his Mother’s Day, we tip our hats to these local mother-daughter duos who work together as real estate professionals. Some of the pairs combined forces years ago, while others have teamed up more recently. When they tell their stories, the common thread is that the daughters all grew up watching and helping their moms in the business. They had a taste of the work involved in helping people buy and sell houses before they committed full-time and have formed successful partnerships at least in part because of that knowledge. Here are some of the insights that they shared.

Katie joined Kathy’s established real estate practice this year, after graduating from the University of Hawai‘i with a master’s degree in accounting and passing the CPA exam. When asked about their decision to become business partners, Kathy answered: “I’ve been taking Katie along with me to work since she was born; she loved seeing the homes and was happy to be beside me while I worked. All of the adversity of the past two years actually brought us closer, and she started helping me more and more with my business. The more she helped me, the more we realized that this partnership was something that both of us enjoyed. It was destiny!” On the subject of what she’s learned from working together, Katie said: “I have learned so many things from working with my mom but definitely the most important is how much time, care, and respect my mom makes for each client. She leads her line of work with the utmost ethics and honesty, and that separates her in the real estate industry. I’m still learning from Marie Sue even though we have been working together for 18 years! Every real estate sale is unique and there are often hurdles to overcome, so we talk behind the scenes about the issues that need to be resolved and the best way to handle each one. It’s great to have a partner to bounce ideas off of.” One funny story that Stephanie shared: “Growing up with my mom as a Realtor, I went to many open houses and watched while she would hammer her open house signs into the ground before each open house. She always had a hammer in the car for this purpose. I thought it looked like a terrible job, so I always said that I would never do what she does! She instilled in me the importance of ethics and integrity above all, as well as service to our profession, our clients, and our community.” What’s one lesson you have learned from working together? “We always learn from each other through collaboration. Knowledge is power. Becoming a California Real Estate Agent change. There are many professionals — teachers, attorneys, CPAs, police officers, and, in Santa Barbara, even a nuclear physicist — who have taken the leap and become real estate agents. The process from deciding to be an agent to becoming a licensee takes five to six months. The first step is to take 135 hours of courses from a California sanctioned course provider. There are two required courses: Real Estate Principles and Real Estate Practice, which are 45 hours each. The final 45 hours can be selected from an array of approved courses. Once you’ve taken these courses and then passed the required exam, you are eligible to take the state exam. The California licensee test is 150 questions. You will be tested on seven areas of real estate: property ownership and land-use controls and regulations, laws of agency and fiduciary duties, property valuation and financial analysis, financing, transfer of property, practice of real estate, and disclosures and contracts. You have three hours and 15 minutes to complete the test. A passing score is 70 percent. Once you pass the state test, have your fingerprints taken, submit to a background check, and pay California their license fee, then congratulations! You are now a real estate licensee. This license permits you to work under

the supervision of a real estate broker. My strong recommendation is to start your career with a large, established brokerage. They will match you with a mentor and provide invaluable training. Right now, all you know about real estate is how to pass the state test. You need to learn about the actual practice of real estate. It’s important to have a strong support system. Real estate is strictly commissionbased. You may work with a buyer for 100 hours, but if that client goes to an open house and writes an offer with the open house agent, you will earn nothing. Early in my career, I had clients whom I had worked with for many months. We became friends over our time together. They called me up one Sunday afternoon to tell me their “good” news. They thought I would be thrilled they had finally found a home to purchase. They had no idea I would not be involved and would receive nothing from this transaction. Be sure to educate your clients as to how your hard work is compensated. Real estate is a huge tent; I love how inclusive a career it is. All California residents over 18 can be issued a license. Everyone is accepted whether you have a middle-school

education, a law degree, or an MD. Simply pass the state exam, work for a brokerage, learn the business, and start helping clients. There is a client out there for every type of agent. Gwendolyn Strong Foundation Hosts Bubbles & Butterflies Luncheon

O

n April 28, about 250 supporters of the Gwendolyn Strong Foundation (GSF) gathered at the S.B. Zoo’s hilltop to raise funds for Gwendolyn’s Playground, the city’s first inclusive playground, which is planned for Dwight Murphy Field. During the reception, guests socialized over bubbly beverages and through occasional, gentle bubbles on this sunny Santa Barbara day. After guests were seated, emcee Andrew Firestone greeted them and enthusiastically endorsed the cause while, as always, entertaining the crowd. During the program, cofounder and Executive Director Victoria Strong explained how her daughter Gwendolyn, who died at age 7 from spinal muscular atrophy (SMA), wanted to play alongside her peers because the desire for joy and a sense of belonging are part of the human spirit. Strong related how a disability affects the entire family and how inclusion is a primary source of improved health and well-being for these families. Strong’s vision also encompasses a playground that is more inspiring for everyone. Strong drew many laughs and nods when she stated, “That darn tic-tac-toe thing drives me bananas. I have never seen anyone use this for more than a fraction of a second — if ever. For years, I have been studying what is valuable in these spaces, and I have learned that we need to think so much bigger.” Strong related how another of her children at age 2 mastered areas deemed appropriate for 12-year-olds, which made her realize how limiting our play spaces are and why so many kids want nothing to do with them. She further noted how our rates of obesity, isolation, and anxiety are through the roof. In a video shot at Dwight Murphy Field, Strong explained how Gwendolyn and the myriad children with disabilities she has met all possess joy and a spirit of adventure. Regardless of what they are going through, they all want to play, and when they play, according to Strong, all the differences melt away. Gwendolyn brought people together, Strong reflected, and this playground will be her legacy. Strong and her husband, Bill Strong, started the foundation in 2009, with an initial focus on funding SMA research. It has provided more than $3 million to more than 35 researchers, including for gene replacement therapy, which led to the transformational treatment Zolgensma.

With this and other treatments now available, GSF shifted its focus to the playground. GSF also provides financial support to families with a child with SMA. It has provided nearly $1 million for such items as wheelchairs and accessible vans. Until last year, the Foundation had no employees; now, it has two, with the Strongs still taking no compensation. A board of directors, an advisory board, and interns all volunteer as well. GSF has worked closely with the City of S.B. Parks and Recreation Department over the past six years creating a master plan to revitalize the whole Dwight Murphy Field complex. The plans have received all necessary approvals — garnering unanimous support at each step — and now final design plans and construction specifications are being completed. The target date for groundbreaking is the end of 2023. GSF has raised $2.6 million toward the $6 million cost of the playground. It is also seeking funding for the $3 million cost of the sports fields and an endowment for playground maintenance and programming. The city has assumed infrastructure costs, estimated at $6 million-$8 million. According to Strong, most cities want to do the right thing, but having disability advocates deeply involved in the design process is critical. She recounted visiting “accessible playgrounds” that were not at all accessible. The closest actual accessible playgrounds, according to Strong, are in Calabasas to the south and Palo Alto to the north. GSF’s design “takes a little bit from the multi-generational approach of the European model, borrows from best inclusive practices across the country, and then adds elements from a diverse group of therapists, educators, and parents.” Strong envisions having diverse programming at the playground. GSF already has partnered with the Grace Fisher Foundation for accessible dance, art, and music programming and has plans for much more. In addition to providing the direct benefits of play, Strong posits that “by building a public space that celebrates our differences and gives all community members equal access and the chance to cultivate friendships, Gwendolyn’s Playground will have a direct impact on dismantling stigma, instilling a broader understanding of diversity, and fostering partnerships that are currently inaccessible.”

and the median sales price being around $2.2 million, how can the average family afford the ‘American Dream?’ This is a topic that is of vital importance and needs to be carefully thought out and discussed so that more families can achieve what a great many of us take for granted. More Housing – It is estimated that in California alone, there is a shortage of over 4.0 million housing units. That is a staggering number. And it is only getting worse. There seems to be no easy answer to this problem. What if a community wants to stay ‘small’ and doesn’t want to grow too much? Don’t they have the right? However, don’t residents have the right to want to not cram in a small apartment? California ranks third in the country for occupants per household. Fair Housing – April is Fair Housing month, and this topic was front and center all week. It is a continuing struggle to make sure that landlords, real estate agents, home sellers, builders, mortgage lenders, etc. treat people fairly and void of discrimination. A lot of us take this for granted or don’t think it exists, but it does, and we need to eliminate it all together. As you can see from this list, Realtors are not just worried about where to position their open house signs or how to spend their next commission check. They are deeply concerned and fighting for the same topics that are important to the rest of the public. The next time you talk to a Realtor, ask them about any of these very important topics, or anything else that might be on your mind. You might also want to thank them for all that they do for you and your neighbors!
