Betsy J. Green is a Santa Barbara historian and author of Discovering the History of Your House and Your Neighborhood, Santa Monica Press, 2002. Her website is betsyjgreen.com.

ADDRESS: 941 Garcia Road

WHO WAS GARCIA? And speaking of names, I did not know about the origin of the name of Garcia Road, so I reached out to historian Neal Graffy, one of the five (?) aforementioned histori ans. He told me that this road is named for Fr. Francisco García Diego y Moreno, the first Bishop of California. (Bishop García Diego High School in Santa Barbara is named for him as well.) He is buried at the Santa Barbara Mission.Inthe early 1920s, eight houses were built on Garcia Road, as it meanders up the hill. Some of the homes have sweeping views of the city and the ocean, such as the view from the home at 941 Garcia Road. This home is on a large lot with an ancient Brazilian pepper tree in the backyard, and a garage with a small horse stable at the back. The horse might have belonged to the first owners Richard W. Herberts and his wife, Helen. Herberts was a director of the Western Wholesale Produce Company.

This is a quiet neighborhood now, but such was not the case in the 1920s during Prohibition, when Santa Barbara police officers noticed some unusual activity. A resident in another house on this street claimed to be in the real estate business. But, as the local paper wrote, “Suspicions were aroused by what at first appeared to be an amazing boom in real estate, as indicated by the number of callers at the … house …. What police officers described as a bar, provided … more than a score of bottles purporting to contain gin, apricot brandy, cognac, elderberry wine and other varieties.” Apparently, the officers of the law did not appreciate the owner’s entrepreneurial spirit. There are many Spanish Colonial Revival homes in Santa Barbara, but Dutch Colonial Revival homes, such as this one, are in the minority. These homes get their name because they were inspired by homes built by the early Dutch settlers in New Jersey and New York. Dutch Colonial Revival homes are distinguished by a gambrel roof, a roof that has two slopes. These homes were most popular in the 1920s and 1930s. In addition to the views from the home’s windows, there are some charming paintings in one of the bed rooms. Pastel depictions of animals that look like they stepped from the pages of a Beatrix Potter children’s story dance on the walls. The present owners, Dave and Cynthy Ardell, love the expansive view from their home. They told me they like to get up early and have coffee in the living room. The backyard is also a grand place to watch the Fourth of July fireworks.Pleasedo not disturb the residents of 941 Garcia Road.

Santa Barbara experienced a building boom in the 1920s, like many other U.S. cities. World War I and the Spanish flu epidemic were behind us, and automobiles were allowing easy access to neigh borhoods beyond the streetcar lines. Such was probably the case for this home and others on Garcia Road, near the intersection of Milpas and Anapamu streets. More cars on the roads also meant that more roads were being built as the city limits expanded. In the 1920s, Garcia Road was created to connect Milpas up to King Albert Boulevard. What’s that? You don’t know about King Albert Boulevard? Well, that was the name of the street at the top of Garcia Road a century ago. King Albert Bou levard was later renamed Camino Rey Alberto. (This was basically King Albert Boulevard with a Spanish accent.) Hmm. That street name’s not familiar either? Well, I’m sure all the Santa Barbara historians (all five of us?) are chuckling at this because we know that King Albert Boule vard, a k a Camino Rey Alberto, are the old names for the lower part of present-day Alameda Padre Serra Road. (King Albert of Belgium and his wife, Queen Elizabeth, visited Santa Barbara in October 1919 as part of a goodwill tour to thank the U.S. for its sup port during WWI.) King Albert died in 1934, and the next year, his name was no longer on the road here. Oh well.

The Zoo also must undertake capital campaigns for projects. The current priority is renovating the EEEWW! exhibit, which houses reptiles, amphibians, and inverte brates, to transform the dark, cavernous atmosphere into a more open, light-filled one.The big project, according to Pryor, is the Hearts of Asia exhibit, which is currently in the design stage and will be built within the next five years. Mammals, birds, and reptiles native to Asia will reside here, on the south side of the Zoo. Coming in November is Zoo Lights, where the Zoo will welcome guests in the evening to experience a very light-filled Zoo, with festive, animal-themed holiday lighting exhibits.Lastyear, nearly 450,000 guests visited the Zoo, which is up from a pre-pandemic 2019 count of nearly 433,000 guests. The Zoo is home to more than 500 animals representing 146 species on its 30-acre ocean-view estate. Reservations are required. Very reasonably priced memberships offer lots of benefits.  For more info about the Santa Barbara Zoo, go to sbzoo.org

12INDEPENDENTREALESTATESEPTEMBER8,2022realestate.independent.com SOCIETY MATTERS Text and photos by Gail Arnold O n August 27, Santa Barbara Zoo supporters gathered for a wild and very fun Zoofari Ball. With an Enchanted Forest theme, the 710 guests got creative with wizard, princess, and other costumes. The event committee began planning the event the week after last year’s, and the event sold out in June, before the invitations were mailed out. Behind the Scenes Event Design was back for the 25th year to create this extravaganza. Upon arrival, guests strolled up the path by the new Australian Walkabout exhibit, where they got a peak at an emu, western grey kangaroos, and Bennett’s wallabies. At the two-hour reception on the scenic hill top, there was an array of gourmet food and beverage offerings and a vast display of silent auction items, but most guests were more into checking out all the wild costumes and decorations and enjoying lively conversation. Guests dined under open-air tents with lush green draperies at tables with colorful mushroom-inspired centerpieces and napkin rings. After a tasty buffet dinner and a brief program, guests danced away to music by TheLastReplicas.month, the Zoo became the site of the first licensed outdoor preschool in Califor nia, though it had been operating provision ally for the past two years. The Early Explorer Preschool has been hugely popular, accord ing to Board Chair Amy Pryor, providing hands-on learning experiences for children ages 3 to 5. There’s a waitlist to get in, and while the Zoo is seeking to expand, there are staffing and space constraints. The Zoo also offers Outdoor Ed and Zoo Camp for youth. The new Australian Walkabout has been a big hit, with guests enjoying the barrierfree design, allowing them to get close to the animals with no bars in between. Seeing Joey, the baby wallaby, come out of his pouch to explore has been great fun. Controlled entry to the area, which is filled with native Austra lian flora, ensures a pleasant experience for humans and animals. Since COVID shuttered the extensive vol unteer program, the Zoo slowly has been bringing back longtime docents.  It is con tinuing to phase in the use of youth and adult volunteers for various positions and welcomes new Fundraisingvolunteers.iscritical for the nonprofit Zoo’s operations. Last year, grants, dona tions, and fundraising events made up 19 percent of the Zoo’s revenue.

Review from Seller: “The Richardson’s managed the rental of our family’s ocean view home on The Mesa for almost 15 years. In turn we listed the property with them for sale. Both experiences were professional and profitable for us. The rental income enabled our mother to live very comfortably in retirement until her death at 103. Mike and Kyle have a unique knowledge of Santa Barbara’s real estate market. We received 3 offers and accepted the best - well above our asking price, all cash, no contingencies, and with a 2 week close. Mike and Kyle are skilled negotiators, masterful marketers, and are extremely communicative and pleasant to deal with. Thanks guys.”

Nature can wallop anyone’s home and yard with severe weather. If you experience events like drought, flooding, high winds, or other uninvited elements, your yard may lose some of its curb appeal. If severe weather is persistent or paired with deficient main tenance, it can set your yard back years. It may be time to rethink your ideas about traditional yards and landscaping. Consider new ideas that will stand up to new challenges but still leave you enough time to enjoy your yard – and your life. Here are some tips to get you started.

Can Earthworms Solve the Water Scarcity Problem?

Secure Your Yard from High Winds Gusts strong enough to propel Dor othy back to the Emerald City seem more common these days. As threat ening as they may be to houses and cars, those gusts are also no friend of your landscaping. Strong sustained winds can rip smaller plants from the ground. After a windstorm, distribution of leaves, pine needles, and small branches, as well as large fallen trees, can make your yard look like a disaster zone. Even milder winds can accelerate soil erosion. That’s destructive to landscaping and brings slower growth.

Prepare Your Yard for Extreme Heat Statistics suggest the weather pattern most deadly for humans is extreme heat. It can be just as lethal to the yards of humans. This weather pattern can cause loss of foli age, dormant lawns, stressed shrubs and trees, and insect and disease infestations.

Landscape experts urge several steps. Prune trees and bushes of loose or dead branches. Before an impending storm, tie down any other loose foliage, and secure furniture or decorations, which can be blown around your lot as well.

Many farms, especially dairy farms, struggle with how to dispose of polluted wastewater. The hun dreds of millions of gallons of water farms use gets contaminated with animal waste, artificial fertilizers, and harmful chemi cals, which frequently percolate down to the groundwater that people could one daySomedrink.regenerative ag operations are finding a nifty solution to this problem. They are discovering that earthworms, those ubiquitous dirt-eaters, are also able to clean water. They have long been known as nature’s way of enriching soil, but only recently has it been found that they can also cleanse wastewater. BioFiltro, an international company, has installed more than 200 of their threestage wastewater treatment systems. The first chamber contains wood chips, earth worms, and microbes. The second level filters the water through crushed rock, and finally the cleaned water is col lected in a drainage basin. A dairy farm in Wash ington State pumps half a million gallons of manure and chemical-laden water through a BioFiltro ver mifiltration unit each day. The worms devour all the manure and harmful chemicals while aerating the water and wood chips. The aeration by the worms prevents the chip layer from clogging and becoming anaerobic. The density of worms is around 12,00018,000 per cubic yard. The dairy reuses this treated water 10 times. Vermifiltrated water is highly nutri tive, pathogen-free, and scrubbed of chemicals, qualifying it for use on crop fields. The key to this low-cost, efficient, and odor-free process is the earthworm. These workers live, on average, six years, have numerous offspring, and each one produces about 10 pounds of castings per year, a nutritious and valuable soil amendment. This vermicompost can produce an additional income stream for farmers or can be used on their own crops.Traditional wastewater treatment is energy-intensive and generates around 5 percent of all greenhouse-gas emis sions (GHG). In comparison, vermifiltration requires almost no electricity, thereby reducing GHG emissions by 91 percent. Astoundingly, earthworms remove more than 80 percent of nitrites in wastewater and reduce methane emissions by an even higher valuablereducingtogramAlternativementnentapprovedVermifiltrationpercentage.wasrecentlytobecomeacompooftheCaliforniaDepartofFoodandAgriculture’sManureManagementProaprogramthatprovidesfundingfarmerswhoinstallsustainableGHG-systems.Waterisbecominganincreasinglyandscarceresource.Climatechangeanddroughtsarefurthertaxingtheplanet’slimitedsuppliesoffreshwater;85percentoffreshwaterisusedinglobalagriculture.Vermifiltrationoffersgreathopeforcleaning,reusingandstretchingoursupplyofwater.Ithasevenproventobeeffectiveintreatingindustrialandmunicipalwastewater.Somescientistsbelieveittobeoneofthemostpromisingeffortstostemtheglobalwatercrisis.

Counteract Drought Devastation Continuous lack of water is a serious threat to cultivated plants. Drought slows plant growth, affects the structures of plants, makes them more susceptible to disease, and can even deep-six entire root systems. Unless you want to relive the Dust Bowl, understand that drought can have a negative impact on soil. If you’re in a drought situation, you’re exposing the soil to the sun. Soil will bake, dry up, and turn to dust. Pesticides in the dust will be dispersed through the air. To thrive, grass lawns need to quaff at least one inch of water weekly. If your home is in an area gripped by frequent drought, consider installing artificial turf (AstroTurf is one type). It will help conserve water and put a damper on grass fires.Another option: Use drought-resistant plants or mulch on the land to protect the soil and allow the soil biome to thrive. One other pos sibility is edible landscapes, including blueberry bushes. Blueberries can be planted from the South to far North and thrive in many different and even harsh conditions. There’s receptivity to new ideas about how to cover your land, which are old ways that predate the arrival of lawn mowers to cut your grass.

To keep your lawn green despite the heat, replacing some areas with water-wise plant ings will make your yard more tolerant. Pos sibilities include Spanish lavender, African daisy, aloes, pride of Madeira, rockrose, and Juniper.Pruning dead or infected limbs will keep plant diseases from spreading to the healthy parts of your yard. Detect infected plants by spotting abnormal growth or appearance of disease-causing organisms such as insect larvae or bacterial slime. Leaves are also visibly yellow leaves with white blotches, and the stems may become a bit mushy.

Think about planting fewer ornamental shrubs or trees and avoid trees that are easily uprooted by heavy winds. Even ponder cutting down a few trees and foliage vulnerable to high winds.

Bottom line? Make the time and money you spend on your yard a strong investment against severe weather. Pre ventive landscaping can help ensure your yard stays green. That could also save you some green by fixing problems that could have been avoided.
