Italianate Homes of Santa Barbara

Victorian architecture” refers to the age of a house, and not its style. In Santa Barbara, we have a range of home styles built during the reign of Queen Victoria (1837–1901). These styles include Queen Anne, Gothic Revival, Eastlake, and Second Empire, as well as Italianate.

The designs of some of these homes came from pattern books books that contained sketches and plans that a builder could use to construct a home. Often, local lumber companies sold these pattern books in the hope that builders would buy their materials from those companies. Other homes were custom-designed by an architect.

The best-known architect of Victorian homes in Santa Barbara was Peter J. Barber. He designed the 1871 Upham Hotel at 1404 De la Vina Street in the Italianate style. There are about a dozen Italianate homes in Santa Barbara that are on the Structures of Merit list. They were built from 1870 to 1888. The completion of Stearns Wharf in 1872 made it easier to deliver lumber and other home-building materials to our area.

DISTINCTIVE ELEMENTS

Italianate homes here tend to be covered with horizontal wood siding. They are often square or rectangular with very little curves or fancy trim. A number of these homes have a hipped roof basically shaped like a pyramid often with a flat space on top. This flat area often held a small cupola, or porch. Italianate homes were sometimes described as “a cube and a cupola.”

Sometimes the flat area was enclosed with a decorative iron railing. Unfortunately, many of these railings were removed and donated to metal scrap drives dur-

ing World War II.

“The Italianate style (c. 1835–1885) … spread rapidly across the continent as settlers pushed west. This adaptable style, with its versatile form and historic detail, was designed in many versions as it moved westward … labeled Italianate because of innumerable 15th and 16th century Italian details applied to a vertical form … became a decorated cube,” according to “The Santa Barbara of Peter J. Barber” by Herbert W. Andrée, Noticias, fall 1975.

About the only curves on an Italianate building are the distinctive brackets under the roofline. These are sometimes paired. Italianate homes were often painted tan or taupe.

The Upham Hotel still has a cupola on top one of the few that are still here. It’s said that in the past, the Chinese chef at the Upham would go up to the cupola when a passenger ship arrived at the wharf, and someone at the wharf would signal the number of guests to be expected at dinner. There used to be an Italianate house on the Mesa belonging to a retired clipper ship captain. He liked to sit in his cupola and watch the ships pass by in the Channel.

PERSONAL FAVORITES

Historian Kathi Brewster told me that one of her favorite Italianate homes here is at 1407 Chapala, designed by Barber. She said it was painted gold because it was the home of Mortimer Cook, the founder of Santa Barbara’s first Gold Bank. Architect Brian Hofer

said his favorite is the Upham Hotel. Architect Jennifer Lewis told me that her favorite Italianate is the Montecito mansion at 2845 Sycamore Canyon Road known as La Toscana (or Sotto il Monte). Please do not disturb the residents of these homes.

S.B. Vintners Foundation Supports Community Health Centers

On June 5, 75 golfers converged on Sandpiper Golf Course for the S.B. Vintners Foundation (SBVF) second annual Vintners Golf Classic to raise funds for vineyard workers’ healthcare provided by Community Health Centers (CHC).

Golfers kept their spirits up despite the gloomy weather and occasional drizzle and raised about $20,000 for CHC. They enjoyed food, wine, and beer at outposts situated along the scenic course. Afterward, golfers and other guests feasted on a grilled dinner at the clubhouse by Hitching Post proprietor and chef Frank Ostini. The Presqu’ile Winery team won the tournament, and Rich Nahas came within one inch of winning the hole-in-one prize of a new truck offered by Rio Vista Chevrolet.

Historically, the lion’s share of the Foundation’s largesse has gone to Direct Relief, which got the mega proceeds from its biannual S.B. Wine Auction. Under the leadership of Jessica Gasca, the Foundation has been shifting its general philanthropic focus more to CHC. In 2020, CHC got added as a beneficiary of the auction, and to date, CHC has been the recipient of about $500,000. The funds enabled CHC to open a brick-and-mortar clinic in Los Alamos, where many of the patients are farmworkers.

In an interview, Gasca shared her passion for supporting vineyard workers. As the cofounder and winemaker at Story of Soil, Gasca observes firsthand their strong work ethic and, she related, also sees that the tremendous contribution of these workers is not acknowledged by many in the community. While the workers are grateful for the opportunities they have been given, according to Gasca, they deserve to feel the community’s gratitude for their valuable work.

Through the Foundation, Gasca has initiated various worker assistance programs. In 2019, shortly after she moved to the area, she spotted one of CHC’s clinics while out driving. She walked in and inquired on the spot about having a clinic come to vineyards and so began the discussion.

COVID hit soon after, and when vaccines became available, Gasca saw an urgent need to get workers vaccinated for their own health and for the good of the industry, but many workers were undocumented and reticent to go off site to receive a vaccine. As a SBVF boardmember, Gasca pitched the idea of funding a CHC

mobile clinic to bring the vaccines to the vineyards, got the green light, and CHC vaccinated nearly 1,000 vineyard workers.

Last year, Gasca spearheaded SBVF’s first Health and Wellness Fair, where vineyard workers and their families could avail themselves of services from several nonprofits, including health screenings by CHC. This August, SBVF will host a similar fair.

Another initiative is the Holiday Hope program, where wineries purchase items on vineyard workers’ wish lists, wrap them, and present them to the families. Last year, the event provided $35,000 in presents, which, Gasca related, had an absolutely incredible impact on the families.

A great-grandchild of Mexican immigrants, Gasca shared that she started her winery with pennies in her pocket. She rises early and works alongside her crew and has immense gratitude for vineyard workers being out there every day. “Any little bit I can give back or get our community to give back, I think is extremely important.”

SBVF is the charitable arm of Santa Barbara Vintners, a marketing-focused organization largely comprising growers and wineries. Community Health Centers provides medical and dental care in San Luis Obispo and northern Santa Barbara counties, focusing on the medically underserved through 28 brick-and-mortar clinics and a few mobile clinics. CHC Director of Outreach Services Jose Guzman shared how CHC is grateful to Gasca both for the financial assistance and for highlighting the need to bring healthcare to vineyard workers. Discussions between CHC and SBVF are ongoing about doing more to meet the healthcare needs of vineyard workers. Donations to CHC can be made through its website.

SBAOR WELCOMES OUR NEW CEO BRIAN JOHNSON

Ten years have passed since a new captain took the helm of the Santa Barbara Association of REALTORS®. The amazing Bob Hart stepped down this year, and we have a new AE, Association Executive, or Chief Executive Officer. The CEO oversees the organization's staff and administration. Along with the staff, this position offers consistent leadership and direction supporting the yearly changes in the Volunteer President, leadership groups, and committees. I headed up a search committee composed of past presidents, directors, and other all-star REALTORS® and reviewed over 20+ Applicants from both local and outside of our area.

Please help me welcome our new CEO, Brian Johnson. Let's learn more from Brian below as he answered some questions about the role, his passion, and life outside of work.

What is your background and previous experience? My background is in commercial real estate. I was involved with commercial leasing and sales from 2002 to 2022. My primary focuses were commercial leasing, commercial sales, and multifamily investment. Additionally, I had experience being General Manager for a local commercial real estate firm, Radius Commercial Real Estate, for over ten years.

What made you interested in joining SBAOR in this role? I first started volunteering on committees and on the Board at the Association in 2018. I was looking to be a bridge between the commercial and the residential sectors. I really enjoyed my time serving on committees and the board and traveling to represent our members at

the state level. I was lucky enough to be the President of the Board in 2021 and although it was impacted by the pandemic, I’m proud of what we were able to accomplish for our members during that time. When I found out about Bob Hart’s retirement I decided to try and bring my combined skills in real estate and management to this role. I feel honored and privileged to have been chosen to serve our membership at this level.

What do you hope to accomplish in your role here?

My immediate goals are to get to know our members better and find out what we can do as an association to best support them. I do have some ideas about trying to increase the resources that we have to offer through educational opportunities and similar programs. I also hope to do more to get our commercial practitioners involved. Our residential and commercial markets depend on each other to be successful, and we should be active in both to ensure the health and well-being of our community. Is there anything specific you would like to learn or develop while working here? I am excited to learn about the challenges that our members face in a market like we have today. Our profession is always evolving and I hope that we can recognize that we should be prepared to embrace the future while at the same time remembering the overall mission of supporting our members.

Are there any particular goals or targets you have set for yourself in this position? Yes. I like to set short, medium, and long-range goals for myself at the beginning of any new assignment. One immediate goal that I have is to look at a redesign for our Association web-

site. It’s already a great source of information for our members and the public but I can see it being a “one-stop” destination for everything that our members could need. I also have a goal of trying to harness the energy of our members through a revitalization of our Young Professionals Network. It is a place where our members who are new to the profession or who are just young at heart can go to network, get mentorship, learn, and be involved in our REALTOR community. One final goal would be to drive engagement with our membership to bring in more volunteers to our committees and Board. We are a member-driven organization and our success depends on our members being active and vocal.

Who is Brian Johnson outside of work? I’m a husband and father of two. I’ve got a son headed off to Purdue in the Fall and a daughter who is involved with VADA at Santa Barbara High. I love staying active in our community by hiking, going to concerts, and grilling a tri-tip or two during the summers.

Q: Marsha, I’m buying the home I’ve rented for five years from my friend and landlord. It’s an off-market, all-cash transaction. Do I really need to purchase title insurance? I’m not even sure what it is. It seems like just another added expense.

A: Yes, you must purchase title insurance. It will be some of the best money you’ll ever spend in a real estate transaction. So, what is it? Most insurance policies insure the purchaser against potential future events such as fire, accidents, or floods. Title insurance protects you against past events. The title officer will research the chain of title on your particular property. He will delve deep into the property’s history to find all liens, judgments, defects, easements, encumbrances, and county records relating to the parcel. When the title officer is satisfied with the chain of title, he will issue a policy insuring clear title to your property.

Each time a parcel is purchased or refinanced, a lender’s title policy is required. This policy covers the lender for money lent, but it does not protect the purchaser. That is a separate title insurance policy purchased once at the time a parcel changes possession. Once purchased, it never expires. The cost of this policy is based on the property’s value.

Title insurance further protects against fraud, forgery, or just plain mistakes. Fraud, forgery, or mistakes can occur with divorcing couples, family disputes, or real estate con artists and criminals. Here’s a hypothetical example of what I mean.

A home-owning couple have agreed to divorce and sell their home. The Good Spouse finds a job in another city and leaves the area. The Bad Spouse moves a “friend” into the house and, as agreed, puts the home on the market. A buyer is found for the home. Bad Spouse and Friend visit a notary to sign the grant deed and transfer title to the buyer. The Friend poses as Good Spouse and uses Good Spouse’s identification to trick the notary. The transaction closes. Bad Spouse and Friend collect all the money from the sale and disappear.

Good Spouse checks in about the sale and is told the home has sold and the innocent homebuyer is living there. Fortunately, the buyer purchased title insurance. When Good Spouse hires an attorney, and the sparks start to fly, the innocent homebuyer picks up the phone and confidently calls the title insurance company.

What does title insurance do for you? The title officer will inform you of all lien holders, easements, and known restrictions on the property, but it also protects against unknown easements, violations, lost relatives who become claimants, fraud, and a myriad of unknown events that occurred before the change of ownership.

Buy the one-time title insurance policy. It will be well worth your peace of mind.
