Blinds are the most common type of window covering, partly because covering every window in your home with faux-wood blinds is the least expensive way to go. “It is a nice choice but it’s certainly not the only choice,” says Rod Smith, owner of Budget Blinds in Stockton. Cellular, woven, and wood blinds are also available.    First, consider lifestyle. “Let’s take a look at maybe one or two rooms where you want to create a different environment,” he says. In the master bedroom or a kid’s room, you can opt for room-darkening blinds, or use roller and cellular shades in fun colors. “Be flexible,” Rod suggests. If dust and allergies are a main concern, stay away from fabrics. “Fabric can sometimes maintain the dust,” he adds. 16

DO YOU HAVE ANY TIPS FOR ADDING AN ACCENT COLOR TO A NEUTRAL-COLORED ROOM?

“Some people want to paint one wall, but you can paint the ceiling or add color in the floor,” Jonathan Singer, an interior designer at Thornton House Furniture in Lodi, says. Or, change out throw pillows and rugs. An accent doesn’t have to be bold; choose a shade of brown or wood grain instead. Floral arrangements make a good color wheel test. “The floral arrangement can come and go,” he explains, but ultimately it’s a good way to test colors in a space.

WHAT’S THE BEST WAY TO GET NEW FURNITURE ON A BUDGET?

Gail Gabbert, co-owner of The Owl Box in Tracy, suggests picking up furniture from garage sales, estate sales, and Craigslist that can be refurbished. “You can take a garage sale piece and update it,” she says. “Try Chalk-Paint® by Annie Sloan.” “You’re never going to have equal pricing on all items. There are certain items to focus [your budget] on,” says Jonathan Singer from Thornton House Furniture in Lodi. Expect to spend more on items such as an oven, mattress, and the couch that’ll be used most.

I WANT TO BRING THE OUTDOORS IN. WHERE CAN I START?

“Expanding the door to the backyard by putting in large sliders or French

doors to give more of an indoor-outdoor environment is a good place to start,” says Larry Diggs, owner of Paradise Designs of California in Manteca. “[Door openings] about 8-10 feet seem to be pretty popular.” He also suggests utilizing a patio cover that extends off of the house, or a Corradi cover that retracts all the way back in winter to let light in or opens all the way forward to create shade in summer.

HOW CAN I SAVE MONEY ON MY ENERGY BILL?

“Along with looking at opportunities to increase the overall energy efficiency of your home or business, now is a perfect time to look at solar as a means of lowering your energy bills,” says Rich Remington of BTA Solar. In addition to recent improvements made in solar module efficiencies, homeowners can take advantage of the available federal tax incentives to get a cost-saving solar system for less.

HOW CAN I GIVE MY MASTER BATHROOM A SPA-LIKE FEEL WITHOUT BREAKING THE BANK?

A good, inexpensive place to start is with linens—bath mats and towels, —suggests Amanda Fossum, a designer at Classic Design Floor to Ceiling in Lodi. “My mother always said anything that touches your bare skin should be high quality,” she shares. “The next thing that I always recommend is changing out the outlets for USB ports.” If you’re look-

ing to invest more in your bathroom remodel, opt for heated floors, Amanda says. “Heated floors will give your space a feeling of luxury and ultimate comfort.”

HOW CAN I FRESHEN MY WALLS WITHOUT PAINTING THE WHOLE INTERIOR OF MY HOUSE?

“One thing we like to do a lot is a stencil. If you do a geometric stencil using different sheens in the same color you can get an interesting effect,” says Kathleen Jennison of KTJ Design Co. “It looks very subtle.” To do it yourself, paint the first coat in a flat sheen, and then place the stencil and paint over it in a semi-gloss. “It’s an inexpensive alternative to wallpaper, which is becoming very trendy now.” Use it in an entryway or on an accent wall, she suggests

HOW DO I CREATE MORE SEATING OPTIONS IN A SMALL LIVING SPACE?

Use furniture that can double as seating to maximize your options. “For example, you can get an ottoman that can double as your coffee table,” Kathleen Jennison of KTJ Design Co. says. Put your remote, etc. on it and then use as seats when needed. Stools that are upholstered on the top can be pushed together to make a coffee table, but also used as extra seating when you have guests, she adds. “One thing we like to use is a pouff,” she says of the alternative footstool/seating design. The same goes for an entryway bench that can be used to drop items when you walk in the door, but can easily be moved to the table when extra seating is needed.

HOW CAN I CREATE AN INDOOR PLAY AREA FOR MY KIDS WITHOUT LOSING MY ADULT SPACE?

“It’s just a matter of making it a dual space as far as storage and as far as media,” Jonathan Singer, an interior designer at Thornton House Furniture in Lodi, says. If the space is large enough, he suggests using storage units or furniture to divide it into individual areas and give each modular space its own purpose.

SELLERS HOW TO FIND AND SHARE TREASURES IN THE CENTRAL VALLEY  BY MACIE BENNETT Be it grandma’s china or mom’s dining room table set, finding a trusted consignment company or estate sale is key for both buyers and sellers. There are

numerous key aspects to consider when looking to consign or sell your estate, many of which are not common knowledge, and could end up breaking the bank if you’re not careful. On the flip side, there are several advantages to utilizing your local consignment store or estate liquidation company.   But first you need to know which type of sale is right for you and your items. There are principal differences between consignment stores and estate sales. Consignment stores are retailers that operate in a fixed location, allowing people to bring their items into the store for a consult and then have them displayed for maximum profit to the seller. While estate sales are intended for on-site, in-home sales. Both are open to the public, but there are certain items—like electronics and clothing—that consignment stores may not accept. On the other hand, estate sales will display anything for purchase that is inside the home. And unlike pristine auction houses, estate sales are not defined by a bidding process and high profile or wealthy clients. 52

A significant factor of estate sales is the quality and quantity of items available. There are very little requirements regarding types of items accepted, which warrants buyers to find an array of items from furniture, antiques, collectibles, electronics, home appliances, and clothes. This allows any estate owner to begin the liquidation process regardless of the home’s contents. Many estate liquidators will base their clientele off of these standards But, if your estate is on the smaller side, you may have some difficulty liquidating, as companies factor in the quantity of items for purchase as well.    The first step to proceeding with an estate sale is to contact or go in to the company’s consignment outlet. From there they may refer you to the appropriate kind of sale based off of your items. If you are pointed toward consignment sale, the retailer will display your items and price them appropriately and no further action is necessary from the seller’s side. The same goes for an estate sale if that is your route. Many compa-

There are also items which may be found but will not yield a high purchase price. Allan explains in recent years crystal and any crystal made items have fallen out of favor and do not sell well, carrying a low and decreasing value accompanied by a diminishing market.   However, one of the most appealing aspects to shopping at an estate sale is you may find collectibles or high value items at low prices not found elsewhere. “One thing that we have sold that stands out is a lamp by artist Dirk Van Erp, who was a Coppersmith at the turn of the century in the bay area. The client had initially only been offered $200 but we put the item up for sale and were able to get over $7,000 for it,” Allan says.

Start with a consultation. Builders often overlook closets, however, having a contractor come in after the fact is often better. This way, as a homeowner, you can choose elements that best fit your personal items.   Strike a balance between trending designs and personal needs. THINK OUTSIDE OF THE BOX

Take a cue from the lavish homes seen on your favorite housewives reality show, and turn your closet into a retreat. This may require cutting into your master bathroom space or giving up a secondary bedroom, but it also could be as easy as reorganizing the beams and poles inside of your preexisting closet. Bring in furniture, create jewelry counters, and let your closet become more than just a place to hang your clothes. “With some large closets they are becoming a dressing room where you actually spend more time as a place of refuge,” Bob comments.

BEYOND THE MASTER BEDROOM

Master bedrooms aren’t the only storage spaces that could benefit from a makeover. New baby closets offer plenty of opportunity for customization, while making daily tasks and tidiness easier to manage.

“You can do so much for [baby closets] such as drawers for clothes, onesies, and diapers, baskets for toys, and shelves for many foldables,” Bob says. “Adjustability is really important as you can create a triple hang for clothes until they reach the age of six to seven years, then easily change it to a double hang as they grow.” Other spaces—like pantries—are getting full remodels, too. In newer homes, storerooms often offer ample shelving for dry goods and utensils. However, your storage options don’t have to end there. The builder’s design may not be the best use of space.   Upgrade your pantry by trading out shelves for cabinetry and countertops. Match them to your existing kitchen to create flow from room to room. If you entertain, this space can become a food prep area, complete with a sink. Fill drawers with cutting boards and knives or a cocktail cart 62

to accommodate your entertaining style. Or, create sections within the pantry (if it’s big enough) to store other items you wish to keep out of site.   The same rules apply to garages, offices, and entertainment centers. Winter clothes can be tucked in totes in overhead garage bins, while beach toys and towels are safely stored in cabinets outside. Think outside the walls; don’t let preexisting barriers limit your home.

Q. WHAT’S THE USUAL MAINTENANCE?

A. Any typical maintenance on the grass is entirely dependent on how much foot traffic the grass receives. If people and pets are walking across its surface daily, it’s best to give the turf a brush down to improve the turf’s overall look. Always remember to brush against the fibers to maintain that lovely, spongy texture that natural grass provides. If the turf is looking a little dingy, give it a quick spray down to ensure it maintains its glossy look.

Q. WHAT DO I DO ABOUT MY PET’S DROPPINGS?

A. If the droppings are solid, wait for them to harden before scooping them up and giving the area a quick squirt with the hose. If they are loose or if its urine that’s pooling, feel free to take out the hose and spray the surrounding area. The leavings will then filter through the porous surface and away from your grass.

Q. HOW LONG DOES IT LAST BEFORE THE GRASS NEEDS TO BE REINSTALLED?

A. Your lovely new lawn is here for the long haul, clocking in anywhere between 10 – 15 years of service. And because not all areas are affected as much as others, some areas won’t need to be replaced as quickly, meaning you can divvy up the installation dates and budget accordingly.

Q. ROUGHLY HOW LONG DOES INSTALLATION TAKE?

A. On average, installation can be completed in one day, but three to four at max as installation area increases.
