The bathroom is where you prepare yourself for the workday ahead or for that special occasion. It’s also where you can wash off a long day which can make all the difference right before family dinner. Any builder knows that a major home remodel pretty much always includes a bathroom upgrade. At Giffin & Crane, we’ve done hundreds, always working closely with architects, designers, and, most importantly, the homeowners, with the goal of making the most out of these small but important spaces for cleanliness, privacy, and comfort. Here’s a handful of favorites, with some background on the complete projects and those involved.

GARDEN STREET’S CROCKER ROW: Without the guidance of original blueprints, the comprehensive restoration of this 120-year-old luxury vacation home started with replacing its boulder foundation with an up-to-code concrete footing disguised with original sandstone. From there, period features from fireplace mantels and staircase balusters to an upstairs quatrefoil window were inventoried and stored temporarily while the home was updated with inconspicuous modern amenities, such as radiant flooring and air conditioning. The interior

CONTEMPORARY ASIAN: Architect Howard Wittausch designed this single-family residence to fit its woodland surroundings with minimal impact on the nearby creek and attendant habitats. To make that concept work on the ground, Wittausch and Giffin & Crane defined the building’s footprint by the natural drip line of existing trees and the required setback from the top of the creek bank. Reestablishing marshes, mudflats, and seagrass beds is gaining priority, funding, and political will. San Francisco Bay, starting in 1960, gained an early start with

the founding of an organization called Save the Bay. Since then, scientists, governments, and NGOs have made San Francisco Bay one of the world’s largest wetland renewal projects. From the mid-20th century when less than 10 percent of the bay’s original wetlands survived, today, 28 percent of the original wetlands are restored. Forty percent will be achieved when current projects in planning and execution are completed. Much of the South Bay, used in the early 1900s as evaporative ponds for harvesting salt, has been restored.

Perhaps you have heard the term “blue carbon.” It refers to the CO2 stored by plants and soils in coastal wetlands. Such places sequester three times more carbon per acre than tropical forests. Even more important than this potent carbon repository is that tidal marshes serve as the coast’s first line of defense, cushioning human infrastructure. Wetlands dissipate and dampen storm energies, lessening their destructive power. In addition, marshes grow vertically, keeping pace with sea-level rise by trapping sediment in their vegetation, which decomposes and then regrows.

Marshes are in a dynamic equilibrium with the water level, even keeping pace

with moderately high rates of sea-level rise. To do so, enough suspended sediment is needed. The California Ocean Protection Council estimates that by the year 2100, sea levels could rise by as much as seven feet. A lot of sediment will be required. The silt collecting behind dams and reservoirs becomes a source when cleaned out or when dams are decommissioned. Some of the heavily engineered rivers and creeks flowing into the Bay are being restored, creating more sediment potential. The routine dredging of the Bay’s deepwater ports provides another supply of sediment. A third source of material comes from construction sites. Increasingly, tides are being allowed to move these sediments around as scientists study the patterns.

Locally, we get to enjoy the preserved or partially preserved Carpinteria Salt Marsh, Goleta Slough, UCSB campus lagoon, Devereaux Wetlands, Arroyo Burro Estuary, and the bird refuge. In 2016, the Upper Devereaux Slough was restored in part as a buffer against future ocean storm surges.

Arts & Lectures Hosts Reception with Maria Ressa

On May 18, UCSB Arts & Lectures (A&L) hosted a reception with Nobel Peace Prize laureate Maria Ressa at the UCSB Mosher Alumni building. Ressa has been a journalist in Asia for more than 35 years and is a cofounder of Rappler, a digital news site in the Philippines leading the fight for press freedom there.

Guests included Chancellor Henry Yang and Dilling Yang, donors, UCSB trustees, and media professionals. Guests enjoyed a talk and Q&A session with Ressa, followed by a book-signing. Then guests adjourned to Campbell Hall for Ressa’s public lecture on her latest book,

How to Stand Up to a Dictator

For her reporting on the authoritarian administration of Philippine President Rodrigo Duterte, Ressa has endured many arrest warrants, including one that led to the rescheduling of her A&L talk from January to May. She was awarded the Nobel Peace Prize in 2021 and has been celebrated worldwide for fighting disinformation and attempts to silence the press.

In giving her remarks, Ressa was engaging, cheerful despite the subject matter, and fascinating. She began by sharing how she had to get approval from the Supreme Court in the Philippines to travel to Santa Barbara, and while the Court approved this trip, it nixed her proposed travel to New York. “That is the weirdness and fluctuation that happens when your justice system teeters.”

She noted how in the lead up to the 2017 elections in France, Facebook took down up to 50,000 accounts. She asked guests to consider what would have happened if they similarly had taken down accounts in the Philippines or in the United States prior to elections in those countries.

She related how in 2019, she had 10 arrest warrants, but she kept posting bail and now only three cases remain. With a smile, she declared that things are better. She cautioned that while U.S. institutions are stronger than in the global South, we have seen how easily institutions are undermined and Americans must do better than those in the global South have done.

In response to a question about the difference between the Duterte and the Marcos governments, Ressa pointed

to fear having been lifted. Fear, she maintained, is a powerful force, which was Duterte’s weapon and can cripple democracy.

Even though people power ousted the father 37 years ago, Ressa related, the son won overwhelmingly because of information operations that changed Marcos’s name from a kleptocrat to the country’s best leader ever. “This powerful technology changed history in front of our eyes in the Philippines.” Another factor, Ressa noted, was that feudal dynasties still supported Marcos.

Ressa shared insights on the strength of women in a male-dominated world, relating how vulnerability is key because it creates real trust. As a reporter, she learned that by lowering one’s shields, one creates better con-

nections. She confided that she cannot bluster her way through things, as that does not work for her, and that “real strength is about being okay even if you get hit.” She credits her vulnerability for enabling her to build community in the Philippines, where people were afraid and the costs of standing up were so high.

As is typical with Arts & Lectures, there was more to the Ressa visit than the lecture and reception. Earlier in the day, Ressa participated in a discussion at a UCSB political science class. A month earlier, Arts & Lectures hosted a free screening of a documentary about Ressa, A Thousand Cuts, along with a conversation with filmmaker Ramona Diaz. Free copies of Ressa’s book were distributed in the community.

LOCAL MEMBERS AT NAR MAKE CHANGE ON FEE INCREASE FOR BORROWERS

From May 8th through May 11th of this year, our local Santa Barbara Association of REALTORS® leadership traveled to Washington DC to attend the NAR (National Association of REALTORS®) legislative conference. This conference is a place where the leadership of every association in the United States comes together and talks about trends in the market, legislation on a national level that affects the housing industry, and networks with one another.

This year there were a variety of hot topics including lack of inventory, new construction and replacing retail with residential, insurance, electrification, capital gains, tax incentives, initiatives for underserved communities and diversity, and legislation affecting homeowners. SOME BIG TOPICS! And for fun, AI was thrown in the mix. When you go to these meetings with such large topics, sometimes it is hard to feel like you can make a difference.

Announced a few months ago in January, and garnering national news attention, the FHFA (Federal Housing Finance Agency) announced

a proposal for a loan level pricing adjustment, or upfront fee, on borrowers with debt-to-income ratios (DTIs) greater than 40%. Along with this were increased fees for those borrowers with credit scores above 680 and down payments from 5-25%. Meaning basically that if you did well, and worked hard to establish good credit, you were now going to pay more in fees.

Well, I am happy to report that positive change was made directly from this NAR conference. It feels good to be a part of protecting homeowners, personal property rights, and buyers and sellers. Coming out of the NAR conference on May 10th, 2023, the FHFA rescinded its proposed loan level pricing adjustment. NAR President Kenny Parcell issued the following statement. "We are pleased that our advocacy efforts on behalf of our 1.5 million members and their clients were successful. We applaud the FHFA for listening to the industry’s concerns by choosing to drop this fee on borrowers with higher debt-to-income ratios. It would have imposed a cost on borrowers at a time in the market when affordability is already stretched and only made them riskier."

These changes would not occur without the efforts of all of our local REALTORS®, not only speaking their minds but from their financial contributions to the RAF, REALTOR® Action Fund, and nationally with the RPAC, REALTOR® Political Action Committee. Each year REALTORS locally and around the nation contribute funds that go to help protect the industry and personal property rights as well as stopping point of sale mandates that could have cost the homeowner $1000s of dollars reducing their equity or may have even prevented the sale from going through. This also helps lobby for political candidates who are pro-housing and align with REALTOR® issues among other benefits.
