Love the islands? Wondering what the market is like? This year is unlike a typical one since Sanibel & Cap�va are s�ll recovering from Hurricane Ian. The islands are teeming with contractors. Homeowner restora�ons/rebuilding are ahead of businesses & condos where many are struggling with insurance claims, permits, material/labor being in short supply, & other challenges. Before the pandemic & Ian, the most island residen�al sales were last quarter & 1st quarter. Last quarter o�en to buyers looking for a winter retreat. 1st quarter because that’s when the most prospec�ve buyers were here. By 2022, as CO�ID precau�ons li�ed, Sanibel’s residen�al real estate market was hot: 123 condos, 185 homes, & 26 lots sold that year, most pre‐Ian. Average prices: $1,136,199 (condo); $1,602,745 (home); $779,538 (lot). Last year, even with few Sanibell accommoda�ons available, 98 condos, 263 homes, & 17 lots sold. Average prices: $955,261 (condo); $1,287,390 (home); & $902,147 (lot). Many prices reflected property condi�on. There hadn’t been that few condo sales since 2009. But, other than 2022, the average condo sale price has never been higher. (SanibelSusan has tracked market sta�s�cs for decades.) Last year, average home sale price likewise was higher than any year, except 2022. The number of home sales was up a whopping 42% compared to 2022. Many of these sales were sight‐unseen “as is” cash. It was a good year for home/lot sales. What will the future bring? SanibelSusan’s crystal ball says, as the islands come back be�er & more resilient, prices will con�nue to rise. As condos get put back together, that market also will bounce back. A hiccup may be that it’s an elec�on year, that media drama & unknown outcome usually affect sales.
