A Home with a Secret Garden

Standing on the sidewalk in front of the charm ing white picket fence at 317 West Michel torena Street, there is little indication of the lush foliage that inhabits much of the home’s backyard. The yard was bare when Grace and Woodie Wilde (pronounced WILL-dee) bought the house in the mid-1980s. Little by little, and on a tight budget, they filled the backyard with many species of plants that thrive in our climate. Sitting on a small bench amid the greenery, it’s possible to imagine you are in a tropical forest. Another small home — a former carriage house is located at the back of the 200-foot-deep property and is accessed by an alley that extends to Castillo Street.

The Home’s Origin

It’s always amusing to find the cost of building a home in Santa Barbara way back when. This one-story frame home was built in 1906 for $1,800. The 1907 Sanborn Fire Insurance map shows that it was the first house built on the south side of the 300 block of West Michel torena Street. The home is a simple Italianate style with wide eaves supported by decorative brackets. This style was most popular from 1840 to 1885, although other examples were built in the years beyond that.

An easy-to-miss feature is the decorative fish-scale shingles surrounding the louver under the tiny front gable. These shingles are reminiscent of the Victorian styles of the 1800s.

A Home for a Minister

For more than two decades, this was the home of a German Lutheran minister, Rev. David LeBahn. He was born in Germany, lived in the American Midwest for several years, and moved to Orange County for health reasons. In 1912, he began traveling to Santa Barbara twice a month to conduct services in German at the Seventh Day Adventist Church, located at De la Vina and Anapamu Streets. In 1913, he bought this home. When the space at the Adventist Church became unavailable, LeBahn held services in the home’s living room. As the congregation grew, it was necessary to knock out the wall between the living room and dining room. By 1916, however, the congregation had grown to 60 people, and it was time to look for larger quarters.

The congregation purchased a lot around the corner at 326 West Sola Street and built a one-room frame church for $2,120.50. The local paper wrote, “The new German Lutheran Church, in West Sola Street between Bath and Castillo, was dedicated yesterday with a morning and an afternoon service, both of which were attended to the full capacity of the church. Occupation of the church marks the fourth year the congregation

has been established in Santa Barbara.” The paper noted that it was “a small, but attractive structure” that was “very handsomely appointed.” Services were held in German and English.

It’s interesting to note that even though the chapel was built well past the Victorian era, it also has some fish-scale shingles. Perhaps this was done as an homage to the Rev. LeBahn’s home. Obviously, the little church was well-built, because that building still stands, although the original con gregation moved a couple of times as their numbers continued to increase. The congregation grew to be called the Emanuel Lutheran Church, now located at 3721 Modoc Road.

The Wildes are very fond of their home and enjoy their proximity to State Street. Woodie served in the Army, and they lived in 20 places around the world. One of their favorite spots was southern Spain, and they say that Santa Barbara has a similar climate.

Grace told me that the neighborhood had a lot of problems when they first moved here. There were abandoned shopping carts, shoes hung on utility lines to indicate drug sales, etc. Grace was very active in efforts to clean up the neighborhood and received an achievement award for making the neighborhood a pleasant place to live.

Hillside House Reveals 168-Unit Mixed-Use Housing Project at Garden Party

OnSeptember 25, Hillside House (HH) hosted a garden party friend-raiser to intro duce the nonprofit, which is a residential facility for 59 adults with intellectual and developmental disabilities (I/DD), to more com munity members and to share more details about its plan for a 168-unit integrated, mixed-abilities development on its property.

Held in the gardens of Alpha Resource Center, the event featured multiple tables staffed by HH employees, who shared with guests what Hillside is all about and where funding is needed. The Assis tance League of S.B., which is HH’s biggest sup porter, was also present.

HH residents have moderate to severe disabili ties, a majority contend with additional serious medical conditions, 60-plus percent are visually impaired, and 85 percent require wheelchairs. Hill side provides for all of their basic needs, intensive medical care, a wide range of therapies and life skills training, and plenty of recreational opportunities. It also facilitates residents’ attendance at off-site day programs, schools, and employment.

As an Intermediate Care Facility (ICF), Hillside House is primarily funded by Medi-Cal, which has not kept up with cost of living and labor cost increases. Moreover, Medi-Cal covers only the most basic of care — it does not cover the specialty medi cal care, supportive therapies, and skills-training HH offers.

Financial constraints mean there are four resi dents per room, with hospital-like curtains separat ing their areas. A small endowment provides only nominal revenue, leaving Hillside dependent on the community for funding.

The biggest challenge, according to President and CEO Michael Rassler, is hiring and retaining profes sional healthcare staff because HH must compete with Sansum, Cottage, and other healthcare pro viders, who are able to offer more attractive com pensation. Rassler stresses that HH needs quality professionals who are trained in best practices to

care for residents and help residents become the best that they can be.

Fortunately, HH does offer staff non-financial benefits, Rassler related — a beautiful property, resi dents who are fun and eager to learn, an engaging staff, and everyday interactions with residents that are inspiring. “We are a big family that really loves and cares about each other.”

HH is moving forward with its long-envisioned Community Project, which will bring it into com pliance with a Centers for Medicare & Medicaid Services (CMS) mandate to transition I/DD indi viduals from institutionalized facilities to integrated community settings.

In an interview, Rassler revealed that on its wholly owned 24-acre property in Hidden Valley, HH plans to build 168 new housing units, which will include six duplexes for 60 adults living with I/ DD. The remainder will be a variety of market-rate, low-income, and senior housing. The 168 units are allowed under current zoning and bonus density allowance provisions.

HH is presently working with architects and developers and anticipates revealing more details early next year. A capital campaign will include not only development costs but also a long-term repair and maintenance fund and a daily operating fund.

Rassler envisions a truly integrated, mixed-abil ities neighborhood that will benefit HH’s residents by housing them in state-of-the-art adaptive homes and integrating them in the community. A his toric home on the property, Harmony House, will be refurbished to function as an education center for developmentally disabled people and to house friends and family visiting HH residents.

The project’s benefit, however, will extend far beyond its residents by providing critically needed housing for seniors, low-income individuals, and others. HH plans to make some of its facilities and services available to its new neighbors, including its aquatic therapy pool and its walking/biking paths.

Rassler sees possibilities to serve the new senior

community with its commercial laundry and kitchen facilities and sees volunteer possibilities for seniors and others at HH. The project, he hopes, will serve as a model for other ICFs in their transition out of institutionalized care to meet the federal mandate.

Rassler sees HH’s job as providing each resident with the best oppor tunity to live their fullest lives while maximizing their independence and personal choices, and enhancing their ability to engage in community life, however they choose. He is grateful to the community for their support and noted with approval the shifting views here and across the nation, with the Black Lives Matter movement and a host of other move ments thankfully leading to disability rights mattering as never before.

Charmed by San Roque

Q: Marsha, I recently moved to Santa Barbara, and my wife and I are looking to purchase a home in the city. The one area we keep going back to is San Roque. It is so charming and different from other locations. What can you tell us about San Roque?

A: You are right about San Roque; it’s a prized section of Santa Barbara and has a unique personality. While Hope Ranch and Montecito are recognized as enclaves for our wealthier denizens, San Roque has traditionally been more middle class and attainable.

When I first moved to Santa Barbara and visited friends in San Roque, I was charmed by all the pedestrians. I thought, “What a delightful place; everyone is casually walking on the streets!” Then it dawned on me: There were no sidewalks in San Roque. Today you will find more side walks, but there are still many streets that lack this amenity.

San Roque was named in the 1700s by the Spanish that California’s Governor Portola sent out to explore the ter ritory. These men camped by a waterway and called the creek San Roque Creek after Saint Roch, the patron saint of dogs and a variety of underdogs. Thus, the surrounding area was named.

The San Roque area as we know it began to emerge in 1917, when an enterprising and hardworking Scottish immi grant Stephen Rutherford purchased 123 acres of farmland along what was then Hollister Avenue between San Roque creek and Alamar Avenue. Rutherford arrived in Santa Barbara County in 1873 and had already made significant

fires are a real and very scary hazard, and they most often origi nate in the metal tube between your dryer and the wall. That’s what you need to clean out. Plus it will help your dryer lasts longer and more efficiently.

Cleaning a dryer vent goes way beyond wiping off the lint filter between loads. And if you don’t do it, your house could catch fire.

Just avoid these dangerous mistakes while cleaning out your dryer vent:

#1 Forgetting to Unplug the Dryer

His influence on Santa Barbara is indelible. Hollister Avenue was the main road into Santa Barbara and continued onto what is now De la Vina. State Street ended at Constance. He worked to lengthen State Street, and Hollister Avenue was turned into De la Vina. Go and look for the “Hol lister Avenue” concrete slab at the corner of Constance and De la Vina.

In 1923, Rutherford laid out his tract radiating out from Argonne Circle. He had lost a son in the World War I Battle of Argonne and named the center street to honor his son. Rutherford sold parcels to potential developers and home owners. The owners were responsible for their own homes and construction. This helped to create the unique variety of houses. The San Roque community was established.

San Roque was not built in a day or even a year. It took decades to mature. By the 1940s, the San Roque develop ment was only half full. The returning soldiers helped to spur a strong housing market. Most of the housing sites were completed between 1955 and 1965. Even into the late 1960s, the San Roque area was considered rural.

Today, San Roque allows urban living with high walk ability. San Roque’s original homes have morphed seam lessly into the enchanting houses you’ll find there now. The

area is always evolving, and the desirability is consistent.

DRYER VENT: 9 MISTAKES TO AVOID

for most homes, it’s worth calling in a profes sional if your dryer has an especially long duct. Most can do the job for about $100.

#4 Neglecting to Check the Duct for Damage

While you’re cleaning the duct, take the opportunity to go over its surface to check for cracks or tears. Patching them up will help your dryer run optimally.

#5 Bending the Duct Too Much

#8 Overlooking Moisture Sensors

While it has nothing to do with your actual vent, if your dryer has a moisture sensor, keeping it clean will help your dryer function efficiently. So, you might as well do it while you’re working on the vent. The sensor is a thin metal bar often located right below the dryer door. You can remove the lint, dryer-sheet chemicals, and other debris with a cotton ball and rubbing alcohol so the sensor can do its job properly.

#9 Not Cleaning the Dryer Vent Often Enough

Safety first: One of the most important dryer-vent cleaning tips is to remove the machine’s power cord from the wall outlet to avoid getting shocked. For gas-powered appliances, turn off the gas supply to prevent leaks.

#2 Using the Wrong Equipment

Tiny dryer lint fibers can cling to the walls of the duct, so it’s worth investing in equipment that does the job right. The Lint Lizard, about $30, attaches to the end of your vacuum cleaner and is very good at sucking up dryer debris. The Everbilt Dryer Vent Cleaning Kit, about $17, comes with attachments for cleaning long ducts.

#3 Attempting to Clean a Long Vent Yourself

While some basic equipment and DIY skills should work

Ducts bend fairly easily when you handle them, which you’ll want to avoid. When you reattach the duct to the dryer, make sure there are no sharp turns or bends in the tube, which will create crevices for lint to accumulate and may lead to breaks.

#6 Reattaching the Duct with Duct Tape

Despite its confusingly spot-on name, this is perhaps the only thing duct tape can’t do. It can corrode from the heat of the dryer. Better to use aluminum tape, which can take the dryer heat.

#7 Routing the Vent Into an Attic or Crawlspace

Remember, the lint that accumulates in your dryer vent is flammable. There’s only one place the exhaust should be going to maintain dryer vent safety, and that’s outdoors. Stick to cleaning your dryer vent, and leave any major work, like rerouting the vent, to the pros.

This is one maintenance job you shouldn’t put off. At least once a year — or more if your machine is getting a real workout — you should give your dryer vent a good cleaning. These 10 steps will guide you through the process:
