Top Tips to Style Your Space

Perhaps you’ve recently moved into a new home and have set up the furniture, yet it still doesn’t feel “done.” Or, as I hear from many of my clients, you’ve been living in your home for, say, five years or more and it still doesn’t feel finished.

Most likely, it is because your home isn’t accessorized. In the design world, accessories generally refer to everything that’s not furniture and can include plants, throw pillows, artwork, photos, and vases. I think of accessories as the icing on the cake. You’ve already created the layers of the cake: the sofa, dining table, chairs, bed, and rugs. Now it’s time to complete the cake by adding the frosting. For variety, you’ll find that this analogy also works well with nachos, tacos, or seven-layer dip!

Accessorizing, or styling, is often overlooked, but it’s a powerful way to complete a space. Accessories help add texture, dimension, color, and interest to a room while also allowing you to add your personality or family story to your home. Here are my top five tips to “frost” to your space.

Add accent furniture. If your main living space includes a sofa, coffee table, rug, and perhaps some accent chairs, that’s a great start. To help complete the room, try adding some smaller pieces of furniture, such as an ottoman or pouf to a sitting area. If your sofa isn’t pushed against a wall, try adding a tall, narrow sofa table behind it with matching table lamps. Or consider adding a bar cart or sideboard in the dining room for a polished look. If you’re tight on storage space, think about adding items that will increase your storage options, such as an ottoman with storage inside or a bar cart with cabinet doors.

Bring in plants. Adding indoor plants to a room not only brings the outside in but adds texture and color as well. Your furniture is likely fabric, wood, or leather, so adding plants brings another element to a space. Adding a large floor plant to a room can help it feel larger as the plant draws your eyes up. Or group your plants one large plant and one medium plant in a corner for extra layering. Not into watering plants? Neither am I. There are numerous types of artificial plants available at a variety of price points. Some look more real than others, so be sure to read reviews if you’re purchasing online. Add texture and textiles. Texture helps create layers and can be found in textiles used to make throw pillows, throw blankets, window treatments, rugs, or artwork. Adding throw pillows made of varying fabrics velvet, mudcloth, linen, cotton, etc. and in different patterns adds a layered look. These are also the items that are easiest to change out when you’re ready to refresh a space but don’t want to commit to new furniture.

Don’t forget the walls. I often work with clients who haven’t hung much on their walls because they get stuck. Maybe the room is odd-shaped, or perhaps the cost of framing large art is prohibitive. Using wall art that is round or asymmetrical helps balance an odd-shaped room or one that has angled ceilings. If cost is an issue, try adding oversized, decorative flat baskets or other woven items, which can be relatively inexpensive.

Always add a tray. The quickest way to get a finished look for any tabletop surface is by adding a tray. Use items you already have on the surface like books, a vase, framed photos, coasters, etc. Group them together with a tray and you’ll instantly create a polished look. Maybe your coffee table is a collecting ground for magazines, the remote control, coasters, and other odds and ends. Add a tray and keep all these items inside the tray, and I promise it will feel complete. Top it off with a decorative bowl filled with a strand of large wood beads for a designer look!

People Helping People Hosts Vino de Sueños

On April 15, Santa Ynez Valley People Helping People (PHP) hosted a delightful Vino de Sueños event, this year at Brander Vineyard, to raise funds for the assistance it provides to farmworkers and hospitality workers. The annual event this year featured 12 wineries pouring their wines alongside a few chefs serving their creations. Artists were on hand with their artwork, while Bobby Montanes and Steve Puailoa provided live music. The 150 guests seemed to really savor the experience enjoying exceptional wine, food, art, and music in an idyllic setting on a sunny afternoon. The best part was that event proceeds support the invaluable assistance that People Helping People provides to farmworkers and hospitality workers in the Santa Ynez Valley and surrounding areas.

Guests sauntered around Brander’s patio and garden, visiting with friends while sampling wine and food and perusing artwork offered through silent auction. All wine, food, and art was donated, reflecting both the generosity of community members and the high regard the community has for People Helping People.

Many guests also opted for a guided tour of the Brander Museum of Folk Art, currently showing Oaxacan indigenous art.

During the short program, Executive Director Valerie Kissell remarked how there is so much abundance in the Santa Ynez Valley, but also very great need. In an interview, she expanded, noting that the extended lockdown that came with the pandemic hit farmworkers and hospitality workers especially hard and now these workers are grappling with the high cost of living. Supporting those who work in our fields and serve us food, according to Kissell, is really important during these difficult times.

She explained how PHP’s assistance is tailored to each client’s needs, with intensive case management seeking to meet immediate needs and provide tools to enable clients to become self-sufficient in the long term. She stressed the uniqueness of each client’s needs and, accordingly, the uniqueness of PHP’s assistance. For example, when clients have needed a vehicle, PHP finds community members to donate one. When a client

needed a prosthetic leg, PHP negotiated with healthcare providers and made it happen.

With farmworkers and hospitality workers, the main areas PHP helps with are food, housing, and healthcare. Kissell noted the irony of farmworkers needing food, but that is the reality given the level of their wages and the cost of food staples. PHP receives food from the Foodbank of S.B. County and from Veggie Rescue.

Housing assistance is in the form of cash assistance for rent and help with locating affordable rentals. With COVID, a lot of ranches sold to people from out of the area, and some of the new owners terminated onsite housing for farmworkers. As with Santa Barbara, there is a dearth of affordable housing in the valley.

Many clients are uninsured or underinsured, making healthcare costs beyond their means. PHP staff negotiates lower fees with providers, which it pays in whole or in part. PHP associates and interns provide mental health counseling, and there has been a big increase in demand for services.

PHP operates Thriftology, a thrift store in Buellton open to the public, where clients can shop for merchandise with vouchers. It currently operates with a $2.1 million budget and provides a wide range of assistance to those in need. Its next big event is the annual Santa Ynez Valley Polo Classic at Piocho Ranch on June 10.

Wineries pouring at the event were Brander Vineyard, Foxen Vineyard and Winery, Stolpman Vineyards, Buttonwood Winery, Riverbench Winery, Gainey Vineyard, Barieau, Colluvial, Camins 2 Dreams, Esfuerzo Wines, Dascomb Cellars, and Clendenen Family Vineyard Wines.

Food purveyors included Valley Piggery, which since the start of COVID has very generously prepared 60 meals each week for low-income clients of PHP, assuming all of the costs for this weekly commitment. Co-owner Amy Francis shared that they want to do whatever they can for PHP because the nonprofit is so integral to the community. Also serving at the event were the Los Olivos Wine Merchant & Café and the Corner House Café. Beautiful artwork from 16 artists was on display and part of the silent auction.

alf a century ago, Santa Barbara had a highly respected think tank, the Center for the Study of Democratic Institutions. In 1968, Elizabeth Mann Borgese, a member of the Center, published The Ocean Regime, a proposal for an international agency tasked with the care of ocean resources. A few years later, in 1970, Borgese played a key role in organizing the first conference on the law of the sea. With much additional work, the UN Convention on the Law of the Sea (UNCLOS) wascreated in 1982. Through the years, the inadequacies and lack of a vigorous enforcement mechanism in the Convention became increasingly apparent.

Fifteen years of effort has brought delegates from 160 countries to agree on the wording of a new ocean treaty, just a couple of months ago. For the first time, there will be an international body focusing on protecting marine biodiversity and conserving 30 percent of the planet by 2030. Threats from climate change to marine life, overfishing, and the risks from seabed mining

The treaty’s geographic scope is the high seas those areas beyond the 200-mile littoral zones under control of nations heretofore only partially regulated by a patchwork of international agreements and organizations. Marine scientists claim that the high seas have the “largest reserve of undiscovered biodiversity left on Earth.” The need for regulation is obvious when considering that the high seas cover almost half the planet, provide primary protein for three billion people, and contribute to the livelihood of more than 600 million people. Moreover, the distinction between the 200mile coastal zones and the open seas is irrelevant to marine creatures.

The treaty establishes a framework for creating and maintaining Marine Protected Areas (MPAs), sets standards for conducting environmental impact assessments, and creates a mechanism for dispute resolution. Highseas MPAs can henceforth be created by majority vote, a win for biodiversity because the other possibility, consensus, could allow one country to block action. This MPA component alone gives hope to the goal of protecting 30 percent of the ocean by 2030.

Anyone in Santa Barbara County whose housing was impacted by the January 2023 storms may be eligible for financial assistance up to $3,000. Specifically, Santa Barbara County residents who faced displacement or whose homes were damaged or destroyed may qualify for relief provided by the Santa Barbara Association of REALTORS®, in partnership with the REALTORS® Relief Foundation.

Assistance is available for qualified applicants to assist with the following:

• Monthly mortgage expense for the primary residence that was damaged by the Flooding Disaster, or;

Article 5 of the treaty establishes the right of all nations to benefit equitably from the high seas under the principle of the “common heritage of humankind.” This concept breaks new ground and is a huge win for Global South nations. The treaty outlines a fund to which states will make annual payments on a sliding scale. The new Access

SBAOR WELCOMES NEW LEADER AS BOB HART RETIRES

Bob Hart retired from his position as Association Executive at the Santa Barbara Association of REALTORS® (SBAOR) this month, after 10 impactful years..

Throughout his career, Bob has made many significant contributions to the real estate profession and Santa Barbara community. As Association Executive, he led several efforts to improve SBAOR’s sustainability practices, provide valuable information to its members, and adapt to the changes brought on by the COVID-19 pandemic.

To improve sustainability practices, window screens were installed throughout the SBAOR building and all lights were changed to LED, which has reduced electricity costs and maintenance requirements. The front landscape was changed from grass to native plantings to reduce water usage, and downspouts were reconfigured to direct water flow to retention basins, improving ground water retention and reducing storm water runoff. SBAOR also invested in a Solar Photovoltaic system for the building, which was installed concurrently with a new roof as a cost savings measure, and has saved a substantial amount of energy-costs.

To better provide valuable information to members, SBAOR launched a new website: www.sbaor. org. The new site is mobile-friendly, easy to navigate, and full of useful information. This information is also available through regular newsletters provided

by the association. Through an innovative partnership with Build-It-Green and the Utility Companies, SBAOR has been able to provide the Green Designation Course, aimed at helping members expand their knowledge and skills while being environmentally conscious.

Finally, the COVID-19 pandemic had a significant impact on the operations and activities of SBAOR, as it did for many organizations and businesses around the world. Under Bob’s leadership, the SBAOR staff responded to the pandemic’s challenges with resilience

and adaptability, finding new and innovative ways to stay connected with members and support their business needs. SBAOR made a concerted effort to be responsive to member inquiries and provide daily updates to help them stay informed. Thanks to SBAOR’s commitment to learning new and innovative practices, its staff was able to quickly become proficient with Zoom and other virtual platforms, allowing them to continue offering educational opportunities, committee meetings, and other valuable events.

To celebrate Bob’s impact and his retirement, SBAOR recently held an event in his honor, where his successor Brian Johnson joked that he knew he had “big shoes” to fill. Brian has served as a commercial real estate agent on the Central Coast since 2002. He brings new and valuable insights to the role of Association Executive, due to his experience as a top performer in multifamily investment properties, as well as network planning and development projects for major US wireless telephone companies.
