We’re Halfway There…
We’re at what sports enthusiasts call HALFTIME in our current year. It’s June, and that means we’re inching closer to 2024! As most people can relate, we often have attachment and meaning to certain months for certain milestones and events. Birthdays, anniversaries, work milestones, beginnings, endings, and many other things. I’d like to claim June as a midway goal-checking month! June is an excellent time to reflect on and revamp your goals to stay in alignment with what you intended to do at the beginning of the year.

If you did, I encourage you to find a quiet spot sometime this week and sit for a few minutes with your yearly goals in hand. How are you doing on them? Are you moving forward on them?

If you didn’t, I encourage you to create three goals that you want to work toward by the end of the year. Six months is a great timeframe for goal-setting. It’s a neat and tidy period with three even chunks to use as a measure of how you are doing. Additionally, it’s a great opportunity for you to sit down with your supervisor or team
The only way that we evolve is by setting an intention and then living our life doing things that lead us toward that intention. If you are thinking, “I know my goals and I have them in my head,” I would encourage you to write them down. Research shows that you are 42 percent more likely to achieve your goals if you write them down. Break these goals down into stupidly small things to do. Each task shouldn’t take much more than 25 minutes to do. Granted, you might have a long list of items but these small steps will drive you into action to reach your vision.
The cool thing is that now you aren’t even working toward that goal anymore. You are just getting a series of tasks done. Bill Walsh is one of the greatest coaches in NFL history. In his book The Score Takes Care of Itself, he talks about doing some basic things that when done
every day consistently will add up to winning the game. The simple things are those small action items on your list, and you will be done with your big goal before you know it.
Whether you are trying to get more organized in your life, working on a specific project, or trying to become a better manager of your time, the work is the same: We set the goal, break it down into stupidly small tasks, and then work toward it.
Start small and end big with your vision being realized and completed.
As futurist Joel Barker said, “Vision without action is merely a dream. Action without vision just passes the time. Vision with action and anything is possible.”

Environmental Defense Center Hosts Green & Blue Fundraiser
On June 11, the Environmental Defense Center (EDC), a nonprofit environmental law firm, hosted a delightful annual Green & Blue at Rancho La Patera. The event drew more than 600 supporters and raised more than 15 percent of EDC’s annual budget.
After the extended reception, guests were seated under an open-air tent and welcomed by Chief Counsel Linda Krop. She introduced EDC’s new executive director, Alex Katz, praising his expertise in environmental justice, environmental protection, and climate justice.
Krop shared the great news that earlier in the week, the U.S. Supreme Court denied a motion from the oil industry to overturn a ban against fracking from platforms off our coast, a ban that EDC had fought hard for. Krop explained how fracking, to get at the really hard, thick oil, uses incredibly toxic chemicals that pose a tremendous risk to wildlife and human health and uses a huge amount of energy.
Another EDC initiative, Krop related, is fighting ExxonMobil’s attempt to restart three platforms that have been shut down since the 2015 Plains oil spill and truck millions of gallons of oil on Highway 101 and SR 66 every week. After county staff recommended approval, EDC showed how risky this proposition was by pointing to how many oil tanker truck accidents already occur on our roads, causing deaths, injuries, fires, and explosions. This evidence, according to Krop, convinced County Supervisors to rule against ExxonMobil. The company then filed a federal lawsuit, and now EDC is representing the county in federal court.
Krop noted how EDC was founded after the 1969 oil spill to provide a voice for our community going up against big oil, the federal government, and other powerful interests, and ever since, EDC has been fighting against offshore oil and gas.
Krop shared how EDC works to protect our creeks and endangered steelhead trout, protect whales from ship strikes in the Santa Barbara Channel, and protect agricultural lands and open space.
EDC also has a case pending to prevent commercial logging in Los Padres National Forest.
Katz conveyed gratitude to supporters for enabling EDC
to take on fights that seem impossible and to stick with them. Conceding that it is hard to imagine our ocean without platforms or a CA without fossil fuels, he declared that EDC will keep working toward these goals.
A video tribute honored Owen Bailey, the previous, esteemed executive director who passed last year. Jim Nye led a lengthy auction to raise needed funds.
Patagonia received this year’s Environmental Hero Award, with CEO Ryan Gellert accepting. Since 1985, Patagonia has pledged one percent of sales to grassroots environmental groups, donating more than $150 million to date. Its founder, Yvon Chouinard, and Blue Ribbon Flies owner Craig Mathews in 1985 created 1% for the Planet to encourage other companies to make the one percent pledge.
Last year, Patagonia announced an extraordinary new ownership structure, under which all funds not reinvested back in Patagonia each year will be donated to fight the environmental crisis.
In a Q&A with UCSB professor Leah Stokes, Gellert explained that the new structure creates one entity that ensures Patagonia continues to be run according to its principles and another entity that will be the beneficiary of all its profits. This structure, according to Gellert, is fairly unique in the U.S. and not common in Europe. Going forward, Gellert anticipates that the new structure will result in about $100 million per year in donations.
Gellert shared how in the company’s 50 years, its most significant impact has been in inspiring others. It is not the money given away, not eco-innovation in apparel, not resetting people’s relationship with stuff and consumption, Gellert posited, but rather, it is modeling a more responsible version of business and proving that a business can be profitable and growing, while also minimizing its footprint and its level of extraction.
He mused that while sharing best practices with business leaders and owners is great, often leaders and owners can be counted on to do the right thing only when they have exhausted every other option. Thus, he sees Patagonia’s biggest impact coming from educating and inspiring employees and customers, who, in turn, can put pressure on the leaders and owners.

Seller Financing Is an Option
Q: Marsha, I’ve been renting my home for 10 years. The owner has decided to sell. I love it here. He said he’d sell the home to me for a reasonable price. If I put money into the transaction, a down payment, he offered seller financing to help me purchase his rental. What is seller financing exactly?
A: Seller financing is another method in which to mortgage and purchase a home. If the sellers own the house free and clear, they may take the role of traditional lender. They’ll run credit, ask for a reasonable down payment, and have the transaction recorded. As with all mortgages in California, it will involve a promissory note and a recorded deed of trust. Sellers can also finance a second mortgage. In that situation, the buyer obtains a traditional loan from a bank and with the bank’s knowledge creates a second mortgage with the seller.
The house had been a rental for years. The seller was looking at a significant capital gains tax. By financing the home with a 30-year, fully amortized loan, the taxable capital gains trickled in. The bulk of any first mortgage loan is the interest payment with little principal being reduced in the beginning years. Owner financing helped the seller get his asking price and earn significant income from the first mortgage interest.

I had clients who used seller financing with great success. They purchased their home, and the owner financed the first mortgage. It was a sound business move for everyone. The house they purchased was a fixer “teardown” is what the home inspector labeled it. Banks and traditional lenders would have been reticent to lend any money on it. By financing the house himself, the seller was able to sell the less-than-perfect home at a good price. The other advantage to the seller was deferring his capital gains.
My clients were first-time home buyers and were able to purchase more house than traditional lenders would have approved. Their closing costs were also lower. After interest rates dropped, they approached the sellers and asked for the market interest rate. The seller offered to match any bank’s rate. They ended up having a private first mortgage for seven years.
Another common form of seller financing is when the owner carries a second mortgage. In this instance, the seller may still have his own mortgage but has enough equity in the house to lend the buyer. Say you want to purchase a house for $900,000 with 10 percent down. The bank doesn’t want to lend more than $750,000 on the house. With the first mortgage-holder’s permission, the seller makes a second mortgage for $60,000 to the buyers. The buyers can now purchase the home.
The advantage to the seller is that in addition to selling
the house, she earns additional money on the interest payment. The terms are generally three to five years’ interest only with the principal balance due at the end of the period.
I say purchase your rental house from the owner and take advantage of seller financing. Sounds like a win-win for everyone.

T his c. 1900 home at 324 North Soledad Street was the only house on the block until 1917. Built on a small hill between Montecito and Gutierrez streets, on what was then the outskirts of the city, this Queen Anne–style home probablyoverlookedthecitywhentherewerefewerhomes and trees in the area. Soledad (pronounced so-LAYdad) means “solitary” inTheSpanish.home is painted his- torically appropriate earth- tone colors that owners Chris Emanuel and Paul Lommen had carefully researched. The colors accentuate the home’s original details. The steep slope of its roofline marks it as an older home among the shallower slopes of the newer homes that surround it. Chris learned from a neighbor that her home’s property had been much larger in the pastandthatthefamilyhadseveralfarmanimals.This wascorroboratedbya1909adthatIfoundinthelocal paperfora“milch”(milk)cowforsaleatthe324North Soledad home. A few months after the current owners moved into the home in 1990, a woman knocked on the door and explained that her grandfather had built the home. Along with some information about the home’s past, she had a 1920s photo of the Blood family posed on the porch. A porch post can be seen next to the family members the same post that is there today. Also original to the home is the large pair of pocket doors separatingthefrontparlorfromthefamilyroom. Chris Emanuel remembers falling in love with the house 30 years ago. “When I saw it, I knew this was the one. The house has a very welcoming feel to it. It hasbeenverynicelyredoneandstillretainsalotofthe original character.
