Other fireproofing features include conditioned crawl spaces, tempered glass, sprinklers, spray-foam insulation, stucco siding, and intumescent exterior beams.

Storyteller Children’s Center Hosts Lunch with Love

On April 13, Storyteller Children’s Center hosted its ninth annual Lunch with Love at the S.B. Woman’s Club for more than 200 supporters. There was a reception on the sunny patio and then lunch inside, where guests were welcomed by Board President Michael Wasserman. He recognized some of the many public officials present, including Mayor Randy Rowse, Police Chief Kelly Gordon, County Supervisor Laura Capps, and City Fire Chief Chris Mailes. Executive Director Gabriella Garcia explained how Storyteller provides highquality early childhood education to children who have faced adverse circumstances so early in their lives that it has often led to trauma. Accordingly, Storyteller’s staff are highly trained to support the social, emotional, and behavioral challenges these children present. The goal is to get the children to be on a par with their peers when they enter the school system.

Garcia made the exciting announcement that Storyteller will soon bring its programming to Transition House’s infant/toddler program, providing programming to those 6 weeks to 2 years old. This initiative seeks to maximize Storyteller’s impact by having an earlier start for programming, which will be play-based learning for social and emotional development. Storyteller’s existing two campuses provide programming for children 18 months to 5 years old.

Storyteller also fosters growing brains, Garcia related, by providing two meals and a snack daily. All food is provided through a partnership with the S.B. Unified School District. Often, Garcia shared, this food is the only food the children have to eat for the day, a statement that quieted the room and powerfully conveyed the plight of the demographic served and the

challenges Storyteller faces in its mission.

Garcia, with her warm and positive demeanor, quickly pivoted from this stark reality to sharing how Storyteller makes such a critical difference in the lives of the 85 children it serves each year. At its residential-style campuses, Storyteller prides itself on providing a home for the children where they have a safe, predictable environment. It offers year-round education and behavioral and emotional support through partnerships with Family Service Agency, Family Support Services, and CALM. Teaching is through a trauma-informed lens, with the focus on social and emotional growth.

An important component of what Storyteller offers is services to the families, which seek to ensure that they have the tools needed to break the cycle of poverty. A grant from the Women’s Fund currently funds a Family Advocate to provide family support services.

In the keynote address, pediatrician Dr. Samira Kayumi-Rashti explained how the early years are the most influential on a child’s brain development and that every interaction shapes this development.

After announcing the next big event, its 35th Anniversary Gala on October 6, the lunch adjourned.

At Storyteller, all children served are below the poverty line and 16 percent are homeless. All children are enrolled in the federal Head Start program or the CA State Preschool Program, both of which provide funding, but Storyteller relies on private support for about 60 percent of its budget. If it can increase donations, priorities are expanding programming for some of the 132 children on the waitlist, recruiting more qualified teachers to improve the teacher/child ratio, and replacing materials and supplies lost during flooding from the recent storms.

What Is the California Regional Multiple Listing Service?

Q: Marsha, I often receive solicitations to sell my home with out-of-town agents. Sometimes these are from agents as far away as Los Angeles. They seem to know about sales in my area. What do you think about using them when I want to sell?

A: Agents soliciting business from outside their local service areas have become common. The reasons for this are simple: the internet and technology.

Almost all real estate companies require their licensed real estate agents to belong to a local association of Realtors. Our local association is the Santa Barbara Association of Realtors (SBAOR). The Realtor boards are invaluable in helping members with education, legislative policies, and networking. Realtors also adhere to a strict code of ethics and behavior. Besides being a Realtor, agents also belong to their local Multiple Listing Service (MLS). This is the property information and data service. It is through a region’s MLS that all information regarding listings is delivered.

In California, Realtors will generally belong to just one local Association of Realtors. However, a California real estate agent is licensed to sell and help secure properties anywhere in the state. While a Realtor only belongs to one association of Realtors, they can join as many MLS regions as they want. They join to access information about real estate in a particular area.

Selling real estate is all about information and access to

that information. In the pre-internet days, real estate agents had the MLS book. This was a weekly compilation of every active, in-contract, and recently sold property for an MLS region. For decades, before the year 2000, Santa Barbara Realtors met every week to update the MLS book and agents on local property information.

Real estate agents were the gatekeepers of the MLS book. We were warned by our companies never to show the book to our clients. All property information had to come through us. If we had a client who wanted to purchase in another MLS region, we researched and spoke with agents in that area and then referred our clients to them.

Around the year 2000, significant change occurred with the advent of the internet. Suddenly everyone had access to property information. Multiple platforms, such as Zillow, were viewed by potential buyers and sellers.

In 2010, three existing MLS regions merged, and the concept of the California Regional Multiple Listing Service was created (CRMLS). Now instead of spending a lot of money to join little MLS regions all over California, an agent could inexpensively join CRMLS and gain access to the same information the local Realtors had. Currently in California there are 110,000 CRMLS agent participants. It is the largest MLS association in the country.

CRMLS has participating MLS regions running from San Diego to Alameda and Mendocino. Not every MLS region in California belongs to the CRMLS. Santa Barbara

does not belong. However, many out-of-town agents belong to our local MLS. The agents who are contacting you are getting sales information about your neighborhood by reviewing the local MLS.

When you hire a local agent to sell your property, you are hiring that agent’s team, network of tradespeople, local expertise, market knowledge, and peer relationships with other local agents. Electrify Your Life

When my hot water heater died several years ago, I was caught flatfooted. Although I was convinced as an architect that all-electric is a better way to build both for our health and the climate, I had not anticipated this very specific work on my own house. I wasn’t yet familiar with the variety of electric water heaters that would fit in my space, and my plumber had no familiarity at all. Being in a 1920s home with an antiquated electric panel, I saw dollar signs floating in front of my eyes. I caved, replaced my gas-fired water heater, and resolved to do better next time.

I shouldn’t have caved. A few months later, my electrician stopped by and reassured me I could go all-electric in my house with my existing panel. Of course, this will be different for every residence, but typically, a 100- to 200-amp panel will support an average-size all-electric home.

With electric cars, most of us have a sense of what is involved; we have opinions about driving ranges, the availability of chargers, and how long our current car can last before it needs replacing.

We should be on similar grounds with our homes, buildings, and their equipment,

which make up about 39 percent of greenhouse-gas emissions. Between transportation and buildings, individuals have direct control over about 42 percent of global emissions, according to Saul Griffith, an engineer, MIT PhD, and author of Electrify: An Optimist’s Playbook for our Clean Energy Future.

In order to meet climate targets, individuals will need a 100 percent adoption rate or better as they replace their personal infrastructure. That means every time a gasburning appliance needs replacing in your home, it is done with an efficient electric one. We need to anticipate when our furnace, water heater, or car will need replacing so we can be ready with an electric alternative. Typically gas furnaces last 18 years, water heaters 10 years, and cars eight to 15 years.

With the Inflation Reduction Act, or IRA, we will have numerous financial incentives to upgrade our homes, buildings, and modes of transportation. Griffith urges us to prioritize the big, infrequent decisions that really matter to a decarbonized future: our car, the heating and cooling equipment for our buildings, and solar. “Do three

things really well,” he spurs us, “rather than a lot of things that may not add up.”

One item you can do now as you are waiting for equipment to be replaced or finances to be available is to make sure the electricity you are receiving is from renewable sources. Most utilities allow you to choose the source of your electricity, and it should be non-carbon producing.

If you are unfamiliar with electric water heaters or heat pumps for heating and cooling, there are resources especially as contractors are often unaware or unfamiliar with newer, more efficient electrical equipment. Tri-County Regional Energy Network serves Ventura, Santa Barbara, and San Luis Obispo counties and is funded by taxpayer dollars. They have been creating online content that teaches architects, builders, and homeowners about the newest energyefficient equipment.
