Montecito Dream Home-to-Be

T

he year that I started high school, my family moved to a development called Santa Fe Hills that sat smackdab in between two golf courses.

We opened our front door on Sun Valley Road to view the gently rolling hills — and sometimes errant golf balls — of the ninehole executive course. In the other direction, our backyard overlooked the 13th green of the 18-hole regulation course. My dad played golf every Wednesday afternoon and Sunday morning, and it was much to his chagrin that none of his daughters ever deigned to learn the game.

Nevertheless, Dad and I enjoyed plenty of pink-hued San Diego sunsets as we walked the dogs along the edges of the course at dusk, and my friends and I enjoyed MAKE MYSELF AT HOME a few forbidden latenight romps across the greens.

Even though I never learned to play golf, I loved the setting, and it was a picturesque backdrop to my teenage years.

Last week, I had the privilege to visit the last lot at Birnam Wood Golf Club in Montecito.

The exclusive enclave contains 142

by Sarah Sinclair single-family homes and only one remaining buildable lot, listed for sale just this week. When you hear the phrase “oncein-a-lifetime opportunity,” know that the chance to purchase the lot at 1950 Lemon Ranch Road is exactly that.

Located on a quiet cul-de-sac near the driving range and within easy walking distance of the clubhouse, the one-acre lot has gorgeous mountain views and backs up to the 15th hole of the golf course. Wayward golf balls won’t be a problem here like they were on Sun Valley Road. The home — which can be up to 4,500 square feet — won’t be bothered by any of the golfing action, because the lot is perfectly situated toward the beginning of the hole but after the tee.

Birnam Wood is a private, guard-gated community that was established in the 1970s. Its graceful singlestory homes showcase an array of architectural styles.

I cruised slowly through the manicured streets, trying

not to gawk at the impeccably maintained homes that line the edges of the golf course.

The course itself was designed by Robert Trent Jones Sr. and is a respected 70-par course. All households in Birnam Wood belong to the golf club. In addition to golf, they enjoy tennis courts, bocce, a fitness center, and a beautiful clubhouse with a bar and dining room serving breakfast, lunch, and dinner. The community includes cottages near the clubhouse that members can rent for visiting guests.

The present owners moved to Montecito in the mid-’80s and lived in upper Hot Springs Road. They often visited friends who lived in Birnam Wood and developed a deep fondness for the community, taking frequent walks through the neighborhood.

They recall loving the mountain views, fresh air, and calls of the birds. The wife recently reminisced that Birnam Wood offers “long stretches of green grass that bring tranquil-

The couple purchased the land on Lemon Ranch Road in 1995, intending to build their dream home as “the perfect place for their family, and eventually to retire.”

Their lives took a different turn, however.

They sold their hilltop estate and have since lived in various parts of the country. Nevertheless, they shared that they have never regretted their decision to buy the land at Birnam Wood. They have reconciled that while they won’t build here, they hope that someone else will be able to make their own dreams come true.

When I visited just before sunset last week, the mountains glowed pink and purple, and the vistas were spectacular in every direction. As I watched the last golfers finishing up for the day, I flashed back to my years on Sun Valley Road. I’m still captivated by my memories of sunsets over the golf course. Hopefully the new residents of this home-to-be will feel the same and will enjoy many sunsets for years to come.

Adam’s Angels Continues Helping Those in Need

N

early two years after its pandemic-induced founding, Adam’s Angels continues to serve those in need in a multitude of ways. The effort began right after lockdown, when Realtor Adam McKaig posted an offer on Facebook to shop for elderly people in need. When requests for assistance, as well as offers to help, poured in, McKaig quickly formed an amazing group of volunteers, whose members shopped from Goleta to Oxnard to fill requests.

The demographic served quickly grew beyond the elderly to the unsheltered, low-income residents, and others in need. The group continues in full force today with 75 core volunteers and about 300 more occasional ones.

It just grew organically, according to McKaig, without any promotion — the community just came together. The group has no religious affiliation, but leaders from many faiths are among the core volunteers.

McKaig, raised in Santa Barbara with an ethos to serve others, kept learning of more needs, and he and his Angels jumped in to serve. The Foodbank of S.B. County needed volunteers to make home deliveries — the Angels signed up. One day, Congregation B’nai B’rith asked McKaig to deliver clothes to a woman on the S.B. County Courthouse steps, and, in searching for the woman, McKaig discovered many others sleeping under eaves and between bushes.

With the pandemic causing entities serving the unsheltered to pull back, McKaig related, he saw a tremendous need to serve these individuals, many of whom did not understand the pandemic and its implications.

He rallied volunteers to get clothes and blankets, which he and his Angels distributed in Alameda Park and Pershing Park along with new sleeping bags, masks, sanitizer, and tips on staying safe. For the first year, McKaig brought stacks of Costco pizzas to Alameda Park each week, and volunteers often brought other hot foods. A weekly event at both parks continues, where other nonprofits offer various forms of assistance as well.

Upon going into lockdown, providing nonperishable food to the unsheltered was another key component of Adam’s Angels’ work. Doctors Without Walls S.B. Street Medicine Executive Director Maggie Sanchez saw a huge need early on, as restaurant closures cut off a main source of sustenance for the unsheltered. She, along with Maureen Ellenberger, quickly mobilized to provide packets of non-

perishable food, which they distributed in the parks. This turned into a county-funded operation through the end of 2020, with Sanchez and Ellenberger leading a group, which came to include Adam’s Angels volunteers, in assembling and distributing 300 packets each week.

In May of last year, Adam’s Angels took over the operation, assembling at least 300 packets each week for distribution at seven locations. McKaig likens the weekly assembly operation to the I Love Lucy chocolate factory episode, explaining that the packets do get done and everyone has fun in the process. Most food is purchased from Costco and other places, as the Foodbank has very limited food that is conducive to unsheltered people — ready-to-eat, including not requiring a can opener, and not perishable.

For the past year, Teddi and Reggie Drew have sit-down Thanksgiving meal and a to-go Christmas meal donated the use of a building where volunteers, including at the Veterans’ Memorial Building.

The Christmas event served about 330 meals onsite, the Drew family, assemble the nonperishable food packets and more were delivered. On site, the Angels distributed each week.

Volunteer Michael Miller plays a key role as director of sleeping bags and packets of nonperishable food, volunteer operations, handling both donations and distributions. DJ Joseph Souza spun Christmas tunes, a homeless man Volunteer Tom Spadero gifted the use of his nonprofit, played guitar, and volunteer Father Larry Gosselin sang Genuine Concern for Others, as fiscal sponsor so Adam’s from the heart.

In real estate, the only practical time you can act on buyer’s remorse is before the purchase closes. Houses are unique. You can’t take a house for a test drive; they won’t let you move in to see if it really fits. Also, unlike most products (cars, appliances, shoes), you can’t return a house. Once escrow closes, it’s yours, no returns or exchanges.

Now, as to your dilemma: Perhaps your remorse lies in the fact that you spent more than you wanted. Or the home’s not in the tip-top condition you desired. You walked around the neighborhood and noticed barking dogs or heavier traffic than you originally thought. It is unnerving that in today’s market, buyers must act

quickly or lose out. All your rational reasons could be masking the true culprit.

This is the largest purchase you’ve ever made, and you’re scared!

When you began your property search, you wanted certain qualities in a home. During the process, these desires may have evolved, but some were immutable. Does this home meet at least three of the five top qualities you wanted? Spend some more time in and around the home and consider the pros and cons. Viewing a home once and making a purchase is scary; however, it’s not unusual, and in our burning-hot market, it’s the norm.

What would be the consequences of canceling the contract? It depends on the purchase contract and where you are in the timeline.

Contracts have contingencies that the buyer must approve. A principal contingency is the home inspection and the physical condition of the home. If a loan is involved, then there is also an appraisal contingency. If any of these contingencies isn’t met and approved during the contract’s specific time frame, you may cancel the purchase at no cost.

When you opened escrow, you put a deposit into the transaction. If all your contingencies have already been

removed, it could cost you some money to rescind the contract. Consider talking with a real estate attorney.

If you decide you truly don’t want the home, whatever it costs will be worth the money.

Something tells me, however, that your buyer’s remorse is temporary. Once you weigh the pros and cons and gain perspective, you’ll see your initial instincts about the home were correct. If that’s true, move forward and complete your purchase, and enjoy your new home for many years to come. Let me know how it goes.

I have received more than five phone calls in just the past two months from people asking me to help them verify whether a Craigslist ad was legitimate or not. In all cases, they turned out to be scams. These typically involve a house for rent with a price that seems below market value. Scammers often use photos from recent house for sale listings.
