KAFD King Abdullah Financial District Riyadh, Kingdom of Saudi Arabia KAFD is projected to be Middle East’s first financial district on a scale and of regulatory and technological standards, to match the major global financial centers. KAFD occupies 1,600,000 m2 and constitutes over 3,000,000 m2 floor space. Estimated project cost is US $96 billion, and I am sitting in as one of the Design Review Panel Board Member representing Omrania (together with representatives from Hill International and Henning Larsen Architects) for Public Pension Agency (PPA) / Rayadah Investment Company (RIC) as the Land Owner and Prime Developer of KAFD.

King Abdullah Financial District KAFD | PPA 10 project | Riyadh, Kingdom of Saudi Arabia KAFD/PPA-10 project is the ďŹ rst package launched by Public Pension Agency (PPA) consisting 10 parcels. The project is being done in a Design & Build scheme by Builders: Saudi Bin Ladin Group, Saudi Oger Ltd, El Seif Engineering Contracting, and Saudi Constructioneers; involving Designers: FX Fowle, Callison, Khatib Alami, and Lab Arch., with Omrania as the Design Reviewer Consultant. I have been involved in the project since 2009 until now doing the architectural design review (Concept, Schematic, Design Development, Final Design, and ďŹ nishes supervision). Today most of the buildings are almost reaching to a completion.

KAFD | Attractor Buildings | Riyadh, Kingdom of Saudi Arabia KAFD is designed to be a place to work, live, and having some fun. Regular buildings will hold function of a mixed-use office & residential (with retail spaces at the lower floors) and hotels. Beside that there will be attraction points located along the “Wadi” area, which will includes recreational & learning centers and other public facility buildings. Omrania is having me and my HOD sitting in as Design Review Panel together with representatives from Henning Larsen Architects and Hill International representing RIC in doing the architectural design review for all the attractors plus the other supporting facilities.

King Abdullah Financial District KAFD | PPA 30 project | Riyadh, Kingdom of Saudi Arabia PPA 30 is the work package in KAFD project consisting 30 buildings and being done in a design and build scheme. Saudi Bin Ladin Group has been appointed as the main contractor involving international architects such as Adrian Smith + Gordon Gill, Bhenisch, Callison, Henning Larsen Architects, Perkins & Will, Norman Foster, Will Bruder, Nikken Sekei, Gensler, FX Fowle, RMJM, RTKL, Skidmore Owing & Merril LLP. Buildings will be mixed-use of office and residential (with retail spaces at the lower oors) and there will be two hotels (Intercontinental and Indigo). I was involved in the project from the Conceptual Design stage up to the Design Development stage, doing the architectural design review, before the project is handed over to my other Omrania colleagues (2012) dedicated speciďŹ cally to this particular project (on project site based).

CMA Tower Podium Modification | Riyadh, Saudi Arabia The project is a design modiďŹ cation to the theater hall within the podium structure of CMA (Capital Market Authority) tower or new headquarter. Massing of the theater building is unique and challenging. I was with the other architects and engineers working on the design and coordination issues. The CMA Tower itself was designed by Omrania and HOK. The tower is going to be the tallest building in Riyadh (380m).
Glass Tent Multi-function Hall | Riyadh, Saudi Arabia I was responsible in leading the production team for the project and working together designing the “tent” with Omrania’s design principle/managing partner, Architect Basem Al Shihabi. The building is a multi-purpose hall in a shape of a glass pyramid and owned by a Saudi royal family member and situated in a private resort area in Riyadh, Saudi Arabia.
Heliport/Airbase Ministry of Interior | Saudi Arabia The client is the Ministry of Interior of Saudi Arabia and Omrania is doing a complete design service for the project. As an AVS (Associate Value Specialist) certified I am leading Omrania’s Value Engineering team of architects, urban planner, and other engineers for the V lue Engineering of the project , and was supervised Va by DR. Emad Shublaq, CVS.

Gandaria City Mixed Use | Jakarta, Indonesia Gandaria City is a superblock development with total area of 85,000 m2; gross oor area of 336,279 m2 (including parking); developed by Pakuwon Group; designed by CADIZ International and Arkdesign Architects Jakarta.The project has 1 office tower, 2 condominiums, 2 apartments, 1 ďŹ ve star hotel and 1 shopping mall with shopping arcades crossing inside the mall. Arkdesign Architect was the local partner of CADIZ International and also the Lead Architect in Record. I was involved as a Senior Architect, responsible for multi-disciplinary coordination being held on project site with the client/developer and the builder/contractor. Gandaria City has already started to operating in early 2010.

Central Park Jakarta Mixed Use | Jakarta, Indonesia Central Park Superblock has covered an area of 210,000 m2; developed by Agung Podomoro Group; designed by DP Architects Singapore and Arkdesign Architects. Located in Central Business District of West Jakarta, the project has 1 office tower, 3 condo towers, shopping mall and shopping arcades. Arkdesign was the Lead Architect and its foreign partner DP Singapore.. I was responsible in doing some detail design developments in the project involving design of the sky-bridge, multi storey car park.

Four Seasons Residence Condominium Towers | Jakarta, Indonesia The project consisting of four residential towers (condominium), located next to the Four Seasons Regent Hotel in Central Jakarta. I was the Resident Architect for Tower 3 and Tower 4 projects, reporting to the Project Director, Helmut Scheiber, and responsible in doing reviews and coordination with the outsourced Design Architect and Interior Designer (PasiďŹ c Adika Internusa and Erik Brooke Hayden), other engineers, as well as the builder, to meet the Four Seasons quality standard.

I was doing my architectural student internship program (1996) and was joining the Engineering Dept. Mile 68 - PT. Freeport Indonesia. During the internship period I was appointed to prepare conceptual and schematic design of the New Tembagapura Church. It happened to be my ďŹ rst architectural design ever built...

Love to sketch... Architect’s job is helping people building their dreams come true. And the quickest way of doing it is through sketches... Sandy Surya Sanwatri I am a person who really like to sketch and believe that handsketch is still a very powerful tool for an architect. Architects have the ability to see things that other people sometimes can’t see; and have the knowledge that sometimes client’s don’t know about. In many occassions sketching has helped me shared my ideas and visions with others. “A sketch speaks a thousand words” and the good thing about it is sketch speaks “universal language”.
Note: I am also working with soft wares like AutoCAD, Sketchup, Revit, and a little bit of 3DS Max.

PRODUCT DESIGN ARCHITECTURAL PORTFOLIO This is a project which has no direct relationship with architecture, but I was doing it with some principles I’ve learned in the school of architecture as well as my experience as an architect. Architects used to be trained to see problems, understand what clients needs, come up with ideas and to propose solutions, therefore there shall be very limited things that cannot be “designed” by an architect. With that spirit I was helping one client, back in 2008, designing “Monoject” a type of self-destructable or disposable syringe which can help the healthcare industry preventing re-usage of medical syringe for inappropriate purposes.

May I Always Build... Sandy Sanwatri is an architect with wide range of experience and expertise. He has been working on and off-site of construction projects; interior fit-outs and architectural design in general; covering residential, hospitality, retail and commercial projects; low rise to high rise buildings and master planning. He currently is Senior Architect at Omrania & Associates, Riyadh, Saudi Arabia. Since joining the company in January 2009, he has been given a main role in doing the Architectural Design Review (sitting as one of the panel board member) for King Abdullah Financial District Project (KAFD), Riyadh, which occupies 1,600,000 qm and constitutes over 3,000,000sqm floor space. KAFD will be the Middle East’s first financial district on a scale, and of regulatory and technological standards, to match the major global financial centers. Design for each building within the district is being done by leading international architectural offices around the globe, and Omrania & Associates is one of the Design Review Panel representing RIC/PPA as the Land Owner and Prime Developer of KAFD. Sandy Sanwatri is an AVS (Associate Value Specialist) certified and have been involved in Value Engineering tasks for some of the Ministry of Interior’s projects. Other than that, he has been given the responsibility to do reviews to Technical Specifications and quality assurance to Construction Drawings of some of Omrania’s project such as King Abdullah International Garden (KAIG). In his earlier role as an architect, he was involved in some mega developments in Jakarta, Indonesia, such as Central Park Superblock with total development area of 210,000sqm; developed by Agung Podomoro Group; designed by DP Architects Singapore and Arkdesign Architects. He was also responsible as a Senior Architect in Gandaria City Superblock project; total area 85,000sqm; total floor area: 232,484sqm; developed by Pakuwon Group; designed by CADIZ International and Arkdesign Architects Jakarta.
