it actually belonged to a friend of theirs and had been designed by Dumais. Availing themselves of the opportunity to build from the ground up, the couple soon initiated a creative partnership with the designer, architect Clemens Bruns Schaub and general contractor Jayson Clayton. Their goal: Create a home with resort-like attention to detail and a total commitment to coziness. For Dumais, the best way to achieve the elegant yet easygoing effect was to establish a color and materials palette of soothing neutrals. Light wood was chosen to evoke a coastal environment and is enhanced by organic textures. Jolts of dark color, usually black, accent the proceedings “to give it some dynamic punch,” he says. The idea first presents itself in the colonnaded entrance portico, where modern white columns engage with low black planters. Inside, aesthetic back-and-forths like this take place in nearly every room, conferring the convivial energy of an afternoon cocktail party upon the entire house. “It’s a more refined, detailed design than anything I have worked on,” Clayton says. It’s just the atmosphere the owners desired. “We wanted a contemporary house with as much light as possible streaming into it, almost as if we were living outside,” the wife says. “We also wanted the house to be super comfortable and inviting, with lots of places to curl up with a book or chat with friends.” They envisioned an expansive open-plan ground floor that could quickly be transformed into a series of private-yetconnected spaces. To create different settings, Schaub gave them three adjoining volumes—a living, kitchen and a dining area—that can each open to or close off from one another, thanks to sliding doors equipped with specialized telescoping hardware that allows the wooden panels to stack flush.

A colorful Wendy Small artwork in the foyer is visible from the dining area, which opens to the kitchen via paneled sliding doors. Apparatus’ Arrow pendants seem to float over All Custom Cabinetry’s white oak table, which is lined with armless Milo Baughman side chairs and capped by custom Moore & Giles leather ottomans.
The door frames’ warm, rich oak ties into the ceiling of the dining and living areas. “The natural wood tone of the paneled ceiling creates the mood and visually brings the open expanse of the room to an inviting human scale,” Dumais says. The 14-foot oak dining table he designed helps forge a link between the home’s architecture and its furnishings. “Instead of placing captain’s chairs at both ends, we wanted to do something a bit more unexpected,” he says, “so we created these monolithic ottomans.” Upholstered in black leather, the plinth-like seats ground the sand, bronze and ivory tableau while draperies made from a sheer, striped fabric inject a subtle nautical vibe; they are a gentle reminder, Dumais says, that “this is a beach house, even if it doesn’t have a beach theme.” Off the dining area is the eye-catching staircase. Designed without visible supports, it has treads inspired by louvers and was a difficult feat the architect admits pulling off through a combination of “3-D modeling and tenacity.” Meanwhile, Dumais’ talent for blending textures continues on full display in the studies—his and hers—and the sleeping quarters. Bleached and petrified wood accents pair with jute, alpaca and hair-on-hide carpets to add depth to the structure’s concrete, stucco and cedar. Many of the walls are clad in finely woven paper such as seagrass, rich in color and tactility. “Wallpaper is having a big moment now; many of our clients are asking for it,” the designer says, noting such a statement would have been preposterous even just 10 years ago. “In a house with concrete floors and glass walls, it was necessary to bring in textures that would interplay with the minimal and hard materials of the architecture.” Creating warmth against the backdrop of modernism is trickier than it seems, yet, as Dumais shows, in the right hands it can appear as natural and effortless as the sun setting over the Indian River Lagoon. luxesource.com / 253
