Back to Basics for Powerful Productivity A

ll-star baseball players routinely practice fundamentals. Million Dollar Club salespeople make daily cold calls. And so it is with productivity. The five basics of food, sleep, exercise, communication, and space cannot be replaced or replicated. You can have the most organized to-do list or the highest technology running your projects, but if you haven’t slept well, nourished yourself, or communicated clearly, you are likely not going to be at your peak performance. The more you focus on the fundamentals of your individual wellness, the greater your c ap acit y to focus on the bigger picture. Whether you are an employee, CEO, or stay-at-home mom (which I consider CEO of the family), by Sara Caputo you gotta know what your best practices are, stick to them, and create consistency so you can show up at your best for whatever you’re focusing on in both your work and home life. In my years of consulting and coaching with teams and companies in all areas of

productivity and workplace and life efficiency, these five basics stand out over everything else: Food: Proper nutrition is critical to all bodily functions, but it’s most important to top-notch decision-making as priorities shift through the day. Yep, I guarantee that come 3 p.m. on a skipped-lunch belly that your calendar app is going to look fuzzy. Three tools: Plan meals for the week. Pack lunch the night before. Stop skipping lunch! Sleep: It stands to reason that when we don’t get enough sleep, our work suffers. Health professionals recommend seven to nine hours of sleep a night for adults. Remember, there is a difference between enough sleep for performing optimally and getting by. With chronic sleep deprivation, attention and focus are hijacked, everything gets wonky, and decision-making becomes impaired. Three tools: Set a timer to start going to bed earlier. Declutter your bedside table. Be consistent in when you go to bed — you can easily create your own jetlag situation when sleep is not consistent, which wreaks havoc on the body.

Exercise: Exercise does a body good. New research shows it doesn’t take much—just 30 minutes of walking per day or 20 pushups and 20 sit-ups can be good enough. Exercise is all about the planning! It has less to do with motivation and more to do with planning. The more friction there is between you and your plan, the less likely you are to execute it. Three tools: Plan a month of exercise on your calendar, blocking the time with specifics of exercise. Pack or lay out clothes, shoes, and iPod the night before. Find an accountabilibuddy (a k a: accountability partner). Communication: Communication goes both ways. I have seen very clean systems break down quickly due to a lack of simple communication. Effective communication is the platform for strong productivity and efficient systems in the workplace. Are you having one-on-ones with team members? Are you talking to your supervisor at least once a week about specific tasks? Does your team gather at least once a day or week to make sure everyone is on the same page? Three tools: Schedule regular oneon-one meetings with your supervisor. Remember that Clear Is Kind; Unclear Is Unkind. Schedule a one-on-one in your home life as well with roommates, partners, or families.

Space: Environment has a massive impact on productivity. I always ask clients this: Is your space hindering or enhancing your focus? Take a look around and answer for yourself. Is your space facing outward and causing ongoing distractions throughout the day? Is your paper system clogged due to a lack of a file system? Yes, it takes time, but a new system aligned with current operations, projects, and team members will catapult you into a totally different place mentally. Three tools: Rearrange your space. Go for it. Do it. Now! It will bring new energy and a different feel. Guaranteed. Go vertical: Flip up your stuff so you can see it and find things. If you have a space that you’re tired of looking at, shove it all into a box, put it in the closet for three months, and if you never need anything in it, put it in the trash. This gives you an instant clean space, fresh start, and clear mind!

I’m not advocating tossing the technology. The point is that without the foundation of these five basics of food, sleep, exercise, communication, and space, the highest levels of productivity and efficiency are impossible. Here’s to a simple, productive, and fresh new year ahead!

A: Your Realtor is right to have

you obtain a lender pre-approval before you seriously begin your search. How else will you actually know how much home you can afford to purchase? It is the debt-to-income ratio, along with your credit score or FICO, that will determine your purchasing power. Lenders work with two debtby Marsha Gray to-income (DTI) ratios: the frontend ratio and the back-end ratio. The front-end ratio will calculate how much of your gross income will be spent on your monthly housing expense. This includes the mortgage payment, taxes, insurance, homeowner association fees, etc. This total amount is called PITI, which stands for principal, interest, property taxes, and insurance. This number will be divided by your partner’s and your gross monthly income (before taxes and other deductions from your paycheck). Lenders generally want to see this number at 30 percent or below.

The back-end DTI ratio is the more important figure. The back-end ratio includes all the borrowers’ debts — housing expenses, PITI, credit card debt, alimony, car loans, student loans, and any other recorded loans. This total number will be divided by the borrowers’ gross monthly income. The lower this backend DTI ratio, the better. Conventional loans that are purchased by Fannie Mae or Freddie Mac should not have a back-end DTI of more than 43 percent. When your lenders say your back-end DTI ratio is too high, what they mean is that your DTI is too high to obtain the best interest rates available. The rates you hear about in the news are for A-plus borrowers. These people have high credit scores, fantastic DTI, are not selfemployed, are never late on payments, and are purchasing or refinancing a single-family residence. If you don’t fit perfectly into this scenario, your interest rate will be higher. How much higher depends on your personal story. A lot can be done to improve your DTI. Dive into your credit report. What outstanding debts are keeping your DTI too high? Perhaps you can pay off your car loan or pay down your credit cards. There could be old debts that are paid off and the creditor didn’t remove the information. Don’t get discouraged if you are unable to get the interest rate you wanted. You may choose to accept a higher interest rate for your first purchase, and that’s fine. Jump in and make your first property purchase. The odds are strong that

this will not be your “forever home.” Once you’ve purchased your home, go to work diligently to lower your DTI and improve your credit scores. No one knows where interest rates will be in a year. You may be able to refinance your home and drop your payments. Don’t let your DTI and a higher interest rate stop you from making your first purchase. work with your agent to craft an offer that not only specifies the price you’re willing to pay but also the proposed closing date and other important items. Negotiate, Negotiate, Negotiate Making an offer can feel like an emotional precipice, almost like asking someone out on a date. It can be very stressful! Some home sellers simply accept the best offer they receive, but many sellers make a counteroffer. If that happens, it’s up to you to decide whether you want your agent to negotiate with the seller or walk away. This is an area where your agent can provide real value by using their expert negotiating skills to haggle on your behalf. Inspections If your offer is accepted, then you’ll sign a contract. Most sales contracts include a home inspection contingency, which means you’ll hire a licensed or certified home inspector to inspect the home for needed repairs, and then ask the seller to have those repairs made. This mitigates your risk of buying a house that has major issues lurking beneath the surface, like mold or cracks in the foundation. The Appraisal When you offer to buy a home, your lender will need to have the home appraised to make sure the property value is enough to cover the mortgage. If the home appraises close to the agreed-upon purchase price, you’re one step closer to settlement — but a low appraisal can add a wrinkle. Closing Day The last stage of the home-buying process is the closing. This is when you sign the final ownership and insurance paperwork and make it official. Now that all of this is done, you’ll have the keys to your new home. Congratulations!

The Loan Process Once you’ve decided on a lender (or mortgage broker), you’ll work with your loan agent to determine which mortgage is right for you. You’ll consider the percentage of your income you want to spend on your new house, and you’ll provide the lender with paperwork showing proof of income, employment status, and other important financials. This step is crucial, especially in today’s market. The quicker you can get your lender everything they need, the faster you can get to the next step in the process. If all goes well (fingers crossed) you’ll be preapproved for a loan at a certain amount. Open Houses, Showings and Looking Around Now that you have both an agent who knows your housing preferences and a budget — and a lender to finance a house within that budget — it’s time to get serious about viewing homes. Your agent will provide listings you may like based on your parameters (price range, ZIP codes, features), and will also help you determine the quality of listings you find online. Then comes the fun part: showings, which give you the unique opportunity to evaluate properties. Your agent will help you navigate showings, whether virtual or in-person. Quite often, first time home buyers will put this step ahead of all others. This can be very deflating. If you don’t know what you can qualify for, you will often misjudge what your buying power is and look at homes far above your actual budget. Resist the temptation and follow this blueprint. Make an Offer Once you find the home you want to buy, you’ll

The meetings that I will attend next week focus on serious subjects such as affordable housing, housing supply, fair housing, tenants’ rights, taxes, climate change, and more. Here are some of the vitally important topics that I will be keeping my eye on next week: It’s a big move, literally and figuratively. Buying a house requires a serious amount of money and time. The journey isn’t always easy. It isn’t always intuitive. But when you get the keys to your new home — that can be one of the most rewarding feelings ever. The key to getting there? Knowing the homebuying journey. Knowing what tools are at your disposal. And most importantly? Creating relationships with experts who can help you get the job done. That’s where this guide comes in. I will point out not only the major steps (and the recommended order) you’ll take during the home-buying process, but also explain the relationships and experts you’ll need along the way. Do Your Homework Oh sure, everybody wants to jump right into open houses. But before you even set foot in a home, you should identify your list of “musts” and “wants.” There’s so much to decide: Housing type, neighborhood, school district, just to name a few. I recommend writing down the ten most important items you want in your new home in order of preference. If you’re planning to buy a home with a partner, make sure that you sit down with them and write down your top ten together. You want to be on the same page while buying a house. If you’re not, you’ll be less able to give agents or lenders the information they need to help you. Find a Great Realtor® Your relationship with your real estate agent is the foundation of the home-buying process. He or she is the first expert you’ll meet on your journey, and the one you’ll rely on most. That’s why it’s important to interview agents and find the agent who’s right for your specific needs. Choose a Lender Once you’ve found your agent (AKA, your new
