Dreamy Downtown Cottage
Every once in a while, I walk into a home for sale that feels like mine. That happened last Thursday when I went to visit the adorable craftsman bungalow at 321 West Figueroa Street. Let me be more specific: This adorable home feels like what my house could be if mine had a little more charm and a few other details. Like, say, another bedroom or two. But the bones and style are all mine.

When I had the chance to look behind this home’s red front door, the nosy neighbor in me was ecstatic that I had a valid, professional reason to visit. Not that I needed any credentials. Realtors hold weekday open houses which they refer to as “caravan” to show each other their latest listings. Curi ous neighbors and other passersby are warmly welcomed to stop in anytime they see an openhouse sign.
Once past the cute walkway and front porch, I stepped into the living room, where I was smitten with the beautiful wood floors, high ceilings, and vintage white fireplace. Big picture windows on two of the walls let the light stream in and add to the spacious feeling.
Straight through the living room lies the kitchen, and I’ll admit it here’s where my envy peaked. My little cottage has a long, narrow galley kitchen. It’s big enough for my needs, but it requires a certain tiny-home mentality. By contrast, this kitchen is a real room, with white custom cabinetry, open shelving, stainless-steel appliances, and actual space to move around in. There’s even enough room for a dining table, a luxury I can only dream of in my place.
Beyond the kitchen is a laundry room with a stunning black-and-white tile floor and storage galore. Every light fixture throughout this house is noteworthy, and the laun dry room is no exception. A designer’s eye is evident in the

Hospice of SB Hosts Heroes of Hospice
On September 22, Hospice of S.B. (HSB) hosted its 10th annual Heroes of Hospice luncheon, where it honored Santa Bar bara Neighborhood Clinics, Santa Bar bara High School, and HSB’s Bereavement Ser vices staff, while raising funds for this treasured nonprofit, which provides all of its services for free.
Held in the Hilton S.B. Beachfront Resort’s Plaza del Sol, the 262 guests enjoyed a reception and tasty salmon lunch. CEO David Selberg welcomed guests back after the COVID hiatus and acknowl edged while COVID has been difficult on all of us, it has been particularly so for those dealing with terminal illness or grieving the loss of a loved one.
He explained how HSB’s Children’s Bereave ment Counseling program provides counseling each week in all the junior high and high schools in south and mid county for those experiencing grief from the loss of a loved one. Its Adult Bereave ment Services provides counseling to adults with counselors walking with those who have lost a loved one “on their journey of grief, for as long as it takes.”
HSB’s Patient Care Services staff, Selberg contin ued, provides wraparound support to those with a life-threatening or terminal illness. The staff, along with 117 volunteers, provide practical and emo tional support to those navigating our medical systems.
For the event theme of What Matters Most, guest speakers author William Peters, S.B. Res cue Mission President Rolf Geyling, and Vida Cen ter Founder Mari Hernandez all spoke from the heart.
Santa Barbara Neighborhood Clinics (SBNC) received the Medical Hero Award for its partner ship with HSB’s Patient Care Services program. In accepting the honor, recently retired CEO/CMO Dr. Charles Fenzi shared his gratitude to HSB for training its staff in an area that physicians tend not to excel helping patients decide what to do with the diagnosis and treatment options that doctors
provide. He lauded HSB for its guidance in con versing with patients from different cultures on advanced care directives. He praised HSB for their wide-ranging services to SBNC’s COVID patients, which included providing groceries and walking dogs. Watching all that happen, according to Fenzi, was absolutely amazing.
Santa Barbara High School (SBHS) received the Partnership Hero Award for its longstanding partnership with HSB in providing bereavement counseling services. While grateful for the award, Principal Elise Simmons commented that it is SBHS that should be bestowing the award on HSB because “they are our hero.” Simmons recounted how through the partnership, students, their fami lies, and staff have benefited from thousands of hours of support and care provided on an ongoing basis, including in the aftermath of student deaths, natural disasters, and other tragedies. Simmons also praised the dedication of SBHS’s counseling team, the “first responders” working with HSB and District staff.
The Staff Hero Award went to HSB’s Bereave ment Services staff. In accepting the award, Bereavement Services Manager Michael Cruse related how death, dying, and bereavement are ground zero for our shared humanity and how they produce great sorrow, upheaval, and renewal that transforms us. In picking up on the event’s theme, Cruse noted that what matters most to him and his team of counselors is serving clients and the community in this process.
Last year, HSB provided care to 2,686 people. Unlike other hospice organizations in town which are medical hospices, HSB is a volunteer hospice.
As such, it can serve anyone, regardless of diagno sis, treatment choices, or life-expectancy. A wellendowed foundation, the S.B. Hospice Foundation funds about half of HSB’s annual budget of $4.3 million. HSB, with a commitment to providing all of its services free of charge, is dependent on the community for the remainder of its funding.

Before you put your home up for sale, understand how the right comparable sales help you and your agent find the perfect price.
How much can you sell your home for? Probably about as much as the neighbors got, if the neighbors sold their house in recent memory and their home was just like your home.
Knowing how much homes like yours, called comparable sales (or in real estate lingo, comps), sold for gives you the best idea of the current esti mated value of your home. The trick is finding sales that closely match yours.
What makes a good comparable sale?
Your best comparable sale is the same model as your house in the same subdivision—and it closed escrow last week. If you can’t find that, here are other factors that count:
Location: The closer to your house the better, but don’t just use any comparable sale within a mile radius. A good comparable sale is a house in your neighborhood, your subdivision, on the same type of street as your house, and in your school district.
Home type: Try to find comparable sales that are like
your home in style, construction material, square footage, number of bedrooms and baths, basement (having one and whether it’s finished), finishes, and yard size.
Amenities and upgrades: Is the kitchen new? Does the comparable sale house have full A/C? Is there crown molding, a deck, or a pool? Does your community have the same amenities (pool, workout room, walk ing trails, etc.) and homeowners association fees?
Date of sale: You may want to use a com parable sale from two years ago when the market was high, but that won’t fly. Most buyers use government-guaranteed mort gages, and those lending programs say comparable sales can be no older than 90 days.
Sales sweeteners: Did the comparable-sale sellers give the buyers down payment assistance, closing costs, or a free television? You must reduce the value of any compa rable sale to account for any deal sweeteners.
Agents can help adjust price based on insider insights
Even if you live in a subdivision, your home will always be different from your neighbors’. Evaluating those differ ences—like the fact that your home has one more bed room than the comparables or a basement office—is one
of the ways real estate agents add value.
An active agent has been inside a lot of homes in your neighborhood and knows all sorts of details about com parable sales. She has read the comments the selling agent put into the MLS, seen the ugly wallpaper, and heard what other REALTORS®, lenders, closing agents, and appraisers said about the comparable sale.
More ways to pick a home listing price
If you’re still having trouble picking out a listing price for your home, look at the current competition. Ask your real estate agent to be honest about your home and the other homes on the market (and then listen to her without taking the criticism personally).
Next, put your comparable sales into two piles: more expensive and less expensive. What makes your home more valuable than the cheaper comparable sales and less valuable than the pricier comparable sales?
Are foreclosures and short sales comparables?
If one or more of your comparable sales was a fore closed home or a short sale (a home that sold for less money than the owners owed on the mortgage), ask your real estate agent how to treat those comps.

Usingelectricity rather than fossil fuels to power our world offers many pluses, especially since electricity is increasingly being produced from the sun, wind, ocean currents, and tides. Microgrids and sophisticated software monitoring power needs, and providing instantaneous switching, are making communities even
less dependent on fossil fuels for peak demand periods. Battery storage is the key component that will enable us to get to 100 percent clean electricity. One of the biggest obstacles in this trajectory is the limited, costly, and environmentally damaging mining of lithium, nickel, and cobalt all of which are used in the manufacture of batteries.
A lot of research is going into making batteries using other, more abundant mate rials with fewer of the draw backs of current batteries, namely, flammability and spiky dendrites. The spikes are caused when batteries are charged too quickly and result in shortening the bat tery’s life.
One international team is getting results using alu minum as one of the electrodes and sulfur as the other with a common salt as the electrolyte. The 230-degree Fahrenheit temperature required to melt the salt and run the battery can be generated inter nally by normal charging and discharging cycles charging from the sun during daylight and discharging after dark when electricity is needed. The scientists esti mate that the cost will be 12-16 percent of today’s lithium-ion batteries.
In Finland, a functioning sand battery seems to solve the problem of year-round green energy for heat. It works by heating sand (100 tonnes) in an insulated silo using electric-resistant heat produced from surplus wind and solar energy. The sand heats up to almost 1,000 degrees Fahren heit and maintains this temperature for months until demand and energy prices are high. When needed, air flows through a heat exchanger in the sand to extract the
heat for use in a district (neigh borhood) heating system or for industries that use a lot of heat like food and beverage process ing. The town of Kankaanpää is using the first commercial installation of a sand battery.
Researchers at the University of Cambridge have developed a battery system with a non-toxic form of blue-green algae (Syn echocystis) that takes in solar energy by photosynthesis. They have used it to power a microprocessor of a computer for more than six months. It is biologically based, produces renewable energy, and multiplies naturally, making it easily scalable. The device does not require any inputs other than sunlight.
Another solution gaining traction is to produce hydrogen from excess renew able electricity and store it until electricity demand is high and renewable generation low.
These are a few of the storage inno vations that are likely to be part of the ensemble of processes that get us to our mid-century, carbon-neutrality goal.
