Tips for a Successful Sale in Today’s Market
As the real estate market continues to rebalance and with interest rates higher than we’ve seen in 20 years, sellers can no longer count on a quick sale. Gone are the COVID-era days when buyers made offers significantly over the asking price sometimes sight unseen waived contingencies or got into absurd bidding wars with others.
Today’s higher interest rates present challenges for buyers, who likely must contend with steeper monthly mortgage payments. A higher monthly payment can also translate into having less cash on hand to pay for projects and upgrades to a property.
“We’re seeing a shift in the market here in the Santa Barbara area. There are more price drops, and inventory has slowly increased month after month. Right now, I’m telling my sellers that presentation and pricing are key to a successful sale. Overpricing a home in today’s market could lead to chasing the market down and will ultimately cost a seller more money,” says local Realtor Abel Ramos with Compass.
Ramos added, “As prices and interest rates remain high, buyers are more cautious. The homes that are selling quicker tend to require less work both inside and out.”
To make sure your home will impress buyers, you’ll likely need to roll up your sleeves and put in some work. Here are my top five tips to prepare your home for a successful sale in today’s market.
1) Tackle repairs and upgrades. Potential buyers should remember your home in a positive light, not the one that needs the driveway or roof repaired. Buyers don’t expect every home to be newly remodeled, but they don’t want an extensive project list to address deferred maintenance, either.
One way to identify any repairs that may be needed is to pay for a pre-listing inspection before your home goes on the market. Addressing these repairs first will help avoid issues that can arise once a home is under contract or even prevent scaring buyers away from making an offer.
2) Paint it white. Buyers want light and bright, and one of the best ways to make your home feel updated is to paint the interior walls, ceiling, and trim white. Sherwin-Williams’s Pure White, Extra White, and Alabaster are some of my go-to favorites. Rooms with white walls and ceilings look larger because your eye sees one seamless canvas.
3) Add outdoor amenities. Give your home a competitive advantage by adding outdoor living spaces, which can help increase the value of your property. Outdoor amenities such as a firepit, kitchen, and lighting are in high demand post-pandemic. Throw in some fresh landscaping, and potential buyers will be planning their first barbeque in your backyard before the offer is even submitted.
4) Deep-clean your home’s interior and exterior. A clean home (and I mean a deeply cleaned one) helps buyers feel that it has been well-maintained, even if the style of your home is outdated. Hiring a professional cleaning service will ensure that everything is sparkling and shiny. Don’t forget to clean the windows and power-wash the driveway!
5) Hire a professional staging company. When home staging first became “a thing” about 15 years ago, it seemed like a luxury expense for sellers. Today, buyers expect to see a home that is staged. Staging helps neutralize a space so buyers can see themselves living in the home, and a dated home can feel much more contemporary with staging. I’d love to see your home for sale! Sansum Diabetes Research Institute Launches Capital Campaign for Precision Metabolism Initiative
At its Taste of the Vine fundraiser on September 23, Sansum Diabetes Research Institute (SDRI) announced the public launch of a $20 million capital campaign to fund its precision metabolism research initiative, along with its continuing work on the artificial pancreas and diabetes and pregnancy. SDRI and Sansum Clinic are both named after Dr. William Sansum but are separate entities.
In the quiet phase of the campaign, SDRI raised $15.8 million toward its goal. Roughly half of the funds will go to construction of a state-of-the-art clinical research unit within its existing building and the other half to staffing and seed money for new research initiatives.
Precision metabolism recognizes that diabetes is a heterogeneous disease, having different adverse metabolic effects among people that impact the functioning of their organ systems. People with diabetes are at increased risk for heart disease, liver disease, blindness, and amputations. SDRI’s initiative will look at how nutrition, exercise, medication, and other inputs affect metabolic health among different people.
The work requires sophisticated physiologic research, hence the need to renovate SDRI’s facility, which was last renovated in 1975. Also necessary is the hiring of world-class scientists, such as Dr. Samuel Klein, its recently hired chief scientific officer.
SDRI already has been doing some work in this area and has collaborated with Washington University in St. Louis and UCSB on this, but there are few institutions that presently have the capability to do the work. According to Boardmember and Campaign Co-Chair Dr. Alex DePaoli,
an endocrinologist who served as board president for six years, SDRI wants to be the leader driving this groundbreaking work.
SDRI has the track record, DePaoli maintains, to support this leadership role. When it was conducting clinical trials for insulin pumps and glucose sensors, the pump and sensor companies were not talking to each other. It was SDRI that closed the loop, filing the first algorithm that allowed the sensor and pump to talk to each other and deliver insulin.
A key feature of the precision metabolism initiative will be developing data to determine what types of diets can be safely and effectively used by diabetes patients. Presently there isn’t any credible research in this area. The popularity of incretins, such as Wegovy, which could have adverse effects on patients with diabetes, gives added importance to this area of study.
One trial at SDRI, recently funded by the National Institutes of Health (NIH), will research the safety and efficacy of the popular ketogenic diet on the diabetes population. Picking up on the work SDRI has done in the past with continuous glucose monitors, it will initiate ketone monitoring.
SDRI has initiated clinical trials funded by research foundations and the NIH on nutritional lifestyle interventions for those with diabetes and pre-diabetes. These will evaluate the benefits and dissemination of a culturally tailored, plant-forward lifestyle therapy program delivered by trained community health workers to socioeconomically disadvantaged Latinos living in the Santa Barbara area. In addition to the precision metabolism initiative, the funds raised by the capital campaign will also support SDRI’s ongoing work with pregnancy and diabetes. Years ago, SDRI developed algorithms for the treatment of women with diabetes, which are still used around the world.
Additionally, the funds will go to SDRI’s continued work on the artificial pancreas, also known as the closed-loop insulin pump sensor system. For many patients, the system is extraordinarily challenging, so SDRI continues its groundbreaking work.
According to Executive Director Ellen Goodstein, SDRI is well-suited to do clinical research research on humans because of its decades of experience working for both industry and government and its stellar track record. SDRI’s retention percentages of subjects in clinical studies are among the highest in the nation.
Another key advantage of SDRI is its nimbleness and ability to move quickly. Unlike large academic institutions, it doesn’t have a bureaucracy to wend through. Nor does it have academia’s focus on publishing, which, according to DePaoli, inhibits responding to new ideas. At SDRI, DePaoli related, researchers take a broad perspective and quickly adopt when there is a breakthrough.
One in 10 Americans has diabetes; more than one in three have pre-diabetes, making them at high risk for developing Type 2 diabetes. In 2022, SDRI had total revenue of $7.2 million, including $3.6 million in contributions and grants and $2.5 million in research contracts. In that year, it conducted 26 clinical research trials involving nearly 1,800 individuals.

Cooling by Nature
Despite our surprisingly mild summer the rest of the country was sweltering and experiencing prolonged record-high temperatures we cannot expect such moderate summer weather in future years. The challenge is not just to keep households and offices cool; we must also address rising energy consumption from air conditioning (AC) along with cooling our streets and neighborhoods. This means countering the urban heat island effect, where buildings and streets absorb and retain heat.
Planting an abundance of trees throughout a metropolitan area reduces outdoor temperatures by 3.5-5.5 degrees Fahrenheit. Creating pocket parks, mini-forests, rooftop gardens, and vegetated facades can all be a part of greening urban areas. Beyond the relief from intense heat, there are benefits to public health, reduction in energy consumption, and improvement in overall wellbeing. Exposure to trees has been proven to reduce stress, improve one’s mood, lower blood pressure, increase physical activity, and enhance immune system

The federal government has earmarked more than a billion dollars in the Inflation Reduction Act to plant trees in urban areas across the country. Government officials are convinced that this low-cost approach will increase climate resilience and strengthen local economies.

AC cools the interiors of our structures, but the energy required contributes significantly to increased warming just outside. The massive energy demand for cooling equipment is expected to triple by mid-century. More efficient equipment namely, heat pumps plus renewable energy sources will help lower AC’s carbon footprint. This is not enough, however. We need to reduce energy consumption overall. Every kilowatt of energy produced, even if renewable, uses material resources from our already heavily taxed planetary ecosystems.
The City of Santa Barbara will be building thousands of new dwellings in the next few years. These units need to be super-tight, all-electric, powered by clean energy, and hooked to micro-grids for maximum flexibility to avoid brownouts.
In addition, they need to be constructed with minimum energy loads. For cooling, this means using strategies such as “self-cooling” concrete wall assemblies. The deeply grooved corrugated surfaces provide more area for heat dissipation. These scalloped walls, together with architectural fins to shade windows, have kept the interiors of buildings in Texas 18 degrees cooler than standard flat walls.
Another strategy, creating good crossventilation for every inhabitable room, can further cool interiors and reduce AC loads, especially when breezes are channeled into buildings after being cooled by green corridors. Instead of placing and configuring buildings individually, they can be grouped into blocks or even multiblocks so breezes can be accelerated and directed to street level and into buildings where people spend time.
Once again, nature offers the easiest, most cost-effective, and efficient way to solve an environmental issue.

COFFINS AT LOW PRICES.”“SincemanyofSantaBarbara’s winter visitors in the 1880s were in their terminal illnesses, the advertising of Blood and Knight not too euphoni- ous a name in itself was enough to chill the marrow. So vociferous were the civic protests, that the controversial sign was finally removed.” HistoryfromNearandFar It pays to network when you are curious about the history of your house. Chris learned from a neighbor that her home’s property had been much larger in the pastandthatthefamilyhadseveralfarmanimals.This wascorroboratedbya1909adthatIfoundinthelocal paperfora“milch”(milk)cowforsaleatthe324North Soledad home. A few months after the current owners moved into the home in 1990, a woman knocked on the door and explained that her grandfather had built the home. Along with some information about the home’s past, she had a 1920s photo of the Blood family posed on the porch. A porch post can be seen next to the family members the same post that is there today. Also original to the home is the large pair of pocket doors separatingthefrontparlorfromthefamilyroom. Chris Emanuel remembers falling in love with the house 30 years ago. “When saw it, I knew this was the one. The house has a very welcoming feel to it. It hasbeenverynicelyredoneandstillretainsalotofthe original character.
