Behind the Sandstone Wall

A

knee-high sandstone wall surrounds the onestory cottage at 610 East De la Guerra Street. The main entrance is highlighted with a modest Greek-revival-style porch that is framed by two large windows ornamented with leaded-glass panels. However, when the home was built in 1913, the main entrance was on Salsipuedes Street. Like the home at 610 East Victoria Street that I wrote about in June, the home’s address was changed in the 1980s. The address was originally 736 Salsipuedes Street. The stone wall is not original to the home, but it’s fitting for a home built by Italian immigrants since much of the THE GREAT HOUSE DETECTIVE stonework in Santa Barbara was created by them. According to historian Erin Graffy in a 1995 article in Noticias, the “Eastside Italians” settled in the area “bounded approximately by Milpas, Haley, State, and Anapamu.… Some had no family, they knew no one in town, they did not know the language. But all arrived here willing to work by Betsy J. Green hard to make a fresh start, to embark on a new life. They won friends, married, had children, built profitable businesses, launched successful careers. Most of all, the Italians of Santa Barbara earned the respect and affection of their community and became a valued and integral part of the everyday life of their adopted home.”

A Cozy Family Home Giovanni Menegon left Italy in 1910, and by 1913, he and his family were living at 736 North Salsipuedes. Giovanni and his wife, Amabile Menegon, raised nine children here. He was a gardener and owned a dairy. In addition, Giovanni found time to serve as a councilman in Santa Barbara’s Italian Benevolent Society. To again quote Graffy, “It is not difficult to see why

Santa Barbara was selected by the Italians as their destination in the U.S. The terrain and the inviting climate prompted the sons of Italy to stay here, and many immigrants remarked how much Santa Barbara reminded them of their homeland…. When we admire the fabulous stone walls throughout the upper Eastside, Mission Canyon, and the Riviera, we see evidence of the Italian stone masons of yesteryear.” Several generations of the Menegon family lived on the property as the decades rolled on. By 1930, two grandsons were also living here. One of them — Serifo John Menegon — became a successful architect and practiced in Santa Barbara for 40 years. Members of the Menegon family lived in the home until it was sold in 1958. Several other families lived in the home after that.

A Change of Address In 1988, David Sampanis bought the home, and it was he who asked that the address be changed to 610 East De la Guerra. He told me that he felt it was a more desirable name than Salsipuedes. “De la Guerra runs to historic downtown and is associated with that architecture and history, whereas Salsipuedes is associated with the industrial part of town. The translation of Salsipuedes didn’t help — as you know it means ‘Get out if you can,’ so I could and I did.… It seemed like a free upgrade to the value of the home.”

Sampanis enjoyed his time in the home. “It was overall a very pleasant place to live…. I enjoyed being so close to downtown and being able to bike most places.” Today the home is owned by Leah and Kip Evert-Burks. “The house has obviously had many updates, but we still find it charming…. It’s little, but we love it. We bought it back in 1996 and raised our two kids here.” She added that she had once seen a 1920s photo of Santa Barbara that showed their home. “It was one of the only houses in this area at that time.” They built the sandstone wall as one of several upgrades that they have made to the house. O

n August 14, the Santa Barbara Museum of Art welcomed members and VIPs to a Reopening Preview Day. More than 800 people came out to explore the museum after a six-year renovation project. Smiles, looks of awe, and congratulatory remarks were pervasive. The ongoing Capital Campaign is just $400,000 shy of its $50 million goal, which is designed to cover not only the costs of Phases 1 and 2, which were just completed at an undisclosed cost, but significant future work as well. With staggered arrival times over the sevenhour event, guests were able to easily explore their treasured museum while keeping socially distant from one another. The public was welcomed the following day, with staggered arrivals, to a Free Community Day, complete with live music and art-making activities. More than 1,000 guests turned out for this equally exciting day. During the six-year renovation, the 109-yearold building was seismically retrofitted; its security, storage, and climate-control systems were overhauled; a new art-receiving facility with expanded capacity was built; and galleries were redesigned. There are new dedicated spaces for contemporary art, photography, and new media. About 80 percent of the cost went to infrastructure. The renovation was led by Santa Barbara–based Kupiec Architects PC and executed by Santa Maria–based Diani Building Corporation. A larger number of pieces can now be displayed because of an additional 1,000 square feet of gallery space and because of several significant layout changes. The museum now has 21,000 square feet of gallery space and 67,100 square feet overall. For much of the renovation

period, the museum kept about one-third of the gallery space open to the public. With the massive federal aid programs made necessary by the pandemic, large dollar figures can lose their significance. However, $50 million is an extraordinarily large sum to raise for a museum in a relatively small city like Santa Barbara, especially during the time of the Thomas Fire, 1/9 Debris Flow, and pandemic, yet the eight-year capital campaign has nearly succeeded. From the start, the board was committed to raising the entire amount needed so future trustees would not be saddled with any debt. Current and former museum trustees hugely stepped up for the campaign, contributing a whopping 60 percent of the funds raised. Moreover, Capital Campaign Committee Co-Chairs Joan Davidson and Marshall Milligan led by example with generous donations. The largest donation, $5+ million, came from the Robert and Mercedes Eichholz Foundation. Diane Cunningham and Lady Leslie RidleyTree both contributed in excess of $4 million. All are longtime contributors. The future phases, still in the planning stages, include new galleries for Asian art, a new roof terrace garden and pavilion, and renovations to the auditorium, Museum Store, Museum Café, and a couple of galleries and wings. The $50 million also funds an $8 million Facility Maintenance & Capital Expenditures Fund. The museum, with 25,000 works of art, has impressive collections of 19th- and 20th-century American and European art, Asian art, contemporary American painting, and photography. It offers extensive educational programming for youth and adults. Reservations are recommended.

With home prices at record highs some buyers have found it difficult to come up with all of the upfront costs when trying to close on a home. However, there is an organization that has worked over the last three decades to help with those upfront costs. Coastal Housing Partnership is a nonprofit started in 1987 by a group of local employers. They were looking for a way to battle the difficulty of attracting and retaining employees in our expensive market. They initially began by creating a network of real estate professionals who offered discounts and savings to the employees of these companies. They have since expanded to offer benefits that help with mortgages, rentals and home purchases. Additionally, they provide employees of member companies with educational resources that can help buyers and those looking to refi-

In 2014, the California Association of Realtors (CAR) amended the residential purchase agreement to Real Estate Q&A remove this language. Today, the buyer may pay for a pest report, and determining who pays for the corrective work is a negotiation point. The thinking behind this removal makes sense. Every real estate transaction is negotiable. The pest report is an inspection same as the home inspection. A pest report is not required by law. by Marsha Gray Should a buyer get a pest report? Within the inspection time frame, the buyer may perform as many inspections as they want. Pest inspections are not expensive, usually $100 or so. If extensive damage is discovered, the buyer can request a credit or to have the damage repaired. I recommend that buyers pay for a pest inspection because it’s useful to have that additional knowledge about the house.

The pest report will have two specific sections. There is Section 1 and Section 2 work. Section 1 describes active signs of infestation. Section 2 notes conditions that could lead to problems, similar to leaky pipes that will eventually cause dry rot. The inspector draws a diagram of your home and notes any part of the home that has signs of infestations or problem areas. In our location, the most likely culprits will be dry wood termites, subterranean termites, and dry rot, causing fungus. What is the remediation? Green, nontoxic, and environmentally friendly products have been developed with various degrees of success. There’s the heat method, cold method, microwaves, localized spot treatments, and more. In my opinion, the most effective treatment against dry wood termites is whole-structure treatment. The house is tented, filled with poisonous gas, and all infestations are eliminated. The good news about termites is, while they absolutely will return, they are slow to do so. For subterranean termites, a combination of methods is used: habitat eradication, moisture elimination, and chemical methods destroy the colonies. Dry-rot-damaged wood must be replaced. In nature, wood-destroying pests perform a valuable service. They feed on fallen trees, stumps, and dead or dam-
